In this captivating episode, Bernadette Janson, founder of The School of Renovating shows how problem-solving helped her close a recent deal that generated an impressive profit of over $700,000. Not only that, she took this seemingly impossible deal to its culmination in just 30 days, without the need to carry out a development, or get any finance! The tale starts with Bernadette's purchase of a house and granny flat on a large block in Western Sydney, as part of a land-banking strategy with the intention to develop at a later date. Because the long-term rental return wasn't satisfactory, Bernadette researched the property's potential for short-term rental. Although the property was neat and tidy but otherwise unremarkable, she listed it on Airbnb. Because of its size and location, it did very well - even accommodating a number of Olympic sporting teams. When it came time to develop the property, Bernadette found that the rules had been changed by Council, rendering her project impossible. The council specified I needed a frontage of 22 metres. Now most properties in that suburb have frontages of about 18 meters, so that put an end to developing it into townhouses unless I bought another block. I pride myself on being able to turn lemons into lemonade. - Bernadette Janson Bernadette describes her thought process. If she could convince the neighbour to sell his property to her, she would have two blocks side-by-side, ideal for a development. Despite her experience, Bernadette sensed that the help of male negotiator would help her get the deal over the line, so she engaged a professional. When the neighbour agreed to sell, Bernadette worked furiously with specialists to find a developer to buy both properties before she even had to settle on the neighbour's house. As the episode unfolds, the deal comes to its nailbiting conclusion with even more twists and turns. Bernadette retired from nursing when she was 29 years old and has been renovating for over 30 years since. Bernadette started The School of Renovating with the intention to help women increase their financial security. This experience led her to work hard and focus on her business model to examine what was working really well and what was letting her down. Relying solely on innovation is exciting but scary at the same time. Latest Reno Project The property was an apartment with two bedrooms, one bathroom, and one undercover garage. The apartment is in an old block in Benelong Crescent, Bellevue Hill. They completely transformed the apartment except for the outside wall. The apartment has a roof deck overlooking the harbour and the golf course in Bellevue Hill. They managed to get down the walls to bring the roof deck into the apartment. The configurations of the bathroom and the bedroom stayed the same, but they took out all the existing cabinetry work. The apartment was already sold before they finished. Their real estate agent brought a couple to see the place while still under renovation, and the couple bought it. Outstanding Parts of the Project The light factor induces a clean and modern vibe and has a great feeling to it. They maximized the light by putting glass balustrades in. The focal point of the living area: They took the wall out between the living room and the stairs to create an open plan. They also put a window between the kitchen and the staircase to bring light into the kitchen. The Value of Working With Your Agent From Day One The type of property that you get is critical. A real estate agent is an essential person in the decision-making process. Develop a relationship with your agent before you start the renovation. It's ideal for deal flow. When they were starting, Deb and Avi thought that they would be able to find the right property, but they didn't.  Working with a superstar buyers agent, Amanda Gould of High Spec Property, got them the property they were looking for. They've been working with her ever since. Challenges in the Project The biggest issue: Their private certifier switched jobs while they were doing the project. And so, they were not able to secure an occupation certificate. They had to call the council to get a building certificate after they've completed the work. Fortunately, after a few weeks of switching around, it all went well. Project Duration and Standout Products They started in June 2019, and they finished the project in November 2019. They worked with a great cabinetmaker who did a beautiful job for this project.  The furniture has a blank canvas so the buyers can put a piece of themselves when they move in. The LED light over the bench in the kitchen Purchase and Selling Price The purchase price was $1,165,000. For the overall expenses and fees for the renovation, the total amount spent was $250,000. They sold the property for $1,650,000. In total, they made a profit of $235,000. Renovation and Empowerment For Deb, it was empowering as a woman to have generated that amount while working with her husband. They have both become more confident in making plans and decisions. In every renovation project, you need to be fully aware of the constraints you need to work around on during the actual renovation. This is where smart and sharp planning comes into action. In today's episode of She Renovates, we're chatting with my son and registered architect David Janson from Collins and Turner. He's here to discuss our recent reno project on the apartment he bought as a deceased estate. He talks in detail about the changes he made in the apartment and how it increased its property value. About Our Guest David Janson is a registered architect in New South Wales. He is a project architect at Collins and Turner Architects in Barangaroo, Sydney. He is responsible for the detail design and delivery of high-profile projects in public, medical, and education sectors. Some of David's projects include the multi-award winning Barangaroo House, Barangaroo Early Learning Centre, and the Centennial Park Discovery Centre. The Avocado Smash Strategy Bondi Project The Scope of the Renovation David bought the apartment as a deceased estate. It was a two-bedroom apartment with one bathroom. Other than cosmetic renovation, the plan is to turn it into a two-bedroom, two-bathroom apartment or two-bedroom, one-bathroom, one en suite, add a walk-in to the master suite, and open the kitchen up. The property purchase was AUD 984,000. Satisfaction From Doing Your Own Project Doing the renovation for yourself is not so different from doing a project for a client. However, it can be difficult when it comes to decision-making because you don't have a client as your sounding board. It's a tough balance to give the property a unique edge while also trying to implement broad appeal. You will only know if you've reached that balance once you get market feedback. The Vision for the Bathroom The vision for the bathroom is to have an immersive, beachside feel to it. He wanted it to feel as if you were bathing in the saturation of very light, subtle colour. They would rarely go for a glass tile, but with the hand press tile, the gloss gives it an interesting reflection of light and a rippling effect across the wall. The tile needed to have a wavy edge. The terrazzo floor tiles played well in achieving a soft sea grain effect. A $60 terrazzo imitation doesn't give you the authentic feeling.  Challenges The ceiling height of the bathroom is 2.47 meters. You have to drop it to make way for plumbing. They dropped the ceiling in the rest of the apartment by 50 millimetres to overcome the vermiculite. The biggest challenge was to reach the 2.1m compliant bathroom.  Through the help of a good plumber, they manage to locate the services close to where the riser was. David wanted to retile the balcony, but it wasn't possible because it didn't have a non-climbable zone. Property Value Adding an extra bathroom would add value to the property, and it made it more flexible. It is also a massive safety net, according to David, because it's uncomparable to other sales in the building after the renovation. Budget The smaller budget for the project wasn't challenging for David. Design is about being strategic with the way you spend your money. Creativity comes from the constraints. The three big-ticket items: the structural works, the ceiling, and the engineered floor. Favourite Products from the Project Terrazzo from Surface Gallery Dark mirror splashback Paint The flat paint gives the room a soft feel to it; it's aesthetically in terms of the feeling of the space. The Reno Procedure If you want to make your renovation easy, you need to build relationships with other owners. There were a lot of questions around the plumbing, even after providing a certification that it was safe. He had to get a CDC compliant development certificate because he was reconfiguring the format of the rooms. You have to get all the documents together for a smoother process. While you're in your cubicle for your 9 to 5 job, you have this mental picture of switching out your heels to steel cap boots. Imagine spending your days designing floor plans, selecting tiles and paint colours—actually working on something you love and which inspires you. Wouldn't it be nice to escape from the grasps of the 9 to 5? In today's episode of She Renovates, we will talk about the steps you need to take when you make the switch from your 9–5 job towards reno heaven. Planning Your Escape from 9–5 to Reno Heaven Reasons Why People Escape From 9–5 They don't want to go to their day job. Instead, they want to renovate. They want the big paycheck. Planning Your Life Know how much money you need to support the life you want. Know where to allocate your time in this restructured life.  Build a robust financial framework. Prepare for Challenges You'll fall off the ground when challenging times come, and you're not prepared. Figure out what gets between your needs and your wants. Maintain your focus. One of the things that women often find challenging is negotiating. Financing Your Reno Journey Assess your living expenses. Do your first couple of projects while you're still working, and then gradually scale down slowly.  Once you're generating money consistently, then you can phase the day job out completely. Increasing Your Income Work more hours Get an extra job Team up with a joint venture partner for loan Try a finance deal Property Purchasing LVR or Loan Value Ratio is the value of the loan to the value of the property that you're purchasing. If you have an 80% LVR, it means that the loan is 80% of the property price. And so, you need a 20% deposit. But with the deposit and the other costs, you will need a minimum of 30% to 40% of the property value. If your costs are higher, you may end up with a lenders mortgage insurance. Lenders mortgage insurance insures the lender or the institution, not you. Have a line of credit set up against another property. Setting Your Reno Strategy Aside from flipping, consider incorporating a reno to hold a strategy to build long-term wealth. The type of strategy you choose depends on your location, your time availability, and your budget. Limit your reno project to at least two projects a year. One of the most common complaints of renovators is not getting a good tradesperson. It is crucial to get a tradesperson who is in sync with your vision because your renovation success relies on them—the trades team is your ticket to glory. However, it really can be a challenge to find trades that can do good work within the constraints of a tight budget. In today's episode, I will walk you down the process of finding and working with a reliable tradesperson. We'll cover the characteristics of a competent tradesperson, how to handle your trades, where to find steady trades, the role of the document package, and how you can keep your tradespeople happy. You will be able to fit down the timeframe for the project in that document package. The Process Put together the document package. Have a meeting with your people and talk them through the project. Give them a timeframe to quote on and wait for the quotes to come in. Sort them in order of price. Watch out for the duds. Do your due diligence. Make your selection and appoint the trade. Sign a contract and pay a deposit. Make sure that the deposit you pay is a legal amount. Keeping Your Trades Happy Look after them. Communicate well and keep them posted on progress. Another mistake is that some investors would invest in a property that doesn’t suit their profile, budget, abilities, among others. Jo says not to put too much pressure on yourself and make sure the strategy you’re using matches your phase of life and the situation of today’s market. Matching Your Needs to Your Portfolio When building your portfolio, make sure that you create different strategies that would take your circumstances into account. Diversify your portfolio, and don’t use the same strategy over again. It is also essential that you educate yourself with the nature of investments and how can you make your cash flow. Sabotaging Ideas Some women would ask for other's opinions who have zero knowledge about property investment because they still lack confidence in themselves despite research. Jo's philosophy: "If I weren't willing to put my money into a deal, I wouldn't be promoting to anybody else in a heartbeat." Be confident. Another decade has passed but it doesn't mean “the end”. We are standing once again on the threshold of another journey. Are there things you've been wanting to leverage but haven't been able to do? You might not have started yet for various reasons but that's why we're here. Let me share with you some tips for ensuring an epic year. Today, we will be discussing five steps that will ensure an epic 2020. This episode is for everybody who has long been wanting to renovate their property but hasn't been able to start - yet. Let those accomplishments come to life by following this comprehensive guide. What are you waiting for? Hop on, tune in, and renovate your life.   How To Have An Epic 2020   Step Number 1: Focus Make a decision, create a clear goal, give it your full attention. Social media sites play a big role in keeping you on the side. They distract you from what you're doing. Social media is a bright, shiny object that distracts you from what you're trying to do. Focus on what you're planning to do and block out everything else to start getting traction. Focus is a muscle that you can strengthen with daily practices like “quieting the mind”. Do daily meditation even if it's just five minutes, to get your mind settled and be able to focus on the thing you're working on. Try using apps like Headspace or Brain FM. Get daily exercise to allow yourself to think and develop a plan in your mind. Keep your goals visible. If you want to achieve a result for something you find really challenging, put effort into it and create a structure.   Step Number 2: Adjust Your Mindset/Create A Story That Empowers You The same old thinking will produce the same results. A negative story in the back of your head is undermining your ability to achieve what you want to do. Whatever your flavour of negativity is, shut it out or it will ruin your life. Your success is undermined by constantly thinking negative thoughts. Create a story that empowers you. Be careful what you think because it will impact the results you get. Instead of saying “I don't know where to start”, say “I'm going to find out where I need to start.”   Step Number 3: Build A Strategic Plan Towards The Outcome You Want To Achieve Know the difference between a plan and a strategic plan. If you're planning to do your first renovation, there are a few elements you need to consider for your strategic plan. #1 Element: How am I going to fund my project? #2 Element: What area of renovation am I going to choose? #3 Element: What type of strategy am I going to use? Once you've sorted that out, the next thing to do is take action. When thinking about action, put this acronym in mind: ACT(Action Changes Things). Get onto the court and take action. Don't be paralysed by fear or the whole exercise will be futile.   Step Number 4: Build A Support Team Have a support team that understands you and what you're trying to achieve. While family and friends love you, they may not be your best support team. Surround yourself with people who will be there to pick you up if you fall down slightly. You will definitely make mistakes but be sure to make the right mistakes. The role of your support team is to make sure you are on the right path.   Step Number 5: Review Your Work After Completion This is an important step that most people tend to skip.
