Ladeinfrastruktur als Wertfaktor für Immobilien Ohne die passende Ladeinfrastruktur wird die Verkehrswende nicht gelingen – und Immobilien, die hier nicht mitziehen, verlieren an Wert. Das wird im Gespräch deutlich. Sven Meder warnt eindringlich davor, untätig zu bleiben: „Wer jetzt nicht aktiv wird und seine Immobilien mit Ladeinfrastruktur ausstattet, riskiert nicht nur Strafen, sondern auch eine schlechtere Bewertung seiner Objekte.“ Eindrücke von der Expo Real in München Sven Meder berichtet außerdem von der Immobilienmesse Expo Real in München, auf der Elektromobilität und Digitalisierung als Schlüsselthemen hervorstachen. Diese Trends sind entscheidend, um Nachhaltigkeitsziele zu erreichen und in der Immobilienbranche wettbewerbsfähig zu bleiben. Meder betont die Bedeutung der Ladeinfrastruktur in verschiedensten Immobilien – von Supermärkten und Einkaufszentren bis hin zu Logistikzentren und Bürogebäuden. Dabei muss die Ladeleistung den Bedürfnissen der Nutzer angepasst werden: In Supermärkten sind Schnellladestationen sinnvoll, während in Einkaufszentren oft niedrigere Ladeleistungen ausreichen. Intelligente Lösungen für die Logistik Ein weiterer Fokus liegt auf der Rolle intelligenter Ladeinfrastrukturlösungen, besonders im Logistiksektor. Mit der zunehmenden Elektrifizierung von Zustellflotten wird jedes Logistikdepot künftig zum Ladehub, so Meder. Hier spielt intelligentes Lastmanagement eine Schlüsselrolle, da es hilft, die vorhandenen Netzkapazitäten optimal auszunutzen. Strategisch handeln: Ladeinfrastruktur als Teil der Nachhaltigkeitsstrategie Zum Abschluss betont Sven Meder, wie wichtig es für Immobilieneigentümer und Unternehmen ist, jetzt strategisch in Ladeinfrastruktur zu investieren. Immobilien ohne diese Ausstattung werden bald ein „No-Go“ sein. „Elektromobilität sollte ein zentraler Bestandteil jeder Nachhaltigkeitsstrategie sein“, so Meder. Besonders für den Betrieb großer Flotten und Logistikdepots ist die Zusammenarbeit mit Experten wie ChargePoint entscheidend, um ganzheitliche Lösungen von der Planung bis zum Betrieb zu realisieren. Fazit: Ladeinfrastruktur als Business Case Fakt ist: In der Wohnungswirtschaft und im Commercial Real Estate – also in der Logistik, im Handel oder bei Bürogebäuden – gehört das Thema Ladeinfrastruktur ganz oben auf die Agenda. Denn es hat das Potenzial, sich zu einem echten Business Case für die Immobilienwirtschaft zu entwickeln.

Stāsta muzikoloģe, Mākslas zinātņu doktore Lolita Fūrmane Vācu komponists Johans Valentīns Mēders (Meder, 1649–1719) Rīgā pirmoreiz ieradās ap 1684. gadu. Viņam bija 35 gadi un pieredze, pelnot maizi vispirms kā dziedātājam vairākās Viduseiropas un Ziemeļeiropas pilsētās, vēlāk strādājot par skolotāju Rēveles (tagadējās Tallinas) ģimnāzijā, kur ar audzēkņiem uzveda pats savu operu. Rīga tolaik bija lielākā zviedru aizjūras pilsēta, tādēļ tika lolotas cerības. Tomēr ieraksts kādā Rīgas konsistorijas protokolā, veltot Mēderam varbūt pirmo reizi šo dokumentu vēsturē apzīmējumu “komponists” (“der Componist”), liecina, ka gadījumā, ja autors ietērptu mūzikā pēc Lūkas evaņģēlija rakstītu pasiju un to izdaiļotu ar daudzām garīgām dziesmām, kā vēlējusies augstdzimusī rāte, tās tomēr nedrīkstētu novirzīt no lūgšanas. [1] Mēders sākumā pavadīja Rīgā tikai dažus gadus. Pilsētas tipogrāfs Nellers (Nöller, 1658–1712) labprāt iespieda viņa sacerējumus prominentu baltiešu kāzām. Viena no kāzu ārijām joprojām saista ar jaunrades eleganci, tekstā sirsnīgi ievijot arī dažus Hanzas pilsētās tolaik populārās lejvācu valodas vārdus. Skaņdarbs, kas atšķiras no visa minētā, ir kompozīcija "Wie murren denn die Leut'?" ("Ko gan kurn tas cilvēks?") ar rindiņu no Jeremijas Raudu dziesmām Vecajā Derībā.[2] Skaņdarbs datēts 1684. gada 3. oktobrī. Saskaņā ar autora ierakstu kompozīcija tika radīta pateicībā par Rīgas atbrīvošanu no maskaviešu aplenkuma 1656. gada rudenī; šis aplenkums saistījās ar krievu cara Alekseja Romanova mēģinājumu pa Daugavu sev izlauzt ceļu uz Baltijas jūru. Notikumus fiksējis vācu hronists Johans Georgs Šlēders (Schleder, 1597–1685) grāmatas "Theatrum Europaeum" 7. sējumā (1661). Vienā no epizodēm viņš raksta, ka uz Rīgu atnākusi kāda lauku sieva, kas stāstījusi, ka viņas pusē zemnieki briesmīgi apkauti, sacirsti, bet tie, kas mēģinājuši slēpties dubļu bedrēs, izrīdīti ārā ar suņiem. [3] Mēderam tas viss varēja šķist kā Vecās Derības stāsts, jo viņš bija mazs zēns, kad tas notika, turklāt tālu no dzimtās Tīringenes. Taču vēsture uzjundīja kādas svarīgas baroka laika cilvēkā mītošas sajūtas – atskārsmi par dzīves nīcību. Mēdera skaņdarbs rakstīts kā dialogs starp Dievu un grēcinieku, kurš ir reālo notikumu aculiecinieks. Raudu dziesmu 3. nodaļā pravietis Jeremija apraksta, ko Jeruzalemes iedzīvotāji pārcietuši pēc tam, kad babilonieši nodedzināja viņu pilsētu un sagūstīja Jūdejas iedzīvotājus. Pēc Jehovas domām, izraēliešu posta iemesls bija viņu pašu grēki. Mēdera skaņdarbā šī bībeliskā situācija ir it kā pārcelta Rīgas vēstures ainā. Grēcinieks atceras baisos laikus, kas kā “sārmi ēd viņu”, bet tiek iedrošināts paļauties uz Dieva žēlastību. T aču tā vietā, lai piebalsotu sajūsmai par Radītāja brīnumainajiem darbiem, grēcinieks atgādina par šausmām, ko nesis sev līdzi tirāns. Noslēguma "Amen" vajadzētu visu izlīdzināt, taču vai pēc piedzīvotā var izlīgt? Katrā ziņā Mēders apzināti vai neapzināti ir uzdevis šo jautājumu. Un tas ir tam laikam neparasti. Komponists otrreiz atbrauca uz Rīgu 17. gadsimta beigās un palika te līdz savai nāvei 1719. gadā, kad Rīga jau bija ierauta Lielajā Ziemeļu karā. Mēderam īsti nav bijis priekšteču Latvijā, nav bijis arī tiešu sekotāju. Sava laika Rīgas mūzikā viņš drīzāk paliek radošs vienpatis. In 1974, a team of researchers led by the renowned paleoanthropologist Dr. Donald Johanson made a groundbreaking find in the Afar region of Hadar, Ethiopia. They unearthed an almost complete fossil skeleton belonging to an early human ancestor of our species, whom they affectionately named Lucy after the Beatles' song "Lucy in the Sky with Diamonds." The oldest known religion in Ethiopia is a traditional belief system called "Ethiopian Traditional Religion" or "Ethiopian indigenous faith." This religious practice predates the arrival of Christianity and Islam in the region by thousands of years. It encompasses a wide range of spiritual beliefs and practices that have been passed down through generations and are deeply rooted in Ethiopian culture and heritage. Ethiopian Religion is characterized by its strong connection to nature, ancestral worship, and the belief in supernatural forces and spirits. It incorporates elements of animism, where various aspects of the natural world, such as rivers, mountains, and trees, are considered to possess spiritual essence and are revered accordingly. The practice of Ethiopian Traditional Religion involves rituals, ceremonies, and offerings to appease and seek blessings from ancestral spirits and deities. These rituals often take place in sacred sites, such as forests, mountains, or ancient stone structures known as "mazgabas." The Aksumite religion, also known as the Aksumite Polytheism, refers to the religious practices and beliefs of the Aksumite Empire, an ancient kingdom located in present-day Ethiopia and Eritrea. The primary deity of the Aksumite religion was the god Mahrem, also known as Astar, who was considered the supreme god and the protector of the Aksumite kingdom. Mahrem was associated with the sky, rain, and fertility. The Aksumite kings, who held significant religious and political authority, were believed to be direct descendants of Mahrem, solidifying their divine status and legitimacy. In addition to Mahrem, the Aksumite pantheon included other gods and goddesses, such as Astar, Beher, Meder, and Waraqa. Each deity had specific domains and was worshipped for various purposes, including fertility, protection, agriculture, and prosperity. The Aksumites also practiced ancestor worship, believing that deceased ancestors played a role in the spiritual well-being and guidance of the living. They would honor and venerate their ancestors through rituals and offerings, seeking their blessings and assistance. The Aksumite religion was closely intertwined with the political and cultural aspects of the empire. We want to thank Kirsten Meder for leading our July 12th Empower Women Event, Understanding ESG Investing. Kirsten discussed where we've come from in terms of ESG and impact investing, where we are now, and opportunities for the future. She also talked about how the integration of values and ESG data has provided a great entry point for many women to become more involved with their investments. “In so many of my client meetings women not only have a seat at the table but are actively engaged if not leading the discussion around how they want to invest.” Kirsten Meder, CAIA, CMT, is an ESG/SRI Investment Strategist at Aperio. In this role, Ms. Meder works with clients to align their equity portfolios with their values. She works closely with the ESG and Portfolio Management teams in the evaluation of ESG data sets and the creation of new strategies and works with Aperio's Research Team on projects related to ESG issues. Prior to joining Aperio, Ms. Meder was a Portfolio Manager at Lattice Strategies (acquired by Hartford Funds), where she was responsible for managing strategic and tactical multi-asset SMA portfolios for high-net-worth clients and for allocating to liquid alternative investments. Additionally, Ms. Meder spent several years working for Bank of America/Merrill Lynch as a Research Analyst, where she was a generalist on their fund of hedge funds team.
