Our guest today is Dan Lewkowicz, a commercial real estate broker, educator, and podcaster. In this episode, we talk about the pros and cons of net lease commercial real estate investing, how to build great relationships with brokers, and how to become a CRE broker yourself. But it's also great to not miss opportunities.” 03:59 Dan started his career as a CRE investor and broker 15 years ago in Detroit. His investing strategy is to follow the money and the resources. He sees a lot of opportunity in Detroit now. Dan's specialty as a broker is net lease investment sales. He sells buildings that are rented or leased out to major national chains like Walgreens, Taco Bell, or Burger King. The reason it's called net leased assets is because the rental rate that is on the lease is net to the investor. The pros of net lease investment compared to multifamily is that it's more reliable because the lease is set for 15-20 years and more passive. The downside is that there are not many properties available under $1M, however it can be done in syndications. “If you're looking to become an independent, successful real estate professional, it's great to be an investor. But the opportunity as a commercial real estate broker, especially today is absolutely incredible.” 21:06 Dan is one of the top CRE brokers in the country. He shares his insights on how to be on top of a broker's list. Be transparent, honest, and straightforward with what you're looking for. Treat the broker how you want to be treated. Trust your broker and be open to their advice. Give your broker feedback about the deals they bring to you. According to Dan, finding net lease investment deals can be difficult as it is not as common as multifamily investing. He recommends interviewing brokers and looking for referrals. Dan created a course called “CRE Pro” where he helps people who want to become CRE brokers and gives advice to CRE investors. “You need to put time and energy into the inputs and the outputs will come.” 38:55 At the end of the episode, Dan picks an action step from the REI Clarity Framework that is the most valuable to him. This is the “Know Your Strategy.” For Dan, strategy means having very clear and replicable procedures. Create processes with the knowledge that you have and keep improving them. At that point, Dan had lost around 30 lbs down from 224–he is 6'2". This past Christmas, he gained to 232 lbs. The worst part was, he felt terribly. Since the New Year, Dan has dropped 32 lbs and is sitting at 200! For Dan, a lot of this was breaking an addiction. We've all heard a tall tale or two, but when it comes to Captain Dan Blanchard—well, he's the real thing. Growing up in Washington State, he has always been around boats. Even as a kid, Dan worked alongside other family members restoring the family's wooden tug. And the reward of all that hard work paid off in a big way—exploring winding waterways, beachcombing on remote shores, oyster picking and clam digging, learning to skin dive, incredible wildlife and cultural encounters, and a lifetime on the water. At this point, it's just part of his genetic makeup. Dan's unassailable career began early. As an accomplished Sea Scout, his leadership skills earned him honors of Regional Boatswain and National Boatswain Mate when he was 16. At 18, he received his Ship Master's License. He attended Everett Community College, and from there he's lived a storied-tale—owner and operator of Blanchard Marine; Captain of sightseeing vessels at Glacier Bay Lodge in Alaska; 14 years at Alaska Sightseeing/Cruise West working through the ranks from Captain to Director of Marine Operations to Vice President of Operations; and in 1999, he joined American Safari Cruises. Dan acquired the company in 2008 and as Principal/CEO, launched InnerSea Discoveries, a new small boat expedition company specializing in active adventures on the water. In January 2013, the company changed its name to Un-Cruise Adventures. A natural storyteller (2012 winner of Seattle's annual "Stories of the Sea" contest), enthusiastic skier and cyclist, energetic hiker, world-explorer in off-the-chart places, accomplished sailor, ocean lover, lover of the natural world, and lover of life are just a few of the tags and feverish passions you can pin on Dan. And in May 2013, he was adopted into a native Tlingit tribe. He's living the dream and wouldn't have it any other way. For Dan, it can't get much sweeter with both of his kids in the biz working beside him—it's safe to say it's in their genes too.
There’s never been a better time when companies needed their culture to come alive than now when the coronavirus (COVID-19) pandemic is raging. Dan Arriola knows everything about it as his company, Inktel, has had to pivot from working in an office to working from home. Inktel was not only able to avoid the downturn caused by the pandemic but turned it has also turned the situation into something positive and it has in fact increased their business. According to Dan, the secret is being deliberate about your company’s culture and making the necessary small investments to make it come alive. But many companies focus on the features of their office rather than developing a valued culture, which is the exact opposite of what needs to be done in times of crisis. Sometimes, they do the complete opposite of what they claim to be their culture which is why, for Dan, the company culture must be memorable and actionable through their core values because this is what keeps their essence going even when things change abruptly. So what do you do to make your core values stick and come alive? For Dan, they have an acronym for their six core values that everybody at the company knows and owns. It’s STRIVE. And so far, Dan says their investment in building a valued culture has paid off. Now that your culture is identified and embedded into every member, how then can you measure the ROI from investing in your organization’s culture? Dan Liburd has worked with professional athletes for over ten years. He is also a training fanatic, having competed in 10 Ironman events, over 15 marathons, bodybuilding, powerlifting and olympic weightlifting. In addition, he is currently pursuing his PhD and has been a driving force in my development as a person. I brought Dan on to discuss his training and balancing all those endeavors, but beyond that he shared some incredible stories about leading a blind runner in a marathon, his first triathlon experience and how his training has helped him as a coach. Furthermore, it was fascinating to hear him discuss some of the physical changes he's undergone and how he has structured his training to compete in many disciplines at once. My conversation with Dan Flanzig: Dan is a minor (very minor) celebrity among bicycle riders in the New York Metropolitan area because of his personal injury law practice that specializes in representing injured cyclists - making Dan the "New York Bike Lawyer"! Don't worry though, this podcast is NOT about bicycle law! This podcast is about a lifelong wellness journey. For Dan it started at a moment in college after finishing a platter of 13 hamburgers. At that moment he said "I'm tired of being a fatty"! We all have moments like that, but our wellness paths are never a straight line. Life always seems to get in the way. Dan didn't think the podcast would build this fast. Don't put limits on yourself. People get so intimidated by other people operating at such a high level. You can get there. The first time they shot a podcast the circumstances weren't ideal, but they just did it. They got better at it, and more comfortable with it, and now they're shooting in a dedicated podcast room. 3 Key Points: Wake up early and knock out hard tasks first. Connecting CFOs with Dan Wells Dan Wells is talking to us about connecting CFOs. He founded two collaborative portals: growcfo and growceo. He's spent 20 years as an advisor to lots of high-growth, entrepreneurial businesses. Additionally, he was an equity partner in a big four firm. Now, he's making his own path with his new venture. Entrepreneurial spirit Dan's passion has always been to become an entrepreneur. His family have had experiences as entrepreneurs' as a result, he wanted to follow suit. When Dan was younger, his parents worked hard with a catering equipment company. He used to spend his time keeping out of trouble by helping deliveries to local businesses. Also, his uncle ran a successful catering business. Looks like being a business professional runs in the blood! Connecting CFOs with portals http://thenext100days.org/wp-content/uploads/2020/02/Portal.mp4 How do you connect CFOs through portals? What's the business idea? When Dan looks at a lot of the tech businesses that have done well, he sees that entrepreneurs apply technology to a good skillset in order to create their own business. It's a great business model to apply technology to field which you are passionate about and already have a solid network in. What Dan's done is get some software and joined with a tech company in order to create a big collaboration zone. That way, there can be a great platform for shared ideas and resources. In fact, this is how Dan and Kevin met! They connected on LinkedIn and Dan offered Kevin a place on the CFO portal. Once you get into the portal, you set up a profile and then you would have access to all the content and you can message any other members. You can either use the different threads of the information that has been posted; or you can filter all of the content according to what is most relevant to you. For Dan, it's about making what's relevant to people. You can get lost information overload and so this service gets people in front of a community and the information you want. He provides support. Where did it start? What Dan has found is that people can often be lonely and isolated within their roles. They try find solutions themselves and get their head down. Invariably, they waste a lot of time and cost. What Dan encourages them to do is find others in similar situations and try and learn from the things they have worked out. This also applies to learning from their mistakes too! It sort of links to our conversation with Engel Jones - sharing our experiences can be such a powerful thing. The portal that's set up at the moment is purely online. Dan and his team were keen to get a good number of members so there was a solid critical mass in each location. He has about 1000 members now, which means they have enough people with common interest to start thinking about events and getting people together face-to-face. However, the importance is to maintain and manage the user experience of the portals. It needs to be an attractive place for users to come to. Dan's recently departed the world of big organisations. He left back in June last year. Since then it's been a rapid journey and the uptake of the portals have been really high. What's really encouraging is the level of referrals - it's a big indicator of how people are finding the user experience. They weren’t able to hire him for what he was charging, but he decided to work for them for free to prove his value. Dan believes he got that discipline and persistence from training in martial arts. Dan is always trying to optimize communication. Ask yourself why you want something and why you’re doing something so you can align all of your goals to that why. One of the biggest challenges we have in today’s society is plugging into deep focus and then disengaging from it on a set schedule. Some people aren’t made for that. Using Brain.fm has helped people with everything from general focus and productivity to PTSD, ADHD, and autism. The idea of music being capable of changing lives and mental states is not new. Brain.fm is different from the pop science theory of binaural beats, which does not have as much scientific backing as the audio research done for Brain.fm. Dan got grant funding to research alternative treatments for ADHD and therefore validate the science behind Brain.fm. Right now, Brain.fm is used for focus, relaxation, sleep, and meditation. Their next step is to improve what they already have before they expand what they do. They are working on integrating wearable technology to measure an individual’s baseline and change the music selection based on your needs. Developing workout music requires changing the fundamental ideas behind the music because unlike focus music, for which the goal is you ignoring the music, workout music requires focus on the music itself to distract you from your workout. Sachit asks Dan what their process is for developing new products. Dan says they have a resident neuroscientist on staff. You can use Brain.fm as part of the Pomodoro method. Dan struggled with focus as a kid, dealing with bullying and other distractions. For productivity, Dan emphasizes forming good habits rather than relying on tools. Every morning, Dan gets an iced coffee and writes. For Dan, work sprints are the most effective way to structure his day. Multitasking does not work or increase productivity, so Dan limits the number of times he context switches each day. Understand that everyone is different; people with the same goal will have different reasons for doing it. Dan thinks of his company like a ship—when he helps people, he expects them to help him back. Even if he’s the captain of the ship, he can’t run it alone. Common traits that Dan sees in entrepreneurs are perseverance and the ability to find meaning in things that happen. Dan had a severe stutter as a child and he sees the speech coaching he got in elementary school as one of the most valuable things he received in his education. Dan bought a bracelet in Laos that he hasn’t removed in 6 or 7 years because it reminds him why he’s doing the work he does; the extreme poverty he witnessed while traveling inspired him to take full advantage of every opportunity he gets with full gratitude and commitment. Dan approaches trying new things with a genuine love of a challenge. Everything Dan approaches, he challenges himself to accept both the worst case scenario and the best case scenario, within the bounds of what’s realistic. For example, before jumping out of an airplane, he accepted that the worst case scenario would be that he’d be uncomfortable for 2 minutes and not enjoy himself. 3 Key Takeaways: A crucial part of goal setting is determining your why. The lungs wrap around the heart, and he believes this isn’t an accident.As we breathe, we’re awakening our hearts, opening them unconsciously. Just think of what we could do if we had mastery over this process.Our ears are what people think of as the listening organ, but there is an art to listening with your heart. Dan explains this idea is good because we focus on our heart while we breathe, consciously living alongside a natural connection.He also notes that this divine connectedness (a mother figure) doesn’t always communicate through our mind. She whispers through our heart, through our emotions. For Dan, the divine “mother” is an intelligence reaching towards us beyond matter.The art he speaks about is a practice. When you consider an object, don’t just look at it—breathe it in. As you listen, don’t just listen. Breathe. And the same goes for touch.This is the stuff of magic and miracles. When the outer breath (air) merges with the inner (spirit) that is when something awakens inside us.How can one approach this themselves? Unlocking this potential in their own lives?The answer, Dan says, is to approach breathing with a specific attitude. We must bring a specific quality to our breath that will unlock this power, a secret that the breath itself holds.He tells me this secret: the breath is a thread. If we follow this thread, it will lead us to the well of life within us.Dan further explains that everyone already embodies this philosophy of connectedness. We’re all one. It’s the shared experience of breath that literally connects us. Everyone, from the moment we’re born until we die, are living together in this bubble of air wrapped around Earth.He believes every great spiritual teacher spoke about the breath at some point. Now, it’s time to embody those principles the learned masters understood.When we breathe, we take those spiritual principles in hand. Whether we know it or not, it’s a simple practice that is done by shifting your mindset.Dan asks, “What would you like to create in yourself? He continues by asking us to focus on this question as we breathe. In our minds, we are now taking part in a spiritual creation process.A bit more on this teacher of mine, Dan Brule lives in Baja Mexico. If you know this area, you’re familiar with its arid, tropical climate. The desert soil is hard and packed down. When it rains here, the water just washes along the surface.However, if you turn the soil, when it rains, the earth readily drinks up the water. This soil “turning and loosening” is relaxation.Hence, Dan says that by combining breathing with relaxation, we can absorb the “water” or spirit. Without relaxation, our minds are like the desert soil, closed to the life-giving waters. Dan also notes that we cannot afford hard or feelings. Harboring these unyielding notions will cut us off from the connection to our source. Furthermore, he explains that this awareness is achieved through meditation and breathwork. The more meditative awareness we bring to the breath, the more we see our minds loosen to accept the waters of the spirit.This practice doesn’t exclude a secular view either. If the more profound parts of spiritual practice don’t suit you, you can simply imagine your favorite fragrance. As you inhale, put yourself into the pleasure of that moment.If this appeals to you, then expand further using your memories as tools. Reawaken old moments when someone expressed love to you and breathe in the warm feelings they bring. Feelings of love are never lost to us..Moreover, Dan says to reawaken moments of criticism. In their own way, people try to show love through critiques. If we can find the goodness, even in these tougher moments, then your life can drastically improve.In addition, one of Dan’s early teachers pointed out that even violence is only an illusion. It’s an immature, or even disgusting, manner of expressing love. Warped and twisted though they are, violent acts are usually driven by love.If we choose love as our lens for the world, then that is what we’ll see. With practice, the choice to turn towards love gets easier and easier. Use the tools of focus and intention setting. Remember, everything is based on perspective.Dan concludes with breath’s simplicity. Like Occam’s Razor, the simplest explanation is usually the most powerful. Dan and his peers are fitting in their activism around their everyday lives, finding hugely effective ways to achieve their goals that don’t necessarily rely on direct action, and instead means a lot of hard, dedicated and often unglamorous work. There’s huge value in this because one of the themes that is gradually becoming clear as Type 2 evolves, and I speak to more people, is that for activism to really succeed it needs to be a combination of passion and pragmatism, which is something Dan and Save our Rivers epitomise. Dan Lotti once said, “For me, the whole artistic process is rooted in a sort of spiritual practice. I’m not outwardly yogic, but every single day I’m involved in a yogic practice of meditation and stretching. I think that practice inevitably breathes and inspires the music. It opens you up to a lot of different perspectives”. For Dan and his band Dangermuffin, the music they make is meant for both fun and for healing. Their songs are both for bringing community together, and for letting loose and enjoying a tight jam. Here, those jams are mostly acoustic. Dan Whitmore possesses some of the rarest books on the planet. The art of publishing and design around a first edition. “A first edition book, for me, is representative of where I was in my life at the time and who I was when I was reading it” -Dan Whitmore There are design books, books about design, about designers. Designers use books in their designs and then there are the types of books from which designers might design an entire room. Dan Whitmore is the proprietor of Whitmore Rare Books. He is a true fan of books, yes. But he is both a collector and purveyor of first editions, rare books and artistically bound treasures. I made the journey to Old Town Pasadena which really is the perfect place for his store. When I walked in, I got a little ‘Harry potter’ kind of feeling. The smell of aged paper and leather. Dan is an interesting guy. Starts his business out of a lifetime passion for old books, collecting and pursuing. For Dan, his pursuit of first editions and collectable books is much like that of an art collector, wine collector or any true collector for that matter. Some of these can fetch hundreds of thousands of dollars if not more. Dan and I talk about what is inside, outside and throughout some of the most rare and sought after in his collection. What’s the connection between education and development? My guest today, Dan Wagner, argues that it’s past time to move beyond conceptualizing development as economic growth. For Dan, the framework we should use is learning as development. He calls on social scientists to work towards a Learning Gini Index that not only takes learning seriously but also equity. Dan Wagner is Professor of Education and UNESCO Chair in Learning and Literacy at the Graduate School of Education, University of Pennsylvania, where he is also the director of the International Literacy Institute and International Educational Development Program. The margin is the new project by producer and promoter Dan Watts aka Fractal Architect. As a teen of the eighties, Dan witnessed the establishment of techno and house music as it filtered over the water from Chicago and Detroit, before finally exploding into popular culture in England through the original Energy parties in London. A dedicated techno lover to the end, Dan was one of the many Dj’s at this time who were responsible for introducing the likes of Richie Hawtin, Underground Resistance and Joey Beltram to the U.K. Dan has Dj’d with many of the world’s best including Carl Cox, Nick Warren, The DJ Producer, and Colin Faver. For Dan it’s always been about the music, and this was very much the ideology that led him to form the legendary free rave collective ‘The Assembly’ in 1991. Dan and the crew were responsible for numerous gatherings, frequently attracting over 5000 party heads from all over the country to one of many beaches, commons or woodland clearings every Friday and Saturday night during the summer months. Dan’s next move established him as one of the leading techno DJ’s in the South West of England. He was the founder member of the infamous ‘Sketch Crew’ who were responsible for organising one of the largest weekly house and techno club nights anywhere in the country, regularly attracting over 1500 clubbers. Dan’s unique approach to music and his own distinctive and very tuneful style, quickly demanded that he hit the studio to write his own sound. A wonderful wife, four children and a degree later, Dan is back in the studio, producing a string of releases on some of the most well respected labels in the business and appearing in the playlists of the worlds elite DJ's including Paul Oakenfold, Hernan Cattaneo and Gabriel Ananda. Miracles tend to happen during the holiday traveling season. For Dan, it seemed his miracle might have been looking straight at him. Was that moment enough to take a shot in the dark?
Your Higher Purpose In today's interview, I talk with Dan about The Higher Purpose Project. It's an intensive training course designed to help you live a life of courage aligned with your highest values. It pretty much goes without saying that I support the project and encourage anyone interested to reach out to Dan and apply to be a part of it. Starting From Scratch In 2012, Dan Adams did something impossible. With no experience, no resources and no connections, Dan created an award winning (2012 ESPY Award winning, actually) social project called Mission Kilimanjaro where he and a small team of veterans and civilians summited Kilimanjaro. Of course, summiting Kilimanjaro, while impressive, isn’t the remarkable part...climbing it alongside a quadruple amputee while raising awareness for disabled kids and veterans (and donating $25,000 to the Mwereni Integrated School for the Blind) certainly is. The Call to Adventure Dan’s story, though, like so many others, didn’t start at this culminating point – it started years before with many trials and tribulations. Back in high school, Dan knew he wanted to play college football. While a talented and disciplined player, he was considered undersized for his position as a middle linebacker (at 5’9” 190lbs give or take) and nobody expected him to play college football. Not only did Dan make the team of a Division I school, he set a record for most unassisted tackles his junior year. Possibly even more impressive: he still owns the record for most unassisted tackles in one game many years later (he set the mark pretty high). After college, Dan entered corporate America. While he was doing okay for himself financially, he found himself emotionally drained from the unfulfilling work. At one point in his career, Dan even brought in $34,000 in a single day. A great day by anyone's standards, to be sure. For Dan, it was the worst day of his life. Dan realized he wasn’t living the life he was advising others to live and this self-reflection led to an epiphany: you can’t change others by telling them what to do, you can only change others by setting the example and living the part. So Dan set a date to climb Mount Kilimanjaro with Kyle Maynard to show veterans and kids with disabilities around the world that regardless of the challenges they face, no obstacle is too great to conquer. In 2012, Dan and his team conquered Mount Kilimanjaro. And now he's off conquering new and greater obstacles. Dan's Hero's Journey This is just a short intro to Dan Adams – an incredibly intelligent, compassionate and driven person. In today’s broadcast, I sit down with Dan to dig into his story and find out how he did what he did (and what he's planning for the future).
