He owned one house and wanted to buy another and started looking into Real Estate investing, invested conventionally for a bit and was tapped out at banks, then found Pace on Bigger Pockets and joined SubTo and started creative Real Estate, helped his sister a single Mom by having her move into his basement and she's now thriving and owns a couple of properties of her own, his mission is to be a buyer for domestic violence survivors, single moms, struggling families, veterans & young professionals.   Jordan was the Top Tier transaction coordinator who helped out with John's deal. Buyers are Freaking Out You get what you are looking for and will find evidence to support your viewpoint. If you are freaking out, you'll find a way to support that emotion. If you are figuring it out, you will find a way to make sense of what is happening in this market. Buyers respond to you, their agent. How are you reacting when a buyer asks you a question about commission? Are you freaking out or do you have answers? Agents that have figured out the answers are doing well right now. Sellers are saying they don't want to pay a commission. How do you respond? We need to know how to show them what both agents do. The buyers and sellers agents do great work and you must learn how to show them. Buyers are Figuring it Out Every buyer is getting their education about the changes from somewhere. Either they are learning online or in person when they want to see a home.  What are you going to teach them?   Agent that are growing their business right now are educating buyers. They are not hiding in basement hoping this all blows over. Get out there, educate and inform buyers.   Buyers are Backing Out Your time is valuable and you need to educate and advise your clients about the process of moving forward once an offer is accepted. Are you ready to help them take the next steps once an offer is accepted?  Our vibe attracts our tribe! The home buying process is not great. And while it might not ever be great, it should be better than it is. While home may or may not be where the heart is, the home is definitely where the stress starts. The whole venture of buying a home is a pain from start to finish. Anyone who has been through this knows what I'm talking about. The financing, the searching, the bidding, the waiting, the closing, the moving, the unpacking, and maybe eventually the settling. Oh and of course the upkeep. So what should be something that creates excitement and joy can end up being full of anxiety and dread.Today's guest is Liz Rossof, who has approached the home buying process from more of a punk rock perspective. Being an art student of the 1980s, she is not your typical real estate agent. Or maybe she is. All depends on what you think it means to be a real estate agent. And historically, it hasn't necessarily meant great things.The real estate industry has been full of situations like red lining, block busting, segregating, swindling, and profiteering. There is a lot out there that tells these stories.But Liz is trying to approach it from a different perspective. Rather than helping people buy houses, she is trying to get people to find homes and communities. We talk about this approach with her website the Denver Nook. We explore what it means to humanize the realtor experience. We use a customer experience framework with a performance art aesthetic to come up with something that works for those who in many ways are at their most financially vulnerable.And we talk about how cheetah prints can be part of the realtor uniform, but you can still rock it in your 50s. Finally, we discuss how your house never looks as good as it does the week before it goes on the market! So folks, clean your house like you are going to sell it if for no one else but yourself.

I am happy to welcome Jorge Fajardo to the show today! Jorge started his career in the mortgage and finance industry in 2002 and in order to pursue this interest on a larger scale, he built his own mortgage company. In the midst of the foreclosure crisis during the years of 2008-2015, Jorge used his vast knowledge and talents to help homeowners experiencing distress due to financial hardships. Jorge established Keystone Property Investments in 2015 and has since bought and sold over 100 properties in both the SFR and multi-family space. Keystone has lucrative joint ventures in place which allow the company to scale and take on several projects simultaneously throughout different parts of the State of Florida. We begin the episode with Jorge sharing his background story and how he ended up in real estate. He has been in real estate his entire career. He started fresh out of college, in the mortgage industry as a loan officer, and eventually from there went on to open his own brokerage shop on the mortgage lending side. Everything was going great until 2008 when the mortgage meltdown and the housing crisis hit. So overnight, Jorge found himself having to close down shop, because lending had essentially dried up. Eventually, he ended up taking his lending and banking experience and knowledge and pivoting into consumer protection, going to work for a law firm that specializes in foreclosure defense and loss mitigation. With his knowledge and experience at the time, he ended up heading up the loss mitigation department. While working there, one of the things he noticed was that a lot of the same investors kept coming back and he was very intrigued by that. Little by little, he started familiarizing himself with the whole investing side. He started learning about wholesaling, creative financing, and other strategies and techniques and in 2015 he decided to leave the law firm and go into business for himself. His first deal was a wholesale and that first check was about three months' worth of his salary at the firm and he didn't look back after that. We then talk about how long it took Jorge to really decide that real estate investing was what he wanted to do. He shares that once he did that first deal, and made a ton of money on it, he knew that he was going all in. He started his company in late 2015 when the market started to improve and his primary focus was marketing. He was sending out mailers, getting deals off the MLS and Zillow, and from driving-for-dollars. When it came to raising capital, he started with friends and family. He would ask them to invest their money with him and after his deal is closed, he would give them back an additional 20%. Pretty soon, as his business grew, friends and family kept coming back wanting to invest again. This allowed him to go from strictly wholesaling to doing rehabs. Next, we talk about how Jorge is handling the change in the market and how he is positioning his company for that. Jorge feels like we're currently at or reaching the top of the market. When looking at prices in areas that he is familiar with, he notices that they have significantly gone up in the last two to three years. His advice for investors is to be disciplined, have a clear understanding of what you want, and look at the numbers. Anthony Metzger had never done a real estate deal in his life. He literally had ZERO experience, but after listening to a podcast about apartment syndication he knew he wanted to do something big. So, he found a private equity firm that was actively syndicating deals, reached out to them, and asked how he could add value. Their answer was to find an apartment building that met their investment criteria.
