Real Estate Investing With Jay Conner, The Private Money Authority
***Guest AppearanceCredits to:https://www.youtube.com/@TheSourceCRE "Finding Investment Capital in Private Money with Jay Conner"https://www.youtube.com/watch?v=MV3Ed6buyfI&t=26s In a recent Raising Private Money podcast episode, Jay Conner joins Jonathan Hayek, a former teacher turned commercial real estate investor, they share invaluable insights about private money lending. Their discussion shed light on practical strategies, community involvement, and building trust-based relationships to secure private money for real estate deals.Emphasizing Simplicity and FlexibilityNo-Penalty Approach: A Win-Win SituationJay Conner highlighted the simplicity and flexibility of his private money program. Unlike traditional banking systems, his approach eliminates penalties for early repayments by lenders. Over the years, he has had only two small notes called due early due to medical emergencies. This flexibility benefits lenders who prefer to keep their money generating returns rather than having it returned prematurely. Jonathan Hayek concurred, noting that his lenders also favor keeping their money invested for continued financial benefits.Securing Loans: Importance of Legal DocumentsPromissory Notes, Trust Deeds, and MortgagesA pivotal aspect of securitizing loans involves proper documentation. Jay explained the roles of promissory notes, deeds of trust, and mortgages in protecting both lenders and borrowers. Promissory notes capture all loan specifics, such as borrower details, loan amounts, interest rates, and payment schedules. Deeds of trust or mortgages grant lenders the authority to foreclose if borrowers default. Adding further layers of security, Jay emphasized adding lenders on insurance and title policies. These additional protections ensure that both parties' interests are safeguarded, making the investment process transparent and trustworthy.Identifying Suitable BorrowersUnderstanding Who Should and Should Not BorrowJonathan Hayek queried Jay about scenarios where private money lending might not be appropriate. Jay addressed the question thoughtfully. Not every individual or situation aligns with private money lending. Traditional banking or hard money loans might be more suitable for some. Jay cautioned against borrowing private money without a thorough understanding of real estate. Investors must comprehend property valuation, management, and rehabbing, making decisions based strictly on mathematics rather than emotions.Building Thriving NetworksLeveraging Business Networking International (BNI)One of the keys to Jay's success in securing private money has been his involvement with Business Networking International (BNI). BNI's structure allows only one representative per profession in each chapter, fostering trust and encouraging referrals. By joining BNI as a real estate investor, Jay unlocked the potential of a robust network quickly, securing millions in private money.Community Involvement: A Trust BoosterPrinciple of "Givers Gain"Jay and Jonathan underscored the importance of community involvement in gaining trust and attracting private money. Engaging with local organizations like the Chamber of Commerce, Rotary Club, church groups, and Real Estate Investing Associations (REIAs) not only builds visibility but also trust. The principle of "givers gain" is central; by serving and giving to the community, individuals earn trust, making it easier to forge investment relationships. Jay's active volunteering and consistent networking have established him as a reliable and giving individual, hence attracting significant private investments.Consistency in Lending Terms

Cys Bronner, BNI Executive Director, CRO and THE Constant Social Media Networker, discusses #BNI Core Value – GIVERS GAIN®We give because we understand that in a community, what we do, others will do, and we all benefit.Transcript:Hi, I'm Cys Bronner, BNI Executive Director for BNI's Greater Los Angeles regions, BNI4Success. Today, I want to talk about BNI's Core Value #1 – GIVERS GAIN®It should be no surprise that our first Core Value, is also the driving philosophy of BNI. Over time, I've learned that Givers Gain® can mean many things to many different people. But ultimately, it's based on the age-old philosophy of “What goes around, comes around”. In my mind, it's more than a reciprocal tit-for-tat statement. It is how we lift up others around us. It's the philosophy of sharing the gratitude of abundance with our business partners. It's the benefit that even the smallest farmer knows, the garden grows best when the seeds are pollenated. When I look at our 7 Core Values, I also see that it's the strength within some of the others, like Building Relationships and even Accountability. Givers Gain® isn't just a throw away motto, it's a part of BNI's DNA. Everyone all levels understands that this is organizations guiding core value, and that's a pretty incredible thing to be a part of, isn't it? If you're looking to gain more insights into BNI and really bring the most results to your chapter and business, let me be a part of your network. (Thank you to Murali Sundaram, Executive Director, BNI Chennai for his inspiration)Have you heard the management principle what gets measured gets done?Absolutely true. In business world we need to measure and monitor all our activities thereby we will know whether we are moving in the right directionI'm Cys Bronner, Executive Director for BNI's Greater Los Angeles regions and today, I'm going to share with you one important coordinator role for every chapter called the Go Green Coordinator The Go Green Coordinator is vital for the success of every member because we all come together, and we help each other in participating in various BNI chapter activities Another job as The Go Green Coordinator is to tell all our members whether all of us are putting our efforts in the right direction - that's the reason in BNI we have created a system called traffic light system, like the traffic light has a green amber and red.In BNI we have created a very interesting Benchmark or measurement system based on traffic lights called The Power of One Report. This terrific tool tells all the members whether we are going in the right directionIf you are The Go Green Coordinator for your chapter (or maybe being considered for that role,) let me share with you what are the things that you can do before the meeting during the meeting and even after the meeting because only when you are very clear on your particular role you can actually help other members also to perform at the best possible way Number one is every month your regional office will be sharing the Traffic Light style colors in the Power of One Report of all the members. You'll want to talk to your chapter Leadership. your president will share this with you or they will ask the Regional Office to add you to the distribution list. Before the meeting get the entire data of all the members what are their scores, where are they right now. Any member more than 70 points they are in the green! Members who are between 50 to 70 are amber, or yellow if you prefer. 30 to 50 points places your referral partner in the red As those chapter members who have accumulated less than 30 based on their activities, they become Gray members Remember that, you know it's very important that once you get that report to communicate to the Mentor Coordinator and of course, individually to every member either via phone e-mail WhatsApp whichever is convenient to you maybe explain the members why becoming green is really important you know why green is important you know because if you are a green member above 70% - 70 points it means you are highly contributing member - when you contribute you actually enhance your visibility and thereby enhance your credibility you are telling every member in the chapter that you are a more responsible member ready to understand everyone's business and ready to contribute Remember our Givers Gain philosophy So being a green member is one way of exhibiting your givers gain principle to the entire chapter So maybe as a go green coordinator you have to explain the benefits of why every member must become green thereby, they can enhance their visibility and credibility and also their profitability So, talk to members. If some members are struggling to become green maybe you can break down the entire report and tell them “You know, this month just focus on adding five more points” Don't give them big numbers, give them only +5 points to add up in their score and motivate them as they move forward. You can even give them one activity to help make that happen. Do One-to-Ones with those members who areBNI4Success Podcasts The Voice of BNI Greater Los Angeles; Where we'll talk about referral networking that works!http://bnipodcast4success.com
"Givers Gain" means your generosity will be returned by and through your network of contacts many times over.
Outside my old office, there were a group of homeless people posted up on each intersection. 4 in total. One day, I was looking out the window and noticed a guy get some money from someone waiting for the light to turn. The driver gave him some money. I watched one homeless many walk over and give it to another homeless man. That made me smile. They are some of the happiest people in the world. Not because they're homeless, but because they've found a way to give back when they have nothing. There's a lesson in this. Look at all of the most prolific human beings on the planet. Bill Gates. Warren Buffet. Jeff Bezos. They all have the "Givers Gain" mentality. When you find it and walk into a room, people see it. They see your joy. Happiness. It attracts them to you. Givers gain. That's the secret. Generosity is a reciprocity agreement between you and the universe and everyone on this planet. Try it this week. Then next. Watch what happens. Take notice of your mood. The reactions. Expect nothing in return today. Watch your life change. And watch yourself as you become the change in someone esle's lives. #RiseAbove HOW TO GET INVOLVED: This planet is based on an algorithm and with every positive action, there is an adverse reaction. Ryan Stewman rose and overcame a life of addiction, imprisonment, divorce, and circumstances that would break the spirit of the average human being. He went on to create a powerful network of winners and champions in life and business creating a movement quickly changing lives one day at a time. Gaining a new audience comes with pitfalls. In his first live TV appearance, Ivan Misner almost set the host on fire with a "magic trick."
Cys Bronner, BNI Executive Director, CRO and The Constant Social Media Networker asks if you closed your business just a little too early (and often!) for the holidays. We all deserve a break but sometimes if can lead to a bigger step backwards than we imagined. Transcript: Hullo, I'm Cys Bronner, BNI Executive Director and the Constant Social Media Networker and today I want to ask you, have you closed your business just a little too early (and often!) for the holidays?I love the holidays, don't you? For me it's the spirit all around us, it's a true Givers Gain™ embodiment and that's wonderful to see and have all around you. For me it starts around Halloween. I absolutely adore seeing everybody all dressed up whether it's spooky or cutesy, big or small, I have the opportunity to open the door and share some goodness with them, stickers or sweets, smile and wave and wait for the next one. Thanksgiving is another one to share my table with the people around me that I love and are close to my heart is just as amazing and giving as helping to feed our community. Then December, wow December, in our home as in many there's a frenzy of decorating and gifting and feeding and gift wrapping and so many, many, things that I just can't even begin to list like holiday parties and mixers and business get togethers, all the way through to New Year's Day. In fact, the more I look at this month by month the more I realize that August is the only month on the calendar without a holiday that I am personally aware of, but I usually take the first week of August off to do some type of community gifting so it's not just December is it? Many businesses slow down during the holidays, while others struggle to reach those year-end numbers. But what do they have in common? Existing business relationships! One thing I see that many businesses or entrepreneurs do is take their current business relationships and set them aside saying “oh let's get together or meet after the holidays are over”. I even see our BNI chapters stop meeting for several weeks during this time of year - it happens during the summer too - and it just boggles my mind. If these are the businesspeople that I've worked so hard and close with during the other times why would I meet with them less and basically close the door to my business with them?It reminds me of a story Dr. Ivan Misner once told, about how a chapter didn't believe that meeting weekly was really necessary, so they asked if they could try meeting every other week for 6 months and test it out. After 3 months, the chapter President told Dr Misner that the referrals had dropped by 50% and would like to return to meeting weekly. So, there you have it, if you want more referrals, meet more often! 4 Ways to Make the Most Out of the Holiday Season 1. Keep your usual business commitments and meetings on calendar – don't disappear for 2 months! 2. Still swamped? Set up a planned meeting for after the holiday. Reach out to at least 4 people (1 for each week of January!) you've been meaning to catch up with.3. Is it a slower time of year for you? Host a Holiday Coffee & Cocoa morning at your office for your network and their business friends too. 4. Set aside time to reassess your goals for the coming year. Make adjustments to your schedule, if your January pipeline isn't up to the goals you set. Thank you so much for being a part of today's session. I look forward to hearing from you in the comments about how your holiday and other times of the year went!BNI4Success Podcasts The Voice of BNI Greater Los Angeles; Where we'll talk about referral networking that works!http://bnipodcast4success.com
Relationships are important in business. You work hard to create them, are you keeping them too? Cys Bronner, BNI Executive Director, CRO and THE Constant Social Media Networker wants to share networking with a mindset of Givers Gain and positive steps to make sure that you are not unintentionally letting your business relationships “fall through the cracks”. Transcript: Hullo, I'm Cys Bronner, BNI Executive Director and THE Constant Social Media Networker and it's important to me to introduce myself to you that way since our topic deals with a little bit of the old, and the new. Sometimes our new way of doing things make way for ignoring our older and more traditional ways, and it's not always by choice. On many occasions, it's as simple as allowing things to “fall through the cracks”. There's been a lot of talk on the internet and in our organization about “Benign Neglect” let's look at that. Dr. Ivan Misner describes Benign Neglect as “taking many forms. It's any decision you deliberately or unconsciously make that allows a person in your sphere (or an activity associated with that person) to move towards the back, which in turn allows someone else to step a little bit closer to you.I've been talking to a lot of people in the last 2 weeks about how to avoid this and really build our relationships. I've been asking them what it is they do to build their business relationships particularly during a busy, busy, time of year and the response I get predominantly is my CRM does it, my social media posts are automated, I send out birthday cards through my CRM I think we've lost some old marketing mechanisms or terms as well as what relationship really means in CRM so 1st let's define CRMCustomer relationship management (CRM) is a technology for managing all your company's relationships and interactions with customers and potential customersSo, it's a software, or tool. If you are using your CRM merely to send out automated items like cards or posts on your social media what you're doing is institutional advertising – and that's great, institutional advertising certainly has its place, and I would keep doing it. You're not you're NOT, building a relationship. I know you're saying oh that's very old school you don't know what you're talking about everybody's doing social media and I'm going to say you're right everyone is I do it but what makes you stand out? What creates that business relationship? It's what you do between and around the items that promote you and your brand. There are so many different mechanisms to make your business strong and if you just focus on one, you're most likely missing relationship opportunities. I'm going to suggest just one way to use your CRM to really make it a Customer RELATIONSHIP Manager, to get the most out of what you are already using it for and create the deeper business you want. 1. Take a good look at everyone in your contact list.2. Select the people you know or wish you knew better3. Use to CRM to create a “tickler” 4 months prior to the annual birthday or other outreach to the individual, then block out 30 minutes on your calendar weekly for each of these. 4. During your scheduled 30 minutes each week, reach out to the contact by phone, postcard, email, or any method that requires your personal touch to let them know they are on your mind. After a while those 30 minutes will move from one person a week to 2 in that same time frame, because you are more comfortable with it. In this episode, Steve Fretzin and Bill Himmelstein discuss:Building relationships in a transactional industry. Having focus on who and how you are helping others. The 3 Keys to Finding a Good Networking Partner.Giving with a purpose to expand the pie. Key Takeaways:Networking is rooted in a philosophy of giving to gain. Search for networking partners whose values align with yours. Take the time to qualify those you are networking with. “Anyone” is not a good client for anyone. Be specific as to who your target client is. Network with those who are trusted advisors to their clients. If there is no relationship, they likely don't have the ear, trust, or confidence of their clients. EPISODE IN BRIEF Fresh from the UpCoach Two Day Mastermind event on the Gold Coast, Nick and Chris talk more about the Giver's Gain principle. Giving first and giving something of value – without expectation of return – is a powerful business tool. If you replace expectation with appreciation, all parts of your life will change. Nick calls them `Connection Credits'… and this episode is all about building value through relationships and generosity. There's a lot to take-away from today's Coaching Conversation so let's get into it…. Time Code/Show Notes 0.26 Intro: Business coach expert Nick Psaila and Chris Herbert break down the elements behind the Giver's Gain ethos. 1.33 The principle of Giver's Gain is to give something without the expectation that you shall receive something in return. Ivan Misner speaks of the profound advantages of Giver's Gain with referrals – sooner or later it will come back to you. The concept was later formalised in the book The Psychology of Influence. Nick shares insight on the Hari Krishna. 5.30 How can you invite this principle into your business… it's the idea of the `free sample' or complimentary consult. 7.30 Remember, the principle of the Giver's Gain is that the ‘bonus' you give does not have to be a physical product. It can be as simple as advice. It must, however, represent value. 8.30 Free information is a great example of Giver's Gain in business. Your advice can be via EDM, audio, in the form of a face-to-face consultation that costs nothing. But it must be meaningful. 9.15 Nick talks about business ‘karma'. A big part of the equation is the more you help others, the more you help yourself. 10.50 Tony Robbin's `appreciation over expectation' is a great mantra to follow. 11.30 Cultures that give to each other without expectation, thrive. 13.00 Be generous with your expertise or product. To give without receiving. See how that feels. But then you must eventually have the courage to ask for the sale/signature. 80 percent `give' and 20 percent `ask' is a fair structure. The principle is not to feel used but to be the first to ‘give'. 18.50 Give with genuine intent even though you may find some people are sceptical. Like attracts like – you'll attract those people who genuinely like to give as well. 20.20 The Giver's Gain principle cuts through to feelings of gratitude instead of the simple act of survival/putting out fires. It presents happiness as an option. It brings meaning outside of money-making. 22.36 If you'd like to know how a business coach can help you integrate the Giver's Gain principle into your business, ask@upcoach.com.au for more information on today's podcast. EPISODE SUMMARY Giving without the intention of receiving anything in return is an age old principle that is simply good business. Showing you care can mean you receive more in ‘karma'. But ensure the care or advice is valuable. When you run with the Giver's Gain principle you subscribe to the notion of appreciate over expectation. If you make a difference to someone's life, you will be `their top-of-mind person'. This is not about feeling used, it's about building a relationship where you give first. Reciprocal energy exchange is important. So keep giving and the rewards will eventually be yours.

Today, we are joined by the Executive Director of BNI Maritimes, Dalene Allen. We talk about her business, how she started from just giving out her business cards to strangers to now having a wide network of people and being in the center of it all. She also talks about how she continues learning from the people she meets daily. Over 30 years ago, Dalene Allen signed up as an independent sales rep with Mary Kay Cosmetics and built a multi-million-dollar direct sales business. As both a woman and a new entrepreneur, building her business gave her experience that could be gained in no other way, and the company provided excellent training. Like any entrepreneur, she was always learning and growing as an individual and searching for ways to promote her business. This career, through connections and sales, led her to find BNI. After attending her first couple of meetings, she was immediately impressed by how organized BNI was and that members were actually giving referrals. She was also delighted to learn about BNI's core values, especially “Givers Gain,” which is much like the Golden Rule. She learned so much from other members; presentation and speaking skills, business experience and advice, and a boost of self-confidence and self-esteem. It is a commitment of time and money, but as with any investment, it takes time to grow your network – but BNI is truly the fastest and most effective way to build a huge network that works for all parties. You truly get to know people, and when they know, like, and trust you – referrals do happen. After being a member and now the Executive Director of BNI Nova Scotia, she believes BNI's philosophy and core values align with hers. It is a great way to live your life and build a business. Each BNI chapter becomes a real community and builds lasting relationships. This network opens up a world to connect with other women entrepreneurs, and she believes we are stronger together. Show NotesFriends, this week I'd like to talk a little about fear and how it can really get in the way of our hopes and dreams and success. Now we all have fear, and I'm not going to even suggest that I don't have fears. We all do. But how we manage and control the fear is how we'll be able to move forward. We're made with limitations. Physical, emotional, psychological…we can't escape it. Some people just naturally have more ability than others. Some people work at it to develop themselves better than others. Some people don't see the need to work on it at all and they struggle with it…and maybe wonder why fear has a grip on them. They may not even realize that their inaction, or obsession with the planning process is really a side effect of their fear. Now, there's no shortage of things to be fearful about, is there? I'm not even going to begin to list all the possible things we fear. You name it, and we can be fearful of it. The top two are fear of failure and fear of losing money. But there's a long list of fears dealing with anything you can dream up. But fear of failure, in my opinion, is one of the things we ALL struggle with. It seems to me, that whatever is put before us, we fear failing at. Am I wrong? But if failure is seen as a valid option instead of the unforgiveable option, then the fear of failure has been reduced to the point of being manageable and you can move forward. Now, don't get me wrong, I know that having some fear is healthy and necessary. We don't jump out of airplanes or off of a cliff and think it's all ok and we don't have anything to fear. If someone is jumping out of an airplane, they do their checklist of things they need to do so that they can feel as safe as possible.· Did I go through all the jump training courses necessary? Check.· Is the plane safe and full of gas? Check.· Did we communicate the plan for where we're going? Check.· Did I pack the parachute correctly? Check.· Is my will secure with my Attorney? Check. Well, maybe I should double check.· Will someone be there to get me at the landing site? Check. And we can still jump out of that plan with some fear, but because we went through that checklist, we can manage the fear and have some level of confidence that we did all that we needed to do.So when it comes time to make a life pivot, because of one reason or another, and we think about what we want to do with our lives…and what we want to pivot into…fear of failing can either stop us or significantly slow us down. But if we think about it for a little while, about the times we have our greatest successes in life…or even in business, it's when we took that ‘leap of faith', or just had the courage to do that ‘thing' that we were determined to do. Think about those times when you had the most progress in life, or something really went well.Is it when you played it safe, or when you took a risk…when you stepped out in faith?Hey, I've had a few life pivots in my time. I know what it's like to start over. And then start over again. But my biggest successes came when I took the greatest risks. So what are some steps we can take to deal with our fear of failure? How do we tackle that monster? Well, for starters, I have a short list of 5 things we can do. And I'm not saying that these will necessarily be easy, but…they are doable…ok.. if I can do it, then so can you. 1. VisualizationYour success begins when you start seeing your new future. The new you. The possibilities that you have, where you live, your support with family and friends and the future connections you'll make along the way. This is a very intentional process. It takes some real thought and effort. This isn't just something you think about for 30 seconds before you go to bed. Don't skip this process because it's very important that you define your identity for who you are, or want to become and how you want others to see you. But keep it real. I'm not talking about a phony persona. This is the new you. It'll give you that emotional strength you'll need when times get tough and fear could kick in.When you start seeing yourself as the new you, and don't define yourself by the past, but by who you are now… or even who you're becoming, then you'll start the process of believing in yourself.Because if you don't believe in yourself, then why should others believe in you? Why should someone take out their credit card and purchase anything from you? You see, as the boxer Mike Tyson put it, ‘Everyone has a plan, until they get punched in the face.' And that's the way being an entrepreneur can be at times. You try, you fail, (and sometimes over and over again) you try something else and maybe succeed in a different way.And then there are times when you give a business venture a shot and then get punched in the face (not literally, of course). But maybe you lost a lot of money on something that you really believed in…but it didn't work out. Hey, I've been there. And now, you're skeptical… or hesitant to try something again, because it failed. But aren't those words ‘skeptical' and ‘hesitant' just another form of fear? Now, you may have heard me say this before, but ‘failure isn't the opposite of success, it's part of success.'I have a very specific goal in my head (and on paper) about the future I want to have, the life I want to live and the income I want to make from my business. And I use that visualization to keep me moving forward toward the goal every day. I'll use this visualization over and over again on a regular basis, because it's the reminder of not only who I am, but who I want to become.2. Education and Research Now, this is something that is much easier to do with all the resources we have at our fingertips through the Internet. We could easily watch YouTube videos all day on personal development or the ‘how-to's' to do anything. But if you want to enter into a new space…venture out into a new realm with a business…and even if you're already an expert on a particular topic, being a life-long learner, not only on your expertise, but also on a host of other topics relating to the small business realm as well. Topics that will be relevant to the things you'll need to know about…not necessarily things you'll be doing directly, but you should at least know about:· Vision· Website· Products/Services· Marketing· Email list· Branding· CopywritingNow, these are the very topics that I work through when you sign up for my startup coaching. And believe me, there's a lot to work through on each topic. Each topic is huge for the overall success plan for your small business. But don't get hung up on the research to the point that now, you've got analysis paralysis and don't actually DO anything to launch your business. Learning and development is great, but making real money doing what you've learned is the goal here. 3. Getting a Mentor or CoachWell this is something that I certainly didn't do when I quit my IT job in 2001. But it's something I wish I had back then. And you can hear about it a little more on the first episode of the Podcast titled ‘Don't Do What I Did', and it's a very popular episode, I'll have you know.Because learning from others on what we should or should not do, or even what we could do to avoid the same pitfalls that others went through goes a long way for us when it comes to our success rate. Learning from a coach or a mentor can speed up your learning and your small business launch in a huge way.And with the more personalized attention you'll get, you'll quickly see how amazing it is to get the personalized advice. And friends, don't kid yourself. Every successful person has had a coach or a mentor in one way or another. This is normal, and natural. It's not something that only insecure people do because they need a crutch to lean on.It's actually the norm for successful entrepreneurs. And by now, if you're a regular listener of the show, you've probably heard me talk about my coach Mike Kim from time to time, and let me tell you, he's very good. Very expensive, but very good. He has a way of pointing you in the exact direction you need to take. Or looking at things differently that really sheds some light on a topic that may have been a little fuzzy. And that's my hope for what I can do for you as well. I try to take complex concept and break it down for you so that you'll be able to have more clarity and a better perspective on this entrepreneurial journey your taking.4. Local Networking or Connecting on LIConnecting on LinkedIn or in person will help you to craft your message and to see if what you have to offer people in real time life situations will resonate with them as potential customers. You'll be able to practice your message and tweak it over time so that, over time your pitch and your products will have more of an impact with people. Now I know what it's like to network with people in a group setting. I've done it for years in my local BNI group. And I spent a lot of time visiting other BNI groups in my area. And they were all the same back then. People are there to get a little more than they give. Now the slogan at the time was ‘Givers Gain' and yes, they had a policy of bringing in leads for other BNI members, but in the end, the reality was that we were all there for our own bottom line. But the benefits of being with others in a business networking environment is that you get to practice different pitches and presentations. I tried pitches that got right to the point, I tried pitches that had some humor in it, but I had the chance to practice with real people in a real business type setting. Now on LinkedIn, you can connect with people more in a textual sort of way with direct messaging or even send them a private video and that's great. The whole point here is to get yourself and your message out there so that you have enough practice speaking to people and reduce your fear or anxiety about speaking and presenting. Because if you have a fear of speaking in public, then it will impact your business in a big way. If you have a fear of talking about your business to anyone, it'll show in your pitch. You can't get away with just doing online videos for your Website, or social media. You'll need to, at some point, be in front of real people and know how to pitch your idea or your product or service. 5. FailNow this last one should probably be the first one, but it's not very popular of a topic and I really don't think you'll hear too many people recommending failure as a way to reduce your fear of failing, but I think we all know that it is, in fact, the truth. You see, if you hire me to do your small business startup coaching, I'm not going to just tell you all the nice things you want to hear to make you happy. I'm going to be straight with you about what it's like to start and launch and sometimes you might not like to hear what I have to say.But we all know that there's value in failing. We all know that we've been in situations that haven't worked out the way we expected them to and that's a form of failure. Now am I promoting failure? No. I'm not saying that it's preferable to fail. But I am saying that there's value in failing because we usually find out that whatever didn't work out wasn't so bad after all. There are decisions that I make about my business and sometimes I come right out and say ‘Hey, I hope this works out, it should work out, but if it doesn't, I tried.” Will I lose time and money? Yes, but there's value in trying and learning from what doesn't work. That increases our chances of success the next time we do something similar. We usually find out that we can learn from what happened and use that knowledge and experience to our benefit the next time we try either the same thing or something similar. Our chances of success are now higher at doing the same thing once we fail at it once or twice.I spent a lot of time creating a different business about 15 years ago that didn't work out. Money lost and a mountain of time down the drain. But I learned something out of it. I learned a few things from that experience. But if you have such a fear of failure, that it prevents you from even trying, then you're robbing yourself of your future success.Yes, failure is painful and it usually comes with a price. Something is lost. Time, money, usually both. But that's part of the risks we take as entrepreneurs. That's part of the startup process of learning and growing who and what we are.So don't let the fear of failure get in the way of failing. Do I want you to fail? No. I want you to succeed. But if you have a dream of having a business and selling a product or service and for some reason, something went wrong, then keep trying. So get comfortable with being uncomfortable. There's plenty of things about the startup process that'll be hard. You'll be risking your time, your money and even some relationships along the way. Things that make or break you as a new business owner. But friends, if your passionate about your dream and you want to put yourself out there and take some risks, then go ahead. The rewards are huge. I am so excited today to be able to introduce to you, author of "Who's in Your Room?", father of the modern networking, Founder and Chief Visionary Officer of BNI, who has just celebrated a mammoth 36 years of growth and generated a record amount of revenue for its members last year; it is, of course, Dr Ivan Misner. Ivan, how are you and where are you today? Ivan Misner: Thank you, Wendy, I'm doing great; and, you obviously listen to the BNI podcast because Priscilla asks me that most of the time, because I travel all over the world now. Of course, in this zoom era, I'm doing zoom travel, which is really awesome because not long ago, I was in India in the morning and then I was in the UK in the afternoon; and, I think I was in Dubai later that afternoon. You couldn't do that in real life. Wendy Harris: Certainly! Please pass on our best to Priscilla in the UK; we love her. We just always hang on that first opening sentence to you and yeah, of course, it's like we're time travellers now, isn't it; you really can travel the world? Ivan Misner: So, do you know why we came up with that phrase? We came up with it because years ago, I got this email from somebody that said, "You're probably on the beach in LA drinking Mai Tais; you're not really doing anything", and I'm like, oh my goodness, this guy does not see my calendar! And so, we started talking about where I was and it completely eliminated this, "Oh, you're in your ivory tower" concept, where I was visiting regions. I have 2.3 million miles on one airline alone, so I have travelled all over the world for BNI and it's been amazing and I've enjoyed it, but it's work. Wendy Harris: Well, I think when you love what you do, it doesn't feel like work, and that's the best kind of work to do? Ivan Misner: Yes, absolutely. Wendy Harris: How many members have you got in the network now, Ivan? Ivan Misner: We have over 275,000 members worldwide. Wendy Harris: Wow! And, I think I saw a little clip that you'd reached a target of chapters as well? Ivan Misner: I'll tell you the story. I had a friend and I went to him and I said, this was the middle of 1986 so BNI had been around for a year and a half, and I said, "You know, I think BNI someday might be able to have 10,000 chapters?" and he looked at me and he said, "And, how many chapters do you have now?" I said, "30". He laughed at me, "10,000? It's good to have goals, Ivan; very good to have goals". "No, really, seriously, I think it's possible". Now, I'll be honest with you, Wendy, I did the calculations. I thought it would take 75 years to get to 10,000. I didn't think I'd see it in my lifetime. We did it in half the time; we hit 10,000 chapters at the end of December last year; 10,000 worldwide. Wendy Harris: That's incredible, isn't it, really when you think that you've done it in half the time? So, here's a question for you then, Ivan: what's the next goal? Ivan Misner: BNI wants to be in every entrepreneurial nation in the world, and there are some countries where that's just not going to happen any time soon, but there are still many countries to go. We're in 70 countries worldwide, so we literally could triple the number of chapters that we have in the organisation, which means that we then would make a difference for more and more people. Last year, in the middle of COVID, this craziness of COVID, our organisation passed almost 12 million referrals. We generated for our members over $16 billion worth of business during COVID and, to me, this is the most amazing statistic: in December of 2020, our members generated more business for each other than they did in December of 2019, which is incredible. Wendy Harris: Wow. I think, in lots of respects, I know that the current global situation has had a devastating impact on all corners of life; however, I do also see it's almost like from the ashes that the little seeds are growing, and there are so many good things happening that we're kind of more focussed than ever before on making sure we're spending time with the right people in the right places; would you agree? Ivan Misner: I agree, and you use a word that I think is very a propos, and that is "focussed". I see people who get frozen by fear or focussed by fear, and BNI's been around 36 years; I've seen that a lot. We live in fearful times and I get that. Those people who allow that fear to focus them are way more successful than those who just get frozen by fear. Today, more than ever, you need your network. Your network of people is there to help you and support you to get through difficult times, and I saw that over and over again in the last year. I am humbled by the things that I've seen, in terms of BNI members supporting one another and getting through these challenging times; it's truly amazing. Wendy Harris: Certainly, with only being able to do very limited face-to-face in the little breaks in the UK, where we've been able to socially distance in very small groups of six, I've not really met any of my chapter members, apart from a couple of people that I maybe knew from before I joined BNI, or somebody that I brought into the chapter; and, I know that I can pick up the phone anytime to them. Certainly, joining BNI through these times has made a real big difference to my business. Ivan Misner: Our membership went up during COVID. You know, I would say the first six months, many people were frozen in fear, and I've seen this in previous recessions. At some point people go, "This isn't working for me; I need to do something". And, during every recession in the past, our membership went up. During COVID and the resulting recession, our membership went up because people recognised that their network is so incredibly important. Wendy Harris: Well, certainly my network in my chapter, at any point they're my safety net. This morning, I had a little wobble about something else and I reached out to, you know, I would consider a really good friend, and basically she gave me a big strong talking to and said, "Pull your socks up", and that's the value of having a network. Yes, it takes time, but it's like family. Ivan Misner: Your network is a beacon of hope in a sea of fear. They are the people that are there to help you and to support you, and we certainly have seen that in this last year and I think we're going to need to continue to see it for part of this year, at least. Wendy Harris: I think it would be unrealistic to expect anything to change overnight. BNI itself has just proven that you can continue to thrive. Ivan Misner: Imagine if this had happened in the late 1980s or 1990s; there'd be almost no way to stay connected with people. At least, we have the technology that exists. Yes, it's two-dimensional, but we can see each other and have conversations with each other. We can have meetings and BNI has continued to have our meetings worldwide via our online platform, BNI Online, as opposed to in person. If this had happened 20 years ago, I would have literally seen the company that I've worked my entire life for go up in viral smoke. Wendy Harris: Yeah. There are some small blessings that it didn't happen sooner. Certainly, in terms of the storm that we're in, everybody's in that same storm, but they're dealing with their own individual circumstances. What would you say is your best advice to sort of weather it out? Ivan Misner: I think you've got to activate your network, sit down and have conversations with them. I've seen people during the COVID pandemic do some amazing things and most of them came out of doing online one-to-ones with people; two that really stand out in my mind. One was a furniture re-upholstery company in the US and she had to let go of all her employees, because it's hardly an essential business. This was back in March/April of 2020. She did a one-to-one with one of her BNI members and the member just had an offhanded comment. He said, "You have a lot of cloth, don't you?" and she said, "I literally have tons of cloth". He said, "Have you thought about making COVID masks?" and she said, "No, I haven't". He said, "You know, you could go into the COVID mask manufacturing business to hold you over during at least the first few months of this?" So, she went out and made 100 masks and gave two of them to each one of her BNI members and a few friends and said, "One's for you; one, would you be kind enough to give it to a hospital worker, you know, a nurse, a doctor, a senior centre employee; somebody that really, really needs these masks, and give them my card and let them know that I'm now making these?" She got so many orders, she was able to rehire her entire workforce because now, she became an essential business. She rehired her workforce and they physically distanced; I don't like the term "social distancing", we need to be more social than ever. And, she hired them all back and she got into the COVID mask manufacturing business. I talked to a member in Australia, who'd had a brewery, and he had to close down his brewery. But, somebody in a one-to-one said, "You have a lot of alcohol, don't you?" and he said, "Yeah, of course". He said, "Have you thought about making hand sanitizer?" and he said, "No". So, he went into the hand sanitizer business. Wendy Harris: I know exactly who to blame for the gin shortage now! Ivan Misner: Yes! It's been amazing and it's all happened when people got focussed by fear, as opposed to being frozen by fear. Wendy Harris: My business sort of closed overnight. I had one day a month work at the end of March. My husband, he's self-employed, but he can turn his work on and off like a tap. For most businesses, it is really not that simple, and he couldn't understand why I was going up to my office all the while, working hard and talking to people. What came of that was a transition, a book, my podcast, which I'm so proud of, and joining a network that was my safety net. All those conversations that were compounded at the beginning of the crisis has meant that I wasn't on my own, and that I was able to help other people in their need as well. We are, as you say, physically distanced, but even more socially connected than ever before. Ivan Misner: Yes, very important to stay socially connected. Wendy Harris: So, Ivan, I ask every guest to think of a pivotal moment in their life or career that really has created a turning point. I think that these stories really do help up-and-coming business leaders, and even people like me. I've been in business 16 years and I'm still learning every single day. Please, share with me and our listeners, your pivotal moment? Ivan Misner: For me, I like to call it "my Brody moment". Martin Brody is the character played by Roy Scheider in the movie, Jaws. When he saw the shark for the first time, he said, "We're going to need a bigger boat". I think my Brody moment came in December of 1985, and it stemmed from a conversation that I had in March of that year. But, in December of every year, I sit down and I reflect, how did this year go according to plan; where do I want to be a year from now, five years from now? And, in March I had one chapter at BNI and a woman came to me. She couldn't join that chapter, because her profession was already represented and as you know, we only allow one person per profession in our BNI chapter. She said, "This is amazing. I could get a lot of business, but I can't join. Would you help me open up my own group?" and at first I said no to her. This isn't what I do; I'm a business consultant; I don't run a network. And she said, "Well, this is kind of consulting. You're helping me build my business". I was like, "That's kind of a stretch, but okay". My head was saying, "Don't do this, it's not your business", but my intuition was speaking to me and I think it's important to listen to your intuition, because it's your soul talking to you. I said yes and I'm so glad I did because, as a business consultant, I could maybe help a dozen clients, 15, 20 clients at a time. But, in BNI, this company's helping 275,000 people and I really feel like that was my Brody moment. That was my pivotal moment in my career, listening to that little voice inside me saying, "Yeah, you should do that". Wendy Harris: That need to help that comes to the forefront? Ivan Misner: Yeah, exactly, because we don't teach this in colleges and universities anywhere in the world. We don't teach networking, referral marketing, social capital; it's just not taught. And, one of the things I determined at that time was that we need to teach it; I should be writing books, articles, material; and, we need to teach people how to build their business through referrals, because it's not being taught in school. Wendy Harris: Yeah. But, something that I know is a hot topic of conversation is how our younger generation are coming through and they're so indoctrinated with screen time, than having a conversation and knowing how to approach a stranger or somebody new or whatever, that it's even harder for them to socially connect without it being on a keyboard. Ivan Misner: Maybe. There's certainly some truth to what you're saying, but I look back to when I was a young man. I started BNI when I was 28 years old. I had no idea how to network; I was clueless. The one thing that the younger generation has that I did not was they do know how to network. It's online, but they do know how to connect. We look at a generation and we see sometimes what we want to see. There's this great quote, and I'm going to really mangle it, but it's something to the effect of, "The younger generation today has no respect for their elders. They play games rather than work". Do you know who wrote that? Socrates. Wendy Harris: Okay! Ivan Misner: It's an issue that goes through the generations and I think, "Yes, you're right". They are very much online and they need to learn how to network in person, but I didn't know how to do that when I was in my twenties. I method acted my way through the process and there are tools and books and materials and websites and videos that help the younger generation that we didn't have in my generation and so, I wouldn't give up on them. I think they have more opportunities to learn than I did when I was in my twenties. Wendy Harris: I think you make a good point there actually, Ivan, that in lots of ways, they're practising online. So, it's kind of like a mirror, a reversal if you like, whereas where I method acted was on the market stalls, and you'd see the characters that would shout and scream and get attention and draw the crowds to their stalls and things, and you would adopt little nuances that you could see that worked that got people's attention and how people wanted to be treated. So, yeah, I guess it is just a question of what's fashionable, because trends come and go. Ivan Misner: They come and go; it's what's available too. We didn't have any of that available to us and for me in particular, my generation, networking was basically face-to-face cold calling. We didn't understand how to network. We didn't understand that networking was more about farming than it was about hunting. I wrote the first doctoral dissertation on networking ever written. Wendy Harris: I didn't know that! Ivan Misner: Yeah. It was published in 1993 at the University of Southern California. I wrote the first book on networking back in 1989. We didn't have any of that. So, we look at who we are now and we compare ourselves to the young people, we compare young people to us, but we have to look back at who we were in our twenties; and, I think we had as many disadvantages, just different disadvantages than they do. Wendy Harris: I would be interested, Ivan, to go back to that book from 1989 and you could almost create a new book just by referencing back how things were there. My training was in 1988 and I see a lot of what I was taught initially, I'm relying on as my foundations now to everything that I do. So, I wonder what would crop up as the rising stars and the rising changes in that initial book? Ivan Misner: The first book I wrote, I think sold like 20 copies, so it didn't do well. But, I took content from that book and expanded it greatly, and that became a book called, "The World's Best-known Marketing Secret", and I published that in 1994 and it's now in its fourth edition. I think that book has done what you're suggesting there. What's interesting is that I took it to 43 publishers. 42 publishers rejected it; the 43rd said yes. That book now has sold over 250,000 copies; it's been translated into probably half a dozen to ten languages, so it's done pretty well. But, the marketplace just didn't see the need. Do you know what the number one question I got in the 1980s from the media was? "Isn't this networking thing just a fad?" That was the number one question I got! Wendy Harris: That's what people are talking about now about Clubhouse. If you'd like an invitation, I have a spare one; I'd invite you? Ivan Misner: I've been invited! Wendy Harris: I bet! It's what stands the test of time, isn't it? I think that it is that we just genuinely want to be connected and we do want to be helpful, and that's the reason for getting up in the morning, isn't it? Ivan Misner: It is. I just did a book, I don't know if you've seen it? It's called, "Infinite Giving". I did it with two Brits; a yank and two Brits. We had to figure out whether to do it in Queen's English or American English, so we did it democratically. Wendy Harris: But, you did it phonetically? Ivan Misner: We flipped a coin and the yank won! It's called, "Infinite Giving: The 7 Principles of Givers Gain" and one of the things we say in there, and I've got a whole chapter on this, is that, "Giving isn't new-age psychobabble; it's science". We quote the studies done by Yale, by Harvard, by Claremont University, about how giving actually improves performance; giving thanks. Helping people actually increases performance for both the giver and the receiver, and it's hard science; it's not new-age psychobabble. Wendy Harris: I think it's incredible. I love your latest book, the "Who's in Your Room?" Ivan Misner: Infinite Giving actually came out after Who's in Your Room. Wendy Harris: Oh, did it? You're just a prolific book writer, Ivan. Ivan Misner: It's what I do now. I'm working in my flame. So, would you like a minute on the concept of Who's in Your Room? Wendy Harris: Yeah. Really, since I discovered this, it has dented the front of my brain. Ivan Misner: Right, here's the concept. Imagine you live your life in one room and that one room has only one door, and that one door is an "enter only" door, so that when people come into your life or into your room, they're there forever; you can never get them out. Luckily, this is a metaphor, Wendy, but if it were true, would you be more selective about the people that you've let into your life? Wendy Harris: Oh, definitely. I'd be pushing them out the way. Ivan Misner: I would argue that it's actually more than a metaphor. Wendy Harris: Yeah. Ivan Misner: Here's what I want you to do and if you're listening to this podcast, I want you to do the same thing. I want you to think of somebody that you got out of your life and I want you to think about why you wanted them out. Were they toxic; were they difficult; what were the reasons you wanted them out of your life? Now, I'm not going to make you say who it is, but I want you to think of someone. Do you have someone in mind? Wendy Harris: Uh huh! Ivan Misner: Now, if you're listening to this, I want you to do the same; I want you to think of that person. Now, I want you to think about why you wanted them out; what did they do to you? Think about something specific they did that just really upset you which was maybe one of the reasons why you wanted them out of your life; have you got that in your mind? Wendy Harris: Yes, I'm holding on to that. Ivan Misner: Okay, so here's the thing. If they're still in your head, they're still in your room, and they will be for the rest of your life, because the room starts on this temple and ends on this temple. It is everything in between your head, your mind; that's your room. So, the people who have come into your room, have come into your life, they're fingerprints are all over your brain and they will be forever. So, it's very important for us to learn how to screen people out from getting into our room who aren't a good fit, and we talk about how you do that and what techniques you use to do that. Then, we need to figure out how to deal with the people who have gotten into our room. Sometimes, they're family members; we had no choice. Wendy Harris: That's really helpful. I will check out some of those exercises to exorcise the people that I don't want in my room. Ivan Misner: Well you can never get them out, but you can put them in a box and put them high on a shelf in your room. Wendy Harris: Yes. Ivan, honestly, I just love talking to you; I could talk to you forever. I'm sure there are lots of valuable insights there for the listeners. I know that they can pick up the conversation with you; you have your own website. Where's the best place for them to find you? Ivan Misner: Ivanmisner.com. I've been writing there for 14 years, twice a week, tons of free content. And of course, on social media, I'm on most of the platforms; Facebook, in particular, I've got about 175,000 followers on my Facebook page. Wendy Harris: That's brilliant. Ivan, thank you so much for coming on the show. For the listeners, please do make sure that you subscribe on our channel; it's www.makingconversationscount.studio/podcast. You can listen on any of the platforms of your choice. Do subscribe, because you don't want to miss any of our past guests, future guests, and I just thank you for tuning in today.
