Erica Alexia Ledesma was born in Medford and grew up in nearby Talent and Phoenix. After graduating from the University of Oregon, she moved back to Southern Oregon and, as she put it, “immediately got to community organizing.” She was among the community members who gathered for a strategy and solutions brainstorming meeting a month after the 2020 Almeda Fire destroyed thousands of homes, displacing many who had lived in historically low-income, Latinx and Indigenous neighborhoods. People were frustrated with the lack of responses from landlords and government officials. One elder stood up and asked, “Why don’t we just buy our neighborhoods back?” Ledesma says she co-founded Coalición Fortaleza out of that question. It was a long process involving many more community meetings and a partnership with real estate developer CASA of Oregon. But five years later, Jackson county’s first resident-owned mobile home park is thriving. Formerly called Talent Mobile Estates, the residents have decided to rename it Talent Community Cooperative. With larger individual spaces and improved shared facilities, the park is nearing its 84 unit capacity. We talk with Ledesma about the new park and the other community empowerment work the nonprofit is engaged in.

One of the most resilient asset classes in commercial real estate is Mobile Home Parks. Almost no new parks have been built in the last couple decades, and many parks are being repurposed for higher and better use. Mobile Home Parks are the most affordable housing option that has wide appeal to renters getting squeezed by inflation. Patrick McDonald, Principal of Community Management Group, owns and operates 26 parks, mostly in the Northwest. He is fully vertically integrated and has occupancy of 98% across his parks. Given the scarcity of these parks, Patrick is a long-term holder and targets a return of capital via refinance within five to six years.

There are unique requirements, paperwork, and processes that both sellers and real estate agents need to understand to ensure a smooth transaction. In the August 16 episode of Talk Real Estate Roundtable, host Sharon McNamara and co-host/real estate attorney Melissa Wallace discussed the nuances of mobile home sales, including the key differences in documentation, legalities, and timeline expectations. Park Requirements & Buyer Approval One of the most critical steps—often overlooked by sellers—is ensuring that the buyer is approved by the mobile home park management. Each community has its own rules, regulations, and screening process for new residents. This typically includes: Background checks Credit reports Income verification Failure to get this approval can stall or completely derail a sale. Sharon recommended that real estate professionals and sellers reach out to the park manager early in the process to gather all necessary forms and avoid surprises. Timeline Considerations and Closings Closings for mobile homes may seem quicker due to the lack of mortgages or appraisals in many cases, but they can still be delayed if key documents are missing or the buyer approval isn't finalized. It's important to plan ahead for: RMV title transfer timelines Park approval waiting periods Mobile home inspections (if required) Melissa also reminded listeners that sellers should clear up any back rent or lot fees owed to the park before closing, as unpaid balances may hinder the transaction. Can a Real Estate Agent Sell a Mobile Home? Yes—but there's a caveat. In Massachusetts, mobile homes that are not affixed to land are still considered personal property.
