After more than two years of stagnant or declining rents, we're witnessing the biggest year-over-year jump in apartment rents in two and a half years. At $1,790, the median asking rent has climbed 1.7% since last July – and this is just the beginning of what could be a significant upward trajectory.What's behind this shift? A perfect storm of economic factors. Homeownership remains financially out of reach for many Americans, pushing more people into rentals. Simultaneously, multifamily construction has hit the brakes – permits are down 23% nationally since the pandemic building boom. This supply-demand imbalance is handing power back to landlords after years of tenant-favorable conditions.The geographic patterns tell an equally compelling story. San Jose leads with an astounding 8.8% rent increase while its building permits plummeted 74%. Chicago, Washington DC, Pittsburgh, and Philadelphia all saw rent jumps exceeding 7.5%. Meanwhile, markets like Jacksonville and Austin, where construction continues aggressively, are experiencing rent decreases. Perhaps most revealing is the unit size data: studios and one-bedrooms are up 3.4%, while three-plus bedroom units fell 1.5% – clear evidence of changing demographic preferences as younger generations delay family formation.For multifamily investors, these signals demand action. With Gen Z (larger than the Boomer generation) entering prime renting age and construction slowing, we're heading toward an even more severe housing shortage in the next 2-3 years.     Determining the origin of teeth in vertebrates is an incredibly significant but notoriously difficult problem within palaeontology. Teeth didn't evolve in the mouths of our ancestors, but are first seen as part of the external skeletons of jawless fish as structures called ‘odontodes'. These would later migrate into the mouth with the evolution of jaws, becoming the teeth we have today, but odontodes still remain present in the skin of modern cartilaginous fish, giving them their rough texture. The oldest known odontodes are from the late Cambrian Period and represent the very first evidence for vertebrates in the fossil record. Unfortunately, they are only ever found as part of fragmentary pieces of exoskeleton, however, given that their specific construction is only known in vertebrates, there is little else they could possibly be… Joining us for this episode is Dr Yara Haridy, University of Chicago, who set out to use modern new scanning techniques to better understand the nature of these first teeth and what they tell us about the evolution of vertebrates. What she discovered was unexpected, but also led to better understanding of the purpose of odontodes in the dermal exoskeletons of our ancestors.

Along the way, we detour into soda-related TikTok challenges (yes, apparently Sprite is dangerous now), celebrity death news (spoiler: not good news), and listener emails that range from insightful to “are you sure you hit send on the right show?” You'll also get trivia, remakes, a live “Kids in America” cameo from Billy Joe Armstrong, and a heated swap-out session where we boot some Top 10 squatters in favor of better songs from the same era.     How do social movements arise, wield power, and bring about meaningful change? Renowned scholar Linda Gordon investigates these and other salient questions in this “visionary, cautionary, timely, and utterly necessary book” (Nicole Eustace), narrating how some of America's most influential twentieth-century social movements transformed the nation.Beginning with the turn-of-the century settlement house movement, the book compares Chicago's celebrated Hull-House, begun by privileged women, to a much less well known African American project, Cleveland's Phillis Wheatley House, begun by a former sharecropper. Expanding her highly praised book The Second Coming of the KKK, the second chapter shows how a northern Klan became a mass movement in the 1920s. Contrary to what many Klan opponents thought, this KKK was a middle-class organization, its members primarily urban and well educated. In the 1930s, the KKK gave birth to dozens of American fascist groups—small but extremely violent. Profiles of two other 1930s movements follow: the Townsend campaign for old-age insurance, named for its charismatic leader, Dr. Francis Townsend. It created the public pressure that brought us Social Security, which was considered radical at the time, as was the movement to bring about federal unemployment aid for millions.Proceeding to the 1955–1956 Montgomery bus boycott—which jump-started the career of Martin Luther King, Jr.—the narrative shows how the city's entire Black population refused to ride segregated buses; initiated by Black women, their years-long, hard-fought victory inspired the civil rights movement. Gordon then examines the 1970s farmworkers struggle, led by Cesar Chavez and made possible by the work of tens of thousands of the primarily Mexican American farmworkers. Together they built the United Farm Workers Union, winning better wages and working conditions for some of the country's poorest workers. The book concludes with the dramatic stories of two Boston socialist feminist groups, Bread and Roses and the Combahee River Collective, which influenced the whole women's liberation movement. Linda Gordon is professor emerita of history and University Professor of the Humanities at New York University. She is the winner of two Bancroft prizes for best book in American History.  Her previous work includes The Second Coming of the KKK and a biography of the photographer Dorothea Lange.
