Nick is in South Australia working hard drinking wine, Mark is in Melbourne, and Third Man Dan is in Mackay in North Queensland.Nick is in SA doing some hosting at the BMW National Final and explains what he is doing, some of the golf he has been playing, and who with. He played The Grange courtesy of their pro Gary Simpson, Mark tells a great story about Gary.Last week Mark was very excited about his impending trip to play Tara Iti in the 'Lamington Jam', and we want to hear all about it. Did Tara Iti live up to his (high) expectations? Did he play well? Would he go back? How does he rate Tara Iti on a world scale? Mark talks us through his takeaways from the trip.We then talk about what Mark describes as 'the best short par 4 in the world', does Nick agree?Nick saw none of the Black Desert Championship in Utah at the weekend, as he was working, Mark saw a bit - and loved it. We discuss desert golf and how spectacular it is. Kalgoorlie hosting the WA PGA Championship at the weekend is another great example, Mark describes the decision to host the WA PGA in Kalgoorlie for the past decade or so as a 'genius' move by WA, in taking it to spectacular regional courses, much like what NSW is doing this year at Murray Downs.We discuss innovation in golf commentary and Mark explains what he saw the commentators in Utah doing when they analysed Harris English's swing. He'd love to see that kind of analysis on the Australasian PGA tour. This gives Nick an idea - he is playing with Elvis Smylie in Adelaide tomorrow, so he'll try to set something up. In today's episode, Mia and Adrienne had the chance to chat with Tim Keim. Tim is an IAYT Certified Yoga Therapist, a Clinical Ayurvedic Specialist, a designation he earned from the California College of Ayurveda in 2020. Ayurveda also played an important role in his Crohn's cure. To increase his knowledge about herbal medicine, he took a two-year Professional Herbalism program from the International Integrative Educational Institute taught by founder K P Khalsa, former president of the American Herbalist Guild. In addition to yoga, Tim worked in the radio, television and voice-over industries for 30 years, including 21 years for NPR affiliates KNPR and WUNC. Actress, writer and director Alessandra Williams co-stars in the upcoming drama, Lissa's Trip opposite Sofia Vassilieva and directed by Jeffrey Scott Lando and will premiere on Tubi, June 20. Williams portrays dual characters, Alex / Millie the Macaw and Vassilieva was the recipient as Best Actress at The First Glance Film Festival in 2023 and Vassilieva won Best Actress and Lando was the Best Director recipient at Puerto Aventuras International Film Festival in 2024. Williams also starred opposite Mark Wahlberg in Netflix's Spenser Confidential, directed by Peter Berg. She also co-starred opposite Wahlberg in the STX action thriller Mile 22. And, Williams, wrote and directed Green Kola, a short film comedy/parody about the behind-the-scenes world of today's Hollywood. In this inspired portrait of show business, she plays actress Nina Finch, America's sweetheart, opposite world renown French photographer Antoine Verglas, who plays himself and executive produced and was the recipient of Best Short Film at The Manhattan Film Festival in 2022 and will also Best Short at The Paris Independent Film Festival and London International Film Festival. Williams also wrote and directed an episode of a new dramedy series (currently untitled) from director/producer Timur Bekmambetov (Abraham Lincoln: Vampire Hunter), which will be streamed via Netflix. A New York City native of Italian and Russian descent, William's professional acting career was jumpstarted when she was cast as an American dancer opposite Shahid Kapoor and Anushka Sharma in director Parmeet Sethi's Bollywood crime comedy, Badmaa$h Company. Colonel Gregory Gadson, (Ret.) was grievously wounded in an IED attack in Iraq in 2007 while he and his unit were returning from a service for two fallen soldiers. He subsequently lost both legs and severely injured his right arm, and, in the course of his rehabilitation and recovery, he became a source of inspiration and motivation for other war-wounded at the former Walter Reed Army Medical Center. Due to his longtime connection with West Point as a football player there, and his friendship with the coach of the then-struggling NY Giants in 2007, Gadson soon became a motivational co-coach and spiritual guide, helping the team go from nearly last place to Superbowl Champions in 2008. Gadson subsequently starred in a major Hollywood movie, Battleship, and has been an admired motivational speaker and coach for numerous organizations, both civilian and military, for several years now. An avid outdoorsman and enthusiast of skiing, cycling, and deep-sea fishing, he has led numerous adventure-travel expeditions for wounded veterans. He is the recipient of the 2010 NCAA Inspiration Award and the 2017 Henry Biscardi Achievement Award. In his honor, in October 2022, the new veterans center at Wayne State University was named the Colonel Gregory Gadson Office of Military and Veterans Academic Excellence. When not traveling around the country as a motivational speaker, Gadson enjoys time at home in Alexandria, VA, with his wife, children, and grandchildren, and continues to pursue his acting career and his love of photography.

We got to celebrate this milestone in front of an amazing crowd at the FNI Fast Fest screening in The Lighthouse Cinema in Dublin last week. We sat down with Cathy Brady and Mark O'Connor and had a wonderful chat about the life of a filmmaker in Ireland today. Cathy Brady is a two-time IFTA-winning director, having won Best Short in 2011 for her first film Small Change and again in 2013 for Morning, which was also selected for the BFI London Film Festival 2012 and won the Short Film Nominee prize for the European Film Awards at Cork Film Festival. In 2011, Brady directed the BIFA nominated short Rough Skin (written by Laura Lomas and starring Vicky McClure) as part of Channel 4's Coming Up scheme. Her short film, Wasted, competed at the Edinburgh International Film Festival in 2013. In the same year, Brady was named one of Screen Daily's ‘Stars of Tomorrow'. In 2014, Brady directed on the BAFTA-nominated drama-thriller series Glue. Most recently, Brady directed Stefanie Preissner's TV comedy series Can't Cope/Won't Cope for Dead Pan Pictures and RTE, which is currently showing on BBC Three. Her debut feature as writer-director, Wildfire, is currently in development, and will be produced by Carlo Cresto-Dina (The Wonders, Cannes Grand Jury Prize 2014) along with Cowboy Films. Mark O' Connor is a graduate of Film Operations and Production from Ballyfermot College and directing from The New York Film Academy. He also holds a masters in screenwriting from IADT. Mark made over 60 short films, before writing and directing his debut feature film ‘Between the Canals'. Between the Canals was highly acclaimed with Film Ireland calling it “The best Irish film in a long long time”. It was the acting debut for Barry Keoghan and many of the cast went on to star in leading roles in the hit RTE television series ‘Love Hate'. Mark's second feature film ‘King of the travellers' was selected for festivals around the world and received a UK and Irish cinema and DVD release and was released in 150 territories worldwide on VOD. ‘Stalker', Mark's third feature film won the Underground Film Festival and Runner up Prize at the Galway Film festival. Mark's fourth feature film ‘Cardboard Gangsters' was the highest grossing Irish film of the year and received 5 stars reviews. It won 6 awards at the Manchester Film Festival including Best Film, Best Actor, Outstanding Cinematography, Outstanding Screenplay, Outstanding Director, and Film of the Festival. It also won Best Film at The Newport Beach Film Festival in Los Angeles. Worldwide rights to the film were bought by Netflix. Mark then wrote and directed a six-part crime drama for Virgin Media UK/Ireland called ‘Darklands'. It received critical acclaim and an average of 450,000 viewers per episode and was recently sold to Australian television network SBS. Mark is currently in development on a number of projects including a comedy drama ‘Oui Cannes' set in Ireland and France and is a major television series being produced by Samson Films. Award-winning writer/director Dale Peterson is the writer/director/creator of the exciting new television series In Through the Out Door,” a time travel horror-thriller starring Martin Copping (Call Of Duty), Jesse. C Brown (Halloween Ends), Christina Kilmer (High Holidays) and Garrett M. Brown (Kick-Ass). One of Peterson's notable achievements came in 2016 with the completion of his feature film, Hello, My Name is Frank, starring Garrett M. Brown (Kick-Ass), Rachel DiPillo (Chicago Med), Hayley Kiyoko (Insidious: Chapter 3) and Travis Caldwell (The Magnificent 7) which is an uplifting story about a recluse with severe Tourette Syndrome who is dragged on a road trip with three teenage girls. The film garnered critical acclaim, winning seven awards in six festivals, including Best Dramatic Feature and Best Actor at the Manhattan Film Festival. It also received the prestigious Best Feature honors at the international Tourette Film Festival. Peterson's sensitive and accurate portrayal of a man with Tourette's earned the film an unprecedented endorsement by the Tourette Association of America, further solidifying his impact as a filmmaker. Peterson has dedicated himself to writing screenplays and directing his own films and TV pilots. His documentary I'm Gonna Do It Until The Day I Die won Best of Fest at the Arizona Underground Film Festival and Best Short at the Charlotte and Detroit Film Festivals in 2009. In 2011, his film Hard to Come By earned seven awards at nine festivals, including Best Short at the Manhattan and Palm Beach International Film Festivals, and he received the Best Director award at the Los Angeles ITN Film Festival. In addition to his work in music videos, Dale Peterson has made significant contributions to the world of filmmaking. He produced Bring Your Best, a nationally-acclaimed documentary about homelessness in LA's Skid Row, shedding light on an important social issue. During the '90s, he captured the return of wolves to Yellowstone National Park in National Geographic: Wolves, a Legend Returns to Yellowstone, and delved into the rich talent of poets and musicians in the LA coffeehouse scene in Halo in My Coffee (executive produced by Steve Martin). Originally from Detroit, Dale started his career in entertainment by producing, writing, directing, shooting, and editing over 100 music videos for Detroit and Los Angeles record labels and bands including The Melvins and Alice in Chains.

Clay McLeod Chapman is the author of novels Ghost Eaters, Whisper Down the Lane, The Remaking, and miss corpus, story collections nothing untoward, commencement and rest area, as well as The Tribe middle-grade series: Homeroom Headhunters, Camp Cannibal and Academic Assassins. His new novel, What Kind of Mother, arrives on September 12, 2023. Other projects include Quiet Part Loud, a 12-part horror podcast series from Jordan Peele and Monkeypaw Productions, written by Chapman and Mac Rogers. Chapman's story late bloomer was adapted into a short film, directed by Craig William Macneill. An official selection at the 2005 Sundance Film Festival, the short won Best Short at the Lake Placid Film Festival and the Brown Jenkins Award at the 12th Annual H.P. Lovecraft Film Festival. Their second short, Henley, based on the chapter “The Henley Road Motel” from Chapman's novel miss corpus, was an official selection at the 2012 Sundance Film Festival. It won Best Short at the 2011 Gen Art Film Festival and the 2011 Carmel Arts and Film Festival. The Boy (SXSW 2015), a feature-length adaptation of Henley, co-written with director Macneill, was produced by SpectreVision (Elijah Wood, Daniel Noah, and Josh C. Waller) in 2015. In comics, Chapman is the writer of the Marvel series Scream: Curse of Carnage, and has written Absolute Carnage: Separation Anxiety, Iron Fist: Phantom Limb, Typhoid Fever, as well as for Edge of Spider-Verse and Venomverse, The Avengers, Amazing Spider-Man, Ultimate Spider-Man, American Vampire, Scream: King In Black, and ORIGINS among others. Today's guest is famed short-seller Marc Cohodes. Marc has investigated and brought down some major frauds in the past, and earlier this year he set his eyes on crypto darling Sam Bankman-Fried, the founder of FTX. Unless you've been living under a rock, you must be aware of the bankruptcy of FTX and other related crypto entities, but the bigger story may be the alleged fraud, which includes accusations of stealing billions of dollars of customer deposits, providing executives with loans up to $1 billion, and much more. This is a story that almost seems too insane to be true. Hindsight bias comes for us all, and while many people now say the red flags were clear as day, there were very few people criticizing or Sam & FTX before the recent couple of weeks. But on August 1 this year, Marc tweeted, “The Best Short on The Board is this fella…SBF.” John Ray is the new CEO & Chief Restructuring Officer for FTX and famously oversaw the liquidation of Enron. On this episode the Founder of Cathartic Realism Films Claire Chubbuck stops by to share her amazing story of how to turn Tragedy into Purpose. Claire shares some of the unique projects she's working on and her views on the Metaverse. Don't miss this special episode.  Who is Claire Chubbuck? Claire Chubbuck is an emerging female director that creates mission driven content that creates catharsis for those working on it - she calls it “Cathartic Realism”. Cathartic Realism is a genre where artists tell the story of their personal traumas to find healing through catharsis. A take on the “true story” trope, this genre allows artists to depict their truths - the way it felt to them, but with an ending where you win for the purpose of cathartic release. The only way we can let it go is to feel it. She works with actors to use the traumatic events in their lives to make art. Born in Los Angeles, California, Claire Chubbuck is the daughter of internationally celebrated acting coach, Ivana Chubbuck, and award-winning director/producer, the late Lyndon Chubbuck.  After going to Scripps College in 2007 for Economics, she graduated from New York University's Tisch School of the Arts with honors (recipient of the Founders Award) and a BFA in Filmmaking in 2012. Straight out of the gate she worked at AMC Networks as a Programming and Scheduling executive. While working there, Claire began creating short form content for SundanceTV's International channels that was broadcast worldwide.  In 2013, Claire worked as a producer on “Pussy Riot: The Movement”, the first comprehensive film that tells the full story - from arrest through release from prison and beyond - of the remarkable women who defied a strongman, survived Russian prisons and rallied the world behind them. The documentary also examines the perversion of the Russian Constitution by ex-KGB officer and President Vladimir Putin. In 2014, Claire moved to Participant Media, whose films include Good Night, and Good Luck, Syriana, An Inconvenient Truth, Food, Inc., Waiting for ‘Superman', The Help, Contagion and Lincoln. There she worked to launch a linear television network, Pivot.  In 2015, Claire found her fiancé dead of tragic circumstances and, in one second, everything changed. Since then, she has been trying to help other people find an explanation for their traumas - enough to move forward without shame - with a unique community of artists that want to create. She found this community when she began teaching at Ivana Chubbuck Studios. As a teacher, she has found great pleasure in being part of inspiring others, many to great success. After spending time teaching, Claire reemerged with a new directorial debut in 2019 with ‘how I lost my virginity', a short film detailing her best friend's real-life experience of kidnapping and rape - intended to provide catharsis while looking at the systematic problem that allow for the victims of sexual assault to far outweigh the perpetrators.  In 2020, “how I lost my virginity” won over 17 awards and was shown at several high-profile film festivals including Beverly Hills Film Festival, Chain Film Festival, Santa Monica International Film Festival, SF Indie Fest, Flickers' Rhode Island International Film Festival, Marina del Rey Film Festival, among others. Claire personally won “Best Direction” at the Best Shorts Competition in addition “Best First Time Director” at Canadian Cinematography Awards, New York Cinematography Awards (NYCA), and Top Shorts Awards. The first theatrical showing of the short was at Marina del Rey Film Festival, where the short won the Audience Award for “Best Short”.  During the quarantine of 2021, Claire made an experimental film called (Corona) Viral Monologues, which had it's theatrical premiere at the Chinese Theater as part of the Silicon Beach Film Festival, where we were awarded the Audience Award for Best Narrative Short. This hour long special won “Best Artistic Film” at the Atlanta Award-Qualifying Film Festival 2022, “Best Narrative” at the Washington Film Festival, was a semi-finalist for “Best Ensemble” and “Best Experimental Film” at the Los Angeles Film Awards, and was an official selection for the Global Indie Film Awards. Claire also won Vegas Movie Award's Prestige Award for “Best Female Filmmaker” for this film. Claire currently has 2 short films in post-production, 2 short films in pre-production, and a feature film in development. How to find the best short term rental markets to invest in 2022.This topic has been beaten to death by real estate brokers and management companies on the podcast circuit, but we want to share our experience anyway - these tidbits may prove helpful on your next vacation rental ventureMarket saturation - asking around facebook groups and using tools like airdna (although you do not want to solely rely on these tools…)Can you find reliable help in that market? If you have an obscure location this may be harder than if you are operating in a tourism market and there are companies that cater to vacation rental businesses - this is huge Home values, right now they are dropping across many markets White sandy beaches, national parks, theme parks…Lenient airbnb laws Look at average daily rate, cap rate, occupancy rates ROI with a mortgage, you are looking at 5-10%... most people are breaking even if they are doing it right.. When you cut out the mortgage its much higher 12-20% in some cases more than that if the operator is exceptional Be contrarian sometimes, if you go where its hot right now…well the opportunities have probably dried up and the hotness is reflected in abnormally high property prices, lots of building activity, and saturation in the rental marketYour lifestyle is huge, like if there is somewhere you NEVER want to be…yeah do not suggest renting there.
