A few weeks back, I was delivering a Fanatical Prospecting Bootcamp to a group of sales reps - all in their 20s.  They had been assigned to me because their boss was tired of listening to their excuses about why they weren't consistently picking up the phone and prospecting.  When he brought me in, he said matter of factly: “They won't pay any attention to me, but before I start firing people, I'm hoping you can get through to them.” The reps didn't want to be there. It was a hostile audience from the start.  Just as I kicked off the training, one of the reps challenged me with, “Your book Fanatical Prospecting was written a long time ago. Is it even relevant anymore?” His sneering words were more of a statement than a question.  Cold Calling is Old School Distraction Like many reluctant prospectors, he wanted to engage in a distracting argument over whether or not outbound telephone prospecting (a.k.a cold calling) was old school. He wanted validation that his avoidance of prospecting was OK, and to make the point that marketing should be responsible for delivering hot, ready-to-buy leads on a silver platter. Sales reps of all generations -- for at least the past 125 years -- have been eager to make any excuse -- and I mean any excuse -- to avoid picking up a phone or knocking on a door. The most common excuse always has been that synchronous prospecting (a.k.a talking with people) is old school.  There were a couple of snickers from the back of the room in anticipation for what I would do next. But I'd been to this rodeo many times before.   “What do you think has changed since I wrote the book?” I asked calmly.  The young rep shot back condescendingly. “Well, for one thing, nobody answers the phone anymore.” So I challenged him right back. “Ok, let's test your hypothesis. Let me see the prospecting list that you brought with you.” (We run live call blocks in our Fanatical Prospecting Boot Camps and require participants to bring a list with them to class.)  Cold Calling Reality Bites I waited patiently as he pulled the list up on his laptop. Then, I began dialing his prospects, right in front of the class. Instantly I had their attention. They all leaned in to watch. Reality TV is a hell of a magnet.  I made 11 dials to his list, spoke to two decision makers and set one appointment—all within a span of about 15 minutes. As I handed him back his laptop, I turned to the group and asked, “Any more questions?”  Elvis Presley said, “The truth is like the sun. You can shut it out for a time, but it ain't goin' away.” The reason telephone prospecting wasn't working for the petulant sales rep who challenged me was that he wasn't doing it.  The cold truth about cold calling is that nobody answers a phone that doesn't ring.  Sales Success is Paid for In Advance with Prospecting What was true when I wrote Fanatical Prospecting is still true today:  If you wait for people to come to you, you'll starve to death.  If you think your marketing team is going to supply you with an endless stream of qualified, ready-to-buy prospects, then you are delusional.  Here's another truth for you: When it comes to prospecting, you cannot be delusional and have a full pipeline at the same time.   There are certainly sales jobs where your phone rings and inbound chat dings with people who are ready to buy. If you absolutely cannot stand interrupting people through outbound prospecting, but you like selling, perhaps one these roles are for you.  However, if you take a sales job where you never have to make a cold call, be prepared for a paycut.* Sales reps in these types of roles typically get paid by the hour with minimum commission upside. *[Also be aware that some people, including Victor Antonio, are projecting that many of these jobs will be taken over by AI in the future.] Cold Calling is a Prized Meta-Skill in Today's Noisy Marketplace The most coveted,

In 1915, Marcel Duchamp bought a snow shovel at a hardware store in New York City. He inscribed his signature and the date on its wooden handle. On the evening this episode is released, the fourth version of this classic “ready-made,” which he titled “In Advance of the Broken Arm,” will be auctioned off at Christie's during their 20th Century Evening Sale. It's estimated to sell for $2 million to $3 million.How could a simple snow shovel be valued at such a steep price? Was  Duchamp an unmatched genius, or a product of some of the biggest museums' dirtiest little secrets: the results of pure, unadulterated capitalism?Northeastern University professor, essayist, poet, and editor Eunsong Kim has illuminated the underlying influences of industrial capitalism and racism behind some of the most prized museum collections in her new book, The Politics of Collecting: Race and the Aestheticization of Property. She traces how Duchamp was brought to prominence through the patronage of collectors Louise and Walter Arensberg, heirs of a fortune wrought by the steel industry. Their family operated steel mills in the same setting as titans such as Andrew Carnegie and Henry Clay Frick, whose wealth also underlies their own valuable art collections.And as it turns out, the “death of the author,” celebrated in conceptual art like that of Duchamp, is a convenient idea for the ultrawealthy. Devaluing labor pairs well with violent crackdowns on striking workers to deny them adequate pay. Or even Frederick Winslow Taylor's development of “scientific management,” a system that is still cited today but is based on the idealization of the slave plantation.How much of the Modernist archive was canonized by union-busting bosses? How much of conceptual art in the 20th and 21st centuries has been buoyed by the reverence of scientific management? Originally from New York City, Marnie didn't start out trying to pursue music professionally, and her first album In Advance of the Broken Arm came out in 2007 on Kill Rock Stars when she was 30-years-old. It instantly garnered acclaim, and was followed by This Is It and I Am It and You Are It and So Is That and He Is It and She Is It and It Is It and That Is That in 2008, a self-titled album two years later and The Chronicles of Marnia in 2013. The previous year, she made Spin Magazine's list of "100 Greatest Guitarists of all Time", and after Seth Meyers took over Late Night, Marnie eventually joined the 8G Band for a number of years. Most recently, Marnie has recorded her first album in ten years; The Comeback Kid is out now on Joyful Noise, and it's fantastic! Look around your office or studio or edit bay…how many external hard drives do you have around you? Cirina's company, Catania Studios, where this interview was recorded, manages literally hundreds of terabytes on RAID arrays and  individual hard drives…and their main server. Since December, more than 23 whales have washed up dead along the East Coast of the United States. Some of the species at risk are endangered. Headlines have been quick to dismiss concerns that seismic surveys and underwater explosions to blast the setting for wind energy towers could be causing the whales to beach. The dead giveaway, however, is that federal agencies have issued permits to offshore wind developers that grant exemption from the laws against harassing or “taking” – killing – marine mammals. If wind farm development doesn't kill whales, then why did the wind companies and government agree IN ADVANCE to shield the wind companies from environmental laws that ban the killing of whales? - - - - - Jacki asks, “Where is the environmental movement?!” We might ask the same question about East Palestine, Ohio. All we hear is crickets. Why is it that the most spectacular environmental disasters of our time seem to be of little interest to an environmental movement that takes in over 4 billion annually for activism? Instead, the focus seems to be on redistributing trillions of wealth to those who profit from the “green” agenda - that isn't always so green.

You mess up an order, upset a customer, make a huge mistake, how to handle them and WIN It's a good policy to just figure out what you're going to do IN ADVANCE. What will you do when you or an employee makes a mistake? Don't wait for someone to be angry or disappointed, figure it out now. Don't Panic! 1. Just like the Hitchhikers Guide to the Galaxy - “I like the cover," he said. "Don't Panic. It's the first helpful or intelligible thing anybody's said to me all day.” 2. If you Panic you will make an irrational decision. 3. Panic will yield an emotional response and you want to make a business decision, not an emotional one. Be nice to yourself 1. You aren't stupid or a fool. You made a mistake, all humans do every day. 2. You will make another mistake tomorrow, probably later today. It's ok. Figure out a plan 1. You will have to address this mistake, what the plan? 2. What could you do? 3. Print wrong logo on shirts - you have to order new ones and reprint 4. You ordered wrong color shirts - will customer be ok with that? 5. You forgot to file your quarterly taxes - call CPA 6. Forgot to order shirts - now order will be late Contact the customer (etc) ASAP 1. Don't wait for ALL the answers (necessarily) first 2. Make sure they know and they have time to react 3. Be ready for attacks and an emotional response 4. Apologize 5. Agree to a solution Aside - How to apologize properly according to MindTools "How to apologize" which sites psychological research 1. Express Remorse (you ARE actually sorry and show it) 2. Admit Responsibility (It was your mistake or your business's mistake) 3. Make Amends (what can you do?) 4. Promise it won't happen again (you learned a lesson) Figure out the source of the problem 1. How was the mistake made? 2. Is there something you could do differently next time? 3. Can you add extra quality control? Scenarios.... What to do if? 1. What if they want to cancel their order 2. What if they want the order 100% for free 3. Should you give a discount or refund 4. Should you offer free items next time? 5. What if you cannot resolve it on the first call? Mistakes are part of business, if you handle them well, the customers you made a mistake with can become your biggest advocates. In today's episode, we're talking about how you FEEL about the approaching holiday season.  Many of us feel stressed just THINKING about the holidays.     REGARDING THE HOLIDAYS, WE OFTEN STRESS ABOUT:   Finances Travel: Across town or across the country! The pressure to create Holiday Magic for our family (decorating, find the perfect gifts, wrapping presents, hosting gatherings, creating memories) Additional social functions  Fear of losing control of food choices Feeling like there's less time to exercise Lack of sleep because of the heap of additional responsibilities on top of all the existing ones!   Even for those who love the holiday season, just thinking about the holidays can cause us to clench up!   WHAT IS STRESS?    According to the Encyclopedia of Behavioral Medicine:   “Humans experience stress, or perceive things as threatening, when they do not believe that their resources for coping with obstacles (stimuli, people, situations, etc.) are enough for what the circumstances demand. When people think the demands being placed on them exceed their ability to cope, they then perceive stress.”   So basically, stress often is our perception of a situation rather than the situation itself.     SWITCHING UP OUR APPROACH/MINDSET FOR THIS HOLIDAY SEASON   What if, instead of viewing the next couple of months as an inevitable landslide of overspending, overcommitting, and placing everyone's needs above our own, we decided to take the pressure off IN ADVANCE?   What if we this year we decide to TRAVEL LIGHT through the holidays?    TRAVEL LIGHT:  A DEFINITION   Having the mindset of traveling light means not taking a situation more seriously than absolutely necessary.     In this scenario, it means prioritizing the things about the holidays that are meaningful to you and letting go of all the perfectionist details (the perfect gift, the perfect décor, the perfect party, the perfect macros.)   WHAT DOES THIS MEAN IN REAL LIFE?     It means communicating to your family/friends that you intend to ENJOY the holidays this year which means focusing on CONNECTION.   It means everyone pitching in to create THE MAGIC.   It means scheduling time for you to meet your needs. It means setting a budget:  overall and for each person you're shopping for. It means being intentional about your indulgences so you can enjoy holiday foods without feeling out of control. Wouldn’t you like to know IN ADVANCE where the hottest housing action will be in the next three months? We’ve got the simmering scoop today. I’m Carole Ellis. This is Episode 35. Spring is warming up, and a boiling hot summer is coming in real estate. Wouldn’t you like the down and dirty about the markets that everyone is calling the “hottest in the country” in time to get in on that appreciation action? Of course you would, especially since all is not quite what is seems…More on that in just one minute. Before we get started, I want to mention something that is far less hot and far MORE controversial and, surprise of surprises, it has to do with the federal government getting right into the middle of your real estate investing business, as usual. According to new guidelines from the Department of Housing and Urban Development (that’s HUD to friends), landlords who refuse to rent to tenants with arrests and criminal records will now face penalties and lawsuits for discrimination if they’re caught. That’s a BIG DEAL, because landlords often use past behavior to screen for good, reliable, responsible tenants who will RESPECT their properties. Whether you own rental properties yourself, sell to landlords, or honestly, have a criminal record, you must educate yourself on this new ruling immediately. Otherwise, you could find yourself in hot water in a federal court. Check out the full story in our news and networking section at www.REI.Today.Now, back to some hot housing markets that could land the unwary in a little hot water…According to a recently released study from Realtor.com, there are 20 (count’em, 20) hot markets for spring 2016 based on the number of listing views in the market, short times on market, overall housing inventory, and rising home prices. We’re going to restrict ourselves to the top 10, though you can find the entire list of 20 in the REI Today Vault labeled with today’s episode number 35, but I’d like to take a minute to point out something truly astounding:Of the top 10 hottest markets for spring 2016, EIGHT of them are in California! Now let’s do a quick run-down:In 10th place, we’ve got Stockton (California, of course), followed by San Diego, Sacramento, Santa Rosa, and San Jose (all California) in spots 9, 8, 7, and 6. We take a quick trip over to Dallas, Texas for number five, then back to California for Santa Cruz in number 4, over to Denver, Colorado for number 3, and then Vallejo, California for number 2 and…drumroll please…San Francisco for the win as the hottest housing market this spring. And if I blew through those a little too quickly for you, remember you can get them all in the REI Today Vault to review at your leisure. Basically, California is boiling hot, and Denver and Dallas aren’t all bad either.Now, what to do with this insight. It’s obviously got an expiration date (markets change all the time) so we need to do some fast thinking. First off, think about how this information affects your investing directly. If you are active in these markets, this kind of heat means it might actually be time to get in on the selling action while time on market is short and home prices are high. Most analysts agree that even if California markets are approaching bubble status (and I would argue that they are NOT necessarily doing so, by the way, as you can see in my San Diego case study in the vault featured in episode 30) they are likely to start leveling off by 2017 at the latest, so if you are in a good equity position in any of your properties, it might be time to start thinking about selling for top dollar. And if you’re thinking of getting into any of these markets, using an inside, established source of deals is probably a good way to go since competition is fierce already and getting fiercer. Working with a real estate fund, for example, is a good way to “get in on the inside” in a hot market where there are still good deals to be had (like Stockton, for example) without having to wait on your own investments of time, sweat, and legwork to pay off.Finally, though, you need to think about your own investing needs on a very basic level: Does it really matter to you where the hot properties are located? In reality, I don’t know a single successful, full-time real estate investor who would say that it is imperative to identify and then participate in a “hot market” in order to be successful in this industry. You don’t know my voice… but as a listener to this show, you know my work, as you’ll soon see!  I’m filling in today for Bryan while he’s ill, but we’re not going to miss a beat. Today you learn how to confirm beyond any shadow of a doubt that the latest, greatest self-directed retirement account strategies you’re hearing about are officially kosher with the IRS before you ever take the plunge.  I’m Carole Ellis.  This is episode 132.----Hello, listeners in America and the world over!  It’s so exciting to be with you today!I’m sitting in for Bryan today, who is, despite his stubborn insistence to the contrary, still quite ill.  He’s been struggling with some rather severe respiratory illness, and hopes to be back to full health soon.  But you folks should feel honored:  Each day, for the past 2 weeks, he’s only been able to work about 2-3 productive hours per day before being too exhausted to continue, and each day, he’s given that time to you guys, because he LOVES doing this show.  It really makes him very happy to spend this time with you.  But last night, I through down the gauntlet and demanded that he actually rest until he’s better, like the doctor ordered.By the way, my name is Carole Ellis, and I’m Bryan’s wife and business partner.  And before you’re tempted to think that I’m behind the SDI microphone today only because I’m Bryan’s wife, well let’s go ahead and dispense with that now, shall we?  Bryan encouraged… insisted, actually, that I brag on myself a bit – he actually called it “establishing your overwhelming credibility to my listeners” – so here goes:  I’m currently involved in over a dozen active real estate investment projects as I speak to you.  Additionally, in just the last 30 days, Bryan and I have flipped 2 houses, both profitably; we have done hard money loans and sold a real estate note.  It’s Bryan’s role to find great deals… it’s my role to be the voice of reason and make sure he doesn’t miss anything on the due diligence side.  And by the way, I’ve written books and training programs for famous investors; I just wrote an article about the business of Private Lending which is featured in this month’s edition of Personal Real Estate Investor Magazine and is on newsstands right now; I’ve got another article coming out in a few days in another national real estate magazine about the research we’ve done into one particularly promising real estate market out west; and I’m the editor of a real estate investing newsletter with nearly 700,000 subscribers.  And by the way… nearly all of the hard data that Bryan shares with you on this show comes from my research.  So let’s just say I’ve got my finger on the pulse of the investing world in a pretty big way.Ok, enough of that.  Let’s talk about something that’s important today… AVOIDING trouble with your self-directed retirement account.But first, Bryan wanted me to tell all of you that he’s really in the mood to buy some first-lien real estate notes.  And honestly, people, I hope you’ll sell some to him.  He gets pretty moody when he’s in the mood to buy, and I’d like to see that be resolved as quickly as possible. Either way works just fine.Let’s talk about something that’s near and dear to my heart:  Due Diligence.  Like I told you, in the deals Bryan and I do, a big part of my role is to make sure that he sees the big picture.  He’s a numbers guy, and is incredibly good at it.  But sometimes, there’s more to a deal than just the numbers, so let’s look at that today.When it comes to self-directed retirement accounts, it feels like the sky is the limit because the tax advantages one receives through them can be so very large, and because there are so few practical limits to how one can invest their capital.But even though those limits are few, they are important… and those limits sometimes conflict with the creativity of you people as self-directed investors.  I hear Bryan talking about the wildly imaginative ideas some of you have come up with for making profit through your self directed IRA’s or 401k’s, and… wow!  There are some smart people who listen to this show.But here’s the thing:  With self-directed IRA’s, it’s very nearly true that the sky’s the limit in terms of the kinds of investment strategies you can use… but it turns out there’s another limit, too:  The foundation.  What I mean is this:  The foundation of every self-directed IRA or 401k investment is the LAW.  You see, while there aren’t a lot of restrictions, there are some, and they’re very important.To run afoul of those restrictions can be a very, very bad thing.  You’ve certainly heard Bryan talking about the issue of Prohibited Transactions, a circumstance in which you unintentionally break one of the rules concerning IRA’s or 401k’s.  The ramifications are staggering and scary… it’s very, very plausible… normal, even… for a very substantial portion of your portfolio to be absolutely destroy by taxes, penalties and interest as a result of a prohibited transaction… and there’s no easy way to fix them.So what can you do to avoid that fate?  Two things:  One of them is that you should NEVER do the obvious things:  Don’t do anything with your IRA or 401k that will benefit you or your lineal family members in any way.  Don’t borrow money from your IRA.  Don’t treat your IRA like your personal bank account.  You know… the basic stuff.But the other way to avoid that fate is this:  When you come up with the latest, greatest strategy to use in your Self-Directed IRA or 401k… do two things:  First, consult with a competent, experienced attorney about whether your strategy has any supporting case law to suggest that it will pass muster if the IRS chooses to take a closer look.  And second, if there is NOT clear case law to support your concept, that doesn’t mean you shouldn’t use the strategy, but it does mean you should seriously consider the next step:  A private letter ruling.A private letter ruling is when your attorney provides information to the IRS about the strategy you’re considering IN ADVANCE of your use of the strategy.  The IRS takes a look at it and gives you their impression about your idea’s level of compliance with the law.  In most cases, doing this results in having a very, very clear indicator of whether the concept you’re considering is legally solid from a tax perspective.  Furthermore, doing so makes it virtually impossible for the IRS or anyone else to ever suggest that your strategy was intended to be fraudulent or abusive in any way, since you sought official clearance ahead of time.Getting a private letter ruling can take time and cost some money.  But it could EASILY be worthwhile, because remember:  If you commit a prohibited transaction, the real problem there is that it usually takes several years before you and the IRS realize you’ve done so… and when they do, they start the meter running on taxes, penalties and interest as of January 1 of the year you committed the error.  And the effects of those mounting taxes, penalties and interest can be staggering… literally wiping out much or all of your entire IRA.So, just as I advise Bryan, I’m advising you:  Be careful on the FRONT END.  It’s a great thing that there’s so much flexibility available with Self Directed retirement accounts.  And it’s just as a great that through private letter rulings, we have a way to make sure that our creativity doesn’t actually cross a line it shouldn’t.That’s all for today!  But I’ve got a Jamaican born Playwright, Producer and Actor David Heron has been called one of the most successful Caribbean artists of the last decade.He first came to the attention of Jamaican theatre audiences as a playwright, with the runaway success of his first play "Ecstasy", which ran for two years and toured three continents, emerging as one of the most popular Jamaican plays ever. Since then he has penned five more stage plays, all of which have earned him great commercial and critical acclaim in his homeland and internationally- "Intermission" , "Against His Will" , "Love and Marriage and New York City", "Redemption" and "4PLAY" . Heron is the recipient of five International Theatre Institute Awards including Best Producer and Best Script for "Intermission", and Best Production, Best Drama and Best Script for "Against His Will". His biggest international success to date has been his romantic comedy, "Love and Marriage and New York City", which has toured regionally in the USA as well as throughout Great Britain in both 2002 and 2003, playing to packed houses and excellent reviews, and prompting British critic Terry Grimley to christen Heron "Jamaica's own Neil Simon." The 2006 revival of the show at The Billie Holiday Theatre in New York was nominated for the prestigious AUDELCO Award, New York's highest accolade for Off Broadway Black Theater. Douglas Prout is one of the most experienced and versatile theatre practitioners of his generation. He established himself as a competent actor in his Montego Bay, Jamaica in the 1980's before moving onto the larger audiences of Kingston, Jamaica.
