After investing in single families he progressed to multi-family properties, and then evolved to self-storage and mobile home parks.Episode Highlights: - Delaware Statutory Trusts (DSTs) are an excellent place to put your 1031 exchange sale proceeds to defer capital gains tax- Most DSTs are available through broker/dealers who charge a commission of 6%- With a 1031 exchange you must identify 3 properties within 45 days of selling your property, then must close within six months after selling your property. However, the problem is that most deals will be gone in less than 45 days. Delaware Statutory Trusts solve this problem.- Properties in DSTs are typically stabilized with no value add component, which results in safer, albeit, lower returns. Properties in DSTs often use triple net leases to push property maintenance expenses onto the tenants.- On a DST deal, the GP typically receives a 1% liquidation fee, an up-front fee of 2%, and an on-going property management fee of 1% to 2%. James R. Fitzgerald (AKA Fitz) is a retired FBI profiler with a specific expertise in Forensic Linguistic Analysis. Fitz’s expertise in Forensic Linguistic Analysis played a significant role in apprehending the infamous serial killer, Ted Kaczynski, who was known as the Unabomber. The Unabomber’s reign of terror lasted over 17 years before he was arrested at his secluded cabin in the woods of Montana in 1996. Curt Compton is a friend of Al and Ron Lindner of Lindner's Angling Edge. Curt is a knowledgeable fishermen with years of experience and was recommended to us by Ron Lindner during a conversation about crappie. In this episode of Murderish, I interview John Meehan’s (AKA Dirty John) oldest daughter, Emily Meehan. For those who are unfamiliar, Dirty John is a wildly popular podcast that covers a crazy, true crime that occurred in Orange County California. Please listen to the Dirty John podcast before listening to this episode of Murderish. Emily was just five years old when her parents divorced.  In true Dirty John fashion, John Meehan left his family and drained their bank account, leaving Tonia Bales (his wife at the time, and Emily’s mother) with only $23 to support herself and their two daughters. In this interview, Emily opens up about her life with, and without, John Meehan. She also gives great insight into how John was as a father. Emily and I talked about the half sister she has as a result of one of John Meehan’s affairs. She also spoke about the medical condition John had, which caused his organs to be ineligible to donate after he died. Emily is a lot like her mom. She’s strong, smart and driven. Emily will soon graduate from Augusta University with a degree in nursing. I’m especially excited about interviewing Emily because she and her sister, Abby, were not emphasized much in the Dirty John podcast or the Dateline episode featuring this story. In this show we head to Jerry's place in Michigan's Upper Peninsula to shoot a video on how to remove the Y-Bone from Northern Pike. There are some who will not keep the pike they catch because of the troublesome Y-Bones. I have followed Paul Wilson for years. I was always intrigued by his work with the Iron Byron swing machine. Better Leaders Better Schools guest Paul Vandersteen has been the science department chair at Neuqua Valley High School in Naperville, Illinois for 18 years.  The science department has 29 members, in two different buildings.  Paul has hired them all, along with others that have left to pursue other interests or relocated.  Paul was one of the original staff members when Neuqua Valley opened its doors in 1997.  He was instrumental in developing the climate and culture of the building and is the longest standing member of their instructional leadership team.   He received his Master’s Degree in Educational Leadership from North Central College and his undergraduate degree in Exercise Science and Science Education at the University of Iowa.  Paul is also the head Men’s Cross Country coach.  His program started with 18 men in 1997 and has grown to as much as 168 members.  His teams have won two Illinois state titles and finished in the top 4 eight times in the last thirteen years.  He is happily married to his wife, Char, and has two children.  His daughter, Samantha, is a junior at the University of Nebraska and his son, Austin, is a junior at Neuqua Valley High School.       In this episode you will learn: Discipline + hardwork + mentorship = leadership Staying calm and collected are the keys to relationship building The power of hiring the right people and how he runs interviews Person-first leadership Why you need to follow through The importance of advocating for your people The power of permission How Paul grew his cross country team from 9 athletes to 168!
