The Michael Yardney Podcast | Property Investment, Success & Money
In today's show Aaron Christie-David interviews me and asked how I've built the substantial property bought for the White investors should be doing in the current market to secure their financial future through property. I discuss the need for a comprehensive approach to wealth creation that goes beyond property alone, advocating for a balanced life and the importance of having a clear vision and goals. The conversation also touches on why many of the predictions made for the property markets for 2025 will be wrong. Takeaways Predictions about the market are often wrong; focus on fundamentals. Most property investors get it wrong; 50% sell up in five years and 92% never get past the first or second property. Your biggest asset is your time and your earning capacity, don't squander it. It's likely that many investors will put their plans on hold before the upcoming election, but experience shows us that life goes on after elections; so if you have the finance capacity don't wait to invest. Your strategic property plan should include risk management and things you shouldn't do just as much as it outlines things you should do. Investing is a long-term game; focus on capital growth more than cash flow. Surround yourself with good advisors and mentors. Confidence in the market drives investment decisions. True wealth encompasses more than just property. The fundamental question of “what should we do with our lives and why?” is an interesting one. With life being finite, I've long been fascinated with how to make the most of my time. How can we create more satisfying, meaningful, and fulfilling lives? What types of goals should we aim to achieve? Taking care of our bodies and minds through fitness is one avenue, but there's more to life than muscles. And so I'm excited to share today's podcast, which is an interview I recorded with Ben Nemtin all about this topic. In case you're not familiar with Ben, he's the #1 New York Times best-selling author of What Do You Want To Do Before You Die? and his new book, The Bucket List Journal, is a practical guidebook for turning your goals and dreams into reality. He's also the co-founder of The Buried Life movement, and is recognized as one of the World's Best Motivational Speakers, having delivered over 500 keynotes to brands and Fortune 500 companies around the globe. His work has been featured on The Oprah Winfrey Show, The Today Show, CNN, NBC, FOX, ABC, CBS, and more. In our discussion, Ben and I chat about . . . The value of surrounding yourself with people who inspire you What a “buried life” is and the importance of living authentically to yourself The power of putting your desires on paper The primary reasons people don't pursue their personal goals Ways to create accountability and how to overcoming fear Using mortality to think about life and motivate yourself The importance of friends and staying in touch with loved ones How to take care of your mental health How to live without regret And more . . . Pastor preaches about how the Holy Ghost will help you to live a life without regrets. --- Send in a voice message: https://anchor.fm/truthway-church-archives/message
Living without regret is one topic that is easier said than done, yet, when successful is well worth the endeavor. Live with intention, purpose, and without regret. Prepare your mindset and take the first step.
How often do we wish we could undo the past? Make a different/better decision, take a different action, choose a less-traveled path? When we become overly attached to events in our past that didn't turn out the way we wanted them to, we can fall victim to self-judgment and self-condemnation. This self-recrimination can be toxic and can blind us to positive things happening in our lives right now. Engaging with trusted spirit guides to seek understanding, acceptance and forgiveness can be the helpful formula that shifts our perspective from feeling punished by life to learning from our mistakes and commiting to moving forward in the best way we can. Spirit asks us to empower ourselves through kindness and generosity so we can also assist others on their journeys. Is something from your past holding you back in the present? In this discussion with Landshark, we cover many topics, including:Where he came up with the name LandShark. How we grew up financially as the child of immigrants. His parents instilled in him the idea of being smart with his money and not wasting it. His career as a lawyer and how he was initially inspired to seek financial freedom. His early influences in the FIRE space. The concept of what enough is. How much does someone need? His career as a lawyer has been successful and has allowed him to have the means to retire. He transitioned from an equity partner in a law firm to a consultant/contractor as he eased into early retirement and finished his cases. His initial early retirement plans and what he wants to focus on. Four areas he plans to focus on: exercise, creation, learning, and family time. What he learned from the Marshall Wildfires and how he's now helping his community through it. The problem that many people are underinsured. Double-check your insurance policy to ensure you're ensured enough to truly replace your home. Life is short, and we're not going to live forever. It's so important that we live mindfully and focus on our values. “We're not as important as we like to think we are. To our employers, we're all replaceable. You don't need to ask yourself for permission to live the life you want to live; you just need to do it. A lot of people don't because it's easier to stay in the situation you're in.”How making a change is hard and living your life without regrets. Think about the things you value in life and prioritize those values. He's benefiting from Wife-FI, which is that his wife is still working so he can stay on her medical benefits. In this Self-Coaching episode, Lauren and I discuss living without regrets. A regret is looking back over your shoulder, lamenting what was. Why do we do it? One reason may be that we're punishing ourselves for not being perfect enough, good enough, smart enough, and so on. Letting go of the past—especially the regrettable past—requires the courage to insist that today's challenges don't become contaminated by yesterday's regrets. Next time you find yourself swimming with regret, take a breath and realize the golden opportunity to do things differently going forward. Sit yourself down and ask one question, how am I benefitting from the self-hatred that comes from coulda, woulda, shoulda thinking? Stop beating yourself up. Embrace your humanness—sometimes humans get it wrong. And remember, stumbling is not falling. If you've stumbled in the past, this episode will help you to simply bring yourself to the uncluttered present and get on with becoming the person you need to be.

Sara Haines joins Paula to talk about her unique rise to success that includes hard work, determination, and a chance encounter with a stranger on a train that changed everything. The View co-host talks about those who have helped her overcome her fear of living with regrets and inspired her to go for new opportunities, despite a lack of qualifications on paper and the potential rejection on the other end. The host of ABC's The Chase, also opens up about her time as an NBC page and the many tears she has cried during interviews that eventually lead to her hiring. Sara also explains how her view of life's high and low moments has changed since becoming a mother and why going to work makes her feel more present when she is home. "I think regret in life is the heaviest load, failure is not."
Work hard, make a living, an impact, and leave behind something you will be remembered for. But above all HAVE FUN AND CREATE MOMENTS! Life is too short not to. Many people have voiced regrets leading up to their last days, and those are the ones that knew they were dying. What about all the ones that died unexpectedly; what would they have said? I bet they weren’t saying they wished they would have spent more time at the office or skipped a couple birthday parties to make a few more dollars. Here are The 9 Most Common Regrets People Have At The End Of Life: 1. They wish they had been more loving to the people who matter the most. 2. They wish they had been a better spouse, parent, or child. 3. They wish they had not spent so much time working. 4. They wish they had taken more risks. 5. They wish they had been happier and enjoyed life more. 6. They wish they had lived their dream. 7. They wish they had taken better care of themselves. 8. They wish they had done more for others. 9. They wish they had chosen more meaningful work. What stands out to you about this list? And what are you going to do about it? The 'Greatest Day' mindset is a lifestyle; a way of living every moment of every day with a positive attitude. It is choosing to be happy and live life with energy no matter your circumstances. Today truly is the only day you have to live, shape, and create who you want to become so choose to MAKE TODAY THE GREATEST DAY OF YOUR LIFE! How many of you have not made a mistake? Look at the greats in the Bible. Driven by fear for his life, Abraham offered his wife to a foreign king twice. Moses murdered a man. King David slept with his friend's wife and then killed him. Are your mistakes that big? Stop running away from your mistakes—owning them gives you power to forgive yourself and help others. This is a sad podcast about my Mother-in-Law, Ellen, who passed away Thanksgiving Day. I share about Ellen and the memory quilt I'm making with her clothing and what I've learned from this loss. Here are the steps I'm taking on her memory quilt: 1. Cutting up the shirts and ripping out dart seams to create flat pieces of fabric.2. Stabilizing the fabrics with French Fuse so they are easier to piece and will reinforce the material in case there are small holes from wear.Find French Fuse here: https://leahday.com/products/french-fuse3. Pressing the French Fuse to the wrong side of each piece with a medium heat iron.Grieving isn't an easy process and we're taking it one day at a time. How often do we hear, "live today like it's your last day?" If today were your last day, how would you feel about the kind of person you've been? Have you really been living your life or simply waiting?Have you been living an authentic life full of passion and kindness? Maybe you've been living a life for someone else? Now is the time to reflect on who you want to be. We will all leave this earth one day - it is inevitable. While we're here, it's our responsibility to own who we are and live a life of truth every single day. I hope this episode can help you reflect on the kind of life you hope to live and remind you that it is never too late to start. Live with the gratitude mindset that this may be your last day, but act as if it is your first - as if there are unlimited opportunities and experiences coming your way.CONTACT TARA: INSTA: @tara.mont / @trustandthrive FACEBOOK: bit.ly/FBtaramontWEBSITE: www.tara-mont.comEMAIL: tara@tara-mont.com

Living Without Regrets (Session #13)-Here’s the Conclusion… We wrap up our study of Ecclesiastes with a look at the last two verses of the book, where Solomon draws his final conclusions from his life experiences and gives succinct, practical knowledge for “above the sun” living.
Living Without Regrets (Session #12)-Ageless Wisdom In Ecclesiastes 11-12, Solomon reminds us that regardless of our age, none of us are getting any younger day by day; and along with this, he offers some wise counsel on living the days of our lives…wisely.
Living Without Regrets (Session #11)-Go Ahead…Risk It! Life is filled with risks, and Solomon gives us encouragement to take them, but also caution to take the right kind of risks. Ecclesiastes 11 offers a challenge to not seek safe, comfortable, predictable lives, but to instead experience the “risk” of letting God direct our lives, our goals and our aspirations.
Living Without Regrets (Session #10)-Don’t Be a Fool Life is hard, and can make any of us look foolish; there are just too many variables we can’t control or don’t see coming. Just as in Solomon’s day, the need for godly wisdom as we face life is an absolute necessity for every person. Join us as we take an honest look at living “wisely” versus “foolishly” from Ecclesiastes 10.
Living Without Regrets (Session #9)-Hope For Facing Life & Death Not only is life hard (and illogical)…there is an appointment at the end of it that we all must keep. Where do we get the daily hope we need to face both life’s everyday challenges as well as the ultimate end? Solomon offers some comforting insight from Ecclesiastes 9.
Living Without Regrets (Session #8)-Life Just Isn’t Fair Life’s not fair…if you’ve ever thought (or said!) that, this week’s session is for you! We look at why life doesn’t seem fair, and the advice Solomon offers us on how to deal with the inequities we all face.
Living Without Regrets (Session #7)-When Life Is Hard In Chapter 7 of Ecclesiastes, Solomon offers verse after verse of great advice on how to deal with the times when life is hard; especially when it seems “unfair” as it often does.
Living Without Regrets Session #6 Living Above The Sun - Several dozen times, Solomon uses the term 'Life under the sun' in his 12 short chapters. The bottom line is, life under the sun doesn't hold any fulfillment or purpose for us. This week we discuss how we can get above the sun and live life on a level that we were created and intended to.
I am so excited to share this episode featuring the first guests to ever be on the show - my dear friends & talented, genuine souls - One Step Closer.Los Angeles natives, Estefania Padilla & Miky Tayoba, are two great friends who met in college & who share a passion for performing & songwriting. Their love for music & spreading their light led to them forming an acoustic pop duo - now known as One Step Closer. In this episode, they go into depth on the meaning behind their music & the name “One Step Closer,” how they've persevered despite judgment & doubt, lessons from their upbringing, some fun tinder stories, & so much more.Through vulnerability & light heartedness, we hope this episode will inspire you to keep trusting yourself & your vision.Make sure to FOLLOW One Step Closer to stay updated on new music & live shows!CONTACT ONE STEP CLOSER:INSTA: @weareonestepcloserFACEBOOK: www.facebook.com/weareonestepcloserSPOTIFY: http://bit.ly/OSCSpotCONTACT TARA:INSTA: @tara.mont / @trustandthrive BLOG: www.tara-mont.comEMAIL: tara@tara-mont.com
Living Without Regrets (Session #5)-How To Deal With a Desert Ever felt like you were in a “spiritual desert”, lonely, dry and barren? God has a purpose in the “desert times” we all go through, and it may surprise you why He allows them and how he intends to use them.
Living Without Regrets (Session #4)-Life Just Isn’t Fair If you’ve ever thought that you were getting a raw deal in life circumstances, if you’ve ever questioned God as to “why” or “why now”; Ecclesiastes 4 is the chapter for you! God does have a plan in place to help you deal with these questions, and its closer to you than you might think
Sometimes, the hardest, yet most rewarding part of any experience is just showing up, despite any fears we may have. In this episode, I discuss the importance of "showing up" (physically, mentally, & emotionally) in all aspects of life - career, relationships, self love, & more. You never know what new opportunities, people, &/or experiences are on the other side of the door. So, how are you going to "show up" in your life?CONTACT:INSTA: @tara.mont / @trustandthrive BLOG: www.tara-mont.comEMAIL: tara@tara-mont.com
I turned 24 this week & have been reflecting on what I've learned in my 23rd year of life - one lesson has been to stop taking things personally. Why waste energy on the opinions of someone who most likely doesn't even know you?Be open to feedback & growth, but don't let the comments or actions of others affect you more than they should.Trust me - most of the time, it's not even personal.CONTACT:INSTA: @tara.mont / @trustandthrive BLOG: www.tara-mont.comEMAIL: tara@tara-mont.com
Living Without Regrets (Session #3)-The Seasons of Life Every life has “seasons”; times of refreshing, and times of trials. Solomon took a long view of these in Chapter 3, and gave us the secret to handling life’s up’s and down’s. It has to do with focus and perspective.
Today marks three years with my boyfriend - my first relationship ever - so I decided to share what I've learned within these past few years. We often compare our relationships to fairytales, rom coms, highlight reels of other couples - creating a fantasy of unrealistic expectations. In this episode, things get raw & I share how I may have fallen into the trap of these unrealistic expectations, instead of appreciating what IS. In addition, I discuss the importance of knowing your worth & how feeling complete as an individual is helpful in creating a more healthy, loving relationship.Once again, I am not a relationship expert - just a woman in love, sharing her personal experience :)CONTACT:INSTA: @tara.mont / @trustandthrive BLOG: www.tara-mont.comEMAIL: tara@tara-mont.com
Living Without Regrets (Session #2)-What Works When Life Doesn’t? Solomon, who was uniquely equipped to “experiment” with just about anything he desired; did so. He tried finding fulfillment and satisfaction in the world, in his work and in his wealth; but came up short on all three. There is a reason, and thankfully, there is also an answer to the question of, what works when life doesn’t?
Living Without Regrets (Session #1)-Life Can Be a Bummer The wisest, richest, most successful man of his day (and possibly of all history), struggled with the same feelings of frustration, futility and boredom with life that we all face from time to time. We begin our study of his “personal journal” (The Book of Ecclesiastes) with an introductory look at what works when life doesn’t.
In this episode, I share some past embarrassing moments that I now realize, looking back, weren't as bad as I maybe made them seem. Everyone messes up and makes mistakes - don’t be so hard on yourself.CONTACT:INSTA: @tara.mont / @trustandthrive BLOG: www.tara-mont.comEMAIL: tara@tara-mont.com
We all make mistakes, but how do you choose to view yours? We can either dwell on what we've done/should've done and let that hold us back, or we can use our experiences as an opportunity to grow.In this episode, I share my thoughts on why I choose to live without regrets and why being in tune with what YOU want can drastically change your mindset on regrets.New episode every #ThriveThursday!CONTACT:INSTA: @tara.mont / @trustandthrive BLOG: www.tara-mont.comEMAIL: tara@tara-mont.com
This episode of Cutting Edge is part of a foundational series that we will be featuring. Please forgive the inferior sound quality, as this was a recorded conference call. Dr. Alex and the Healing Codes have helped numerous people who are wanting peak performance or success in their lives, including in athletics. Using this athletic metaphor of “Game 7,” Dr. Alex talks us through achieving peak performance and living without regrets. Any moment can be the moment that you will relive forever. Have an overview of peak performance over the whole game Focus on love, joy, and truth, not fear and stress Focus on the next pitch, not winning the game Focus on the next 10 minutes, not on your big year-long goal Try to achieve maximum performance for the next 30 minutes The only way to have no regrets is to do your absolute best without fear Not someone else's best; it is ok if you mess up because you will experience grace Fear comes from results expectations Having the mentality of “I'm going to do my best, and what happens, happens.” Believe positive things that come from a place of love Peace is what comes when you focus in the present moment on truth, love, and fun Your muscles are limber, your analytical mind is at its peak You are thinking clearly and positively, which will lead to positive feelings and actions The two aspects involved are focus (conscious) and the root (unconscious) If you focus on externals, you will be rooted in fear and believing lies If you are rooted in fear, you will focus on externals If you focus on internals, you will be rooted in truth, love, joy, and peace If you are rooted in truth and love, you will focus on the internals This week's homework is to ask yourself these questions: Which one am I doing now? Experiencing peace or fear? (List this out for each of your different roles in life). Which one do I want to experience? Then pray about it and heal the codes on your own or by getting with a coach for help. You can join Dr. Alex each Wednesday for the live podcast covering the topics of health, wellness, relationships, and success, pertaining to the whole life: mind, body and spirit. They are held every Wednesday afternoon and are completely free to anyone who would like to join. Listen to episode 149 of the Inspirational Living podcast: Reincarnation & Living Without Regrets. Edited and adapted from Thoughts are Things by Prentice Mulford. Inspirational Podcast Excerpt: The tendency of many people after they are a little "advanced in years" is to look backward with regret. The "looking" should be the other way--forward. If you want to go backward in every sense (mental and physical), keep on cultivating the mood of living regretfully in your past life. It is one chief characteristic of the material mind to hold tenaciously to the past. It likes to recall the past and mourn over it. The material mind has a never-ending series of solemn amusement in recalling past joys, and feeling sad because they are never to come again. But the real self, the spirit, cares relatively little for its past. It courts change. It expects to be a different individual, in thought, a year hence from what it is today. Indeed it is willing a thousand years hence to forget who it is today, for it knows that this intense desire to remember itself for what it has been retards its advance toward greater power and greater pleasure. Do you want forever to bear with you the memory and burden of pain, especially when such burden brings more pain and deprives you of pleasure? It is like a bird that insists on carrying with it always the shell from which it was hatched. If you have a sad remembrance, fling it off. If you can't fling it off, demand that the Supreme Power provide aid to help you do so, and such aid will come. Related Inspirational Podcasts: Living a Magical Life How to Embrace Happiness & Change
Socrates said, “The unexamined life is not worth living.” Some of us may live our lives with little thought about where we are going. Some of us may come to the end of our lives with a sense of regret. As we begin a new year it is a good time to stop, take stock and live our lives without regret.
