Melanie Dixon loves France and has done home exchange multiple times, both as a guest and as a host. She joins Annie Sargent to talk about what can go wrong — and it turns out, quite a bit can. Moldy bathrooms. Grimy sinks. A washer you're not allowed to use. An angry WhatsApp from a host who didn't like your honest review. Annie has her own war stories too. They also cover the red flags to watch before you book, and why a five-minute video call can save you a week of misery. Still worth it? Both say yes — but go in with your eyes open. Most of us think the hardest part of traveling more is figuring out the logistics. But for a lot of therapists, giving yourself permission to rest and travel is actually the bigger obstacle. We keep working through quiet Saturday mornings, tell ourselves the trip can wait, and before we know it, years have passed. In this episode of The Traveling Therapist Podcast, I sit down with Allison Rimland, EFT therapist, group practice owner, and founder of Points of Connection Travel, to talk about what actually gets in the way. Allison shares how losing her father shortly after his bucket list trip to Normandy shifted everything for her, and how she turned that wake-up call into a whole new way of living and working. In This Episode, We Explore…Why therapists and entrepreneurs stay stuck in "dream mode" and never take the first step. How attachment styles show up in travel planning and in relationships with your travel partner. What home exchanging is, how Allison has used it for nine years to travel affordably all over the world, and how you can start too.How credit card points and miles can make travel more accessible than you think. What intentional travel actually looks like in practice, including how to slow down and let your nervous system rest.Connect with Allison:Group counseling practice specializing in relationship therapy, as well as EFT Supervision and Group Practice Coaching: https://thrivefamilyservices.com/Therapy-Informed Travel Coaching and Advising business: https://pointsofconnectiontravel.com/Instagram: https://www.instagram.com/pointsofconnectiontravel/Referral link for Home Exchange: https://www.homeexchange.com/?sponsorkey=allison-7215aAre you ready to take the plunge and become a Traveling Therapist? Ever thought it might be possible to stay in Paris for 20 nights without paying rent? In this episode, Annie Sargent chats with Liz Van Montfort, a traveler who's cracked the code on home exchange—the savvy way to explore France (or anywhere!) without breaking the bank. Liz shares how she spent three weeks in a Parisian apartment during the Rugby World Cup using Guest Points, plus a night in a 17th-century Dijon hotel, all while avoiding Airbnb's pitfalls. Listen to this episode ad-free Liz breaks down the two types of home exchanges: reciprocal swaps (you stay in their home, they stay in yours) and Guest Points, a flexible system where you earn points by hosting others and spend them on stays worldwide. No fancy house required—Liz's Christchurch townhouse (complete with a communal pool!) has attracted exchanges from Sydney to Provence. She reveals how to prep your home, from welcome booklets to leaving local treats, and why guests often leave the place cleaner than they found it. But why ditch Airbnb? Liz's Barcelona nightmare—stranded with luggage after a last-minute cancellation—will make you think twice. Home exchange offers verified members, insurance, and backup plans if things go wrong. Annie adds that it's perfect for slow travelers, families, and anyone tired of tourist traps. You'll live like a local, with kitchens, laundries, and neighborhood cafés at your fingertips. After the chat, Annie dives into Paris 2026 updates: the Tour Triangle skyscraper, Louis Vuitton's Champs-Élysées hotel, and the Place de la Concorde's pedestrian makeover. Whether you're planning a trip or just love armchair travel, this episode is packed with insider tips, cultural gems, and budget-friendly hacks. "Home Exchange in France: Real Experiences & Secrets to Affordable Travel" – Ever wish you could explore France without breaking the bank? In this episode of Join Us in France, host Annie Sargent talks with Mali Arnstad, a home exchange expert with 14 years of experience swapping homes across France and beyond. Together, they reveal how you can travel for free—yes, free—by staying in local homes, borrowing cars, and even pet-sitting. This isn't just theory; it's packed with real stories, practical tips, and a few surprises from Annie's own recent home exchange adventures in Poitiers, Rouen, Paris, and Vichy. Listen to this episode ad-free Mali Arnstad, a mom of three from Norway, shares how her family has swapped homes in Brittany, Paris, Bordeaux, and the sun-soaked Atlantic coast. She breaks down the two main types of exchanges: simultaneous swaps (you stay in their home while they stay in yours) and the guest points system (earn credits by hosting others). Annie adds her fresh perspective after testing it herself—some stays were fantastic, others… well, let's just say she learned the hard way why you should always check the amenities. (Spoiler: One Parisian apartment had a "no washing machine" rule that wasn't in the listing!) You'll discover how to find trustworthy swaps, what to expect when staying in someone else's home, and why this is the ultimate way to experience France like a local. Mali's hosts have sent her to hidden beaches, night picnics by Roman bridges, and flea markets only locals know about. Want to save thousands on accommodation? Mali explains how to list your home, what to include in your profile, and how to avoid common pitfalls. Annie's tip? Expand your search beyond big cities. Some of the best swaps are in smaller towns or departments like Vienne (for Poitiers) or Allier (for Vichy). And yes, you can even swap cars! Mali's family has driven French cars through Brittany and parked in private driveways in Montpellier. This episode is your guide to traveling France smarter, deeper, and cheaper. Whether you're a solo traveler, a family, or a retiree, home exchange could be your ticket to unforgettable trips. So if you've ever dreamed of sipping wine on a Parisian balcony or biking to Les Dunes du Pilat—without the hotel bill—this is for you. On this episode of Destination on the Left, I talk with Emmanuel Arnaud, CEO of HomeExchange. He shares the remarkable journey of how he went from being a frustrated user of traditional home exchange platforms to founding his own company. We dig into the heart of the sharing economy and how home exchanging not only makes travel more accessible and sustainable but also turns local hosts into enthusiastic ambassadors for their communities. What You Will Learn in This Episode: How Emmanuel turned his personal frustration as a home swap user into launching Guest to Guest and ultimately becoming CEO of HomeExchange Why home exchanging appeals to a wide range of travelers and how it can offer deeper, more affordable, and authentic travel experiences What makes HomeExchange different from short-term rentals, and how the unique “points system” and non-reciprocal exchanges expand travel opportunities How Emmanuel and his team nurture their global community of members Why HomeExchange hosts can be powerful ambassadors for their local destinations How Emmanuel has collaborated with former competitors From Disgruntled Traveler to Industry Leader Emmanuel's entry into the world of home exchanging is a story familiar to many entrepreneurs: frustration with an existing system that didn't quite meet personal needs. As a frequent traveler, Emmanuel found traditional home swapping too restrictive; exchanges were rarely nonreciprocal, limiting options for hosts and guests. This pain point inspired him to launch Guest to Guest in 2011, introducing a points-based, flexible model. Their acquisition of HomeExchange in 2017 established them as a global leader, with more than 220,000 homes in 154 countries—proof of the growing appeal of community-based, peer-to-peer hospitality. Building Relationships Traditional hospitality often centers on transactions: a guest pays, a host provides a service. In contrast, HomeExchange creates genuine relationships. Members often greet guests with welcome gestures like local wine or flowers, offer insider tips about the neighborhood, and sometimes even entrust pets or cars to visitors. This trust-based model enriches the travel experience, offering a cultural exchange rarely found in commercial lodging. HomeExchange is about joining a global network of like-minded travelers who value trust, generosity, and cultural curiosity. This is why Emmanuel invests in nurturing this community through active forums, strict adherence to shared values, and recognition of dedicated members, some of whom have facilitated dozens of exchanges over decades. HomeExchange as a Local and Global Ambassador One of the most beautiful things about HomeExchange is that hosts become ambassadors for their communities, recommending hidden gems and helping guests experience destinations like locals. The diversity of available homes also means travelers disperse beyond city centers, supporting lesser-known neighborhoods and fostering more equitable economic growth. By providing crowdsourced maps of host recommendations and promoting under-the-radar destinations, HomeExchange helps travelers explore destinations beyond the usual tourist hotspots, an increasingly important approach as cities grapple with unsustainable visitor volumes. I've long been intrigued by the luxury hotel timeshare market, where you get the quality and amenities of a five star hotel combined with the square footage of a residential vacation home. A prime example of this type of property is Four Seasons Aviara in Carlsbad, CA. Back in the day, Four Seasons managed both a hotel here along with a collection of 1 and 2 bedroom vacation homes. The hotel is now managed by Hyatt (as a Park Hyatt) but Four Seasons still maintains the Residence Club. The golf, tennis, pools, and restaurants make for a fabulous "no compromises" vacation in my book. The only problem I've had is finding another Aviara. Turns out there's a level of quality above luxury hotel timeshares, called Luxury Fractionals or Private Residence Clubs. With these you get somewhere around a 1/10th ownership of a fully managed vacation home, usually in a resort setting with access to amenities like a golf course, beach, or skiing. The problem here is cost and commitment as these fractionals typically sell for around $200,000 down and $25,000 per year in maintenance fees. But there are levels to these things. Properties at the top of the Luxury Hotel Timeshare market can get so nice that they're on par with Luxury Fractionals, so much so that owners are willing to trade time between them. The trick is finding owners at "different but like-quality" properties, across brands we may or may not be familiar with, interested in swapping time. Enter Elite Alliance. In Ep 236 of our podcast (subscription required) I detailed how we stayed at the Harbor Court Residence Club at the Rosewood Bermuda, booked through Elite Alliance. The stay was fantastic from beginning to end but I was just as intrigued by Elite Alliance's part in this because if I understand how they operate it has the potential to unlock this type of vacation experience at locations all over the world. This episode is a discussion with Elite Alliance President and Partner Rob Goodyear. We discuss what Elite Alliance is and how they got started, how they vette properties in their portfolio to ensure a consistent quality of experience, what it takes to participate in Elite Exchange, and more. I hope you enjoy the conversation as much as I did. Thanks to Rob for coming on the show!

Hello, and welcome to episode 153! This week, I am joined by Marie DeCosse, the founder and CEO of Nomad Travel Groups, which launched a week before this podcast episode's release. Read below for a description of what Nomad Travel Groups can offer. As founder Marie DeCosse sat with friends gazing at the tranquil waves ebbing from the coast of Saboga, Panama, a conversation unfolded about life's joys—relationships, freedom, and travel. This conversation sparked a realization: why work tirelessly only to savour such moments a few times a year? With a background in international tax and a passion for travel, Marie created NOMAD to transform conventional home and time-sharing models."This generation was given an early taste of what work-life balance means. We've learned we don't need desk chains or lengthy commutes to succeed," says Marie. Recognizing a gap in the travel industry, NOMAD was born—a home-sharing service that caters to a new breed of travellers seeking long-term stays without logistical headaches and monetary constraints. NOMAD simplifies travel by curating Travel Groups aligned with location and property preferences, fostering connections, and streamlining arrangements—all at an accessible price point. We are the accommodation solution for the modern-day traveller. Marie joined me to discuss everything with Nomad, and I asked every question I could think of to give the listener the best possible idea of this new business within the travel space. I also get to hear about Marie's upbringing in Madascagar and Bangladesh and the return culture shock of going back to the USA. Marie is half Senegalese, so we hear why that country is a must to visit, especially because of the people and food. We hear about Marie's dream place in Europe to be located in the future, her challenges with setting up a new business, why being Senegalese culture is her favourite, and so much more! It's a super exciting product and a great conversation. Nick is joined by Roger Conner, the president of Third Home, a luxury vacation home exchange club. The conversation primarily focuses on the unique concept of Third Home and its benefits for developers and second home owners. Third Home allows homeowners of luxurious properties to exchange time in their secondary homes for stays at similar properties around the world. Roger explains how the company originated from the challenges faced by second home owners who found their properties underutilized and the innovative solution provided by Third Home through a system of "keys" or travel credits. Roger details the expansion and operation of Third Home, which boasts properties in over 100 countries and a variety of luxurious destinations. He discusses how the company provides a significant value in luxury travel by allowing members to stay at these properties for a fraction of the standard rental cost. The system works on a mutual exchange of available weeks among members, facilitated by an online platform where properties and available weeks are listed. The podcast also covers how developers can leverage Third Home to enhance the attractiveness of their properties by offering potential buyers immediate travel opportunities through the club's system before their purchased properties are ready for occupancy. This episode sheds light on an innovative model of leveraging luxury real estate for more flexible and frequent travel, illustrating the changing dynamics in how high-value properties are enjoyed by owners and the broader implications for the real estate market.
What happens when a successful home exchange company tries to launch a rental business? Emmanuel Arnault, CEO of Home Exchange, shares his experience of investing a million dollars in a new rental venture that ultimately failed.
