Cory Rosier, nicknamed “One Speed”  joins the show today to share some of his secrets and strategies, what he does that makes him so successful. Tune in now!   Episode Highlights: Jeff introduces Cory Rosier who is with Big Block Realty based out of San Diego, CA. Cory talks about how he got into real estate and what led him to where he is today. He is originally from Syracuse, NY.  To get to CA, Cory had an internship his senior year of high school, afterward he sold everything he had and moved in with his aunt and uncle there. He ended up meeting his business partner there as well and started with mortgages in 2003. Cory talks about how he learned a lot when he chose to diversify in the 07-08 downfall when he was bouncing around in different things. Jeff asked Cory how he ended up getting back into real estate through his friends and Big Block Realty.  Big Block was an independent brokerage; They actually have franchises now which is fairly recent. The corporate office has a little 0ver 1,000 agents that closed about 6,000 transactions last year and they have 10 franchises right now. Jeff mentions that as a part of the podcast he is going to start a “Broker Blitz” to let brokers highlight themselves.  When Cory started in 2014, Big Block had 250-275 agents doing around 600-700 transactions. Jeff talks about how the word “recruitment” cna carry such a negative connotation for many and asks Cory for his take on it as he has mastered recruitment so well. Cory explains how when agents switch to different brokerages, they often do so in a high stress situation; With that understanding, he placed value on that big important move they are making for themselves. Cory talks about relationship building as opposed to just trying to promote your brokerage and talking about how great your brokerage might be. What about personality assessments? Jeff says that one thing many good coaches have in common is understanding the people you help on a personal level and approaching them as such. The questions that you ask are always important. Cory says to ask them as open-ended as possible. He also talks about how body language plays a role. Why is mirroring important and how does it work over the phone? Jeff and Cory discuss the different types of DiSC personality. Jeff asks Cory what has helped him to get to where he is now with understanding and managing people.  Narratives change with different generations and styles of communication. Jeff asks Cory how he tailors his approach. Jeff talks about the importance of being a good listener. You have to stop over talking  people. Cory reiterates to not keep saying how great you are and instead listen to their needs before sharing how you can help.  How do you grab attention away from a screen?  How have manners and dynamics shifted around the use of phones?  Cory had a lot to do with 3-4x of the growth in the brokerage. Jeff asks him what he does to create so many conversations.  Culture matters. Cory explains how he has seen that play out and explains how to find out what else matters for people. Do you get our feelings hurt easily? Jeff and Cory talk about looking at the bigger picture rather than getting caught up in the emotions of people coming and going and seek to support them. Cory talks about his company, Sweet Assist, how it works, and who it is best suited for.  The goal of it is to be the one spot for running the back end of your brokerage efficiently. This episode of the I Own It podcast was a fun one as we dive3 into a great conversation with Oliver Graf, Co-Foundeer and President of Big Block Realty, Open escrow, Transaction Monster and well known speaker and real estate invesotr.  He has an incredible story and offers an abundance of wealth. We were able to dive into the history of Big Block, what they're doing differently, and how they are using creative strategies to disrupt the industry. As one of the top, fastest-growing brokerages in the nation, it's exciting to see where Oliver and his team are heading!  Causing Disruption One of the many reasons why Big Block has been so successful is because of the way they run their business. Standing out wasn't an option, it was something they knew they needed to do. Their logo, branding colors, and commission structure are unlike anyone else in the business. They charge their agents a small flat fee each month, in turn allowing them to keep 100% of their commissions. Big Block combines both a brick and mortar office building, with the most cutting-edge technology available. Their creative marketing has helped them to recruit agents, allowing them to franchise the business to locations outside of California.  One of the most proven ways to build wealth is by creating multiple streams of income. You don't want to be stuck or reliant on transactions forever. Oliver is a big fan of “bolting on” services in order to provide better service for his clients. A few of the examples he suggested include:  Owning your own brokerage if you are a high-volume agent or investor. Buy a moving truck and offer your services to clients who are buying or selling. Partner with a solar company to collect referral fees for all of the clients whom you refer and eventually buy. Start a title company. While it can be expensive to set up, it can pay off if you are high-volume. If you are a brokerage, create a transaction coordinator position and offer the services to the agents you work with. Start your own marketing business to not only serve your needs, but to also work with other agents and investors.  You could also start a photography business, offering your services to other agents and businesses in your area If you get creative, there are many other services you can offer your clients as an agent or investor. Experience is a great teacher for great entrepreneursRoland grew up in a small town in Covington, Virginia, but he always had big dreams. He was very close to his father. As a kid, Roland watched his attorney father meet with great entrepreneurs from every field. He decided early on that he wanted to be an entrepreneur himself.Roland was an absolute natural. He got his first paying job at 13-years of age, where he taught five-year olds how to play tennis. During the first half of high school, he put on magic shows for an extra penny. During the second half, he joined a band that played in clubs that he wasn't even old enough to get into. In between performing, he was flipping real estate all across the United States. He sold insurance and securities. At Big Block, they like to play hard, work hard, and provide value. Cory takes a soft approach to recruitment. He goes back to making it about them and asking questions. When talking, agree and repeat. Understand the presentation you're making. Their brokerage likes having a variety of personality traits. When hiring, figure out what the avatar is. In many situations, people grow too big, too fast. Once you build a strong culture, people will come to you. Look within and analyze where your talents are best serving growth.  Make the list of all the responsibilities in your job, circle what you don't love doing or you're not good at doing, and that will help you develop your first job description to hire somebody. Set realistic expectations for the people who are coming on to your team. Make sure your presentation is consistent and have fun with the interview. During today's show, Sam Khorramian, CEO of Big Block Realty, presents at the HyperFast Agent Digital Deep Dive Event. Learn how to leverage B2B relationships and Google/YouTube to give yourself a way to do 48 more transactions with no spend.  Episode Highlights:  Sam's strategy begins with the importance of referrals. Referrals are some of the best leads and business you can do, and they come with the highest amount of trust. Sam wants to help you build a scenario where you're coming to businesses with a value-first proposition to help them get exposure and customers. Sam's goal is to make a bunch of people feel obligated to reciprocate and refer him business. Sam interviewed a local insurance agent, made a few videos, and got them ranking on the first page of YouTube and Google. Sam explains the history of how he began creating content in this unique way. If you make four of these videos per month and each of those participants only send you one referral per year, that's 48 referrals. He realized he could build a predictable pipeline of referral business using this strategy. This also gives you extra exposure when they share the content with their database. The best approach is to find someone who understands the power of ranking on the internet and verify that they're doing a lot of business. Go to Yelp, find the category, filter by most reviewed, then find the people who understand the importance of getting reviews. Don't let the low number of reviews fool you. If you see an insurance agent with 20-30 reviews, that probably means they're doing well. Position the original phone call as a call with lots of value. Help them see the full picture of what you're trying to do. At the end, ask them to keep you in mind when they have discussions about real estate. When you upload a video, spend your time on the title, description, and tags. Before you upload your video, name the video on your computer using the keyword phrase you want the video to rank under. You must sell the click. Depending on where you are, you can rank people in the same industry under their local area keyword, which allows you to interview multiple people in your area while helping them all rank. Look at the title descriptions from the pages that are already ranking on Google. Take those, copy them into a Word document, and make them your own. Use Google keyword planner and it will give you the best tags to use. 3 Key Points:   You can create high-ranking online content for local B2B partners as a way to gain referrals.    Approach partners who understand the value of ranking online and are doing a high volume of business.    Use best keyword practices for naming your content to please the search engines. Having better systems and predictability happens when you leverage tools and automation. Know how millionaires become millionaires. Millionaires figure out how to get more out of the things that they're already doing. All of us have the same amount of time, but some of us work on building the foundation that will help us fuel our growth. Sam tells a story about his child earning a toy from his rewards system that illustrates why you should leverage media in your business. If you leverage media, everything you've wanted in your life is on the other side of it. Sam recommends Adbeat. Go into Adbeat, put in your competitor, and it will pull up every ad they're running on the internet and every site they're sending traffic to. It will tell you how much money they are spending on the ad and how long the ad has been running. Successful people look to other people to find the shortcuts to success. Sam recommends PowerAdSpy. The shortcuts are already there if you know how to find them. Stop trying to figure it out on your own. Successful people do it the way other successful people have done it before. Success leaves clues. Writing compelling copy is the easiest way to get your audience to feel inspired and take action. Go to amazon.com, go to the books section, write in “first-time homebuyer” and filter the results by the most sales. Competitive intelligence is the backbone of everything we do. Consider content hacking. Realtors are in the content creation game more than they have ever been before. Sam recommends BuzzSumo. Put in the topic or the phrase you want to make content around. BuzzSumo will find the most viral pieces of content around that subject. Titles get people to click and share. With the power of technology, all of these tools are built to give you the shortcuts you are looking for. Repurpose content, drive traffic to it, and you might just go viral. Sam recommends Hawkeye. This is AI meets content creation. Put in the target or the subject you want to create content about. Hawkeye does a reverse lookup to find gaps in the internet around content that needs to be created. Find gaps in the marketplace. Serve the marketplace and watch the marketplace start to serve you. If you're not doing video, one day you will regret this decision. We have to become somebody. Grant Cardone said that you have to remember that people give in to the person they see the most. There's endless opportunity of content that people want. There's endless tools to reverse hack, reverse engineer, the best way to get there. Sam recommends Brandzooka. They sell you unused space on tv for next to nothing. Sam recommends Video Marketing Blaster, which just requires three clicks to get any of your videos ranking on the first page of YouTube and Google. Sam describes how videos can lead to referrals. He interviews referral partners, helps them rank on Google, and in turn they feel obligated to refer business to him. Leverage tools to make people find you, use you, and feel obligated to reciprocate. Sam recommends Lumen5. Lumen5 will let you take any article on the internet and turn it into a video that's 100% new and made just for you. Go into BuzzSumo, find an article that's smashing it, put it in Lumen5, take the article into a new piece of content that nobody has in video format, then distribute. How many of us want or understand the power of having influence on Instagram? You need to make your own mystery egg. The only way to make your own mystery egg is with content. Sam recommends influence.co, which allows you to find people with big audiences, pay them a few hundred dollars, and they shout you out on their Instagram. Sam recommends hypegrowth.com because they manage your Instagram for you and help you have hyper-growth on your social with just a few hundred dollars in spending. When you become a somebody, the business chases you. The best way to protect yourself is to build a brand and an audience so that to the people that follow you, you're a somebody. 3 Key Points:   Leverage tools to get more done in less time.   Successful people study other successful people and emulate them. They follow up with an executive retreat to implement the things they learned. This is a great strategy for taking lessons learned and applying them immediately. Some of the biggest wins he’s had have come out of those implementation retreats. A coach challenged him to attend conferences without his phone. He realized it was never going to be the end of the world if he couldn’t get to something immediately. Go to a mastermind to get your one critical nugget. Jeff loves going to masterminds for the relationships. Build as many relationships as you can because you never know what will happen. These successful people want to support and want to be involved. Successful people are always accessible. If there's someone you look up to and you want to spend more time with them, find a way to bring them value. Sam shares the magical question you should ask superstars when you get the chance to meet them. You’ve got to be a giver before you’re a taker. Sam describes what The Closing Table is all about. If you want to be with people who are winning on a higher level, The Closing Table might be the room for you. The broker should be behind the scenes helping them as little or as much as they want. Keri describes her experiences leaving RE/MAX and Keller Williams. She didn't lose any business in her moves. A lot of brokerages out there want to convince you to do things their way. Go somewhere that you really enjoy. Fit the culture of the brokerage you choose. How do you create a culture that's magnetic to the right people?
