In this solo episode, host Alex Pardo gives a candid update on Dan's journey to buy his first self-storage facility — a deal that had strong market demographics, favorable bank financing, and real value-add upside, until one buried spreadsheet assumption changed everything. This episode is a real-world lesson in self-storage underwriting, revenue ramp-up timelines, and what it actually costs to miss a detail in your deal filter. If you're working toward your first storage deal and want to understand how to stress-test your numbers before it's too late, this episode will save you from making the same costly mistake Dan made. You'll Learn How To: Understand why storage revenue doesn't move like a light switch after acquisition Identify the ramp-up period tab in your deal filter and how to use it correctly Calculate how many net move-ins per month is realistic for your market Stress-test your debt service coverage ratio before presenting a deal to a bank Negotiate from a shoulder-to-shoulder position with sellers when deals need restructuring Recognize when a deal that looks good on paper is missing a critical timeline assumption Surround yourself with a community that can catch what your spreadsheet can't What You'll Learn in This Episode [0:00] Dan's deal looked solid until one buried assumption flipped everything [0:32] Alex introduces Season 2 and Dan's journey from unemployed to first-time storage buyer [1:09] Why Dan wasn't excited when he finally got under contract — and what that reveals [1:45] Why celebrating each step matters even when you've been burned before [2:06] The market fundamentals Dan liked: demographics, income, population growth [2:31] The bank terms that made the deal attractive — 5.29% fixed for 5 years or 5.99% for 10 [3:05] A cautionary tale: a well-known investor who lost $15 million when rates adjusted on a $70M multifamily deal [4:13] Why Alex jumped on an impromptu Zoom to review Dan's underwriting spreadsheet [4:33] How Storage Wins community member Casey McKillop saved $100,000 on his first offer [6:02] The specific tab Dan wasn't reading correctly — net move-ins and the ramp-up period [7:07] The real issue: Dan assumed revenue would jump from $170K to $210K overnight [7:51] It would take Dan 10 months to reach profitability — and he wasn't prepared to fund it [8:09] The bank pulled out after reviewing the deal more closely [8:59] How to explain debt service coverage ratio (DSCR) to sellers and why 1.25–1.3 matters [10:14] The lesson: growth comes from adversity, and Dan won't make this mistake again Who This Episode Is For: First-time storage investors preparing to make their first offer Investors who have been under contract before and had deals fall through Anyone underwriting a value-add storage deal and projecting a quick revenue bump Buyers who haven't stress-tested their debt service coverage ratio Entrepreneurs who know the numbers but need a second set of eyes on their assumptions Storage investors trying to understand how ramp-up timelines affect deal viability Why You Should Listen: Dan's deal had everything going for it on the surface — strong demographics, committed bank financing, and a clear path to raising rents. But one overlooked tab in the deal filter spreadsheet showed that revenue wouldn't jump overnight. It would take ten months to reach profitability, and Dan hadn't budgeted for that gap. That single assumption blew up the DSCR, the bank walked, and a deal that looked ready to close came apart fast. This episode isn't about what went wrong. It's about what you can learn before it happens to you. Alex walks through the exact mistake — projecting revenue as a light switch rather than a ramp — and explains why having a community to stress-test your deal before you go under contract is worth more than almost anything else in this business. The most expensive education is experience. But it doesn't have to be yours. Dan learned this lesson so you don't have to. Rick Lesser is back at the bar — snowbird tan and all — and this one runs from a 2012 trash-can fire to a city-manager form of government nobody fully understands. Under all of it sits one question: who actually runs this town — the mayor or the city manager? Along the way we get into the windscreens that turned West Park into a wall, a $170K no-bid tech contract, and the beach concession scorecard the city still won't release. We document. You decide.
In this episode, I talk about the connection between industry leadership, premium pricing and CEO identity, why so many entrepreneurs stay stuck doing everything themselves and what actually changes when you stop operating like a solopreneur and start leading like a CEO.I'm also sharing an example of how I showed a client how freeing up time can lead to additional $170k+ in yearly revenue.Sign up for the live training “How To Become the 1% Industry Leader That Signs $20K Clients” here: www.joellaskoogh.com/live-training

Stephanie Lowenstern's LinkedIn looks like the highlight reel. South Florida recruiter. Founder. Boy mom. Building a go-to-market search firm for the best tech startups in the country. The kind of story that gets you double-tapped and scrolled past in two seconds. What the highlight reel doesn't show: her partner left when their son was five days old. She took a candidate call while she was in labor. She spent over $100,000 — on therapy, legal fees, moving costs, and healing work — funded entirely by her recruiting business. She celebrated 10 years sober in the middle of all of it. And she kept billing through every single day of it. This episode is the real story. Stephanie built her firm from scratch at 29 — no backing, no playbook, just a Squarespace website and blind faith — and hit $170K in year one without knowing what a Series B funding round was. When her personal life collapsed around a newborn, she didn't shut it down. She went on morning walks, listened to Joe Dispenza, cried at strangers in her neighborhood, and sourced candidates like a zombie who refused to stop moving. Because stopping wasn't an option. The business was the lifeline. What makes this conversation rare isn't the resilience story — it's what Stephanie learned on the other side. About rates she should have never cut. About the clients she should have walked away from sooner. About how showing up powerfully for candidates and clients starts with how you show up for yourself. And about why your peace is never going to come from the number. If you're going through something right now and still trying to run your desk — this one's for you. What You'll Learn: How Stephanie built a $170K first year with no recruiting firm experience and no external fundingWhy she kept billing through one of the most traumatic personal seasons of her life — and what three habits kept her business aliveThe $100K+ mistake she made cutting her rates to win business, and what she'd do differentlyHow to convert genuine relationships into clients without sounding like you're sellingWhy your internal state is the single biggest lever on your revenue — and how she rebuilt hersWhat she wishes more recruiters would actually ask her (and the answer she never gets to give) Atlas — The AI-first recruitment platform built to eliminate admin. It captures every conversation automatically and turns it into something you can use. Over the past 24 hours President Trump says we've won the war against Iran... and wants this war in Iran wrapped up quickly. Great... pack up your shit and get the hell out of there. But of course the reality is that Israel doesn't want this war wrapped up quickly, they want the entire government structure of Iran destroyed. And the only way to do that of course is with boots on the ground, you cannot have 'regime change" with air strikes. It's never worked in the history of aviation, so it's not going to happen in Iran. If Israel truly wants this it can't do it alone. Their army is only about 170K active duty soldiers, and another 150K reserve soldiers. Iran's army is triple that size. So they need the United States, they need American soldiers.
Having gathered 170K signatures or more for three ballot measures protecting children (#108: Penalties for human trafficking of a minor; #109: Concerning male and female participation in school sports; #110: Concerning prohibiting surgery for minors for the purpose of altering the minor’s biological sex characteristics and prohibiting state and federal funding for such surgeries), Erin Lee of Protect Kids Colorado has launched her next battle - to defeated SB26-097: Decriminalize Adult Commercial Sexual Activity. In today's episode, I'm talking to the brilliant and straight-shooting Ruairi Spillane, who runs Moving2Canada and Outpost Recruitment. Ruairi is one of the OGs when it comes to helping newcomers move to Canada, find jobs, and settle in nicely. So he was a must-have on The Newcomers Podcast. As someone who's been recruiting local and global talent for Canada for over a decade, he's seen what works, what doesn't, and he's not afraid to tell you the difference. And he dished out dollops of that tough love on this episode. ----------Ruairi and I chat about:The red flags that tell him an immigrant is likely to struggle in the job searchThe three risks employers are evaluating you on during the interview processWhy Canadianizing your resume is about the content, not the formatHow to proactively address your immigration pathway in an interview----------Dozie's NotesA few things that struck me as I listened through this week's conversation:"I can do anything" is a red flag, not a selling point. It screams you haven't done the research. Pick one or two job titles that match your skills in Canada and build your resume around those. Spraying and praying something sticks is exhausting. Canadian employers are evaluating three risks you probably aren't addressing. Settlement risk: Will you stay? Immigration risk: Can you stay? Local experience risk: Can you adapt? Ruairi says employers in professional roles aren't hiring for six months. They're investing in training you for three to four years. If your answer to "How long will you be in Canada?" is "I have a two-year work permit, we'll see if we like it," you've just told them you're a flight risk.Refusing to adapt your resume can mean you might struggle to adapt to the role. Ruairi says it's a pattern he's seen over the last 12 years. When he suggests improvements and a candidate says "my resume is fine the way it is" or "I paid someone to edit this so I'm not changing it," he steps away. Time and time again, that response has usually meant the individual might not be exactly willing to adapt to a new way of doing things in a new country. Brutal? Ramit Sethi of I Will Teach You To Be Rich continues his discussion with Mike and Noel in part two of their financial deep dive. The couple, married for just 6 months, faces a daunting $244K in debt with zero savings, fueled by previous "guilt-free" spending and a shocking $170K windfall that disappeared. Despite their dire situation, major cuts to their fixed costs haven't happened yet. Ramit encourages Noel to reconsider her church tithing and find proactive ways to increase income, like driving for Uber. Can they shift their mindset from feeling deprived to purposeful sacrifice, anchor their spending to zero, and collaboratively create a sustainable financial future? In this episode we uncover: • Noel's decision regarding her church tithing • The power of incremental income, like Noel's potential earnings from Uber • Ramit's "anchor to zero" framework for mindful spending • How comparing current spending to past mistakes sabotages financial progress • The importance of distinguishing between sacrifice and suffering • Why making big changes with money is meant to be hard • The potential for selling household items to boost savings and signal a "rebuilding phase" • How a short-term financial plan can set them up for long-term success • The opportunity to define their own timeline for debt repayment and savings Chapters: (00:00:00) Previously on money for couples (00:02:09) How Noel's decided to approach tithing (00:03:33) Why cutting subscriptions won't solve their problems (00:03:49) Noel's plan to earn more money with Uber (00:04:21) Ramit introduces the "anchor to zero" spending framework (00:05:46) Mike and Noel reflect on the conversation (00:07:11) Sacrifice vs. suffering: Reframing financial changes (00:08:43) Why comparing to the past holds them back (00:09:50) Noel's internal struggle with tithing (00:10:34) Ramit presents a vision for their future (00:11:15) The idea of selling household items to fund savings (00:12:18) Ramit's proposal for their next steps and a follow-up This episode is brought to you by: ZocDoc | Go to https://zocdoc.com/ramit to find and instantly book a top-rated doctor today #sponsored DeleteMe | Get 20% off all consumer plans when you go to https://joindeleteme.com/ramit and use promo code RAMIT at checkout Leesa | Go to https://leesa.com for 25% off mattresses PLUS get an extra $50 off with promo code RAMIT, exclusive for my listeners Factor | Go to https://factormeals.com/ramit50OFF and use code RAMIT50OFF to get 50% off your first box, plus free breakfast for 1 year Trust & Will | Protect what matters most in minutes at https://trustandwill.com/ramit and get 10% off plus free shipping Connect with Ramit • Get my new book, Money For Couples • Get Money Coaching with Ramit • Download the Conscious Spending Plan • Listen to my book—now on Audible • Get my New York Times best-selling book • Get my no-numbers journal • Other episodes • Instagram • Twitter • YouTube If you and your partner have a money issue and you want my help, I occasionally select a couple to work with, free of charge. Hey, investors! Scott Carson here, and I've got a juicy deal that's hotter than a Texas summer! If your lazy assets (and maybe your self-directed IRA) are sitting idle, this is your chance to put them to work on a prime piece of Georgetown, Texas real estate. This isn't some long-haul, snail-paced investment – we're talking a six-month or less turnaround, with conservative numbers figuring in a year! This beauty is one of 48 reverse mortgages we snagged from a hedge fund. The borrower's already passed, HUD's got it cleaned out, and we're looking at a clean, well-maintained property needing just a little lipstick and a fresh coat of paint. Texas foreclosures are fast, and we've got the team ready to rock and roll. This is a potential 10% (or more!) return on your money, secured with a first lien. Here's the breakdown on this Georgetown Goldmine:The Deceased HUD Gem: A clean, 3-bed, 2-bath, 1,348 sq ft home in Georgetown's hot 78628 ZIP code. Borrower deceased, heirs not fighting, property in good shape (interior inspection available!), needs cosmetic updates only – no structural nightmares. The Numbers Make Sense: Current legal balance: $185K. Conservative Fair Market Value: $297K. We're picking up the note for just $170K. Add back taxes and foreclosure costs, and we need $176K in funding. That's over $112K in built-in equity!Exit Strategy 1: Quick Auction Cash! With a 90-day Texas foreclosure and a $191K legal balance (after taxes), a quick auction sale is likely. You get a guaranteed 10% return on your $176K, paid out even if it sells faster than 90 days. We're talking $4,400+ interest in under three months!Exit Strategy 2: REO Flip for Bigger Bucks! If it doesn't sell at auction (our preferred scenario!), we take it back as an REO. An additional $20K for rehab (total $196K invested) for light cosmetic work. Potential net profit of $52K+ with ROI up to 20% if we're doing a one-year prepayment penalty.Due Diligence & Timeline: Full collateral file, realtor CMAs, title update, HUD interior inspection, and exterior video are all available. We're aiming for mid-December funding to kick off a February foreclosure and a March/June sale. Fast, efficient, and profitable! This isn't just another podcast episode; it's a real-time opportunity. We're looking for funding in December, so if you've got an IRA or some passive investment cash ($176K) burning a hole in your pocket, and you want 10% or more, let's talk! For the full due diligence package, comps, and all the nitty-gritty details, reach out directly! How a Chinese Survivor.io Clone Is Printing $170K/Day in a Brutal Category? We tear into Mech Assemble: Zombie Swarm, a high-performing “shoot ‘em up” that's managing to out-earn Survivor.io in a red-ocean market. With nearly $4M monthly revenue, $170K/day at peak, and only ~12K daily downloads, the game is proof you can win with ruthless monetization, creative overload, and a mix of East + West appeal.Key takeaways:Category Killer: In a genre where most titles die after launch month, Mech Assemble is holding and scaling revenue.Revenue Mix: 85%+ IAP with whales from the US, Japan (20%), South Korea, Taiwan, and Tier 1 EU. Ads add ~$14K/day.Customization Hook: Fully movable, functional weapon placement on mechs — a novelty in the subgenre.Onboarding Power Move: Classic “Asian onboarding” — start overpowered, then strip it away.Aggressive Monetization: 200-pull pity timers, daily ad boosts, limited waifu offers, and multiple battle passes.Creative Strategy: 500+ pages of creatives across TikTok, Google, and Facebook. Mix of AI-generated, meme-driven (Skibidi Toilet, Gundam knockoffs), and misleading playables.UA Reality: CPIs hitting $30+ in US, mitigated by whale-heavy spending and blended campaigns. Downloads modest, but ARPDAU sky-high.Why It Works: Strong East + West monetization, relentless creative testing, genre familiarity + novelty in mech customization.Get our MERCH NOW: 25gamers.com/shop--------------------------------------PVX Partners offers non-dilutive funding for game developers.Go to: https://pvxpartners.com/They can help you access the most effective form of growth capital once you have the metrics to back it.- Scale fast- Keep your shares- Drawdown only as needed- Have PvX take downside risk alongside you+ Work with a team entirely made up of ex-gaming operators and investors---------------------------------------For an ever-growing number of game developers, this means that now is the perfect time to invest in monetizing direct-to-consumer at scale. Our sponsor FastSpring:Has delivered D2C at scale for over 20 yearsThey power top mobile publishers around the worldLaunch a new webstore, replace an existing D2C vendor, or add a redundant D2C vendor at fastspring.gg.---------------------------------------This is no BS gaming podcast 2.5 gamers session. They earn well and own two properties, but with zero savings, 75% in fixed costs, and no shared goals, their financial foundation is crumbling. Underneath the spreadsheets and the spending is a toxic parent-child dynamic, causing Clara to feel disempowered and ashamed, while Devin's “dreamer” mindset leads him to believe the next big win will fix everything. Mike Ettenberg never intended to choose between his two passions. Growing up in California, he found himself equally drawn to the thrill of entrepreneurship and the heroism of firefighting. Like many of us who've felt that pull in different directions, Mike initially thought he had to pick one path. What emerged instead was Frontline Optics – a sunglasses company born from the frustration of repeatedly destroying $200 Oakleys in the back of fire engines. With remarkable candor, Mike shares how he launched his business with just $5,000 from forced overtime shifts while still working full-time as a firefighter. That initial investment covered 300 pairs of sunglasses, a basic website, trademark filing, and minimal marketing – a humble beginning for what would become a thriving business. The real breakthrough came unexpectedly. After months of amateur marketing efforts, Mike created a video showing sunglasses falling in slow motion with fire equipment in the background. That single ad transformed his business from $30K to $170K in annual revenue. "I became a student of advertising at that point," Mike explains, highlighting how success often comes from identifying exactly what resonates with your specific audience. What makes Frontline Optics unique isn't just their focus on durability for first responders – it's their commitment to values that mirror the brotherhood and sisterhood of emergency services. Their "no questions asked" replacement policy acknowledges the reality of gear destruction on the job. Their team structure provides customer service even during night shifts. And their charitable giving supports organizations like First Responders Children's Foundation. For those dreaming of starting something, Mike's advice cuts through the noise: "If you go to bed at night thinking about doing something, and when you're running on a treadmill aimlessly you're thinking about doing something, and you're surfing podcasts and you're thinking about doing something – it means that it's in you. So just go do it." Ready to support a first responder-owned business or find sunglasses that can actually survive your shift? Follow @frontlineoptics on Instagram or visit frontline-optics.com to see their full line of durable, ANSI-rated eyewear designed specifically for the demands of emergency services.

Tax season is finally over—and now it's time to take stock, compare notes, and rethink how to run your practice smarter, not harder. In this episode of the Tax Rep Network Podcast, host Eric Green is joined by the unstoppable Dawn Brolin, CPA, CFE, for a raw and revealing post-season debrief that every tax professional needs to hear. What started as a casual catch-up quickly turned into a masterclass in firm automation, client management, and how to make tax season less chaotic—and way more profitable - by implementing Ignition. Dawn breaks down how she completely transformed her practice by requiring engagement letters and full prepayment before a single return goes out the door. From raising prices after January 31st to revoking unsigned engagements, she shares how setting boundaries with clients turned her firm into a cashflow machine—dropping $40K/month into her account on autopilot.Eric shares his own lessons from managing hundreds of open IRS representation matters and the moment he knew it was time to stop chasing payments and start using Ignition to get organized, get paid, and get peace of mind. Together, they highlight how implementing Ignition streamlined client onboarding, automated follow-ups, and eliminated the dreaded “double consult” by embedding personalized videos into engagement letters. From leveraging subscription pricing to firing problematic 1040 clients with grace, Dawn and Eric unpack the mindset shift that helped them reclaim their time and build practices that run smoother, serve better clients, and make more money. You'll hear real-life examples, laugh-out-loud client stories (like charging extra for removing staples!), and the powerful idea that if you're doing high-value work, you should absolutely be charging for it.Whether you're a CPA, EA, attorney, bookkeeper, or anyone else working in the tax world, this episode is a wake-up call: you are not a charity, and your time is too valuable to give away. Now is the time to set up systems, raise your prices, and stop doing everything manually. If you're tired of the billing chaos, constant follow-ups, and late-night April 15th scrambles, this episode will inspire you to make a change that could permanently improve your practice—and your life.
