A little of what we discuss inside this episode: Signs and symptoms that you are truly burnt out and depleted Why it's beneficial to use a "root cause" approach when targeting your symptoms What's the truth about "high cortisol?" Prioritizing nutrition and realistic self care for moms Why incorporating mineral balance and nutrient dense foods into your diet is so crucial for moms How to curb sugar and caffeine cravings Accessing functional and nutritional care postpartum + so much more! Kim Perez is a mom of 2, functional nutritionist, and owner of Root & Branch Nutrition where she guides and supports moms in restoring their energy and building resilience so they can thrive in motherhood (and beyond). For the past year, commercial real estate has been the disappointing big brother of rental properties. As housing prices went up, commercial real estate prices went down. When primary mortgage rates were high, commercial mortgage rates were even higher. With record-setting vacancy rates in areas like office and less reliance on retail, many investors thought that commercial real estate was a dying asset class. But they weren't entirely correct. Investors like Kim Hopkins had thriving commercial real estate success, EVEN during lockdowns and the pandemic. Kim's secret sauce to her high cash-flow commercial real estate portfolio wasn't in getting lucky—it was all in her “buy box.” Kim ONLY buys properties that can't get shut down, in markets where they'll thrive, with tons of customers nearby. And today, she's sharing her exact formula with us! But that's not all. Kim is currently debating doing one more deal before the year is up. This property looked like a home run on paper, but as she's dug deep into it, the property may not be worth the price. From plumbing issues to overinflated income numbers, Kim uses David and Rob as coaches to help her decide whether this deal is worth doing. In This Episode We Cover: Kim's commercial real estate investing “buy box” she uses to purchase profitable properties Cap rates explained and why you MUST get this right when buying big properties The inflated “pro forma” numbers brokers will try to convince you of (don't follow these!) We're honoured and excited to be catching up with Canada's fastest female marathoner, Natasha Wodak, after her brilliant run in the Berlin Marathon on September 25th, 2022. We dug into all the details of that magical day, including some of the challenges she faced in the days leading up to – as well as in the early miles of – the race. We discussed what it feels like to run a 1:28 negative split to smash the Canadian record previously held by Malindi Elmore, and why you might consider this strategy for your next race. We nerd out on her mind-blowing splits of that 2:23:12 result, she tells us about finding (and compensating!) her pacer Tony, and we hear about many of the incredible people on her support team.Natasha has quite the running resume over her two plus decades in the sport. She is a two-time Olympian (Rio 2016: 10000m in 31:53; Tokyo 2021: 13th place in marathon) and has represented Canada at numerous World Championships in the 10000m as well as cross country. She tells us how she's managed to keep it fun and fresh over the years, and whether or not there is any pressure associated with the title, “Canadian Record Holder.”After recording this interview, Natasha was officially selected to Team Canada for the 2023 World Athletics Championships for the marathon in Budapest this summer and she won the First Half half marathon in Vancouver in a time of 1:10:17. From our vantage point, she is well-poised to earn a spot on our 2024 Paris Olympic team, and her next goal will be to secure the standard of 2:26:50 at the London Marathon in April.Connect with Natasha:Instagram/Twitter: @tashawodak Strava: @natashawodakConnect with Carolyn & Kim:Kim's InstagramKim's FacebookCarolyn's InstagramCarolyn's FacebookCarolyn's website (sign up for her free weekly newsletter on the homepage)We love hearing from you! Kim Newton was one of them several years ago, and it took some monumental people (and moments) to help her realize there was so much more to life. In today's episode, Dr. Michelle Robin invites Kim to unfold what was going on inside her heart when she began to sense a change was needed. Her story is both inspiring and action-oriented, meaning it wasn't the inspiration that took her forward but the people around her that made her take steps toward a life full of happiness, abundance, and fulfillment. The decision to “disrupt her life” and take time to pause was exactly what she needed to quiet her head talk, and tune into her heart. Kim will help you think about what your truest “joy” is inside your own heart. She will ask some emotionally-charged questions for you to reflect on, but also share how her passion was something that had actually been part of her for a majority of life already – but it took some rekindling to find it. This episode is sure to linger in your heart long after it's over.  About Today's Guest:  Kim Newton is passionate about leadership and innovation. This summer Andrew became one of only 12 athletes in 2022 to complete both Western States Endurance Run AND Ultra Trail du Mont Blanc in the same year. Of those 12 athletes, five were elite and seven were non-elite, and he was the only person from New Jersey.  Kim met Andrew back in 2019 at Tahoe Rim Trail Endurance Run and after some shared pre-race french fries and a few miles on the course they both realized they had lots in common, the least of which was a dream to run UTMB. We had Marianne Hogan on the show back in September when we talked about doing both races nine weeks apart from an elite perspective and in this conversation we talked about what Andrew's experience was like from a non-elite perspective. Today we've chosen to re-air our episode with one of the great pioneers of Canadian women's running, Diane Palmason. Sadly, Diane passed away over the Thanksgiving weekend in Courtenay BC and we feel so fortunate to have had this delightful conversation with her back in July 2021.Diane recalls how she discovered her love of running at a Sunday school picnic when she was just seven years old. By 12 she was recruited to train with the Mercury Athletic Club, a women's only track club coached by the legendary 1928 Olympian Myrtle Cook. Diane's career dates back to before women were allowed to run anything longer than 220 yards in competition, but in 1954 at the age of 16 she proudly represented Canada at the British Empire and Commonwealth Games in Vancouver BC. This was the same competition where both Roger Bannister and John Landy ran under 4-minutes for the mile in the same race, so Diane even got to witness the “miracle mile.”With no more opportunities to pursue, Diane retired from running at the age of 17 and carried on with her life. She went to university, became a teacher, married and had four children. Over 20 years went by before she burst back onto the scene, inspired by Eleanor Thomas' win at the inaugural National Capital Marathon in 1975. Since then Diane has broken Canadian records in every age group from W40-W70 and at every distance from 100m to 80k. In 2003 Diane broke seven Canadian records from 100m to the marathon all within five months, some of which were also world records.  This conversation is a history lesson delivered through amazing storytelling. We owe Diane and the female runners of her time a debt of gratitude for spearheading a revolution and changing the commonly held beliefs about what women are capable of, particularly into their masters years. Resources we discussed in the episode:Margaret Webb's book, Older Faster Stronger, where Diane is featured.Roger Bannister and John Landy's "miracle mile"Jim Peters marathon collapseKathrine Switzer's book, Marathon WomanAge grading calculatorConnect with Carolyn & Kim:Kim's InstagramKim's FacebookCarolyn's InstagramCarolyn's FacebookCarolyn's website (sign up for her free weekly newsletter on the homepage)We love hearing from you! He has completed multiple half and full marathons, as well as many trail ultramarathons including Actif Epica and Arrowhead.  Scott has an affinity for winter running and is a wealth of knowledge on the subject. In this episode we get into the dos and don'ts of winter running including: What to wearWhat NOT to wearHow to keep your water from freezing,Preventing frostbiteWinter footwear. We are grateful to Scott for sharing his winter running wisdom with us.Resources we discussed in the episode:Favourite Mantra: Just survive somehow; I am one with the Force and the Force is with meFavourite Place to Run: BC mountainsBucket List Run or Fat Bike Ride: Tuscobia, Arrowhead 135, Iditarod Trail Invitational, Greenland Arctic Circle TrailFavourite Movie/Book: Prefontaine; On Thin Ice; In Shackleton's Footsteps; Post-Run Indulgence: A cup of soupConnect with Carolyn & Kim:Kim's InstagramKim's FacebookCarolyn's InstagramCarolyn's FacebookCarolyn's website (sign up for her free weekly newsletter on the homepage)We love hearing from you! Dr. Duane Scotti is a Connecticut-based running physical therapist, run coach, host of the Healthy Runner podcast, and founder of Spark Healthy Runner. A leader in the rehab and running community for 20+ years, Duane is truly living his passion educating runners that they don't necessarily have to stop running to get over a running injury. We first had Duane on the show in episode 66 to discuss his blueprint for staying healthy as a runner, and it was so popular that we decided to continue that conversation by going deep on the topic base training. Off-season is the best time to lay the groundwork for reaching new heights in your next training cycle, and for many of us in colder climates the off-season is officially upon us. In this episode we cover:The definition of base trainingHow to build aerobic capacity through easy running and “spice things up” with some fast runningThe importance of strength training – & jump training – and how to structure these workoutsWhy a bootcamp class probably isn't the best bang for your strength training buckWhy now is a great time of year to focus on good nutritional habits. Not only is Duane a wealth of knowledge, he's also on his own running journey. We open by hearing about his second marathon, which he recently completed in Hartford. He had several powerful takeaways from that experience on his own podcast, which we've linked up in the show notes. Connect with Duane:SPARK Physical Therapy: Sparkhealthyrunner.comHealthy Runner Podcast Healthy Runner Facebook GroupInstagram: @sparkhealthyrunnerSPARK Your Training YouTube ChannelResources we discussed in this episode:Episode 66 with Duane on Inspired Soles Duane's Hartford Marathon Race Recap on the Healthy Runner podcast Connect with Carolyn & Kim:Kim's InstagramKim's FacebookCarolyn's InstagramCarolyn's FacebookCarolyn's website (sign up for her free weekly newsletter on the homepage)We love hearing from you! This conversation with elite Canadian runner, Sasha Gollish, was recorded one week before the TCS Toronto Waterfront Marathon, which she just completed in a personal best time of 2:31:40. This race also served as the Canadian Marathon Championships so Sasha's incredible performance landed her on the podium in 3rd place alongside Tokyo Olympians, Malindi Elmore and Dayna Pidhoresky. After turning 40 last December, Sasha kicked off her unbelievable record setting year by running a masters world record for the indoor mile (4:38.73). She then proceeded to run every single Canadian Championship race from the track, to the roads, to the trails, to running an all-out vertical kilometer. She'll conclude her season next month at the Canadian XC Championships in Ottawa. Sasha is so much more than a fast runner. As an engineer she has a special love for data so we open with a fascinating discussion about how to strike a healthy relationship with it. We talked about her active and loving upbringing and how that may be playing into what we're seeing from her today. Giving back to the running community. Last year they relocated to Collingwood, ON, where they've continued to immerse themselves in the running scene there and discover new ways to engage with the sport. And speaking of engaged, they'll be tying the knot on February 10th, and in their first few months as a married couple they'll be doing a trail race in Italy, visiting Ireland, and running the Boston Marathon in April! Eric & Steph are both highly accomplished road runners, but if Eric had to choose he prefers the trails. Since 2017 he has been methodically taking steps towards getting into CCC (100K) at UTMB, which he successfully completed in August. He credits his coach, Reid Coolsaet, and his support team – including Steph – for his incredible experience there. Embodied Frameworks (formerly Magnetic Framework) is back! We start on October 2, 2022. Get on the waitlist here, spots are limited. Doors will open to the waitlist on 9/11/22. I hope you all are loving hearing real-life stories about how much mindset and embodiment work can change your life. I believe, for so many people mindset gets put on the back burner or they think it's the last thing you should do. And in reality, it should be the foundation. My whole entire goal of having both of these episodes (see episode 62 for part one), is to show you how important it is, and the impact it can really have on your life. Expect to hear three real-life stories from their experience with Embodied Framework. From how they knew a mindset program was the right step to what this group coaching experience was really like. How the accountability and safety of the group were more than they could have hoped for.  Hear from ...Kim: Kim was not new to mindset work at all. When she signed up for the program she had been practicing mindset for 6-7s but still found herself in a cyclical pattern where the same recurring limiting beliefs would stop her from the success she knew was destined for. She was able to bust through the limiting beliefs, release the need for  24/7 hustle mode and still have her highest grossing quarter ever in her business. Meredith:Meredith was able to connect with her innate magnetism by letting go of limiting beliefs holding her back. She experienced the incredible experience of alignment and how easy things flow to you when you put in the work. She was able to shift beliefs about being able to support her family as a creative entrepreneur and hopes to leave her 9-5 by the end of the year.Marissa:When Marissa signed up for the program she felt like she had all of the tools she needed to move her blog and business forward but lacked the confidence to put them into action. Not only was she able to find joy in a work schedule that worked for her and helped her to let go of the pressure of external shoulds, she was able to land consistent brand work, and gain confidence to show up on social media more.Every one of these ladies did an amazing job putting in the work to make their life better. To find alignment so that they could live their best life. If I can help you do that to get on the waitlist for Embodied Framework, the work starts on October 2, 2022! In this episode, my guest is someone whose work I have followed for a while and am always impressed by. She's also part of a ‘power couple' I admire deeply. Kim Polman is an international public speaker, a polymath, and a citizen of the world. She's an American by birth, has lived all over the world and has lived in London (where she's now based) for many years. She's been an environmentalist for decades, has taught music and is vice chair of a charity dedicated to literacy for blind and visually impaired children in East Africa. But, most importantly for the focus of our interview here, Kim is an avid advocate of the Golden Rule, ‘treating others and the planet as you would wish to be treated.' In 2016, she and Stephen Vasconcellos-Sharpe invited 25 of the world's most respected leaders and thinkers, like Archbishop Desmond Tutu and former Vice President Al Gore, to talk about Golden-Rule roadmaps for business and government. In our conversation, we focus on what the Golden Rule means for leaders - and in real life for everyday people. Kim talks about the ripple effect of ‘doing to others what you would want done to you' in the world of work and in the world. We touch on the value of connection and interconnectedness and how that flavours any action we take. Kim unpacks the discomfort of change through the metaphor of a caterpillar turning into a butterfly. It's messy and a little bit gross… but the end is worth it.So, join us as we reflect together on what happens when the Golden Rule guides a leader or a business, and how it is exactly what we all need to shift our thinking, our behavior and the world around us. Because we are all connected and any individual can make a difference.  Key Points Discussed: How everyday life news brought discomfort to Kim that inspired her in her journey (05:10) The simplicity of the golden rule that cuts through the world's complexity (08:20) The hunger among leaders to embrace the golden rule (12:44) How the golden rule emerge as Kim's guiding principle (15:24) The personal becoming public (16:56) Work communication guiding rule: Kindness first (20:01) The appreciation that we are all connected and giving empathy and compassion (22:03) A Marshal Plan for the environment (23:51) The need for balance (25:17) The necessary discomfort of knitting together and activating the imaginal cells (27:48) What are you feeling hearing this principle (31:00) It's the storm before the calm, and you are not alone in this greater desire for connection, walk on (34:22) How to apply the golden rule today (35:58) The awareness that the old way of doing things just isn't working anymore and coming with a new way of thinking (41:32) The importance of being rather than merely doing (47:39) Surviving the lockdowns and learning lessons from the experience (53:07) Resources Mentioned: Reboot The Future Reboot The Future Facebook Page Connect with Kim: Kim on Reboot The Future Kim on Twitter Connect with Betsy: Betsy on Instagram Betsy on Twitter Betsy on Linkedin Rate, Review, Learn, and Share Thanks for tuning into The Discomfort Practice!
