 In this episode of the REIT Report special series, “Building Resilience,” Dr. Jeremy Porter, head of climate implications research at First Street Foundation, shares  how data supports real estate stakeholders in making informed decisions and adapt to more extreme weather events.  In this special episode of the REIT Report, part of an ongoing series, “Building Resilience,” covering issues facing the REIT industry as it remains focused on investing for the long term, Jeremy Porter, head of climate implications research at  First Street Foundation , joins Nareit's Jessica Long, senior vice president of environmental stewardship and sustainability, to discuss how high-resolution climate models are helping people to understand property-specific impacts from different weather events and to develop and implement adaptation plans.  “One of the ways in which we've thought about climate risk is a one-in-a-100-year event, which implies that if I just had a one-in-a-100-year flood, I don't have to worry about another one, I'm not going to live to be 100 years old. That's not actually how they work,” Porter explains. “Understanding that every year there's an independent opportunity for that probability of an event to occur, so if you look out over the 30 years of a standard residential mortgage, a 1% chance of flooding every year means that over those 30 years, you have a 26% chance of flooding. And so suddenly you're saying, wow, I have over a quarter chance of flooding over the lifetime of my mortgage.”

It has become an annual tradition for The Ledge to put together at least two hours of (mainly) brand new holiday music that does NOT suck. That’s the key word here. While most commercial Christmas music is banal, saccharine nonsense designed to annoy mall and fast food shoppers, every year sees a plethora of new rock and roll-based songs to get us through this pressurized time of the year. Sure, many of these tunes are full of humor and snark, but none of them can be called novelty songs. Yes, there’s also more than a few covers, but how can one not resist redoing the Ramones or Slade?  There’s also quite a few tracks from what I like to call “friends of the show”. Jeremy Porter once again has a new Christmas tune. Vista Blue has their usual monthly free EP. White Rose Motor Oil continues their year of classic covers, and Numb Surprise continues to…well, surprise us with spooky tunes that literally creep into my tiny brain. (Part 3) Jeremy Porter, from Seneca Falls, NY, is a senior studying automotive restoration technology at McPherson College in Kansas. First bitten by the car bug at the age of five after attending the Vintage Festival at Watkins Glen, he is fascinated by the mechanical aspects of vehicles and other machinery. He was a part of the team that restored the school's 1953 Mercedes Benz 300S Cabriolet that finished second in class at Pebble Beach. His interests include vintage Ferraris, pre-war Bugattis and Alfas, open-wheel race cars, and the development of technologies within the drivetrain. As a student of the Automotive Restoration program at McPherson College, a four-year degree that centers the skills needed for the preservation and/or restoration of the vehicle itself and its associated history, a younger generation is given the chance to take the torch. Hands-on skills such as engine rebuilding and general mechanical work are supplemented by a dive into proper research methods, archival building/handling, general history of automobiles and their artistic and technological designs, along with literature courses that help create a unique liberal arts education. Using an example of a current project involving the digitization and creation of an archive of original Duesenberg road car, racing car, and marine engine blueprints that are housed within the school's library, this presentation will show how the curriculum at McPherson College culminates in a comprehensive educational experience. A couple of days after that episode was released I was contacted by a fan who noted that I had missed a couple of these sorts of records. After a bit of scrambing, I discovered that indeed I forgot all about some great fan-based compilatons. Yes, that’s the beauty of tonight’s selections. These three records were unofficial collections of musicians that had come together via online fan boards. The first such set, Cover Me Impressed – Alt.Music.Replacements Tribute, is pretty self-explanatory collection of tunes compiled by a popular usenet group in 2002. The other two tributes, Bring Your Own Lampshade (2005) and Dead Man Fake: Bring Your Own Lampshade 2 (2009), came together through contributors on the wonderful Man Without Ties message board, and include both solo and band tracks written by Paul Westerberg. I've been blessed over the years to have some wonderful musicians regularly send me their latest projects. One of those friends was Jeremy Porter, leader of Jeremy Porter & The Tucos. When I read that the 35th anniversary date of the release of the fifth Replacements full-length album, Pleased to Meet Me, fell on a “Ledge” night, it obviously became the focal point for a theme. I decided to celebrate the birthday by recreating the album’s track listing with covers of each and every song. This became a bit of an issue, however, as some songs were missing from my initial search through my archives. And while I inevitably found some of the missing pieces, I still was short two songs just days before tonight’s show. Luckily, I was alerted to a message board compilation of Replacements covers that included a track donated by our friend Jeremy Porter. Since this comp also included a version of “Red Red Wine”, I quickly contacted him to see if he had the whole release! Well, not only did he have the needed track, he actually played on it! The Regulars were his high school band, and on this cover he played guitar and provided backing vocals! Yes, I was set! I understand that many, if not most, people look at the deluge of box sets, reissues, and live albums as just more excuses how the record industry will suck any pennies they can get out of an artist. It’s a valid view. However, I live for this stuff. Sure, my main inspiration is new music, but if I love an artist I want everything. I want the live recordings. I want the demos and outtakes. I want that rare b-side.  Tonight’s show is sort of a new release episode, but it’s new “old” material. It’s the tunes from expanded editions of classic records by the likes of The Clash, The Muffs, Pavement, and The Lemonheads. It’s live tunes discovered in the vaults from The Rolling Stones,  T. Rex, and Georgia Satellites. There’s also great, previously unreleased material from our friends Jeremy Porter & The Tucos, and the great Rum Bar Records compilation of Cindy Lawson’s old band, The Clams. There is even a multi-disc set for a great 60s band, Betterdays, that initially only put out one single! Whenever I receive an email that includes a link to a single or album, or find a packet in my mailbox, I immediately put it in the front of my pile of music to check out. As I was putting together this month’s new release episode, I suddenly noticed just how many great records I’ve received in the past few weeks. So why not do an entire show bassed on artist/label submissions? That’s what we have here this week. Some are from individual artists (Dan Israel, Jeremy Porter, Indonesian Junk, New Rocket Union, etc.) that want me to check out their new tunes. What started out as just a business plan to give to others in the industry turned into a piece of paper with a lot of promises to keep after the 2008 financial crisis took his conventional real estate investors out of the picture. But instead of folding, Jeremy got creative and took an unconventional approach to financing his dream. And 8 years later, the Atlanta Motorsports Park is a playground for car guys with not only a track, but hundreds of garages, one of the top karting tracks in the nation, and now condo's and a restaurant in the near future. Jeremy's is a great story of learning everything on the fly, doing right by the community, and running with the ball against all odds. Towns including Brigantine, Atlantic City, Sea Isle City, and North Wildwood are among the top 20 locations impacted, with the burgeoning retirement town of  Ocean City being the hardest hit.  I'm a resident of the Jersey Shore and skeptical of these findings, but wanted further detail. Jeremy Porter is the CEO at the Atlanta Motorsports Park in Dawsonville, Georgia. He’s the leading protagonist at the Park and his vision of building a ground breaking, eco-sustainable race track featuring some of the most exciting elevation changes in the world first took place in 2008. Three years later the Park opened its doors. Today it is ranked one of the top tracks in North America and its Formula One designed main circuit plays host to some of the leading car manufacturers and racing teams. In this special episode of Innovation Rising, I had the pleasure of sitting down with Stephen Hunter, Physical Therapy Administrator for Intermountain Healthcare Physical Therapy and founder of ROMS, which stands for Rehab Outcomes Management System, which he developed at Intermountain Healthcare in 2000 and which was accepted to go through the Intermountain Foundry Program in 2015. Stephens passion for the startup is palpable and I had a great time in my conversation with him. Stephen has been with Intermountain for over 31 years where he is the active administrator over 11 outpatient orthopedic PT clinics and a practicing clinician. Stephen is the Author and co-author to several articles establishing the value of physical therapy and has his Clinical Doctorate of Physical Therapy from the University of Utah.   In 2014, Intermountain Healthcare launched their Foundry Program in partnership with Healthbox. The Foundry is a part-time program providing resources and guidance to vet the business aspects of employee ideas that could either benefit Intermountain internally or have additional commercialization potential outside of the system. On this week’s episode of Innovation Rising, we sat down with Jeremy Porter, Director of Business Development at Intermountain Healthcare to discuss what Internal Health System Innovation looks like for his organization, Intermountain Healthcare, based in Salt Lake City, with multiple locations across the state of Utah. Jeremy and his team look to leverage existing assets, patents, technology, and business models to support Intermountain's core mission and values while identifying additional revenue opportunities. Innovation and Growth at Intermountain Healthcare supports the ideation, creation, and adoption of new solutions that will improve quality and service while making care more affordable. Intermountain harness internal creativity and external disruption to continually improve outcomes, longevity, and overall wellbeing. One of the avenues supporting employee innovation is the Intermountain Foundry. Launched in 2014 in partnership with Healthbox, the Foundry is a part-time program providing resources and guidance to vet the business aspects of employee ideas that could either benefit Intermountain internally or have additional commercialization potential outside of the system.   Jeremy Porter is the leading protagonist in Atlanta Motorsports Park’s incredible story. A business pioneer with a loathing for the word ‘no’, Jeremy’s vision of building a ground-breaking, eco-sustainable track featuring some of the most exciting elevation changes in the world first took shape in early 2008. Just three years later, when the park opened its doors in 2012, it already had a membership base of almost 100. Today, Atlanta Motorsports Park is home to 449 members and was recently voted one of the Top Ten Race Tracks in North America by ‘Road and Track’ Magazine. Its Formula One designed main circuit plays host to some of the USA’s leading car manufacturers and racing teams, while its innovative kart track attracts enthusiasts and racers from all over the world. Formerly a partner at WMI – recognized by Inc. Magazine as one of the Fastest Growing Companies in America – Jeremy specialized in business strategy, organizational development and human capital. Prior to WMI, Jeremy spent five and a half years as Vice President of Operations for The Corban Group (TCG).     Atlanta Motorsports Park Features: -Most radical elevation changes of any kart track in the world. -Track was designed by the Famed F1 Track Designer Hermann Tilke, one of two in America and the only country club non-F1 race track in the world -AMP was ranked top ten tracks in North America including Canada and Latin America. The track consists of 16 turns and 98 feet of elevation changes throughout the course. Two famous corners have also been incorporated into the track: Spa-Francorchamp’s corner of Eau Rouge and the famous Carousel corner from Germany’s Nürburgring track.
