Jeff LaPour is the founder and president of LaPour Partners, a commercial real estate and hospitality development firm. He's unique in several ways, and so is his career path. Jeff started in the hospitality realm working with the Hilton. Since then, he has found success as a commercial real estate developer. LaPour Partners builds industrial, office, and hospitality space. Jeff enjoys taking on complicated projects. I first met Jeff at the Developing Leaders Institute (DLI) by NAIOP; he was teaching a class called “Market Analysis and Site Selection” with John Restrepo. The lessons Jeff shared in that class stuck with me ever since. Be a Believer in Your Ideas & Have Confidence in Yourself In this episode of Takeaways, Jeff shared wisdom on everything from mentorship to learning through mistakes. He talked about the importance of being aware of what the market is doing and following your instincts, even when others might think you're crazy. “I have learned way more from failing than I ever did from being successful,” he states. As we spoke, Jeff went on to explain how, sometimes, all it takes is confidence in yourself and patience to follow through with what you want. He illustrated this with several examples. One, in particular, stood out to me. Jeff spoke about a deal he got in Arizona by sticking to his convictions, following through on the right thing to do, and being patient that it would pay off in the end. “It goes back to conviction,” he said. “I absolutely had it in my head that I was going to get that deal one way or another.” And it happened! I have such a treat for you today. If you're listening to this episode close to when this episode is published, Happy Valentine's Day! I know that Valentine's Day can be a challenge for some of you who are out there dating so I wanted to offer you some inspiration today in the form of a happy, grounded couple.I'm interviewing Jessica Kramer and Seth Dikeman. Jessica is an Access Specialist at the University of Illinois at Urbana-Champaign and Seth is a musician and a music instructor.I met Jessica, who was a disability studies graduate student at the time, about five years ago at a World CP Day event. Introverts (and you know who you are) can find working or attending trade shows, conferences or events to be a bit stressful and overwhelming. Here are 10 Tips and some encouragement for all the Introverts out there to not just survive Trade Shows, but Thrive! And these are for whether you are working a booth or an attendee! 1.     Embrace your fear.  It's temporary!  It'll be over soon.  I know it can be stressful to talk to new people.  Know why you're there. Make connections.  Do demos.  Find new qualified leads. Whatever it is, remember it and embrace it! If you're an attendee – you have to talk to people.  I have been at shows early on where I didn't want to talk to anyone so just grabbed literature.  The problem was when I got back and started reading through the literature I had so many questions!  Spent way too much time trying to figure everything out. 2.     Be prepared – know your stuff!  Having a script or talking points memorized can help you. Have your opening question ready to say to each person to engage them, and then be prepared to answer their questions. 3.     Practice Practice Practice!!  The more you practice, the more comfortable you will be at having those conversations with attendees.  Plus you'll avoid stumbling over your words and looking not confident.  4.     Have Confidence in yourself and your abilities!  Especially when practicing, See yourself as someone who brings great value to your company and to the attendees.  You have important things to say and people need to hear them!  5.     Know that people want to talk to you.  Everyone at trade shows is there to get results and make connections.  They just don't know what you have to offer any may not engage with you.  That's your job!  And if you're an attendee, it works the same way.  Can't get the answer to your question if you never ask it! 6.     Act your role. Whatever your role is in the company and in the booth, be that person.  And if that's tough for you in a public setting, well, You've heard fake it till you make it.  Kinda like that. My good friend and improv coach Roger Miller told a story about his wife who worked at a restaurant and on Friday nights would wear a nametag that said Sassy. And then she transformed her personality to match that name! What would you put on your nametag to give yourself confidence?  Top expert?  Market leader?  Go to guy? Try it out! 7.     Delegate the uncomfortable stuff to others. Put yourself in a position to Win!  Know yourself and know the strengths of the staff.  Figure out the tasks for the show and assign the tasks to the right people.  I give a simple and super effective tool to get this done that will help you with every trade show going forward in Episode #2 of Trade Show University – Staffing your booth for success - https://tradeshowu.biz/episodes/episode-002-staffing-your-booth-for-success/ (Listen to Episode 002 Here!) 8.     Incorporate things that get people approaching your booth.  Find ways to engage that don't feel uncomfortable or awkward.  Games, giveaways, spinning prize wheels, or even sponsorship opportunities like bingo cards where people have to get a stamp to fill out a card.  Do things that will naturally get people stopping at your booth so you don't have to worry about engaging as much. 9.     Figure out what relaxes you.  Trade shows can be long and stressful, especially for the introvert who has to be “ON” all day.  What do you to take away stress? Think about it! Meditate, work out, go for a nice quiet dinner, grab a beer at a sports bar and watch a...

On today's episode of the Group Home Riches podcast we sit down with Orlando who is a brand new member of THE GOLD COURSE (CLICK HERE FOR MORE INFO). Even though he found us just a few weeks ago, he has already secured 2 properties to operate out of and was moving in his first tenant the day after recording our podcast. How can you get a Group Home business up and running so quick you might ask? Well to start, contrary to popular belief there really is no lengthy legal process required. You don't need to get a license, or a certification, or zoning approval, or permission from anyone to start. Once you understand your rights as a landlord, your tenants' rights, and wrap your head around the idea of "outsourcing" any services your tenants may need, you just need to START! The first step is to start marketing your future Group Home. Reach out to local agencies that work with people who are in need of this type of housing, find out where the opportunities are and the demand is, and when you're comfortable and confident enough go find a property! There are a number of different strategies to secure a property. 2 of the most popular are partnering with landlords with zero money down, or like Orlando did, just simply lease a property. On the podcast we really dial in on some of the key points to doing this. Have Confidence. This will come from your ACCOMPLISHMENTS. Maybe you have a background in a related field like nursing. Maybe like Orlando you have experience as a Real Estate Investor. This all helps, but the key accomplishment that a landlord is going to care about is actually having some tenants lined up. They are going to want to know that you can follow through on your promises. This will come from your marketing. Have a good pitch. He tended to focus on the demand and how much this type of housing is needed in his community. Mindset. You must start with a positive mindset. He did the same thing with his Group Home business. This mindset is the biggest difference between people like Orlando who have a blossoming business and others who WANT to start but (insert excuse here). We all want CONFIDENCE. We crave that sense of certainty that confidence brings. And without it, we feel helpless, fragile, shaky, uncertain, and anxious.But HOW do we actually HAVE CONFIDENCE? Do we just force ourselves to BE confident by willpower, force, or positive thinking? What if we invest in positive thinking for days leading up to the performance and still fall flat on our face right out of the gate? What do we do with confidence then? Confidence is NOT a thing you can tackle head-on. It doesn’t work like that and when we try to do it that way we come off with either (A) a false bravado or (B) a fragile anxiousness. Confidence is more like FRUIT to grow and nurture where you work on the soil and the seed and the roots by doing the right things at that right times in the right ways and confidence grows on the end of the branch and it’s amazing. What if you are the employee assigned to guide your companies Lean journey but you have little experience? Here is how you can increase your confidence. 1. Have Confidence in your Lean AbilitiesIn our minds, we believe that we have to know everything there is to know about Lean before we can confidently deliver results. We overcomplicate things. Increase confidence with the decision to be confident in what you are doing. This is a choice that you make every day. Choose to have confidence! The reality is you have to be one page ahead of your students in the book. If you think your algebra teacher knew everything there was to know about algebra- guess again. They were one page ahead of you as a student. Have confidence that you will bring about change in your Lean Transformation 2. Increase confidence by gaining competencePsychologists call it the confidence-competence loop. The more that you do something and the more competent you become the more confident you are in doing that thing. Think about when you began to drive a car. It was scary at first. I know I scared my Dad when he was teaching me to drive. Nothing like taking a sharp turn on a country road at 50 miles an hour. When you go into a situation for the first time, be okay with being uncertain. It's fine if you are uncomfortable. Move forward anyway and you will develop your skills around leading a Lean transformation. Eventually, you will reach the point where you will say to yourself “I feel confident in doing this!” 3. Gain momentum through actionBuilding confidence is led through action. Your company won't wait for the perfect plan, the perfect time, the perfect quarter to improve. Competitors are working every day to get better and will drive your organization to improve. Martin Luther King said you don't need to see the whole staircase to take the first step. Congratulate yourself and your company by taking the first step. Having that first Rapid Improvement Event. Developing the first Value Stream Maps. Training people on Lean concepts. Putting together the first quarter of activities in your Lean Game Plan. 6S is a great first activity on a Lean journey. I can remember working at a Machine shop in Iowa and the first event we ever conducted was a 6S event in their paint department. The paint department was on the main aisle as you walked through the building. After the event when everything was nice and organized, other departments began asking when they could have events in their areas. They all wanted to look like the new paint department. It built huge momentum in their company. 4. Develop a support system There will time in the beginning when you won't feel you are making as much progress as you would like. It is important to develop a support system. Join a mastermind group in the area. Search for an experienced coach that can guide you and provide positive feedback. My guest Jo Elizabeth Butler came from a modest background in Trenton, New Jersey and as an African American woman shattered many boundaries that she faced. She graduated from Columbia Law School and became an international lawyer for the UN in Switzerland.  Show Notes:  Jo Elizabeth Butler came from a working class family Trenton, New Jersey.  She read at a young age and since she came from a large modest family she learned that if she wanted something, she'd have to earn it.  She earned a Rotary Fellowship in Switzerland and study International Law at Columbia University.  She was one of the very few African American women to win such a fellowship. Once she won it she told many other people to apply for it too.  Don't put limits on yourself even if it's never been done before. Jo always had mentors and was always sharing and giving back to people.  To overcome obstacles do not be afraid to take risks.  Don't give into fear. Listen to your own voice. Have Confidence in yourself. Move past your ego and don't take things personally. Jo has a great way of handling people! You’ll also discover some simple hacks to regain your confidence and ground yourself in your truth.  Hosts: Nick and Kisma (6:15) - Opening the Yoga StudioI have a great example story. When I opened my yoga studio, I didn't really know what I was doing. I was fresh out of being a musician and the economy was going down and people told me all the time, you're crazy… -KISMA (07:07) - Derailing StoriesThere are moments where we have to decide, “I'm not taking on other people's fears and stories.” That's on us yet it happens after we're aware that people around us are saying things, doing things and repeating these stories and beliefs of theirs. You know, we have to have a pulse on it so that we can actually say, Nope, not taking it on. - KISMA (08:25) - Projected FearsOther people, they'll draw into their own lack of confidence, their own insecurities, and start to project that on us. - KISMA (08:56) - DoubtsDoubts will show up a lot of times in family. It will also show up just all around you and friends. Well-meaning friends and coworkers, that's their stuff.  So they built the story around it. But in there somewhere all of their doubts are wound up in it. - Nick (09:27) You DecideThis is not about blaming anybody else. It's just about awareness because ultimately it's on us. It really is. And people have a right to have their doubts. Like if they're going to doubt, okay, they're going to doubt. The thing is do we want to take that on? And those stories and those doubts will become ours… - KISMA (13:10) The Result of Self-DoubtSo energetically what's happening in your head is a whole layer of fog that's going to cloud your judgment, and that will disconnect you from what's true for you and being really dropped in and it'll make you feel ungrounded. - Nick (15:57) ComparisonThe third thing is comparison, and this is the biggest one; This is really one that traps people.  I think with comparison people look at it a lot of times as a positive thing because they think, this is what's gonna make me better, yet the opposite is true. - Nick (21:38) UngroundedWhen we get ungrounded, it's easier to take on doubts. It's easier to take on stories and it's way easier to compare. Your defenses are down. (21:52) Get Grounded Hack When we talk about getting grounded is basically getting back in your body and getting your brain and your body actually talking again. So one of the best things that you can do is this… Put the tip of the tongue at the roof of the mouth and take some deep breaths through the nose, in and out, through the nose. The pattern would be in for six, hold for three, out for six, hold for three. Repeat for 3-7 rounds.

God's Personal Presence is Present God doesn't want us to put off until later a relationship that is available now. Eternal life IS knowing God! It is not something that someday we will receive. We see Him face-to-face now in our spirit, and His desire is that we would be one in Him in our soul and body as well, now. Knowing Him Now is our great, abundant and exceeding reward; anything that comes later is icing on the cake! Have Confidence! Knowing God is being in a unique, intimate relationship with Him. Because it is His idea, He is doing the drawing. And it is a drawing into His place of abode. He draws us into His kingdom, His rest. So we can relax! He knows how He has made us; He knows the questions, doubts, strengths and weaknesses each of us carry, so He long ago decided that He would reveal Himself to us on an individual basis. This is His job; we refer to Christianity as “having a personal relationship with a personal Savior,” right? Well, there is a roadmap, showing a fairly straightforward highway, that takes us from where we are now into an intimate relationship with God where He is now. It is the sideroads, the distractions along the way that divert us from The Way. Jesus says “Come!” Supernatural Experiences: Practical Lessons in Learning to Know God Experiencing the supernatural should be a normal aspect of every believers' life. In fact, it already is, but our senses have not become tuned to what the Lord is already doing in the spiritual, supernatural and natural realms. So by learning to wait on Him, hear His voice and cultivate quietness, we have provided an environment for the Lord to reveal to us what is already happening all around us now. Because supernatural experiences are already occurring, we want to learn to be both observant and confident that the Lord provides the training and protection we need as we venture into new experiences.

The more our lives are transformed into a habitation for the Lord, someplace for Him to rest His Head, the more we will enjoy His eternal Life on a moment-by-moment basis. Realize that God hasn't come to take part in your life, He's come to TAKE OVER! God's Personal Presence is Present God doesn't want us to put off until later a relationship that is available now. Eternal life IS knowing God! It is not something that someday we will receive. We see Him face-to-face now in our spirit, and His desire is that we would be one in Him in our soul and body as well, now. Knowing Him Now is our great, abundant and exceeding reward; anything that comes later is icing on the cake! Have Confidence! Knowing God is being in a unique, intimate relationship with Him. Because it is His idea, He is doing the drawing. And it is a drawing into His place of abode. He draws us into His kingdom, His rest. So we can relax! He knows how He has made us; He knows the questions, doubts, strengths and weaknesses each of us carry, so He long ago decided that He would reveal Himself to us on an individual basis. This is His job; we refer to Christianity as “having a personal relationship with a personal Savior,” right? Well, there is a roadmap, showing a fairly straightforward highway, that takes us from where we are now into an intimate relationship with God where He is now. It is the sideroads, the distractions along the way that divert us from The Way. Jesus says “Come!”

God's Personal Presence is a Lifestyle God is looking for a home to dwell in, not just a place to visit. Knowing God will birth a desire, a thirst to know Him still more. We become more willing to deal with everything that obstructs us from entering into that dependent relationship. Any desire to know Him comes from Him, so we know it will not be denied by Him, and that He will make a way for it to become reality for us.
