Coffee shops come in all shapes, styles, sizes, and focus on many different aspects of social experience and craft. If we look back we can see that certain themes emerge. Whether it is the 90's coffee shop with bold colors, self serve airpots, lots of sugar, and no wifi, the early 2000's sparse coffee temples with no sugar, or the modern coffee shops that seem to be serving anything but coffee as long as it sells. (that last one is me being cynical)  The cafe will always be a bit of a litmus test for the culture. In today's Shift Break we will be talking about what I believe is emerging as a new classic coffee shop model and why it just may be the best version to come out yet owing to some timeless traits that may help us make actual progress. Charles and I will discuss mistake #15 from our popular eBook, “The 21 Biggest Mistakes Investors Make When purchasing their First Mobile Home Park…and how to avoid them.”  There are times when using the owner's expenses can work in your favor and there are times where it can work against you. As with any business venture, there are certain expenses you have to take into account. Virtually every property we have pursued has had some of their expenses under reported or completely left off of the profit and loss statements. So how do you determine what you are buying and what the appropriate operating expenses should be?  Typically, we will start out assuming that any park the pays for water/sewer or has private utilities will have an expense load close to 45-55%. If the park is on city water/sewer and the residents are billed for the usage, we typically assume an expense load closer to 30-35%. His approach to music and performance has led to a path of development and success that can be attributed to collaborations with the likes of Harry Connick JR, Diana Krall and Wynton Marsalis.  Ben also distinguished himself through a significant catalogue of original music, including well over a hundred songs across ten albums as a leader.     With his 11th release titled “The Understated”, Ben presents a collection of new original compositions paired with the re-imaginings of some of his classic material. This album, with a particular emphasis on the ballad song-form, is a reflection of his philosophy that music is all about the sound of the band as ensemble players.    In this episode, our conversation explores Ben's musical journey, from a serendipitous experience of becoming a member of his school band playing tuba and trombone, to being a current faculty member at The Juilliard School of Music, an award-winning composer and critically acclaimed  musician.

Make the next right and travel a block or two and you will find a hidden gem of a tasting room. Understated and doubling as an office, Chris Phelps and his son Josh hole up here to create their wine magic. Chris's path to this quaint tasting room/office has taken him all over the world to make wine, not the least of which at Chateau Petrus (perhaps the most expensive wine at release that Bordeaxux has to offer). If you add in various other wineries not to mention Inglenook, where he crafted wine for Francis Ford Coppola at the historical Inglenook winery, you have a pedigreed career. Ad Vivum is his brand and he sources grapes from the finest vineyards in the Napa Valley. What is astounding about his wines...he cares not for the trend of over-extracted, fruit-forward clichéd wines of the Napa Valley...he actually gets acid out of grapes grown in this special wine region of the world.
