“One thing I do want to point out to investors is when we look at investments, the first thing we look at is the return. I'm guilty of it because that's the whole point of the investment to see how much my money can grow. And then maybe the last thing we'll look at is, oh, who is running it? But I think the more you invest, the more you really look into these, it should be the other way around. It should be who is running the property.” - Dr. Cherry Chen Although Dr. Cherry Chen specializes in internal medicine, she's also an expert in real estate. Dr. Chen is also the founder of The Real Estate Physician, a business she created in 2018 to empower her physician colleagues in commercial real estate investments. Dr. Chen received her M.D. at Texas A&M College of Medicine with honors and completed her training at Oregon Health Science University. She has experience with commercial real estate investments across multifamily, self-storage, manufactured home parks, and as a limited passive investor, as well as raising private equity capital. After contributing to her 401k and IRA, Dr. Chen grew curious about other investment opportunities outside of the stock market. She was also curious about the potential for early retirement, financial independence, and growing her net worth, even though she was fairly young in her career. Although she loves being a physician, Dr. Chen began wondering what her alternatives would be if she decided to stop practicing medicine and how to make her money work hard on her behalf. This inspired her to pursue real estate and share her wisdom with other doctors through The Real Estate Physician. Through her business, she helps others grow their wealth independent of the time they put in as doctors. Dr. Chen shares what the process of diving into her first real estate investment was like and how to make intelligent investments. She also highlights the important characteristics investors should consider if they're interested in passive investments, one of them being a thorough assessment of the property management company. Dr. Chen also explains how syndications work and the advantages they provide to investors. We wrap up by discussing the difference between multifamily investments and commercial investments like self-storage and mobile home parks. What's Inside: How Dr. Chen became interested in real estate and why she started The Real Estate Physician. What investors should look for when considering passive investments. Key criteria to assess when considering a property manager. What syndications are and how they work. The difference between multifamily investments and self-storage or mobile home parks. Graciously returning for a second week is Peter A. McCullough, MD (click for short bio), MPH, FACC, FACP, FAHA, FASN, FNKF, FCRSA. (My 6/24/21 blog covers some main points that we discussed last week.) I have many follow-up questions. For example: How much should we fear the New Delta variant? Is it safe to vaccinate kids and pregnant women? What are the nutrients he uses in his protocol? What about the heart side effects of the vaccines? How do we protect the elderly? Masks – good or not? Will the Noravax vaccine (coming soon) be any better? And how can we protect ourselves from what appears to be an evil international grand plan. Maybe you can think of friends and family who should hear this show and last weeks. Dr. McCullough is an internationally recognized internist, cardiologist, and epidemiologist. She explains why she decided to get the MBA and how it has helped advance her career. After spending time with health plans, I was really intrigued with this opportunity to work for a health system and really focus on care transformation and moving the organization towards value-based care. - Dr. Leelee Thames Then she describes what she does as CVO, and why she prefers working in a health system over other options. She closes by giving her advice for other physicians hoping to move into a health plan or health system leadership role. Fifteen months (or more) into the pandemic and we still have more questions than answers that we can trust. My guest this week has shocking but authoritative answers about treating covid and about the vaccines. Peter A. McCullough, MD (click for short bio), MPH, FACC, FACP, FAHA, FASN, FNKF, FCRSA is an internationally recognized internist, cardiologist, and epidemiologist. He is also a Professor of Medicine at Texas A & M College of Medicine at Baylor University Medical Center in Dallas. He has been published over 1,000 times and, as a leader in the medical response to the COVID-19 disaster, has published 40 journal articles specifically about that. His work includes this groundbreaking paper, Multifaceted highly targeted sequential multidrug treatment of early ambulatory high-risk SARS-CoV-2 infection (COVID-19). He has testified about the pandemic response before the US and Texas Senates. (My job will be to ask a few key questions, then get out of the way and let him save lives.) Powerful 19-minute Asia Pacific Today interview with Dr. McCullough about the vaccines. Guide to home-based treatment. I highly recommend this General Dispatch video interview of Dr. McCullough.

Hang on to your seats, this is a long one! This week is a continuation from our podcast last week with Dr. Peter McCullough regarding Covid-19! Last week we discussed evidence based treatments for Covid-19 , best practices to avoid hospitalizations and death plus what resources we have. This week is all about the vaccines, safety, adverse events and RISK!. Plus is there a bigger theme in all of this? It feels like we are fighting a war not against Covid, but against each other. With opposing sides in the public and medicine, to vaccinate or not to vaccinate; who , what, when and why IS the question! We used to think asymptomatic spread was frequent and now we are learning otherwise. New evidence from published data available from tracking over 10 million people in China shows there is a less than 1% spread from asymptomatic people. The evidence seems to show we need to “Stop” testing asymptomatic well people! What we are doing in public health now seems wasteful, expensive. Why are we now still having to wear masks if we are vaccinated if it's fully safe and effective as promoted? Next we look at extreme differences between the states handling the pandemic response from Michigan to Texas. Taking it further, look up north to the border to home and native land in Canada. The border is closed, Covid hotels are mandatory for noncitizens entering for ANY reason, with no regard to their health, immunity or current vaccination status. Draconian or Totalitarianism? You won't believe it, but it's TRUE! Johns Hopkins published a booklet in 2017 referencing THE SPARS PROJECT. It was a “response” document and plan to deal with the next pandemic , predicting even the exact genus and species that would hit the world in the near future. You can read how they had already mapped out how to handle, shut down and analyze a global crisis. Next we get into how the response to Covid-19 feels to be weaponized. Schools, businesses, churches, and countries shut down and often with massive fines for not adhering to authority. Is this really The GREAT RESET? We move on to discuss how the vaccine initially was promoted as a “volunteer” basis to protect those at risk. Now we are seeing the implementation of financial coercement, Universities mandating it, talk of vaccine passports, business threatening to fire employees who are unvaccinated. What!! While Dr. McCullough is pro- vaccine, he definitely believes that Covid-19 vaccination may not be appropriate for everybody. Covid survivors, potential childbearing women and pregnant women were ALL excluded from the trials, why would we expect them to blindly get the vaccine without any data? This is a risk too big to ask for many people and one that is naively endorsed by many. The CDC is very clear on their statement regarding who should get the vaccine : ask your doctor if the vaccine is right for you. They DON'T GET TO DECIDE! It is a discussion and decision between the physician and patient. No other vaccine( flu, pneumococcal, shingles, etc) has been pushed this hard to the masses in the history of vaccines. To date there are 3514 deaths associated with the vaccine: anaphylaxis , reactogenic deaths (from blood clots, high fevers, etc) and then thrombotic events that occur farther out in time. The numbers for vaccine related adverse events is over 40,000 per 100 million. Something to consider: Is Johnson and Johnson the safest vaccine because it is only ONE vaccine? Finally: The proposition of vaccinating healthy low risk people to protect the population at large is fraught with moral implications. There WILL be college kids who die due to the rare event from vaccine induced causes .. from being coerced into the vaccine because of pressure from the masses. How do we assess risk, benefit and sort through the data………….. What an honor to have this intelligent discussion and input from a world renowned and highly published physician. Dr. McCullough is a practicing internist and cardiologist and Professor of Medicine at Texas A & M College of Medicine. He is board certified in internal medicine, cardiology, and clinical lipidology. He also has a Master of Public Health from University of Michigan School of Public Health. Dr. McCullough has broadly published on a range of topics in medicine with > 1000 publications and > 600 citations in the National Library of Medicine. His works have appeared in the New England Journal of Medicine, Journal of the American Medical Association, Lancet, British Medical Journal and other top-tier journals worldwide. He is the editor-in-chief of Cardiorenal Medicine, Reviews in Cardiovascular Medicine, and senior associate editor of the American Journal of Cardiology. This week is just the beginning of some AWESOME discussions around Covid-19! Get ready since we have an amazing guest and world renowned expert who is a leading expert on the subject of Covid-19 and has the most citations in the National Library of Medicine. Not only is he humble and gracious but very wise and passionate about helping and treating our PATIENTS first! Aside from being an expert, he TREATS Covid patients and is also a Covid survivor. Dr. McCullough is a practicing internist and cardiologist and Professor of Medicine at Texas A & M College of Medicine. He is board certified in internal medicine, cardiology, and clinical lipidology. He also has a Master of Public Health from University of Michigan School of Public Health. He cares for advanced patients with common medical problems including heart and kidney disease, lipid disorders, and diabetes. On November 19, 2020, Dr. McCullough testified in the US Senate Committee on Homeland Security and Governmental Affairs concerning early ambulatory treatment of high-risk patients with COVID-19. He has appeared on news outlets and is passionate about spreading the word about treatment. Today we discuss evidence based treatments of Covid-19 , best practices to avoid hospitalizations and death plus what resources we have. He believes it is immoral, unethical and bordering on illegal to advise NO TREATMENT of outpatients who have Covid-19. The focus has been on PPE, lockdown and isolation as well as treating only hospitalized patients. Forgotten are the patients caught in the middle. We can't just be passive doing nothing to prevent hospitalizations! It is therapeutic nihilism! While the FDA is a regulatory body, NIH is a research organization and the CDC is a public health organization- none of these organizations give guidelines and put the onus on physicians to figure out how to treat their patients. Remember physicians, we work for the patient! One of the most common relationship problems is a sexual desire discrepancy, where one partner wants more sex than the other. This can be a longstanding pattern or issue in a relationship, but it can also emerge when one partner loses desire over time. So how do you deal with this situation? In this episode of the podcast, I speak with Dr. Lyndsey Harper, an Ob/Gyn at the Texas A&M College of Medicine and founder of the new mobile app Rosy. Dr. Harper developed Rosy as a tool to help women who are dealing with low sexual desire and desire discrepancies. We cover a lot of ground in this episode, including the factors that affect sexual desire, why desire discrepancies are so common, the role of medication in treating low sexual desire, as well as how technology (including apps like Rosy) can help people deal with desire problems. We also talk about some of the most common myths and misconceptions about sex that Dr. Harper has seen among her patients.

If you’re anything like me, resisting the urge to eat something you normally wouldn’t is a really difficult thing to do! Over the years, I’ve gotten better at navigating these urges, though I do sometimes give in. I’m joined by Dr. Ellen Cooke, founder of Circle of Hope and an oncologist, who explains how you can use meditation to help overcome urges. The Chief Complaint: I don’t know what to do when I have an urge to eat something I didn’t plan on Dr. Ellen Cooke grew up in multiple locations in the U.S., before settling in Belton, Texas for high school. She attended the University of Notre Dame as an undergraduate, obtaining a B.S. in Preprofessional Studies, with a second major in Theology (the appreciation of all things spiritual goes back to my roots). She was then engulfed in left-brain thinking for 4 years of medical school at Texas A&M College of Medicine, followed by 5 years of postgraduate training in Radiation Oncology at Methodist Hospital in Houston, Texas, and the University of Utah in Salt Lake City, Utah. Ellen now resides in Wichita, Kansas with her husband, Justin, and 3 children, where she practices clinical medicine in the treatment of patients with cancer using radiation. She is a certified to meditation teacher through the Mindfulness Center in Bethesda, Maryland. But what actually causes an urge? The first thing I explain to you in this episode of Life Coaching for Women Physicians is what an urge is and how it’s connected to your willpower. What helps combat urges for me and Ellen is meditation. Occasionally giving in to your urges to eat something you haven’t accounted for is not always a bad thing. Both Ellen and I are big advocates for intermittent fasting and listening to your body. You should also follow The Hunger Scale to figure out if you’re actually hungry or just bored. Ellen has created an incredible meditation for my community that helps you recenter in the present moment to resist urges. It’s important to remember that this isn’t a once and done approach. Bettering yourself is a lifelong process and that includes navigating your way through food urges. Spending time in nature is something that helps me and Ellen be more present in our bodies. It’s even better if you can meditate surrounded by nature - it’s a really grounding practice. Regular meditation helps you live your life present and in your body all the time. When you’re more aware of your body, including your own Hunger Scale, you can more successfully navigate your urges. Homework I want you to eat a raisin mindfully. Ellen explains how to do this during the episode, but you want to savor and make every bite of that raisin last. It’s a true experience! Let me know in the comments on the episode page how that was for you! In This Episode What an urge is How you can incorporate meditation into your everyday life What the connection between willpower and urges is Why you should allow the occasional urge How meditations can help you navigate through your urges Why bettering yourself is a lifelong practice How spending time with nature can help you be more present What happens when you live life present and in your body How noticing your hunger scale can help you satisfy your urges Quotes “Once you get to a place where you’re slower, you’re allowed to bring rational thought back in. And you’re not going to be acting on some quick, fast feeling.” (8:24) “Your whole psyche and your attitude towards your life is dependent on how you treat yourself and I do think meditation helps with that.” (14:50) “What you’re wanting to accomplish is being more mindful which means more present in this moment.” (22:16) Resources Mentioned Learn to Tame Urges Through Mindfulness - Meditation Find Dr. Ellen Cooke and Circle of Hope Online Discover the Circle of Hope Meditations Follow Circle of Hope on Facebook | Instagram | Twitter Join the Waitlist for the Life Coaching Society! She shares how she got started in real estate, what syndicates are, and how they can benefit physicians who are looking to invest in real estate. Don't miss out as she shares all of her tips and tricks to get started in this lucrative business. In this episode, you will learn: How Dr. Chen got into real estate investing from medicine. How she learned about real estate syndications and got interested in them. What exactly Real Estate Syndication is and how it can benefit physicians. Some of the benefits of Real Estate Investing over other types of investing. How she works with and vets sponsors as a passive investor to invest in the properties. What the tax benefits are of investing in real estate. What are the risks in investing and what are the possible returns. How long you have to keep your money invested in these projects to see returns. Why commercial real estate investing is less volatile to the market than single family investing. Dr. Cherry Chen received her MD at Texas A&M College of Medicine with honors and completed her training at Oregon Health & Science University. She practices full-time as an Internal Medicine Hospitalist in the Dallas Ft-Worth metroplex. Dr. Chen founded The Real Estate Physician to provide resources and empower physician investors who are interested in investing for passive income through commercial real estate syndications. Rodney Hill is many things to many people. He has been a cornerstone of the Texas A&M College of Architecture since the 60s when he relocated from Berkeley, CA to teach classes on creative thinking and ‘futures’ studies. Fast forward 50 years and many students later, to a professor who has continually expanded young minds by fostering creativity, helping students find their design voice, and navigate a challenging degree. I thought what better way to explain what an Environmental Design degree is and what endless possibilities it offers than Rodney and what a perfect introduction to the podcast series.

Over the past two weeks there have been major headlines in just about every newspaper and magazine in the country about calcium and vitamin D as they relate to bone health and cancer, the low-fat diet and whether or not it impacts disease, and hormone replacement therapy (HRT). Those studies came as a result of the Women's Healthy Initiative, otherwise known as the WHI, which studied more than 160,000 post-menopausal women over a 15-year period. Dr. Cooper and Jennifer Hays, Ph.D., a lead WHI researcher, professor at Texas A&M College of Medicine, and with the department of Medicine at Scott & White Hospital, discuss these topics today.
