Anna Mbengam was born and raised in Cameroon, though she spent most of her life living in Boston, Massachusetts. After graduating from high school, she signed up for the Army Reserve and simultaneously enrolled in her first year of college.    She was recruited to run track and field at American International College in Springfield, Massachusetts. It was there that she studied Political Science and Criminal Justice.    Upon her completion of Basic Training with the Army Reserve, Anna was introduced to the game of rugby. It soon became her newfound love. She was so infatuated with the sport that she focused her attention on playing rugby and maintaining a balanced student-athlete life. It was during this time of her life that she fully came to understand the importance of focus, commitment, and courage.    Anna realized the complexities and benefits of teamwork and collaboration when dealing with complicated circumstances on the field. The rugby scrum is a microcosm for the development of a cohesive team. All players in the scrum bring their own individual abilities to work together to achieve a common objective against strong competition.    Anna recognized that this same method of cohesiveness could be used in any team activity, whether in sports, business, or the workplace. After graduating from college, Anna was unsure of what kind of career she wanted to pursue. She was introduced to the idea of becoming a Scrum Master, and though she chuckled when she first heard the role's title, she was curious to learn more. She did her own research and joined the Agile Community of Practice, where she networked and got her first Scrum Master position. She was delighted and anxious to begin this journey due to her timid nature. She has always wanted to share the information she wished she had received while breaking into the field with others. Building on the right model and focusing on the right metrics is the key to getting the early wins, and setting yourself up for a profitable future. Success isn't just about a return on investment, it's about a return on your time. In a volatile market, net cash flow and a steady ship is more important than appreciation and big numbers.    In today's episode, we're joined by a real estate entrepreneur who left corporate, and started a brokerage and investing operation that weathered the financial storm of 2020.    How did he reverse engineer a successful transition from corporate to entrepreneurship? Why is he more focused on cash flow than net worth in this market?    In this episode, real estate broker, investor, entrepreneur, active landlord and co-owner of Naples Home Buyers & Naples Realty Group, Dom Santaniello shares how to build a solid real estate operation from the ground up and bring it to stability in 18 months.    "Our portfolio value is going to go down, based on where we are in the market. We're focused on building the cash flow that's going to power us through the downturn." -Dom Santaniello       Three Things You'll Learn In This Episode     How to leave corporate and have a soft landing in real estate Could you be losing money and valuable time holding onto your fixed salary, and how can you cover your living expenses with your first rental property?    Why net cash flow is the most important metric with rentals As markets shift, the value of your portfolio is going to fluctuate. How do we make sure our “salary” stays the same even if our “stock price” goes down?   The power of combining real estate sales and investing Being an investor makes you a better agent, and being an agent makes you a better investor. How does Dom Santaniello use both to create the ultimate service for clients?  Guest Bio-    Dom Santaniello is a real estate broker, investor, entrepreneur, active landlord and co-owner of Naples Home Buyers & Naples Realty Group. Prior to working as a Real Estate Broker, Investor and Entrepreneur, he worked as a Natural Gas Pipeline Engineer for Kinder Morgan, the third largest energy company in North America. Dom earned a Bachelor of Science in Civil Engineering from The University of Hartford where he graduated in the top 10% of his class. Dom has also earned a Master's Degree in Business Administration from American International College.   Dom's main role in Naples Home Buyers is Business Development, Lead Generation & Project Acquisitions. The Naples team specializes in buying distressed properties, adding value through capital improvements, stabilizing the property with market rents (where applicable) and then either refinancing or selling the property. Since 2020, Dom and his business partner, Luke Giusto, have closed over 50 deals together that range from Single Family fix & flips to Multi-family Buy & Holds and Multi-family BRRR projects. They have quickly built a seven-figure rental property portfolio that consists of over 25 stabilized, turnkey, Class B+ units that produce an average of $500-$650 NET profit per door. He talks about how these detractors are much more common in creating problems in the bedroom than any type of official disorder or dysfunction, and how with a combination of relational tools, self-awareness and a willingness to address these detractors head on… many couples can make a significant difference in the quality of their sex life together.   Dr. David Hersh is one of North America’s noted Sex Therapists. Originally from Brooklyn, New York, he completed his college and university studies at American International College, where he received a Bachelor’s degree in 1963. Three-time NBA Champion and one of Houston's Top 10 Players of all-time, Mario Elie. We discuss Mario's incredible journey from New York's Power Memorial High School, through to becoming a three-time NBA Champion - a perfect example of hard work, determination and achievement. Many years before he joined the Golden State Warriors, Mario was teammates with future Hall of Famer, Chris Mullin. We reminisce about Mario's HS career and decision to play for American International College. He had a stellar run and was named Conference Rookie of the Year (1982), three-time All-American and led his division II team to the Elite Eight in the 1985 NCAA Tournament. He was inducted into AIC’s Hall of Fame in 2005, and earlier this year, had his #41 jersey retired. The Milwaukee Bucks selected Elie with pick 160 (7th round) in the 1985 NBA Draft. His first NBA game was more than five seasons later (Dec 28, 1990). In the interim, Mario played in numerous countries across Europe - Ireland, Argentina and Portugal, to name a few - further developing his game. He returned to home soil and played in developmental leagues across America, including the USBL, WBL & CBA (where he would become an All-Star). In December, 1990, Mario's NBA opportunity arrived, courtesy of then-76ers GM, Gene Shue. The countless miles of travel and perseverance paid off. After a brief stint with Philadelphia, Mario signed with Golden State, where he played alongside the famed 'Run TMC' (Hardaway, Richmond & Mullin). Two seasons later (1993), he was a Trail Blazer. We chat about the moment Mario found out he was traded to the Rockets, and deep dive into his career with Houston, where he played five seasons and won two NBA Championships. In the do-or-die Game 7 of the 1995 Western Conference Semi-Finals, he made one of the biggest shots in NBA history – affectionately known as the ‘Kiss of Death’. He shares the details of how that famous show of emotion, came to be. Prior to the (1999) lockout-shortened season, Mario signed as a free agent with San Antonio, where he won his third NBA title. He talks about his key role in Sean Elliott's Memorial Day Miracle and the leadership of Hall of Famer, David Robinson, and (future Hall of Famer) a young Tim Duncan. I even find a way to briefly talk about another teammate of Mario's, Australian legend, Andrew Gaze. Recently, the Houston Rockets celebrated the 20th anniversary of their back-to-back NBA Championships. Mario talks about that experience and the joy of re-connecting with many of his friends and former teammates, including Vernon Maxwell, Sam Cassell, Robert Horry, Clyde Drexler, Hakeem Olajuwon, Otis Thorpe, Kenny Smith, Chucky Brown, Rudy Tomjanovich and more. We round out the discussion, by chatting about Mario's coaching background. He has worked as an NBA assistant coach for the best part of ten years. He discusses those experiences, his future ambitions at the highest level and the ultimate moment of his career, to date.
