With me today, I have Jim Somoza! He is the Managing Director at Industry City.  Join them on this episode where they go back in time. Jim tells us what it was like growing up in New York in the 70s and 80s. He talks about how his dad moved to an apartment on the upper west side, overlooking central park. He tells us how he would spend his afternoons in the parks, and weekends in the west village with his best friend. He talks about going to the arcades in Times Square, as well as other games they made up to entertain themselves.  Jim then talks about his time as a Real Estate Lawyer. How when he started his practice, it was very difficult to find work. But after sticking with it, even through the crash of the late 90s, he was able to find work and also met people that would bring him to his next career shift in working on Chelsea Market. Kelly asks Jim about the history of Chelsea market: How it got started, what it was like to work there, and he tells us about its founders' vision and what he wanted Chelsea Market to be. Kelly also asks him about a famous sweet treat that was invented at Chelsea Market, and Jim tells us a little known fact about it.  Jim then talks about his time developing Industry City. He talks about how the proposal came to him. He tells us what Industry City used to be and how it used to function. He talks about how large it is in comparison to Chelsea Market and even the Empire State building. He then tells us what his strategy was in order to get not only retailers in the space, but also offices and patrons. Stephen's talents can be seen as an actor, director, producer, technical director and set designer. He also shares his gifts as a talented playwright as well, having written 20 original scripts and adaptations. He can sort of be found on Instagram here. Bridgett Farruggia has been making costumes since she was a little girl. Once she discovered her passion for sewing, she earned her degree in fashion design while also working in the costume shop in the college theatre program. She lived in Italy while studying fashion for a part of her education which allowed her to tour and research historic fashions. She currently costumes all of Seraphim theatrical's productions. Greg's got a new book out called The Nonprofit Crisis: Leadership Through the Culture Wars, which I enjoyed. I asked him to explain his diagnosis of the nonprofit sector. What's happened to nonprofits this century? What's happened to how people perceive nonprofits? And are “NGOs the bad guys”? As critics from both ends of the political spectrum will argue.Greg was part of the founding team responsible for creating the Center for Justice Innovation, serving as Director from 2002 to 2020, and helping to guide it from a start-up to an org with an annual budget of more than $80 million. On Friday's Mark Levin Show, NY AG Letitia James has been subpoenaed by the Justice Department as part of a grand jury investigation by the Albany US Attorney's Office, focusing on her $454 million civil fraud case against former President Donald Trump. This is fantastic; she's been politicizing her office for a long time. Jack Smith, Barack Obama, Hillary Clinton along with Smith are all being looked at. This is equal justice, not retribution. Also, historian Andrew Roberts discusses how Winston Churchill, long criticized by the left, is now also a target of disdain from the far-right podcasters, ‘influencers' and their guests, challenging the established narrative that the U.S. and U.K. were morally justified in defeating the Third Reich. Later, Trump brokered a historic peace deal between Azerbaijan and Armenia, who have been at war for 35 years. The President also facilitated ceasefires between Congo and Rwanda, Cambodia and Thailand, and India and Pakistan. Efforts are underway to negotiate a Russia-Ukraine deal, with a meeting planned, though concerns remain about Putin's reliability, given his history of breaking agreements. Afterward, On Power explains that John Adams warned that democracies can become tyrannical without just laws, representation, divided powers, private property rights, and a virtuous populace. Liberty, as outlined in the Declaration of Independence, includes unalienable rights to life, liberty, and the pursuit of happiness.
