On today’s episode of Just the Tips, Dean and I welcome two business partners who have been incredibly successful for a number of years. Jack Gibson and Jeff Schechter (aka Shecky) have been killing it for years, and nowadays work together in real estate. But as they discuss in this week’s episode, they wouldn’t be anywhere if they didn’t get their mindset right. On today’s episode, we talk about why entrepreneurs need to be able to take a few lumps, how to build that resilience, and why Shecky celebrated turning 60 by starting a new company. The one key to success for entrepreneurs We don’t let up on Jack and Jeff on this week’s episode of Just the Tips, and so right from the get go I asked them for the one trait every entrepreneur needs to be successful. And Jack summed it up in one word: persistence. Shecky put it a little differently, demanding that entrepreneurs “don’t be a frickin’ baby.” As he said, “You’re going to get kicked in the teeth a lot, and you have to get used to it.” Still want to be an entrepreneur after that? Then keep on listening to this episode of Just the Tips. When Jack and Shecky had to dig down and find their resilience Jack and Shecky talked so much about resilience, I had to ask them for a time when they had to deal with some serious adversity, and how they overcame it. And Jack told us a whopper of a story about a time they were dealing with, as he put it, some “serious, serious fraud” from some former business partners. They had to go back to their investors and pay out several hundred thousand dollars to make them whole again. As they say, it’s been the hardest year for their business, but by keeping the right mindset and supporting each other, they’ve been able to plow through it. How to maintain your focus in the face of adversity So how do Jack and Shecky maintain that focus when everything is coming at them? As we’ve talked about before on this show, they emphasized the need to unplug. Whether it’s meditation or yoga or getting out in nature—or taking a vacation—Shecky reiterated that it’s necessary to withdraw from the business for even just a few minutes at a time. And as they both said, they always try to begin and end every meeting with an inspirational quote or some note of support so they know they have each other’s back even when they’re facing something very difficult. Diversifying your investments There’s no doubt that 98% of an entrepreneur’s energy goes into their business, and 98% of their income comes from that business. But that doesn’t mean that entrepreneurs should just accept that as the way. It’s really important to diversify, as Jack told us on this week’s episode of Just the Tips. You’re going to have ebbs in your business, and having investments in other areas that can bring return can not only stabilize your bank account, but allow you to continue to focus on your business without the stress of worrying about your balance. He thrives on helping people realize their full potential…not just in business and investing, but in all aspects of life.Show NotesWhat was the fire starter that got you into, turnkey real estate investment,?I kind of sucked at school. I was not very focused. I came from an incredibly traditional Background, where I just reversed a lot of expectations placed on me.  As a result it was very difficult for me to follow through with stuff in college.  So entrepreneurialism and starting my own businesses were really a form of necessity, because I didn't really have any terrific formal training. It was also a form of establishing my own freedom.What made you choose real estate as that business?I just always kind of have this entrepreneurial bend and would look for ways to increase my income.  Eventually I started seeing that high ticket items like homes, had lots more opportunity for profit. I figured out back in the 80’s, I could buy them in not as good a condition and be able to buy them for a whole lot cheaper than what the pretty ones were, and I could fix them up and add a whole lot of value to them, because people were willing to pay a premium for the really nice homes.  So what I would do is, I would just live in them for a year or two while I was fixing them up and then I would sell them and move on to the next one.  It was a way to make some really nice extra profits and live for free for many years.That was kind of the initial seeds of my real estate investing career before I started, turnkey real estate investment,That's also a good model as well, because you know the government helps you with the capital gains tax breaks. If you live in a house that’s your primary residence for two years and sell that home, then you can earn up to $250,000 in tax free income if single and $500,000 if married.I actually didn't know that at the beginning, but learned it very early on.  I would figure out that I wanted to live in most places exactly two years and one day!I was listening to the audio book “The Automatic Millionaire Homeowner” and the author was interviewing a lot of homeowners who started off with purchasing small homes, like buying a $30,000 home and then selling it to buy a bigger home and so on and so on. One homeowner couple who started off with like $3,000 or something like that to buy their first home ended up making $500,000 on a $750,000 property. He thrives on helping people realize their full potential...not just in business and investing, but in all aspects of life.   Podcast Highlights Who is Jeff Schechter? Jeff remembers getting the question “what do you want to be when you grow up?” and always answering “rich”. He always knew that he wasn’t destined for a mainstream career after dabbling in many different things including dropping out of college. Shecky is a diplomatic rebel at heart. Whenever someone tells you what sort of path you are going to follow, it’s not going to be truly you. A rigid defined path restricts the room you have to discover who you really are. There is a lot of talk about following your passion but the reality of the situation is you have to go out and try a lot of things to figure out what works for you. As you get better, it becomes much easier to be passionate about what you’re good at. Hone your craft and it becomes easier to find your passion. The Courage To Fail Not being married gave Shecky the ability to be a little more risky than he otherwise may have. That being said, if you are married with kids that doesn’t mean you’re off the hook. Failure is not a negative, it is a necessary stepping stone to success. Your other option is to live a life of quiet desperation. In the age of the internet, there are no excuses. Whatever you want to do, you just have to learn it and you can do it. It’s much easier now to be an entrepreneur than ever before. Before the internet, you had to shell out a lot of money to reach people and network. Starting a company required plenty of overhead, money, and effort. Now you can create a business with almost none of that, the barrier to entry is willingness, not money. The willingness to “figure it out” can be your greatest resource. There are always ways to hack the system if you are thinking like an entrepreneur. Turnkey Real Estate The two arenas in the world that build the most wealth is network marketing and real estate investing. There are a lot of different angles to real estate investing that can make it very exciting. You have to understand what your specialty is. Jeff found his business partner Jack by working with him as a client. He approached him with an idea for a turnkey real estate business that took on a life of its own. There has since been a long period of evolution in the business and it had undergone many separate transformations. Property management became a major hurdle for the business and the investors and ended up becoming another service Jeff had to offer. There were a lot of obstacles that had to be overcome before they could offer true turnkey real estate. Financing was one area that Jeff didn’t need to explore due to picking the market of Indianapolis. With cash flowing properties, it becomes very easy to refinance and use the money to purchase more investment properties. Key Lessons Learned: Getting Into The Numbers Whenever we get to a certain income, we tend to spend about that much or more. You need to set your passive goals to match up with what you would need to live your dream life. Delayed gratification is the key to building wealth in the future. Your income has to exceed your expenses. Personal development, education, and discipline are needed for the focus to execute on your goals. Try not to get caught up in the drama of the world. Financial Goals You need to have multiple sources of income. Having just one source of income is a single point of failure in an uncertain economy. Businesses, stock options like dividends, and real estate are solid sources of income that you can tap into. You have to make the decision that you're going to go after it, we are pretty creative once we know what we want. Predictability and reliability are ideal characteristics of MSI's. The economy is changing faster than ever, you need to have the ability to make ends meet without using all your bandwidth. “Every large amount of money is an accumulation of hundreds of thousands of small amounts of money, the place to start is to take any amounts of money you can and save them.” Your vision for your life is what will allow you to stay the course. If your goals are larger than yourself, you will be driven to continue to grow your wealth and increase your ability to help others. The FIQ Formula Your FIQ is your financial independence quotient, the amount of money you need to fund your ideal lifestyle. Take your FIQ number, divide by the average ROI of your properties and that's how many investment properties you need to become financially free. You're going to be able to escalate the number of properties you purchase each year as you reinvest the excess cash flow. The most difficult step in investing in real estate is accumulating the initial investment capital, dial back your expenses and be disciplined in saving money each month. This episode of the High Return Real Estate Show is the first of two podcasts where the topic is achieving your life's vision with Real Estate. Jeff Schechter and Jack Gibson talk about goal setting and figuring out what your life's vision really is. Key Lessons Learned: Getting Into The Right State How you approach your life is a matter of your state of mind, which is something you can influence. Movement and music are great ways to affect and prime your state. If you are going to create the life you want, you have to be inspired. Goals In 1953, researchers surveyed Yale's graduating seniors to determine how many of them had specific, written goals for their future. The answer: 3%. Twenty years later, researchers polled the surviving members of the Class of 1953 — and found that the 3% with goals had accumulated more personal financial wealth than the other 97% of the class combined. Wealth is more than just money. There are five major key areas of your life: Physical, Relationships, Spiritual, Financial, and Intellectual. The wheel of life is the concept where you rank your position in each area of life on a scale of one to ten, draw a line from each point with the goal of drawing a circle, and if your “wheel” can roll your life has balance. Everyone has an area of life that they could improve on, if one area is especially lacking it acts as a drain on the rest of your life. Nobody has ever said on their deathbed “I should have spent more time at the office.” The concept of the wheel is useful for helping you set short term goals that will help you balance the areas of your life. Achieving your goals starts with creating a better you. Write your goals down in a journal. One of the hardest parts of achieving your goals is maintaining the focus and discipline to see them through. Time is your ally, take things slowly and incrementally. The starting point for true success is always with you acknowledging that you are responsible for the results in your life. Financials Saving money requires discipline. Money people spend money on frivolous things that they don't really need. It's easier to go from $100k in savings to $1 million than it is to go from 0 to $100k. Aim for $100k is cash saving and you will see amazing things happen to your life. You have to take action, just understanding the ideas is not enough to change your life. How are you being responsible to yourself? Action Steps Write your goals down in a journal and do the Wheel of Whole Life Success exercise. Where are you in each area of life? Would your wheel roll?   In this episode of the High Return Real Estate Show, Jeff Schechter interviews Antonio Hornbeak. Questions Asked: How do you get your checklist so dialed in? How do the choices in quality of materials and items used change with property class? How do you know when and where to use luxury items in a B class home? What are your thoughts about the extra bedroom? When it comes to wear and tear of materials, is it sometimes worth spending the extra money for longevity? Have you run into situations where you have over/underspent? How do you determine when to replace and when to repair? Are there any tips you can give the listeners based on your experience when it comes to whether you will buy a property or not? How do you evaluate a fire damaged property? How do you make sure you're keeping up with current code?   Key Lessons Learned: Buying Antonio utilizes a 7 point checklist of the major areas of repair to gauge if a property is worth buying or will be highly costly. The 2 most important areas to look out for when purchasing a property to rehab are the roof and the foundation, followed closely by electrical. When checking the foundation he looks for cracks and bowing. When looking at the roof he checks to make sure it's intact including the membrane to determine if any moisture is getting in, and tries to determine the age of the roof to see how much life it has left in it. When buying a property for rehab he ultimately considers how much time and money will be tied up in the project, and how quickly he can recuperate those funds. Rehabbing Antonio recommends sticking to functionality for C class properties and saving luxury items for A class properties. B class properties are a balance between the two. When adding a bedroom, he suggests using pre-existing structures like a dining room that already has 4 walls and an entry. This makes the room fit better into the pre-existing layout of the house, and will cost you less time and money to convert. Some places like Indiana don't classify a room as a bedroom unless it has a closet. Even when purchasing lower expense materials Antonio recommends buying quality. It will last longer and save you money in the long term. Antonio shares his experience that spending the funds to install a garbage disposal, even in C class neighborhoods, can save money by not having to snake the drains due to clogs from tenants putting things down the sink. The most important part of any rehab is focusing on areas like the foundation, roof, electrical, mechanical and plumbing. If these things are in good condition you will always have a solid property. When it comes to keeping up with code, cities are required to update any changes on their website so anyone can view it and keep current. The decisions you make about the property you're rehabbing should be based on the numbers, not your emotions. Thank you for listening! You don't have to be completely debt free to get started in real estate. Real Estate Real estate can be the answer to the question “what do you need to become financially independent. Real estate is something you can do from home. Nicole used a HELOC to finance her first property. Listening to the Bigger Pockets podcast is how Nicole originally learned about real estate investing in Indianapolis. Nicole spent six months researching the area before diving in and buying a property. Many people over analyze, at some point, you have to jump in and learn by doing. Start small with something easy to get into like a C class property. A good management team can make C class properties very successful. Many people catch the “rent bug” once they get their first payments. Tenanted units come with their own set of obstacles, a pre-rehab property is an opportunity to get a strong equity position. A good management company can make things very easy when it comes to dealing with tenants. You don't have to stick with one area, you can expand after you get comfortable and take what you learned to other areas. Take what you know and put it to use. Mindset shifts are the most important aspect of changing your life around. With no education, you are almost forced to become an entrepreneur. The harder you work the luckier you become. You are the average of the five people you spend the most time with. The books you read and the podcasts you listen to count as influencers. Real Estate “If you want to be successful, if you want to be rich, you have to be in real estate.” You don't have to be a genius to get rich in real estate. Real estate has stability. Trump is a businessman, not a politician. He used to take big risks with big potential failures and successes. The question is is there less incentive for advisors to give good advice or is there more? More regulation always means higher fees. Deregulation could lead to higher risks but also higher rewards at the same time. There have been good and bad elements to Trump's intention to “Drain the Swamp”, shrinking the size and role of certain government agencies is a good move but there are many corporate agents in positions of power they probably shouldn't be. The mainstream media has some major problems, objectivity has gone out the window. You have to take responsibility for the results in your life. You have to do your best to make the right decisions for your own personal economy. The government will not solve your problems. Interest Rates Leveraging other people's money is the way real estate investors work. The increasing of the interest rates increases the cost of doing business. Savings returns are not keeping up with inflation. The artificial stimulus that the government has been pumping into the economy has really hurt savers. The Storm Cash is king in an uncertain economic situation. Cash generating rental income will always be in demand. Be in a position for the people that will eventually need affordable housing to come to you. Own real property that can't be manipulated by rate hikes or market manipulations. Property is one of the few investments that is guaranteed to be around many years from now, that's not true with stocks. Thank you for listening! Due to the mortality of the Baby Boomers, Millenials are now the LARGEST demographic group in the US. Nearly 76 million strong. Due to the immigration of this age group, that number is continuing to increase. Lifestyle Live with their parents longer, but once they move out they gravitate more toward inner city. They wait longer to get married. They are much more transient than Gen-Xers or Baby Boomers...not afraid to move to a new city for a new career, new opportunity, etc. Real Estate Because of inflation, cost of living, etc, They make less in spending power than their parents or grandparents. They often cannot afford to buy a house, especially in the areas where they want to live. They are MUCH more likely to rent in or near the core of a major city. Large numbers working in Tech, so they want to live in cities that have a good sized tech community, and THAT's where things get interesting. Future Trends Trendy “techy” cities are all very expensive to live in. Many employers are setting up operations in NOT SO OBVIOUS cities in The MIDWEST. The MIDWEST has plenty of good considerations, they all have good price-to-rent ratios, but the smart investors will dial it in a little more: State taxes, cost of insurance, legalities of eviction, stability, crime rate, and ROI.
