#236Our WhatsApp groupWhen times are tough, it's even more important to buy well. No one buys better than cash buying companies. How do they do it? This episode lifts the lid.But this episode is not just about getting a discount. It's more of a microcosm of how to run a property business. It encapsulates how to buy well, sell well and get your money working as hard and efficiently as possible throughout the process.Jonathan Rolande is my expert guest this week.Jonathsn is not just the founder of House Buy Fast but also the head of the National Association of Property Buyers.During the episode, we discuss:How Cash Buying Companies Operate: buying properties quickly for cash, particularly those with problems or that struggle to sell on the traditional market.Types of Problem Properties: short leases, Japanese knotweed, unmortgageable conditions (missing kitchens or bathrooms), hoarding, and structural problems.Approach to Refurbs: making properties mortgageable and appealing for re-sale.Decision Process on Solving Problems: some properties, e.g. with subsidence, the company may sell on with full disclosure and at a reduced margin.Common Reasons Sellers Use Cash Buyers: Surprisingly, most sellers are not in financial distress but are simply seeking certainty and speed due to life changes, repeated transaction fall-throughs, probate, or landlord exhaustion.Holding Period and Sales Strategy: sellingmost properties within 90 days to minimize holding costs, pricing properties keenly for a quick turnaround rather than holding out for maximum profit.Agent Selection for Resale: partnering with the best local agents, valuing strong market knowledge, sales skills, and a proactive online and community presence over just low fees.Dealing with Tenanted and Landlord-Sold Properties: They often buy from landlords, sometimes retaining tenants or managing evictions / refurbs, especially in the current climate of landlord exits.Pricing and Offer Calculation: Offers are typically 80–85% of market value, factoring in speed, certainty, refurbishment, stamp duty, and local sales ratios (ideally aiming for 30%+ properties under offer in the area).Transparency and Industry Standards: following industry codes of conduct, and encourages sellers to seek reputable companies, highlighting the role of organizations like the NAPB.KeywordsUK property podcast, UK real estate podcast, Expat property podcast, Buy-to-let podcast UK, Cash buyer property podcast, Investing in UK property podcast, Property investor podcast UK, How to buy property in the UK as an expat, UK cash buying companies explained, Property flipping podcast UK, Fast house sale podcast UK, Selling property in the UK podcast, UK property market trends podcast, Property refurbishment tips UK, UK landlord challenges podcast, Problems selling property in the UK, Selling to a cash buyer UK, Renters Rights Act impact podcast, UK auction property podcastProperty Engine discounts (Code: EXPAT)Starter: 30 day trialPro: 30 day trial/3 mths 1/2 price, Ultimate: 1/2 price 3 mthsGoalsetting Leave a review 37 Q DD Checklist / Auction Guide

Emily shares insights on logistics, fitness requirements, and the best sections to explore, as well as tips for packing and dealing with unpredictable British weather. The conversation also highlights local attractions, accommodations, and the support available for walkers, making it a comprehensive guide for anyone interested in this historic journey. Please help Jonathan make this dream of the walk happen by purchasing the special limited edition fundraiser Hadrian's Wall 2026 Calendar. Links in the show notes below. The walk requires careful planning and preparation, especially regarding fitness and logistics. Walking 15 to 30 kilometers a day is common, and the terrain can be hilly. Packing for all seasons is essential due to unpredictable British weather. Booking accommodations in advance is highly recommended, especially for summer months. The East to West route offers a unique experience of walking from a busy city to peaceful countryside. Vindolanda is a must-visit site along the route, known for its historical significance. Solo walkers will find camaraderie on the trail, while group walkers may face accommodation challenges. The app provided by Macs Adventures offers useful information and emergency contacts for walkers. Public transport links to the starting points of the walk are very good, making travel easier. Sound Bites 1. On the physical challenge: "The biggest mistake people make is they underestimate the level of walking that's involved. You are walking like 15 to 30 kilometres a day. It's also very hilly. There's a lot of ascent and descent." 2. On booking timing: "May is booking up a lot for people, very keen people that are ready to go on holiday for next May. It books up really, really quickly. So I'd really recommend if you've got like, if you want to... book ahead now." 3. On the route direction debate: "I personally did the East to West and I prefer it because you're going from like quite a busy city, Newcastle, and then you're slowly walking towards like really peaceful areas... You're also following the route that the wall was originally built by the Romans." 4. On the most challenging section: "The most challenging section is between a cute little village called Once Brood and the Hayton Gate turn off. It's very, very hilly... you are looking at 18 miles total in that one section." 5. On accommodations: "I will say with the Hadrian's Hall, there's less opportunities to upgrade your accommodation just because of the places we work with. They're very, very small. So it will tend to be more bed and breakfasts and inns." 6. On the historical discovery at Vindolanda: "They've discovered preserved handwritten parchments from Roman soldiers writing letters home... this Roman soldier asking his mum for a new pair of socks because it's so chilly and things like that." 7. On the full English breakfast challenge: "My personal point of view, accommodations will serve you such a big full English breakfast that by the time it gets to lunch, I don't usually need any. I can just power on through because like it's like sausages, bacon, eggs..." 8. On solo walking: "For solo walkers, I would say that Hadrian's Walk is a really nice walk for solo walkers because of the camaraderie that you'll get... as soon as you walk and you see someone, you say hello, you'll get chatting." 9. On essential packing: "I learned the hard way blister plasters, you have to pack them because my feet were absolutely awful and then I got to this lovely accommodation... very kind lady there gave me her pack of blister plasters." 10. On weather unpredictability: "I will say the weather is unpredictable. You need to pack for all seasons, but that's just, that's British weather. And we love talking about the weather. That's like our passion." The Articulate Fly delivers another essential East Tennessee Fishing Report with veteran guide Ellis Ward, covering the critical fall transition period when serious fly fishers need to adapt their approach. Ward, who operates in the premier East Tennessee tailwater system, breaks down current conditions on the Watauga River (low flows no recreational releases) and South Holston River (reliable generation), while detailing the shift to smaller fall patterns with bugs in the 16-22 range. This episode delivers actionable techniques for fishing floating lines at distance, including Ward's proven lift-and-drop method that positions anglers for downstream hook sets and eliminates problematic line slack. Ward explains why downstream positioning is crucial when everything becomes "muted by fly line stretch and rod tip," especially during the pickier fall conditions.Whether you're planning fall trips to the Watauga and South Holston systems or looking to refine your distance nymphing and dry fly techniques, this report provides the local intelligence and technical insights that separate successful anglers from the crowd. To learn more about Ellis, check out our interview!Related ContentS6, Ep 139 - Exploring East Tennessee's Changing Waters with Ellis WardS6, Ep 37 - Streamer Secrets and Dry Fly Dreams with East Tennessee's Ellis WardS6, Ep 128 - Catch Big Fish: Ellis Ward's Insider Tips for East Tennessee AnglersS7, Ep 14 - The Streamer Playbook: Tips and Tactics for Targeting Big Trout in East Tennessee with Ellis WardAll Things Social MediaFollow Ellis and Flyzotics on Instagram.Follow Ellis on YouTube.Follow us on Facebook, Instagram, Twitter and YouTube.Support the Show Shop on AmazonBecome a Patreon PatronSubscribe to the PodcastSubscribe to the podcast in the podcatcher of your choice.Advertise on the PodcastIs our community a good fit for your brand?

In this episode of Game Changers for Government Contractors, host Michael LeJeune is joined by Christa Williams and Erin Olenjack from Bank of America's government contracting team for a candid and practical discussion about what contracting officers and bankers wish every contractor knew. Erin, a former contracting officer, unpacks the most common misconceptions about KO relationships—like why you may never hear back after sending an email, why it's not personal, and how to communicate with purpose and clarity. She also dives into the strategic value of pre-solicitation engagement and explains why blindly chasing contracting officers won't move the needle—building relationships with program offices will. Christa brings clarity to the often misunderstood banking side of GovCon, explaining why having a contract in hand doesn't guarantee financing, how banks evaluate risk differently than factoring companies, and when to bring in alternative lenders like Republic Capital Access. She shares why diversification, proactive planning, and relationship-building before you need money are key to your growth strategy. Whether you're brand new to federal contracting or scaling up to pursue $25M+ contracts, this episode is loaded with real talk, smart strategy, and actionable tips to help you grow your business with confidence and avoid costly missteps. ----- Frustrated with your government contracting journey?
