Can economics really be called a science if its predictions so often fail? Tune in for an inspiring discussion with Daniel Munson on his new book Fiscal Follies: A Little Fun with Economics (and Economists). Moments with Marianne airs in the Southern California area on KMET1490AM & 98.1 FM, an ABC Talk News Radio affiliate! Daniel C. Munson is a graduate of the University of Minnesota (with a B.S. in Chemical Engineering) and the William Mitchell College of Law, with a professional background in chemical engineering, law, and financial management. For over two decades, he has written for national financial publications including Barron's and Financial History, bringing a sharp, multidisciplinary perspective to complex economic issues. When you're at the top, your kind of sitting down. You know, number one, everybody wants to knock you off. And we've got you to know; we've got a significant gap. You know, still, we're leading the market by several, you know, market points.” [00:07:05] [00:09:02] “From an ethics and integrity perspective in the industry is nobody, you know, stronger than he is always doing the right thing. And I think it's one of the things that's our mantra to anytime you have a transaction with anybody, for me that entails going to do the right thing.” [00:09:15][00:12:30] “I really encourage every time in a transaction people should get together, you know, shake hands, you know, or at a closing, let the parties see each other. You know, it should be a celebration, too, at the closing or within the transaction. You know, it's a big emotion. Every real estate transaction is emotional.” [00:12:48][00:14:32] “What we're seeing, you know, we saw competitors come in the last couple of years, so it's chipped away at some of our business and market shares because there are people who are just order takers.” [00:14:41] [00:16:14] “We understand how to run a business right from start to, you know, from start to finish and every little thing. And too many times people think it's an easy business to get into your house.” [00:16:23][00:22:13] “Relocation, just in general, people moving into the market area. We're going to continue to see a lot of people able to be mobile in our country have continued to change.” [00:22:24][00:23:20] “Other companies out there, you know, they had some, you know, and venture capital money behind them and they were doing some things that just weren't practical, they weren't sensible.” [00:23:29][00:25:48] “You can always manipulate numbers, too. You know, in that regard as to how you want them to look. Yeah, we look at the pure numbers, you know, and we do. And that's why we're able to come out every year and be the market leader.” [00:25:57][00:31:39] “My daughter is in her mid-twenties, but their whole generation now, especially when he is close to 30, wants to be homeowners, right? They don't, they're not gonna be renters. You know, when you recall, when we went through the last housing crash, you get all these experts to say, and everybody's going to be a renter.” [00:31:54]Resources Fly The Coop PodcastConnect with Greg MasonLinkedInConnect with Carrie Ann CarterYouTubeFacebook WebsiteCall to ActionIf you enjoyed this podcast and want to support us, please subscribe on the platform you listen to podcasts from, leave a review and share with your friends. [5:20] Elizabeth shares tips about what people need to do after a divorce? [7:18] How does creating a new estate plan post-divorce look? [9:30] What does it look like if a parent passes away and a guardian wants visitation rights? [10:53] Other things people need to think about when doing estate planning. [14:55] Elizabeth touches on career desires and how to move forward with your career. [16:00] Why is it important for someone to set up an LLC? [17:23] What does pet planning look like with estate planning? Key Takeaways: When planning your beneficiaries and decision-makers, they can all be different. You may want a different person handling your financial items and another handling your medical decisions. Make sure to update your guardian's post-divorce, as many states will kick off your spouse. Create a trust for your children, determining the monetary amount they can get and when. You can create multiple milestones for payment, for example, some at 18 for college, then some at 25 years old, etc. Also, indicate the decision-making that a financial decision maker has access to make, so money doesn't fall into the wrong hands. When starting your own company, create it under an LLC. This protects your personal assets if something should happen. If you do not create an LLC, your business and personal assets can be taken. Quotes: “One of the easiest and quickest things you can do is update your beneficiary designations on your life insurance, your retirement accounts, brokerage, any type of account you have; a lot of them can be beneficiary designated. That's a quick thing you can do fairly fast.” - Elizabeth Neyens “Not that we often see divorce as an exciting time, but we can change the story of divorce and change it to something that is expanding your horizons.” - Lesa Koski Guest Bio: Following a successful sales career, Elizabeth Neyens attended law school to pursue a profession that would provide an opportunity for her to help solve families' problems during difficult times. Dyan Ebert has had a strong interest in the law since her middle school days, when she interviewed a local attorney about the legal profession and then penned a paper about her desire to be a lawyer. That career interest led to a degree at William Mitchell College of Law, a leadership position at Quinlivan & Hughes law firm in St. Cloud, and — as of July — a turn as president of the Minnesota State Bar Association. As CEO of Quinlivan & Hughes, Ebert represents government entities, corporations and individuals on matters related to employment, liability insurance coverage, casualty law and more. In the following interview, Ebert talks about her duties as MSBA president, the challenge of attracting and retaining lawyers in Greater Minnesota, and making sure the justice system is fair for everybody.
Minnesota is working hard to create more affordable housing. But if we build structures that are not super-efficient, residents will be saddled with high energy bills—and we will miss an opportunity to improve our built environment, a top source of carbon emissions in the state. Now more than ever the topic of affordable housing has become even more critical. In July 2020, Fresh Energy hosted conversations with Minnesota thought leaders and Fresh Energy staff about how super-efficient buildings can become the new normal in equitable affordable housing. This is the second in the four-part series featuring a discussion with Gina Ciganik, Chief Executive Officer of the Healthy Building Network. With the increased attention on affordable housing in this current crisis, we know that the conversation has only just begun and it’s crucial that energy efficiency be part of the equation. We must build new affordable housing that is so energy efficient it can be heated and cooled with small amounts of renewable electricity. It makes economic sense, it improves indoor air quality, and it also dramatically reduces carbon emissions. We have the know-how to build super-efficient housing that is affordable over the long term. Why isn’t all new housing built that way, and how can we do better? Fresh Energy is bringing people together from diverse areas of the affordable housing arena to explore this issue.Thank you to Stoel Rives LLP for sponsoring this event.Meet the SpeakersGina Ciganik is the Chief Executive Officer of the Healthy Building Network. In her previous role at HBN she established and led the HomeFree initiative, an expansion of HBN’s healthy materials work into the affordable housing sector. Prior to HBN, she was Vice President of Housing Development at a Minneapolis-St. Paul area affordable housing development organization, where she spent two decades creating thousands of healthy, affordable homes, including The Rose, a 90-unit apartment building that set a new national standard for healthy materials. As Director of Energy Access and Equity, Ben directs Fresh Energy’s work to advance equitable outcomes across Minnesota’s energy system, and also supports the organization’s diversity, equity, and inclusion efforts. He joined Fresh Energy as a Policy Associate in May 2015. This episode is presented by The United States Air Force Judge Advocate General's Corp. What did you just call me? Many Americans are late -- way late -- on their debt obligations. But debt does not entitle a debt collector to use racial epithets, shame consumers, or call them at certain times. In fact, these practices are illegal. In this episode, Minnesota consumer rights lawyer and William Mitchell College of Law alumnus Pete Barry explains the federal law that drives his law practice. What does Pete do? "I sue debt collectors." He uses this phrase on his website, as well as at cocktail parties. Explaining what he does in such simple, yet clear terms helps him market to those who don't realize they've been legally harmed. Pete has owned his own firm since he graduated law school nearly 20 years ago. He describes important criteria for taking a client, what's at the core of every lawsuit, and why we're all better off for the accountability he causes. This episode is hosted by Debby Merritt, a law professor at Ohio State University. It is sponsored by Barbri Law Preview and Top-Law-Schools.com.
