The term ‘sticky floor' refers to the difficulties women face in progressing to higher-paid and higher-powered job roles whilst balancing the demands of their careers with personal, unpaid responsibilities. They can get stuck at lower levels, leaving the most senior positions to be occupied by, predominantly, men. Nuala McGovern discusses some of the reasons and solutions with Claire Reindorp, CEO of Young Women's Trust, and Lucy Kellaway, former journalist, now economics teacher and co-founder of Now Teach.A Lancashire jury has found Ryan Wellings not guilty of the manslaughter of 23-year-old Kiena Dawes. Wellings, who was Kiena's boyfriend, was found guilty of controlling and coercive behaviour and assault between January 2020 and July 2022. He had denied all the charges against him, and will be sentenced at a later date. During the trial, the jury heard that Kiena had left a note claiming she was murdered and that Wellings had killed her before she took her own life. Joining Nuala to discuss this case are BBC reporter Yunus Mulla, Crown Prosecution Service domestic abuse lead Kate Brown and Director of the Centre for Women's Justice Harriet Wistrich.Hermine Braunsteiner was the first person to be extradited from the US for Nazi war crimes. She was one of a few thousand women who had worked as a concentration camp guard and was nicknamed ‘the Mare' by prisoners because of her cruelty; she kicked people to death. In 1964, Hermine's past was unknown: She was living a quiet existence as an adoring suburban housewife in Queens, New York when she was tracked down by a reporter from The New York Times who exposed her past. Angharad Hampshire, a Research Fellow at York St John University, joins Nuala to talk about The Mare, her novel based on Hermine's life.Known as Badass Gran to her Instagram followers, Celia Duff is a double world Hyrox champion after taking up the races at 68. After retiring from her career as a doctor in public health medicine, the 70 year old dedicates her time to an impressive fitness regime that includes yoga, pilates, running, strength and conditioning, Olympic weightlifting six times a week, and now she's fitter and stronger than ever.

Dans cet épisode on s'intéresse à la masturbation et nous allons voir que la masturbation peut prendre différentes formes et que les facteurs qui influencent sa fréquence varient en fonction de l'âge, du genre et de l'orientation sexuelle. Nous allons également explorer la relation entre la masturbation et l'estime de soi sexuelle. On retient dans l'épisode que : Les comportements associés à la masturbation peuvent être très différents d'une personne à l'autre, ce qui pose un problème pour les études sur les comportements sexuels. Il est donc important d'être clair et explicite lorsqu'on parle de sexe avec son partenaire ou lorsqu'on fait des demandes. Les jeunes, les hommes et les minorités sexuelles se masturbent plus souvent que les autres, et les femmes qui sont sexuellement actives avec des partenaires ont tendance à se masturber davantage. Cependant, les raisons de ces différences ne sont pas clairement établies. La masturbation peut aider à maintenir une estime de soi sexuelle pendant les périodes de crise, mais cela ne signifie pas qu'elle est la cause de cette confiance en soi. She has been running since she was 10 years old, followed her dreams and competed for Australia in 2 Olympic Games in middle distance running. Eloise has also competed in multiple Commonwealth Games, most recently placing 4th in the marathon in Birmingham. Eloise Wellings is one of the true legends of Aussie distance running. We catch her as she returns from a record 5th Commonwealth Games where she ran an impressive 4th in the marathon. Since we last spoke with Elzy (Ep16) a lot has changed. Apart from the pandemic palava, she has added Sonny to the Wellings tribe and stepped up from gun 5/10km athlete to one of Australia's best marathon runners. From a London debut of 2:29 to smashing Nagoya in 2:25 less than 6 months later, the sky's the limit for Elzy. And then he leases them to Amazon for 20 years. Well, he knows what his income is going to be, or at least his revenues in 19 years, but self-storage, man, you can raise the rents every month you can catch inflation and man, self-storage has responded so well, during this inflationary period. Because people, I mean, you can raise rents just like commercial airline or hotel, you know, books, rooms or seats, you know, you can do it dynamically.   Intro  00:38 Welcome to the How to Scale Commercial Real Estate Show. Whether you are an active or passive investor, we will teach you how to scale your real estate investing business into something big.   Sam Wilson  00:50 Hey, I'm welcoming back to the show today, Paul Moore. And for those of you that don't know, Paul came on the episode or came on the show on Episode 228 back on July 15, 2021. So if you have time, go back and reference that show. That was a fantastic show, where Paul really took the time to break down inflation and how savers are losers. But today, you know, and how you can profit from inflation. That's a fun episode there. Again, number 228. Go back and find that and listen to it. All the second time guest come on the show today. And really today, Paul, we're going to talk about how to find deals in any market and then maybe take a few minutes to kind of talk about your latest book coming out. So Paul, welcome to the show.    Paul Moore  01:28 Hey, it's great to be here again, Sam.   Sam Wilson  01:30 The pleasure is mine. I mean, let's just jump right in. You know, normally, there's kind of the preview where we ask guests to kind of tell about themselves, et cetera. But you've already done that for us on the previous episode. So let's take this time today to really just get right down to the nuts and bolts of it. So Paul, tell me, why have you begun thinking about how to find deals in any market? And then really, if you can just break down the actual mechanics of that?   Paul Moore  01:51 Yeah, great question. So I have been sounding an alarm. I wrote a book called The Perfect Investment, humbly titled, book about multifamily. And I do believe that multifamily is the perfect investment. If I had to put a million dollars somewhere and leave it there for 100 years, I'd put it in multifamily because I'm not sure you know what's going to happen in the future of self-storage, or what's going to happen in the future of anything. It's sort of like Warren Buffett said, look, he said, I'd rather invest in Wrigley's than the tech boom in 1999. Because I know how people will be chewing gum in 10 years, I don't know where the tech boom will be. And of course, he was mocked and scorned. And then two years later, he was heralded as a hero once again because he didn't lose so much money like the other guys. But at any rate, we've been worried that multifamily is getting overheated. And we were the victims of this ourselves. For time's sake, I won't get into it. But I'll tell you, we overpaid for a deal. And it hurt. It hurt us it hurt our investors. And we ended up, we got out of that for more than we paid. But nevertheless, you know, it just seems to me that this is the time when the very, very best of the best investors are getting the best deals. And I was really concerned that we weren't one of those we had only been around, you know, I only been doing multifamily since 2011. And I was even like that was kind of quasi hotel multifamily. And so we were concerned that maybe that the best deals like if the market turns, we don't want to be like buying for top dollar, which means minimum profit potential at the top of the market. Now, the good news is inflation like we talked about last time might save a lot of marginal deals, but I don't want to count on inflation to save my deal. And so I started thinking, what, how can you find deals that make sense in any market. Michelangelo was considered the greatest sculptor of all time. And he made a comment something along the lines of, well, he said, when I see that piece of marble, I don't just see a block of stone, I see an angel, it's inside. And I need to set the angel free to do that I need to chisel away all the superfluous stuff. And that just reminds me of the whole idea of intrinsic value. Value-add is when you're adding things to you know, increase the net operating income and therefore increase the value of the property. And that absolutely works. intrinsic value is a slightly different take on that. And that's when an expert operator or acquisition team can go look at an asset and see intrinsic value, you know, 90% or so of mobile home park operators, which is another type of multifamily, are mom and pop operators. They don't have the desire the resources or the knowledge to increase income and maximize value. 50% of self-storage operators are mom and pop operators and many of them are operating really well. But why would these folks need to increase income, some of them are mediocre, to be honest. But they're okay with that, because it's been cash flowing for years or decades. And the market has more than doubled the value of their property. I watched a Green Street webinar yesterday, it said, mobile home parks in particular have more than doubled in a short time. In other words, the cap rate has gone down to less than half of what it was right? So the thing is, a lot of these properties have intrinsic value buried in them. And so that's why we started looking for these. And we're excited to work with operators who know how to find these deals that have intrinsic value baked in, we can talk about that more if you want.    Sam Wilson  05:42 That's really, really intriguing. So when you say find deals in any market, you're thinking more in terms of the market keeps rising? Yeah, necessarily, in terms of everything falls into pieces, and then you're trying to find something that still works. Is that right?   Paul Moore  05:58 It's both. When I say any market, I'm not talking about geography here, though, that would be an application of this as well, right? But I'm talking about the fact that in a rising market, you need to find stuff when people are paying a 3.8 cap rate for stabilized deals. Well, those might be institutional investors who are willing to do that, but I'm not willing to do it. But am I willing to pay 3.8% cap rate or even less for a deal that's a mess, like the place in Grand Junction, Colorado, the self-storage facility that had 80% delinquency, which is easy to fix and self-storage by the way? Yeah. Am I willing to pay, you know, 3.8% cap rate in a mobile home park that has the opportunity to almost double the income in a year or two, just by fixing some things that are badly broken by a mom and pop operator? Yeah. Because that makes sense. And that's what I'm talking about when we're talking about finding intrinsic value.   Sam Wilson  06:58 Right. And that's less contingent upon the deal. And far more contingent upon the business plan and the operator implementing it.   Paul Moore  07:06 That's right. It's based on the current operator and how poorly they're running it, it might not even be poorly, it might just be that they don't see all the upside that they could create. It's also based on finding a great operator who is willing to buy that asset and make the upgrades. Here's a simple example, if I could do one. So imagine you buy a $2 million self-storage facility. Okay? That would be perhaps, you know, 25, 30,000 square foot self-storage facility, it's not important. Anyway, you pay 2 million for it. And let's say the rents are 20% below market. And so you bring those up. Well, that increases the value of the property, we know the value formula value equals income divided by cap rate. So that brings the value of the property up more than 20%. If you keep the cost fixed, if you can increase the revenue by 20, you might be able to increase the noi, the net operating income by 25 to 28%. Number one, that's one simple example that everybody knows, but here's something that some people wouldn't think of. Imagine adding U-Haul to a property. Okay. Now, U-Haul, let's say there's not much U-Haul in the area. And you can add U-Haul, you can get between one and $5,000 a month in income from which is basically commissioned from putting a U-Haul out front. Now you already have an employee there. And so you're not paying that much more, you have no CAPEX out of pocket. And let's say you can add $3,000 a month from adding U-Haul. 3,000 a month is $36,000 a year, $36,000 a year divided by a cap rate of let's say 6% point zero-six would be a $600,000 increase in value. Now, if you bought that for 2 million, and you increased it by 600,000, you just increased your value by 30%. And if you increased the rents by 28 or you got money from the rents, that's another 28%. So just in round numbers, let's just say you increase the value 50%. But if you got leverage, let's say you got a million dollars in debt, and a million dollars in equity, you only put a million dollars into that property. If you increase the value by 50%. You just doubled the value of your equity by two simple value adds but there's like 20 potential value adds in self-storage.   Sam Wilson  09:36 That's brilliant. Yeah, and that's one of the things that people are overlooking right now that I think you're bringing up some really valid points is that you have to have skilled operators that can identify poorly performing assets, generally in a fragmented industries such as mobile home parks, or even self-storage where it's still largely non-institutionally-owned, although we're seeing obviously in self-storage and mobile home parks, institutional expertise coming into the space but there's still opera tunity there. So that's really, really intriguing. What are you doing right now? I mean, obviously, you can leverage your, you know, decades of relationships. Maybe I'll ask this question differently. What do you suggest other people do to identify those skilled operators? Because there's a lot of people out here slinging deals. And there's a lot of people out you're slinging deals that I want nothing to do with. So tell me what you see. And how are you identifying that?   Paul Moore  10:23 Well, the last 1/3 of my book called storing up profits, which just came out on BiggerPockets in November, goes over seven different paths to make a fortune, if you will, in self-storage, but also multifamily mobile home parks, RV parks. And those seven paths, you know, would be including being a deal finder, being a capital raiser, finding a paid coach or mentor. But passive investing would be the one that I think I'm going to answer your question on passive, investing passively would be finding a fantastic operator, and then doing everything in your power to vet them carefully, and then invest heavily with them. So if that's your question, you know, if it's finding a great operator, I would recommend using Brian Burke's book, “The Hands-off Investor,” and The Hands-off Investor is a great guide to betting operators. And again, I would look for operators with lots of experience who know how to find these intrinsic value deals.    Sam Wilson  11:27 Yeah. And that's really intriguing. One of the things obviously, you know, I think you spoke to this, maybe we'll just take a left turn here for a second. But in storing profits, you said, Hey, you can you know, go into these deals with a capital raiser. And I think, you know, for the average person, like spending the time that it takes to understand the dynamics of the different types of investments, the different operators, what their return profiles are, I find I can bring incredible value to other people by vetting all of these deals myself out of the gate going okay, no, no, no, no. I mean, there's probably 100 deals that come to me one of them I might be really interested in. Right. Yeah. So I think that's an interesting, just kind of side point that you make there in storing up profits is that I mean, you can bring incredible value to those people. If you're the investor that doesn't want to spend the time learning Brian Burke's methods, find somebody like myself or lots of other people out there know the industry well or yourself. Obviously, you do this, you know, you're involved in this as well, where you pick out excellent operators, you can really short right process as well. So talk to us about the book, “Storing Up Profits.” I know you've touched on this briefly, but it is out or it is coming out.    Paul Moore  12:29 Yeah, it's out. And I want to be clear, before we leave that last point that I'm not saying you can go out and get a commission for raising money for other operators. If that interests you, dive deep into the SEC regulations and do it right. You don't want to lose sleep for years wondering if you did something illegal. And it's easy to do, right, Sam?   Sam Wilson  12:47 Correct. Absolutely. Thank you for pointing that out. Yeah, a lot of pitfalls to that. And you need to make sure you've dotted your I's and cross your T's.   Paul Moore  12:54 Right. So, Storing Up Profits. When I got into self-storage a number of years ago, I was looking for a great book, I was actually trying to order every book on Amazon about self-storage. And I didn't find that many, and some of them were self published. So I actually concluded, hey, I'm going to go ahead and write my own. And so the first third of the book is the overall view of self-storage. And of course, I wrote it to be honest before COVID hit full stride. And since COVID, Green Street and others have said Wall Street Journal, New York Times that self-storage is sort of the darling of commercial real estate right now. There's a lot of reasons for that. But I'll tell you that there's 53,000 or so self-storage facilities in the US. That's the same as McDonald's, Subway and Starbucks combined. Three out of four are run by independent operators and two out of every three of those are mom and pops with one operation. Many of those view this as a, you know, just a big metal boxes that spit out cash. Great. I'm glad you think that and I'm glad it happened for you. But if we can be an operator that goes in and buys that facility, pays them you know, honestly, pretty high price top dollar, we can increase the income. And we can you know, sometimes even compress the cap rate by actually putting together a portfolio of deals. We talked about inflation six months ago on your show, and self-storage is the best commercial real estate inflation catcher that I know of. Because think about it. I have a friend who buys and or builds Amazon warehouses, and then he leases them to Amazon for 20 years. Well he knows what his incomes going to be, or at least his revenues in 19 years but self-storage man you can raise the rents every month you can catch inflation and man self-storage has responded so well during this inflationary period because people, I mean, you can raise rents just like a commercial airline or hotel, you know, books rooms or seats, you know, You can do it dynamically. That's one thing a mom and pop would rarely ever consider doing. I mean, I talked to a mom and pop last night who hasn't raised rents in six years and doesn't think anything of that. Well, there's a lot of potential in a deal like that. And there's a lot of other reasons there is. The second third of the book, the first third is about the overall industry and the value adds and the math and all that, the second third of the book is four different strategies to build a self-storage empire. And those would be buying an existing performing asset to buying a value-add asset, intrinsic value deal, like we've talked about, three retrofitting an Old Sears, Kmart, or office building and making it into self-storage. And we know a lot of people who have done that. And then fourth, the fourth strategy would be obviously building from the ground up and I go into those four strategies. Then the last third of the book is the seven paths to success in any commercial real estate asset, whether like I said, whether it's self-storage, or multifamily or whatever, I have seven paths in there in detail for how somebody in residential can make the jump over to commercial.   Sam Wilson  16:10 I love it. That's right in line with the thrust of the show, which is how to scale commercial real estate. Yeah, that's awesome. Thanks for putting that together. For our listeners, I want to kind of circle back there. And this is something we've talked I know we probably talked about on the last show a little bit, but I think it's an intriguing conversation, which is the ability to reprice assets in an inflationary environment. So you mentioned that in self-storage, I mean, you guys every 30 days, good reprice, you know, you say, Hey, I'm sorry, guys, you know, like this last year, the published inflation was, what 7% 6.7? Something like that. That's the published one. That's not the one that you know, pre-1980 or 81, when they tweak the numbers, so like, yeah, Shadow stats are somewhere like that. And something like, you know, 12 to 15%, because they took out all the things that actually mattered to us as consumers food, right. I mean, the stuff that we care about when it inflates…   Paul Moore  16:57 and they conveniently substitute whatever they want. If they say beef is too high. We assume people buy chicken, we just substitute chicken this month. Chicken, right. Really…   Sam Wilson  17:06 really? Yeah, maybe not. Yeah, so that's really intriguing. You know, I love that idea that you can reprice assets in a hurry. And that's one of the things I've struggled with on industrial like, gosh, you're locked in for five years, like, no, got it unless you've got a CPI or an inflation floater in there that reprice is every year, that's, you're taking on a lot of risk. But the other thing that we really benefit from, I think, is borrowing long term debt on fixed rates. I mean, you can do your inflation risk tremendously with that. And that's something in self-storage, of course that you can get.    Paul Moore  17:38 Right, like we talked about before, it's a unique time in world history. I mean, we've got pretty high inflation, I won't say massive yet. I mean, you know, I'm looking at this $10 trillion, Zimbabwe bill and thinking, Okay, we're not in massive hyperinflation. Right. But we have high inflation. But unlike 1979 to ‘83, or ‘84, we don't have high interest rates to go with it. We have historically low interest rates, that combination, as far as I know, it's unprecedented.   Sam Wilson  18:08 Right, yeah. Which then could point to stagflation, you know, down the line. But yeah, right. We'll see how that shakes out. I know, this was not the point of the show. But it's an interesting topic, and certainly one that's on a lot of investors minds right now. So Paul, I've really enjoyed this. Thank you for taking the time to get to kind of break down, you know, your book, and then you know, how to find deals in any market vetting operators looking at, you know, the values of self-storage and the other things you're investing in. Real quick, what's something you are working on right now, in your business that you find exciting?   Paul Moore  18:36 Yeah, so we concluded and I hinted at this earlier that we weren't a great operator. And we did not have the team, the track record the technology. I mean, when we jumped in to commercial real estate 11 years ago, we were so far behind so many people that had already been doing it for years, and even people who were newer, for some reason, we're getting better deals in us. So we concluded that our best way to serve our investors was to actually put together, to become a due diligence partner for them. So what we do is we go out and find the very best operators with the best deals, and we put them together in a diversified fund, to give our investors you know, sort of a mutual fund of highly vetted operators with intrinsic value laced self-storage, mobile, home park, apartment, RV parks, and even light industrial deals. So that's what we do. And right now we're excited. We're getting ready to launch a $250 million fund sometime this spring that will be actually publicly registered, not publicly traded, and it will give investors lots of options that they couldn't get with our normal syndications.   Sam Wilson  19:50 Man, love it. Lots of good stuff going on there, Paul, let's jump into the final two questions. And you may have answered this one differently on the last one when it comes to investing in the world, what's one thing you're doing right now to make the world a better place.   Paul Moore  20:01 Yeah, I did talk about this last time really trying to continue to bang the gong about letting people know about human trafficking. You know, I mentioned before, if you took the record profits of Apple, General Motors, Nike and Starbucks added those together, double that number, I think I said tripled before but double that number, you'd have the record, you would have the average annual profits of human trafficking worldwide. Since we started this show, roughly 200 People have been captured or sold into slavery. And this is a massive problem. And so I'm working with people like Jay Papasan, from Keller Williams and others to put together information and funds to try to fight this problem and to rescue victims.   Sam Wilson  20:48 Wow, that's incredible. And then commercial, I ended up building a multifamily and operating it in the buckin oil rush of North Dakota. It was a multifamily quasi hotel. We did that for years. It was a lot of fun.   Jesse (4m 34s): That's great. So you, like, I'm not dissimilar from, from some stories and multifamily is you started with these properties, realize that you can make a dollar to two going that way. And then at what point did you end up going into the commercial space or the multi red space?   Paul (4m 50s): Yeah, so that was 20. So in 2010 we threw a bunch of friends and I threw over a million dollars to the bottom of a hole in the ground expecting about 50 times as much oil to come back out and nothing came out. And so I don't think we, I can almost certainly say we didn't think it through as well as it might sound now, but we thought, well, who made money in the gold rush? Well, those who sold the picks and shovels. So we noticed that there was a massive, massive housing shortage in North Dakota. I mean, like 10 or 20,000 people in a town of 3000, you know, sleeping in their trucks.   So we created this multifamily, which, which we ran as a, you know, sort of an extended stay hotel in 2011. And that was our entree in. And I ended up writing a book on multifamily about five years later and I was off to the races.   Jesse (5m 42s): Yeah, fair enough. I'm sure the, the Western Canadians can, can appreciate the throwing money in a hole in terms of the, so that moved from initially in Detroit, working with Ford motor company, was there an inflection point in your career where you, you said, okay, I'm going to go with the real estate way and, and left, left the job, or was it something that you kind of did on the side and kind of transitioned to?   Paul (6m 6s): Yeah. So when we launched our company, when I left Ford in 92, 93, it was actually, we started a staffing firm and I had only done a couple real estate deals on the side during those years. And honestly I hated real estate on the side, but when I had a chance to go into it full time in 2000 after we sold our company, that was, I I've honestly loved it ever since. Fair enough.   Jesse (6m 35s): Okay. So moving on to, you know, you write this book on multifamily, we're talking today about storing up profits, the, the book I mentioned at the outset, what can you tell us for the, for the average investor that say, you know, I'll give you an example is, is invested in some real estate, maybe it's on the commercial end. Maybe you, you know, whether it's single family or whatever, pick your vertical and keeps hearing about self storage. You know, we hear it, we hear it up here, you know, in the Canadian context, our friends to the south, we hear it constantly being brought up.   I think I mentioned before we had Brandon Moore or Brandon Turner on talking about self storage, but for the average investor, how would you describe the self storage vertical?   Paul (7m 17s): Yeah, so we, you know, we'd beat our head up against the wall for years looking for multifamily. And as I, you probably didn't know I'm old or, and, but seriously, those watching her going, he's really old anyway, but seriously, we, we were w w we're more conservative every year, you know, that I get, and, you know, I wanted to focus on investing and not speculating after making some mistakes in that arena. Hence the podcast name, how to lose money, but we, you know, really felt like it was like we were at the risk of overpaying for multifamily.   And unlike you, we didn't have a great acquisitions team finding those under the radar deals. And we found out that there were 53,000 self storage facilities in the us. That's the same as subway McDonald's and Starbucks combined, but three out of four are run by independent operators. And half, two thirds of those are actually run by single facility owners, which is also known as mom and pop owners.   And these mom and pops typically. I mean, first of all, the cap rates have compressed so much in the last eight or 10 years that they've doubled the value of their facility. And many of them did that by doing nothing except maybe staying the way they were, which is sometimes not always, but sometimes kind of mediocre. And so the opportunity for a medium sized company to go in and buy these facilities with this incredible intrinsic value, which I'll get into in a few minutes is enormous.   And we hadn't seen anything like that in multifamily in a long time. So we transitioned from multifamily to self storage, and then eventually also adding mobile home parks in 2018. And it's just been great. I mean, here's a couple quick stats. I mean, a couple quick issues to consider one would be that, I mean, if I'm renting a thousand dollar a month apartment from you and you raise my rent 6%, I might leave rather than commit to another 60 bucks a month or $720 a year.   But if you are renting me a self storage facility or unit, I should say, and you raise my rent 6%, well, you know, if it's a hundred dollars a month going to 106, I'm probably not going to spend a weekend rent a U-Haul get my buddies together to move my junk. I mean, excuse me, my treasures down the street, just to save six bucks a month. And that's one of the reasons that prices are so inelastic. And what I mean by that is, you know, I mean, they typically users don't leave because you raise the price, especially since most of the tenants think, Hey, I'm only going to be here a few more months anyway, and it's a month to month lease.   Well, that month to month lease has another benefit. And that is, it allows us to capture inflation. Think about it. Imagine my, my friend who has an Amazon sorting facility and has a 20 year lease on it, what's going to happen. If inflation goes way up, well, he's already locked in, or the guy with the warehouse, you know, that rents it for 10 or 20 years or a medical building. But this allows you to capture inflation increases, you know, potentially as much as every month. So we love that. There's also a ton of value adds.   Now, Jesse, the first time I heard value add self storage, I literally laughed. I thought, what are we talking about here? Four pieces of sheet metal, some rivets, a floor and a door. How are we going to do value at where where's the pain? Where's the fake hardwood flooring, where's the bark park. You know, none of that was available. And I had no idea. There were a significant number of value adds in self storage. For example, adding you hall now, adding you hall can, you can put a U haul out in front of your facility and with no cap ex nothing out of pocket, you can generate between one and $5,000 a month in commission, let's say it's $3,000 a month.   That's $36,000 a year using the commercial value at, I mean the commercial value formula, you know, 36,000 a year divided by, let's say a 6% cap rate. That's a $600,000 increase in value just by setting up a U haul operation at your facility. You can also sell locks, boxes, tape scissors, other retail items. You can add late fees. You can throw out bad tenants.   A lot of these mom and pops have a lot of delinquency. We invested in one self storage facility in grand junction, Colorado that had 80% delinquency, 80% of the tenants weren't paying or were paying late. And so there's just a lot of stuff you can do. You can add boat and RV storage, which is really popular. These days, you can add temporary storage like those, you know, storage, those boxes, and you can, there's so much, you can do two. And when you, you know, when you add the value formula and then add a little bit of safe leverage, it can really, really juice investor returns.   Okay.   Jesse (12m 42s): So I have a couple questions to start with, but just, just so I understand that correctly on the value add thing. Cause I, I never heard that concept before, either in terms of, so for example, the U haul, you basically just like you would see some industrial sites with multiple tenants that UCLU haul truck onsite, basically. That would be you, you basically getting the income for having that URL there and having individuals that are, that are tenants of yours renting that, is that correct?   Paul (13m 11s): Yeah. It wouldn't have to be tenants. Basically. You've got to, hopefully you've got a great location with high visibility on a main road you better. And these you halls will be sitting out front. People would book them from your location. And then the one catch is you have to have an employee there to check them out, you know, to sign the paperwork. And then when they come back in to sweep it out. So if you already have an employee think about self storage, how up and down somebody's hours are. I mean, I can imagine them sitting there for hours watching the security screens and Netflix.   Well, you know, it's not really a huge increase in cost to do that, but you get commission from you hall for doing this.   Jesse (13m 50s): It also be fair to say let's loop in Canada. Let's just say Canada is a big state and where you would be similar to New Jersey, New York, California. And I think Maryland in terms of rent control, the ability to remove tenants because of delinquency like you're describing here, is it, does it fall under the landlord tenant regulation in states or is it easier to, to remove them?   Paul (14m 16s): Yeah, that's another benefit of self storage is there's no eviction moratorium from COVID or from anything else, even in the height of COVID we were able to evict tenants. So that is another benefit for sure.   Jesse (14m 31s): I think the reason I bring up those states is those are all states with some form of rent, stabilization or control. And it's, it's a big factor up here, and I know it's a big factor in those states. So another appealing aspect, it seems of self storage, Paul, in terms of, so you talked, you opened the book with these, you know, different reasons that that self storage is an appealing asset class. And then you move into the ability to actually break into self storage. Cause you know, some people, if they're looking at these larger commercial deals and I think you're bringing up seven different paths about how you could get into the self storage space.   Could you talk a little bit about that?   Paul (15m 6s): Yeah. I, I wanted to write a book for bigger pockets on seven unique paths to get into commercial real estate. But instead I actually devoted the last one third of this book to that topic. And so this would apply to most, any commercial real estate. I think it's really hard for a lot of people, including myself for years to try to figure out how do I get into commercial real estate? And so the seven different paths real quick are one, some people call it stacking based on Brandon's a nomenclature there basically it would be buying a small facility, fixing it up, leasing it up, possibly refinancing, but more likely selling it and then going on to a bigger facility and then just rinse and repeat over and over.   I know that works. It's a long and winding road to the top, but it definitely will work. A second path would be being a capital raiser. Now here in the states, you've gotta be really careful with the securities and exchange commission if you're raising capital for other people's deals, but if you're a partner in the deal, or if you can work your way into a partnership with somebody for a raise and you raise the capital, that could be your specialty. And a lot of people do that are really good with people. They might have social media skills or podcasts, and they can raise a lot of money for other people's deals.   Some people have started their whole company by raising money. First Whitney Sule from the real estate syndication show. That's how he started. And he is just a master. Now at multifamily, he's raised a whole lot of money for his own deals, but he started as a capital raiser. Third would be a deal finder deal finder would be somebody who sort of serves hopefully legally in the role, similar to a commercial real estate broker and somebody who basically goes out and finds deals.   And then instead of getting a commission, they'd say, Hey, look, I like to get a piece of ownership in this deal. I'd like to stay involved and I'd like to do this over and over. And eventually hopefully, you know, you get to be a partner in that company or maybe another one. So deal finder is third. Fourth would be go big where you just start out at a high level. Let's say you won the lottery or, you know, retired from the NFL or you just have access to inherit it or your own money. You sold Bitcoin or something. And you can just start out at a high level and people do that.   It's, there's some challenges with that. Of course, path five would be, get a job. Now, most of your listeners probably thinking, I'm wait, I'm listening to Jesse to get out of my job. I don't want to get a job. Well, there are some benefits, especially if you're young to getting a job in property management or as a commercial broker or a commercial mortgage broker, possibly an asset manager, there's different things you can do to learn the lingo, learn the business, meet the people, get the connections and work your way into a career.   Six path would be taking the passive path. And that would be, you know, just becoming a professional or even a non-professional passive investor. Let's say you've got the money, but you don't have the time. You just need to do a great job. Vetting a great syndicator, check out several of them, use Bryan Burke's book, the hands-off investor, and go out. And that an organization that you can invest with and get, you know, essentially sometimes even higher returns than you'd get by yourself.   But somebody else is doing the heavy lifting. The seventh path is finding a mentor or a paid coach. And that would be, you know, finding somebody who will be willing to bring you into their training program or even somebody usually locally who will let you, you know, you trade your services for them, you know, the opportunity to hang around their office, get to know the product, get to know the company and the business as a mentee to that mentor. So those are the seven paths I talk about in the book.   Jesse (19m 5s): Yeah. What a great recap. I don't think I've, I've heard that in one, in one fell swoop, but that's pretty much covers everything. I didn't know that about Whitney. So for those interested, the syndication show, I believe it's called a fantastic podcast with Whitney and Brian Burke. We've had them on a number of times. I can't recommend that book enough. One thing I love about the book that he has is so many books are not from the limited partner's perspective, they're there from the, you know, the capital raiser or the, the GP. So it's nice, even as a GP, you really want to understand both sides of the coin.   So I'd recommend that to anybody that is interested. So Paul, from, from that outset, you know, you have these benefits of, of self storage. We go through this crazy time in the last two years, you know, the world has, hasn't probably one of the biggest health concerns of my generation. At least if not the last century and then various asset classes perform some not so well, some very well, how did self storage perform over the last two years? And maybe it's just in addition to that, what are the risks?   If, if any, with self storage?   Paul (20m 13s): Yeah, let me start with the risks. Cause I don't want to forget that it's really important. The biggest risk in self storage is really during the lease up. That's the time of the risk, at least. So in other words, we invested in a non unstabilized asset in Bradenton, Florida on a main road in a very, very booming area that had 29,000 new residential units being built in that area. Well, it was great until we tried to fill it up and that two new competitors, large national competitors had also built new facilities right down the road and the due diligence people miss this in that process, it just happened to fall right before they were really evident at any rate.   So it was harder to fill up that facility. It took two years longer than planned. And I think that is the biggest risk is large national competitors nearby by the way that eventually sold for an 80% profit to the investor. So it was great, but at any rate it was a hard road. So that's the number one risk would be competition, especially when you're unstabilized and leasing up. Other risks would include, of course, this is true for anything, a bad operator, you know, a great operator can take a mediocre deal and make it good or even great.   A terrible operator can destroy the best deal on the planet. And so bad property management, bad operator, those would be other risks with self storage, overestimating. Your ability to raise rents would be another one. You know, your, Hey it's 20% below market. Yeah. Well, there may be a reason for that. So really just, you know, things like that would be the major risks. I think if we drive around a lot of us, see just self storage in the, in the states everywhere.   And we're wondering why this has gotta be overbuilt. Well, I can take you to Nashville and show you, drive you around Nashville and show you why it is overbuilt. There's too many self storage facilities in too many locations around the city, but then I can drive you 20 minutes south to a suburb, a nice suburb Bellevue or Belmont they're neighboring suburbs. And they're completely underbuilt in fact, there's huge under supply there. And so this is why it's really important to invest with a great syndicator who uses tools like radius plus to check out, you know, the number of square feet of self storage versus, you know, the market, you know, the demographics, the number of people there.   So that's some of the risks as far as how it's done since COVID, it feels like you threw me a softball there, but I don't think you did the wall street journal, New York times, business wire and others have recently written articles basically saying that co that self storage is the big star in commercial real estate. Since COVID during COVID, we had students moving out of their dorms and their apartments, not knowing. I mean, the first weeks of COVID in March of 2020, what's going to happen.   We got to put our stuff in storage. Will we come back in two weeks when they flatten the curve or will it be two years we don't have. And so that, that was a nice little initial bump. Then there was the eviction moratorium that didn't happen, self storage. And then we have these unfortunate situations. I'm not making light of this, but a self storage thrives during the four days that's downsizing, dislocation, divorce, and death. And we had some of all of that going on during, and since COVID, let's look at dislocation, I mean, people have been moving in droves from places like Chicago, New York, San Francisco, and LA to smaller towns or different places like Utah and Texas and Florida and Charlotte and well, a lot of them need self storage along the way.   And so let's take dislocation as an example, Jesse, I mean, look in the last year at the massive number of people who have moved from places like New York city and Chicago, LA San Francisco to places like Utah and Texas and Scottsdale and Charlotte, a lot of these people need self storage along the way other people, you know, are moving for different reasons. There's been a lot of stress. There's been, unfortunately, a lot of divorce, there's been some death.   And so there's a lot of, you know, reasons that self storage is actually, you know, doing better right now. And another factor most people don't talk about is the price of steel and other building materials. Plus just the labor is in massively short supply. And so it's held up some self storage projects from coming to fruition. So the competition is actually lower, at least in these last, you know, let's say six to 12 months or more. And so really nobody would have dreamed, we thought self storage and we said self storage would do well in recessions.   Nobody had any idea how well self storage would do during this pandemic.   Jesse (25m 37s): Yeah, it makes sense. And just kind of from an anecdotal point of view, I can't, I can't remember a time where I've kind of put something in storage and I haven't used that storage for an extended period of time. I feel like, like you said, I believe you use the, the word inelastic. My, my very technical economic term would be sticky. It's just that aspect where once people store something in an area, like you said, you know, if you go from a hundred to a hundred, $6, is that going to make me move it probably not. You know, if you go up some crazy amount, then you might move the needle.   One thing I'm curious about I've, I've always been curious about the underwriting when it comes to self storage, because we always talk about self storage in the real estate context. I'm curious if that translates to the underwriting of the deal. And for example, you know, I somewhat of a rule of thumb when it comes to looking at multi-racial properties is an expense ratio of 40 to 50% know it'd be a good rule of thumb to do a back of a napkin calculation. Is that are the metrics with self storage?   What would they be most similar to in the real estate space?   Paul (26m 44s): I mean, that would be very similar to multifamily, but the operating expenses would be, I think about, I believe they would average something like 32% on average for most facilities, as some of the automated facilities have a lower expense ratio, but at the same time they can't have you all, they can't have showroom items like, you know, the retail items we discussed. And so their revenues might be a little lower as well. But yeah, other than that, you know, the, the revenues and certainly the value formula is quite similar.   Jesse (27m 20s): Fair enough. I just want to be a little bit mindful of the time. We do have four questions. We ask every guest when we wrap up here, but before we even get there, I'd like to get your thoughts on 2022 and maybe beyond in the relatively short term. And maybe we could talk about that a little bit in the context of self storage. And then, you know, if you want to opine on the broader real estate market, I'd love to get your thoughts.   Paul (27m 45s): Yeah. I used to make predictions when I knew nothing. And now that I know a little more, I don't, I mean, I've noticed that Charlie Munger, Warren buffet, Howard marks, those guys won't make any predictions of the cycle. Howard marks of course reminds us to, even though we can't know when the cycle is going to change, we should act appropriately for where we are in the cycle. So one thing we have here is this is a 10 real $10 trillion bills from Zimbabwe. And it just reminds me as I'm sitting here, you know, that we are in a real inflationary time and it might not be transitory.   And so I think that is something that, you know, self storage has going for it. Like I mentioned, it allows you to capture that inflation real time. And if it, you know, if deflation hits, it would allow, you know, you, that happened as well. I guess   Jesse (28m 40s): I would just say, I heard one of the best definitions from Howard marks when he said, if you want to define the, the cycle and in this could go for real estate as well. He said, stage one couple forward thinking. People realize that they think the market's going to get better stage two, a broader economy, and people realize it is getting better. Stage three people think it's going to get better forever. And he's like, I don't know why you need a better definition of that. And it it's people, you know, listening to this, they know I'm a big Howard marks fan, but I mean, it's a great, it's a great point.   And one thing I've, I've said a number of times is when my mentor, he said, you know, real estate is one of those few industries where you can actually charge your customers are downloaded inflation to your customers. I E tenants. And it sounds like self storage is a continuation of, of that. If not in more real time, given the fact that sounds like you could, you can do it on a monthly basis.   Paul (29m 35s): Yeah. Right. That's exactly right.   Jesse (29m 37s): All right, Paul, we, before we get to the final four questions here, I thought I would ask you why it is important for investors or entrepreneurs to find their, why.   Paul (29m 47s): You know, I woke up at 33 years old on October 7th, 1997. And I had a couple million dollars in the bank, which was completely unprecedented for a, you know, for me and I wasn't any happier. I wasn't any more, you know, like I didn't, I felt a little more successful than I did the week before, but not a whole lot. I think it's really important for people to find their big, why, you know, studies show that if you make over $95,000, I mean, let's say you make 950,000 or 95 million a year.   You're not any happier than you were at 95,000. So we really need to have something else to live for. I think we were created for more. And so I really would recommend people find a big why for me, it's a it's it's regarding human trafficking. You know, if you took the record profits, not the average, the record annual profits of apple, general motors, Nike and Starbucks, and you added those together, double that number. That's the approximate profits projected from human trafficking every year.   And I'd like to believe if I was alive in the 18 hundreds, I would have been an abolitionist fighting against slavery. And if I was alive or if I was an adult in the 1960s, I would have been fighting for civil rights. Well, this is a civil right. And it is slavery and it's happening right under our noses. So my company Wellings capital is dedicating ourselves to try to free 5,000 slaves in the next five years from human trafficking. And I'm just recommending, you know, on a broader point that everybody finds something you're passionate about.   That's bigger than yourself or your business,   Jesse (31m 28s): Dear. And I think it's important as you know, we do or individuals get successful individually or with their companies in our case, in real estate that you CA you figure out what those things are and you know, that human element of, of being, being successful or prosperous. Okay, we are going to switch it up to a four questions. We ask every guest, if you're ready to go, I'll fire them out. Yeah.   Paul (31m 51s): You bet. What's   Jesse (31m 52s): A one thing Paul, that you know, now that you wish you knew when you started investing in real estate.   Paul (31m 58s): I wish I hadn't known the difference between investing and speculating and investing is when your principles generally safe. And you've got a chance to make a return. Speculating is when your principal is not at all safe and you've got a chance to make a return. You know, they say low risk, low return, high risk leads to not high return. It's actually the possibility of losing all your money or making a high return. I wish I'd have known the difference when I started and lost a bunch of money early on.   Jesse (32m 27s): Yeah. I mean, it goes back to Howard marks where, you know, you have that curve where he's like, well, if high, if high risk means high return by definition, that is not that's impossible. It's it's, that would mean that it's certain it's, it's obviously the higher, the risk, the higher expected important expected piece there a return. Right. Okay. Number two, your view on somebody that's entering our industry, a younger person, what would you say to them in terms of mentorship and, and getting started?   Paul (32m 59s): Yeah, I would actually. So bill gates became the wealthiest guy in the world through three simple steps you can take right now. Number one, I'm sorry. I had to do that. Number one, he decided at a very young age, what he wanted to do, and he's stuck in that lane. He did not very, he said no to 10,000 distractions to stay focused. Number two step, he, all he partnered with, or he actually found a company that would partner with him who was the biggest wealthiest, most influential company in that business, the tech world.   And that was IBM. Then third, here's the surprise. He did everything in his power to make them successful. When he did that, he quickly became the wealthiest guy in the world at a pretty young age. And so I would say following bill gates steps, you know, try to figure out what you want to do. Say no to distractions, find a big organization. Who's willing to partner with you and do everything you can to make them successful. That's great. Okay.   Jesse (34m 3s): Number three, what is one book you just are constantly recommending to people?   Paul (34m 9s): Well, I was going to recommend Howard marks mastering the market cycle, but since your listeners are already familiar with that, I would go back to my second one by Jay Papasan and Gary Keller. The one thing, yeah,   Jesse (34m 21s): That's a great book. And you know what, it's funny with mastering the market cycle. That is one book that's fairly hard to find on. I think it's on audible. If you want to listen to the audio version, but maybe, maybe I'm not looking hard enough, but I books, I, it was more challenging to find. All right, Paul, I think we're going to get an interesting answer on this one. My favorite Bloomberg question, first car, make and model   Paul (34m 46s): 1969, black Ford Mustang with the hood scoop   Jesse (34m 52s): 1 64, a oh 69, sorry, 69. I was going to not quite as cool. I was going to say the, would that be similar to the a, was it the 1970 was Mach one with the, with the kind of riveted Fastback.   Paul (35m 8s): Yeah. Well, interestingly, my hood was an aftermarket hood and somehow or another, I ended up with a Fastback hood with the turn signals out on the hood, you know, with my 1969 car. So   Jesse (35m 23s): Yeah, and I think that car was a, it was an Evie electric. Now I'm just joking. I feel like, I feel like this question is slowly, slowly going to get phased out as more and more people that come on just never had a first car, which is just the paradigm. Awesome. Paul   Paul (35m 51s): Jessie, I'm sure you can relate to this. When I, all those years, I wanted to transition from residential to commercial. I didn't know what to do. In this episode we were lucky to meet Olympic athlete Eloise Wellings to discuss her recent London Marathon debut and the resilience she has built through her training techniques over her incredible career. Eloise has represented Australia in the Commonwealth Games, World Championships, and the Olympics. She's encountered many obstacles including 11 potentially career-ending injuries. Except if your kids have fur.You see the only caravan parks situated right on the beachfront - and there are four of them - are owned by the local Council and don't allow pets. Hervey Bay councillor Jade Wellings thinks that's not only unfair – she believes the region is missing out on valuable income because pet owners are by-passing Hervey Bay to go elsewhere to get beach-side locations – and she wants to get at least one or preferably two of the council's caravan parks' rules changed to allow pets. So a good church to be together this Christmas and to celebrate those of you who are in the room here with us or on campus and how some neighbors around you. Okay, Ken, he's going to be here. 2 (23m 9s): So we do have three Christmas Eve services, and we're going to make the patio a kind of a cool, kind of a venue where with fire pits and all kinds of fun stuff. And at Christmas for this holiday, we gate we collected and provided 25 baskets, Christmas dinners to 25 families in need. And then because of your generosity, we've been able to partner with grace. Church grace, grace Bible, and, and we served another 130 families, their foster families with, with a Christmas dinner. And so together combined, we served a 155 dinners this year. That's I think that's our biggest year ever. So thank you so much. Yeah. Thank you for your generosity. 2 (24m 31s): None of that happens unless you guys bring sides and hams and turkeys and all of that stuff. So thank you so much for your generosity into those who spearheaded that, where you're so, so grateful here, the Church office will be closed as it is every year between Christmas Eve. And it will be here Christmas Eve for the services at three, four. What time of the services? Again? Three, four or five. Thanks. So we're going to be, we'll be here, but then beginning the 25th until January 3rd, the office will be closed. We just like to give our staff extra time with their family. And, and Hey, I haven't talked about the second mortgage for probably almost a year, a year ago. I talked about the second mortgage because we've got this Need, we're trying to raise over the period of three years. 2 (25m 16s): We're trying to raise $360,000. So people have been giving faithfully every month, every week. People give faithfully. We are, we are at around $86,000 that has come in. So if you do the math, we've got $360,000 over three-year period. That's a $120,000 a year that we're trying to raise over and above our regular ties and offerings and that sort of thing. So you guys have been amazing and we had brought in 86,000. So that means if we're going to write a check at the end of the year for a $120,000, we need 34,000 more to come in. So that's the challenge, but we've already raised 86,000. So if you are here and you want to make a year-end gift to the second mortgage, you can just Mark right on your check, second mortgage, and we'll make sure that goes to that. 2 (26m 5s): And, and we'll just trust the Lord, do what we always do and just trust the Lord's provision for all of this stuff that, that we're trying to do and trying to get accomplished. So with that, Jeremy, come on up, Jeremy's preaching today. He'll be in first Thessalonians chapter four, and he'd be taking us through the first part of chapter five. And so we were kind of arm wrestling about who was going to preach this weekend and he, let me, have you, have you seen the guns on this guy? Yeah, so he actually did when our family was exposed to COVID and we weren't sure if we were going to get the test results back in time for me to prep and be ready and, you know, we could have both prepped to be ready, but then that's not necessary. 2 (26m 54s): So we said we just tagged Jeremy. So again, it was Ron or Dave and Ron now Jeremy, and then I'll be back up. And so I want to pray for you and just pray for us as a church. And so why don't we all stand up everywhere, all over the campus, outside, inside, let's stand up and extend our hand to Jeremy Lord. Thank you for Jeremy. We just pray that as he brings forth the word, God, that we would hear what we need to hear, that we'd be challenged, encouraged, edified, and built up in our most Holy faith. Yes. I have a fan club there. It's awesome. You guys are awesome. Hey, let's open up our Bibles to first Thessalonians chapter four. I'm going to be picking up where Ron left off. He did such a, an amazing job last week. So many just points to take home and to work on. And you know, just a summarize. He talked about this, Holy living that God's calling us to do, and the purity that God's calling us to have as we, as we prepare for what, what God has for us, and then not only purity, but then what does it look like for Holy loving and then Holy leading. 3 (28m 32s): And it was a, it was a, it was a great and timely message. And you know, I like second service. I kind of get to forget about the foibles or first service and learn some things. And so actually I want to, I wanna, I want to grab you with a wedding. Everybody loves a wedding just, just last week. We got to go down to Santa Barbara and see two of my former fifth and sixth grade students get married and they love the Lord. They have committed to each other. They've committed to God. They've, they've walked in purity. And, and it was amazing thing to see these two former fifth and sixth graders walk down the aisle and say, I do. 3 (29m 13s): It was, it was amazing. And the funny part is I can remember those two specifically on one of the days that I was like planting seeds, like, Hey, someday, some of you guys might get married and if you get married, this is what you look for. And I would play at Lucy's into look at this wedding and see it. And they really, they walked in that they walked in, in God's purity and his loving is leading. So I was really stoked. So I want to pull you into a wedding because I think this will help us understand the rest of the chapter and maybe understand some context. One of the things as we studied the Bible is the Bible was written in a different To a different people, grew up in a different culture. And so as we learn more about the culture that was during the times of Jesus, I think we can understand more about the Bible. 3 (30m 2s): And so let me take you through a wedding and not just a Jewish wedding, but a specifically a Galilean wedding. Okay. And there were some things that set a galleon wedding apart. And just in saying this it's important to note that Jesus was from Nazareth of Galilee. The disciples were all we're from Galilee and even Jesus. His first miracle was in kina of galley. So that's, that's important and understanding the context Jesus was doing. So let me jump in. So the bride and groom, they would gather at the city gate to come together for a covenant in a way, a contract. And they would gather their families. And this wedding covenant would have been red agreed upon by both parties, the bride and the groom. 3 (30m 48s): And then the, the, the, the father and the, and the groom would, would take a dowry. And that would be paid towards his, his bride. And it wasn't a purchase. It was closer to an insurance policy. If something were to happen to him in the time of their patrol, he pays this price. Then the young man after that's all read it, if that's all done, they'll give me a little, pour a cup of wine and he'll hold it out. And this is one of the things that separated a Jewish wedding is as the groom extended that cup of wine out to his possible bride. She and only at a Galilean wedding, the opportunity to either accept or deny it, Jewish weddings, often the parents sets each other out, like that's kind of a done deal, but here in a Galilean wedding, we're learning from, and this is all taken from archeological digs and we're learning all this stuff. 3 (31m 44s): And so the young, the groom would reach out his cup and he would, he would offer it to her and she had the opportunity to then drink it. And if she chose to drink it, that was her signal that she was entering into this patrol level. And she would then be called the one that was bought with a price. The one that was bought with a price, I'm giving you a little things. I'm hoping that you're feeling in your mind, how this fits in with the Church. Okay. So she was then the one bot with a price and the S the, the groom would then take that cup. And he would say this, he would say, I will not drink this cup until the time when we are together again, does that sound familiar? 3 (32m 27s): What Jesus did. And we took the communion cup with his disciples because We, I miss that. But in it, as Jesus is at that, that round the table with his disciples, the disciples are realizing, well, this is, this is like a proposal. This is like a though this is, they were realizing that this is what Jesus was doing. He was offering that I will not drink this cup until we are get together again. And there was another huge part of a Galilean wedding that sets it apart. 5 (32m 51s): You know, we, we, we, we get a, a, a N 3 (32m 54s): A letter in the mail that says, save the date for this day. This is when this couple is going to get married. A gal Leanne was what was different than a wedding was different because there was no date set. It was solely up to the father of the groom of when the time was right for his son to go get his bride. So no date was set. And sometimes that was a year. Sometimes it was two years. There was a period. Okay. So there's no date set. So from that point on, after the groom has taken the cutback, they would separate. And the groom would then as during that period of separation, the groom would begin to prepare a place for his bride in his father's house, in the insula. 3 (33m 35s): And it was a large courtyard surrounded by a lot of small houses, mult Wellings. And so the sun would go back like, yes, my patrol, we're going to get married and he'd go back. And he began building on to his father's house, preparing that place, and the bride would then go herself and begin to prepare herself. She began to, to assemble the fabrics needed for the wedding dress. She began to make preparations and pick her, her a bridesmaids, all those things. They're all she's preparing herself. And the groom is preparing a place in his father's house and the groom in a galleon where he would often send gifts periodically to remind his bride of his love. 3 (34m 15s): And the interesting, Hey, don't forget about me here. Here's a little love gift. Here's a little gift. Here's a gift to remember that. I love you. We think of the gifts of the Holy spirit. God, I love you 5 (34m 30s): Exactly. 3 (34m 30s): When would it be building in the community that as, as they saw the walls go up and the roof and begin to fill it with furniture, there was an excitement in the community. And those who had the wedding invitations, they'd be like, Oh, I'm invited to this, this feast. This is, this was the party of the year. This is what you wanted to be part of it as a Jewish wedding. And as it, excitement is building, the groom is getting ready, but the bride is also getting ready as well. In fact, she has done her own preparations. She picked out her bridesmaids. She's getting them prepared as the day draws closer the day that they don't know, but they just have to be in preparation. The father is still holding on the bride is with her bridesmaids. 3 (35m 11s): And there every night they go to sleep wearing their gowns for the wedding. They have to be ready at any time that they have to be ready. And the groom is with his groomsmen and they are ready for the father to tap the son and say, go for it, go get your bride. And it was the father's job. Only the father knew the time that was set for the groom to go get his. And the father often would say like a thief in the night son, go get your bride. Can you imagine the excitement I've been waiting for this for a year, two years? Like this is time to go. Any, any, he wakes up all his grooves and they would have woken up. 3 (35m 54s): They jumped out. There's probably some yelling, excitement, Oh, you got this guy. That's going to go. You ready? And the procession would begin. And it would begin with the sound of a trumpet. A shofar would be blown in the streets. And if you heard that show for you and say, okay, who's getting married and how do we join? Or we have our wedding invitations, we're ready to go. And so this precession would grow as they got closer and closer to the brides house, reach the house, the bride, having heard the show far, haven't heard the procession. She would come out of her house to be gathered with the wedding party. At that point that the groomsmen would lift her up on a litter or a, or a chair. They would gather her up, they'd throw on there. And then her feet would not touch the ground as they went. 3 (36m 36s): To the wedding festival, the wedding celebration. It was said that she flies to the wedding chamber. And as they came to the wedding chamber, the whole, the whole party, the whole celebration, they would enter into that courtyard. And then the Gates would be sealed. And that, what that did is it didn't allow it. No one else to join the wedding party. Maybe they're late. Maybe they slept through it. They weren't allowed, they didn't have their invitation. They weren't ready. And so they would be kept out. But those who are inside, they were there for the party for the duration. And sometimes these wedding parties last from three to seven days is you imagine that Jesus knew about that. 3 (37m 20s): That was where Jesus did his first miracle in Kayna and Qaeda is where he was in one of those courtyards with his mom and his family and Jesus and Mary comes to Jesus like, Hey, I ran out of wine. What are we going to do? And that's a problem, because like I said, no one could leave and no one could come in. The Gates was shut. There was a party and said, no one was allowed to come. So it was a scandal that they ran out of wine. So when Jesus turns the water into wine, all the problems are fixed because they had wine. They couldn't leave her go. And after that seven days, the bride and groom, they come out, they celebrate there's feasting. How cool is that? 3 (38m 1s): So those things away, as we, as we begin to enter into first Thessalonians four, because I believe this was very much on the mind of policies right in it. Obviously it was on Jesus and the disciples as they have their conversations. But first Thessalonians asked the questions, I believe. Why do we need to Live Holy Life Why Ron messaged Lee yesterday was how, but now we're living Why and I, I, my wife will attest you. I am not good at grammar. I'm horrible speller. I'm more of a math and science guy. That's what I like. But when it comes to grammar and the Bible, all of a sudden, I like my, I kind of perk up like, okay, this is there's reasons that these are in there. So I've been kind of like obsessing over the subject pronouns here in these verses. 3 (38m 45s): And those are I We you and they. And so Paul writes this letter and he says, this, he's going to answer the why, why do we need to live a Holy life? He says, I do not want you speaking of the church to be ignorant brethren concerning those who have fallen asleep, lest you sorrow as others who have no hope. He's a reminded them. I don't want you to be ignorant. I want you to know this. I don't want you to be lacking. This is his reason for writing. Paul had only spent three Sabbath in a vessel Annika. So maybe a most four weeks there as the Church, then he had to, because of persecution, tribulation, he had to leave. 3 (39m 27s): He was a, he, he had a runaway escape. And so this question is on their mind. Well, what, what has happened to those who have died? What has happened to those who died? And this is what Jesus is going to, and this is what Paul is going to continue saying, verse 14. He says, for, if we believe that Jesus died and Rose again, even so God will bring him those who sleep in Jesus. Isn't this incredible. This is the gospel message summary summarized right here in this first for if we believe that Jesus died and Rose again, and to die and rise again, it means that Jesus had to come as a baby. He had to be born into this world. He had to have the ability to die. 3 (40m 9s): And that is what we celebrate in Christmas. The Virgin birth that the Messiah came to earth as a baby boy place in a feeding trough. And now Paul is reminding them that Jesus died. He Rose again. So those who sleep in Jesus will as well posting. Remember, Jesus's resurrection. The supernatural thing on misperception for this, we say to you by the word of the Lord that we who are alive and remain until the coming of the Lord will by no means precede. Those who are asleep, this I believe was the concern of what has happened to those believers. Who've died before Jesus returns. 3 (40m 51s): Fess loan is actually the first L a pistol written. You know, that it was interesting to find that out, Luke, won't write his gospel. The first gospel isn't written until 63 80. This is written in approximately 50, 50, one 80, only 20 or 18, 19, 20 years after Jesus's resurrection. So, so as time has gone on, and remember the disciples were like waiting there as Jesus Rose up into the clouds, they're waiting and like, okay, what's, you know, what's going to happen. We Jesus said, he's going to come back or when's that going to happen? And the angel has a tap him on the shoulder and be like, no, okay, go do your thing. This is where you have to go, wait, he'll come back to the appropriate time when he said, 5 (41m 32s): And so this is 20 years later in believers 3 (41m 34s): Have begun passing away. And I remember the night my dad took his last breath on this world. My siblings and I all were all there. My mom was there and we watched him take his last breath. And he went to be absent from the body, but he went to be present with the Lord 5 (41m 53s): 3 (41m 57s): And I remember walking outside, we lived way out in the country and I just right or wrong. I went up and just yelled at Why Lord Why. And these Christians are asking Why this, these persecutions, these flesh, all these things are coming against as well. When is Jesus going to come? People are passing away. Lord. Well, don't you know about this. And so Paul says it in a very strong language, verse 15, the word of the Lord, I say to this, to you by the word of the Lord. And he says this, that we who are alive and remain until the coming of the Lord will by no means precede. Those who are asleep 5 (42m 32s): 3 (42m 35s): This is what happened in verse 16 for the Lord himself will descend from heaven, with a shout, with a voice of an Archangel and with a trumpet of God, does it sound kind of like that procession from the groom's house, the bride's house, or it's like this shot, like the groomsmen are like, let's do this. The trumpet of God blows. And the procession begins. It says, and that dad in Christ will rise up first. This is, this is preposterous in some ways to believe that we believe in the supernatural God that raises people from the dead. But we, we look towards Jesus who died first and Rose. 3 (43m 16s): First, Those three things, a shout of voice and Archangel. It's interesting. The third, the trumpet of God, I've become more and more in love with Jewish history and finding out the culture and the context with, with Bibles written. And one of the things I've, I've kind of discovered this week, and as I've been studying along as the Jew, the seven Jewish feasts, okay. There's seven of them. I want to explain a real quick there's four spring feast and then three in the fall. 5 (43m 45s): 3 (43m 48s): And take this as you may, but Jesus was crucified at Passover at the first feast. He was buried on the feast of the unleavened bread. 5 (43m 59s): Third, 3 (43m 60s): He Rose from the dead on the feast of first fruits. And then the spirit, the Holy spirit was poured out on the first believers at Pentecost. And then there's this period in, in the, in the, in the celebrations of these, these feasts, there's a period of the summer. Harvest, there's a, there's a gap. It would seem. And the first thing that happens at the fall entering into the fall feasts is the feats of trumpets. It's where people were gathering out in the field, they're doing their there's beginning to glean and work out in the field. And as soon as the priest on that temple wall below blew his show far, 6 (44m 39s): His horn, his trumpet, 3 (44m 41s): No matter what you were doing, where you were, you stopped and you'd come to the temple. You'd, you'd be gathered by that trumpet. And after the feast of trumpets, the second feast in the fall would be the D of a tournament or young Cooper. And I believe this first shadows, the second coming of Christ. Then lastly, we have the feast of Tabernacles. And this believes for shadows, the millennial reign of Jesus. It was a, it was, it was a partial fulfillment in scripture when Jesus came for those 33 years. But the ultimate will be when he's here during the millennial reign and forevermore, and he Tabernacles with us, he dwells with us. 3 (45m 24s): So the dead in Christ will rise first and he's comforted them with these words, the dead and Christ over it. God has not forgotten those. Who've passed away. The den Christ Rose first, then verse 17. It says we who are alive and remain shall be caught up together with them in the clouds to meet the Lord in the air. And thus, we shall always be with the Lord. Is it interesting that Paul included himself in that Paul believed in this imminent return of Jesus Christ for the believers, for the Church. He believed in that. And he put himself in that, like, I'm ready for that at anytime. We shall always be with the Lord. And those who have died will rise up and they'll meet the Jesus in the clouds to meet them in the Lord in the air. 3 (46m 8s): We have to contrast that with a second coming of Christ, 6 (46m 13s): Zachariah 14 is a lot 3 (46m 18s): Amazing passage of I've referenced this and other, other sermons, but Zachariah 14 four says this in a way that day, his feet will stand in the Mount of olives. This is his second coming. And that day his feet will touch or stand on the Mount of olives, which faces Jerusalem on the East. And the Mount of olives shall be split into from East to West, making a very large Valley, half the mountain shall move toward the North and a half towards Geography. I love maps. I got to share this with a youth group on a Wednesday night, G as Jesus comes back to the earthly return, as he touches down on the earth, he's going to land on the Mount of olives. 3 (47m 5s): And this is a belief different from them, the rapture, the church, this is a different event. And so as he touches down, as his feet, stand on the Mount of olives, there's going to be this huge earthquake and there will be a split. And if you, if you know the geography and I should've put a map up thinking, now we have the temple, and then you have the Mount of olives here on the East. And the Mount of olives have three peaks. And what, and what they discovered in 1964 was a fault line from the West to the East that runs right through the middle of Mount of olives so much so that they were going to build the hotel of seven arches. And they had decided they had to move at 30 meters, I think, to the North so that they wouldn't put that hotel on the fault line so that when Jesus comes, he doesn't, Need, he doesn't meet a fault line to be there, to create an earthquake, create a huge Valley. 3 (47m 54s): We, we, we believe that Jesus has a power, but isn't it cool that there is a fault line, right? Where Zachariah prophesied 2,500 years ago. Unbelievable. 5 (48m 4s): . 3 (48m 8s): And so when Paul uses this language, he says they shall be caught up together with them in the clouds to meet the Lord in the air he's using the Latin word is wrapped Turo, where we get our word rapture, the doctrine of the rapture and the Greek word that we find here is her Pozzo. I kind of like rapture better. It sounds, I don't know, like wrap him up to be caught. To plucked 5 (48m 33s): . 3 (48m 38s): And this is a comfort to those who were there, knowing that God knows exactly what's going to happen, and when it's going to happen. And we're waiting for that shout that trumpet at any moment that trumpet could blow the house has prepared. Jesus has been prepared a place for us in heaven. For those 2000 years, he'd been sending us gifts, reminding us of his love. So we are to comfort one another one another with these words and Why comfort because their current afflictions, their current tribulations, their current persecutions, for those who have died or been martyred during that time, that during that 20 year time, there, there was, there was a lot of hurt. 3 (49m 26s): There was pain. What happened to these people? And God is saying, I got it. We look around the world. We're like what's happening. And I think the U S has been so insulated from a lot of the persecution and trials and afflictions that the rest of the world has, has, has felt. And I think as time goes on and the Lord tarries, we will fill more of that heat. I don't think things are getting better. I think things in this world, the world system are only getting crazier and Why comfort because purity, because of Holy living, Paul referenced that in, in, earlier in the chapter, like, you know, and just as a kid, you don't want to be with your hand in the cookie jar. 3 (50m 10s): When your parents walk in the house, like, you know, they, they give you the instruction. Don't, don't eat the cookies. It was a save for later. And you're there. Your hand is in the cookie jar. Oh, there was a cause for purity, because we want to live a Holy and pure life. We want to be that bride. That's ready for her groom to come. And it's, it's, it's an and that way. And Paul puts on a, a break here, but he's still not done with his subjects to see the chapters and verses are men's invention. So let's carry on in first Thessalonians five, he says, but now concerning the times and the seasons brethren, you have no need that I should write for you. It's interesting. They knew the times and the seasons to look for that was not what they were lacking. 3 (50m 50s): They were lacking the reason why, but the times and the seasons they knew, and they knew this because Paul had already given him this doctrine. He says for you yourselves know perfectly that the day of the Lord comes as a thief in the night, the day of the Lord comes as a thief in the knife. Paul is talking about this, a thief in the night, and it's much like a Jewish wedding, right? It happens in the middle of night. You never know when to expect and boom, there it is. Matthew 24 talks about this thief in the night as he's given us all of that discourse. 3 (51m 30s): Second, second, Peter, Peter writes in chapter three, verse 10, but the day of the Lord will come as a thief in the night in which the heavens will pass away with a great noise. The elements will melt with fervent heat, both the earth and the works will all be burned up. And that is that galleon who had this, this it's CA comes upon. You suddenly much suddenly like, like labor pains in verse three. And when they said peace and safety, then sudden destruction. Some destruction comes upon them as labor pains upon a pregnant woman and they shall not escape. Let's talk about this building. You should be knowing you should being aware of what's going on. And you know, as, as I've gotten to watch my wife carry three of my daughters, lovely daughters, you get, you know, you're getting, the time is coming. 3 (52m 16s): They know it's approaching. You don't know when. And I think all three of our daughters were late, like by almost a week and is, and is building expectations, building, building, building, because you can just realize that the belly's getting bigger and bigger and the baby ain't going to fit in there and a much longer 6 (52m 31s): 3 (52m 35s): And suddenly comes upon them. Labor pains as a pregnant woman, they shell out escape. It's interesting that when it says, when they say peace and safety, just on a whim, I went to the Google trends and I searched the word safe. Google trends shows you what words people are searching over time. And it's kind of starts. The catalog starts in 2004. And I found it interesting that people have that the word safe has increased in the search term by over 300% from March or started from 2004 to March of 2020, this year three, a hundred percent people want to know what's safe. 3 (53m 20s): What is safe. And then these, this idea of peace and safety, they will say peace. And then sudden destruction will come, reminds me of, of Noah's flood. And then Jesus said they were marrying and giving in marriage until right up until the time that the rain started and the flood came, they'd been warned. No had been warned that over and over again. There's an awareness of the approaching and then boom, it's, it's an upon it's upon you. And Paul's remind me, Hey, you don't have to be in darkness, verse four, but you brethren are not in darkness. So that this day shall overtake you like a thief us as believers. Well, this, this doesn't surprise us. This doesn't escape us. This does not come on a, like a thief. 3 (54m 0s): We are not of those darkness. We are in the light. 6 (54m 5s): And speaking of that day, there is a coming judgment for the sin. And God is, is, is 3 (54m 16s): I believe his anger in his wrath has grown and grown until the time of the Gentiles is fulfilled until that last person accepts Christ believes in him. And then boom, that old Mark 6 (54m 27s): This day. But 3 (54m 29s): This day won't overtake us as a thief. It won't overtake us as a thief revelation. Six talks about that. It says for the great is the day of his wrath. It has come and who is able to stand when we are of the light, when we were following Jesus, Jesus says, I am the light of the world. And he who follows me shall not walk in darkness, but have the light of life. Jesus said, sorry, Paul, in verse five, you are sons of a light and sons of the day nor we are. And we are not of night nor of the darkness reminded of Noah. As he was building that arc, It took him a a hundred, I believe a 120 years To as he continued to build that Ark in the face of people, mocking him in the face of people. 3 (55m 16s): What are you building an arc? It never rained. And so this thought that there's going to be rain and a worldwide flood was just 6 (55m 22s): Crazy. The people 3 (55m 24s): Thought he was crazy and they continued on. Life just, just like they did until the day it started raining. And it, by then, it was too late. The door had been sealed, 6 (55m 35s): But there's 3 (55m 35s): An interesting man. The Bible talks Genesis talks about Hebrews talks about later, his name was Enoch. Enoch walked with God, and then he was not for God, took him. 6 (55m 48s): And I looked at this 3 (55m 48s): Timeline. I put the timeline according to Genesis together. And if my calculus calculations are true, as well as others that day, or that year, that Enoch was taken was the year of the flood. He did not go through that flood. You knock was taken in the year of the flood and he walked with God and then he was not free. He was taking. 6 (56m 13s): So there's a call to us. Verse six, 3 (56m 15s): The call to not sleep. Therefore let us not sleep as others do, but let us watch and be sober. And are we walking in the spirit of hope and awareness of what's going on around us or are we sticking our heads in the sand and trying to Berry died a hideaway, or we are we being aware of what's going on to watch and be sober. Our hope is not found in this world, society, this world system, the ones, the system that's working its way towards some kind of one world order, a sense of globalism power monopoly, all being pulled into into one system. And it's scary to read out and to find out the plans, the world, economic forum, as they talk about the great reset they've been talking more and more about this year. 6 (57m 3s): What I hope isn't found in this world, let us be watchful and sober. 3 (57m 10s): And we have times and seasons. We're not to know the times of seasons, but we can look around and see what's going on. The eminent return of Christ. You see, I believe in Daniel nine, he he's talking to the Jews and Daniel is an amazing book. And so amazing that even though a lot of liberal Christians will not believe that Daniel wrote the full book of Daniel. And that fascinates me because how do you argue with Jesus? When Jesus said, when Daniel, the prophet wrote in Matthew 24, Jesus believed Daniel wrote the book of Daniel and the prophecies are so incredibly accurate. That there's no way that they could be a man's thoughts. 3 (57m 56s): And Daniel nine verse 25 says this, and this is one of the keystones. I believe to the prophetic timeline. It says know therefore, and understand that from the going forth of the command to restore and build Jerusalem and tell Messiah the Prince there shall be seven weeks and 62 weeks in the street shall be built again in the wall. Even in troublesome times, Daniel has given a 70 sevens prophecy that he received from God. He, he talks about these different periods and there's two periods. One's broken up by the first six to nine weeks. And then there's a gap. And then there's the last seventh week that we find in revelation the year of the great tribulation. But Daniel was saying that from the command to restore and build Jerusalem until Messiah Prince there shall be 69 weeks, 69 weeks come out, comes out to be 483 years. 3 (58m 49s): This man named sir Anthony Roberts wrote the book coming Prince. And in it, he does the math, the calculations to take from the Babylonian calendar 360 days a year to the Gregorian calendar of 365 and a quarter and all that stuff. And he does all the math and calculate leap years, all that stuff. And he decides it's one thousand seven hundred and thirty one thousand one hundred thousand one hundred and seventy three thousand eight hundred eighty days. And we know from history that that command to restore and build Jerusalem that is marked in Nehemiah, the profit that brings us to April six 30, two 80. And in his book, he makes the case. That was the day that Jesus marked marched into as during the trail for entry Palm Sunday, he, Jesus says this in Luke chapter 19, as he drew near, he saw the city and he wept over it. 3 (59m 42s): Why did Jesus weep over it this specific day? And he says, if you had help, if you had known, even you, especially in this your day, the things that make for peace, but now they're hidden from your eyes. That was the day that the Messiah was to be revealed to the world. And no one was there to meet him at the temple. There was the triumphal entry and thus, we began the times of the Gentiles. And so we need to be watchful. And so we're, we're living in what I believe the last days. And if Paul thought that 2000 years ago, even, even so more of us, he says, for those who sleep, sleep at night, and those who get drunk are drunk at night, they do these things under the cover of darkness. 3 (1h 0m 27s): And you think about the wedding guests waiting for that, 6 (1h 0m 32s): That wedding, they were ready. 3 (1h 0m 35s): You ready? They had to be sober. They had to be waiting for the hear that Trump had been called. They couldn't be drunk. They might sleep through it. And they missed the whole wedding party. They had to be ready for that day. 6 (1h 0m 50s): Let us who are of the day, be sober, 3 (1h 0m 53s): Putting on the breastplate of faith and love and as a helmet, the hope of salvation. And this is what I rest on in verse nine 6 (1h 1m 4s): For God, did not appoint us to wrath 3 (1h 1m 7s): Pertain salvation through our Lord. Jesus Christ are destined. Not for that wrath, that wrath, that God pours out on an unbelieving Christ rejecting world. We are not appointed for that, but we are appointed to obtain salvation through Jesus. 6 (1h 1m 26s): Jesus 3 (1h 1m 26s): Talks about tribulations. We will have tribulations, but we will not have to endure the great tribulation revelation. Six 17 says for the great day of wrath has come and who is able to stand, who is able to stand in that day. 6 (1h 1m 42s): And it was Jesus 3 (1h 1m 43s): Who spoke into existence. This mystery of the church, the church is like this mystery in the Bible. It's only unfolded through the epistles and the gospels and this mystery, but it was Jesus who spoke that Church into existence in Matthew 16 And upon Peter's confession of Jesus Christ as your Lord and savior, Jesus said, the Gates of hell shall not prevail. And he uses the word Church. I will build my church on that. And the Gates of hell shall not prevail, but then you're going to come to a revelation fast forward to revelation. It says it was granted to him, the antichrist to make war with the saints and to overcome and authority was given him, him over every tribe, tongue and tongue a nation. 3 (1h 2m 25s): How is they? Jesus said this, this church that I'm a building upon the confession of me as Lord and savior. The Gates of hell will not prevail. And then in revelations 13, it says it was a grant that makes war saints, make war with the saints and to overcome them. How can that be? That's because the church isn't here, the church isn't here. The last mentioned the church in the book of revelation. As far as a letter to them, he said in verse revelation, three 22, he has an ear. Let him hear what the spirit says to the churches in revelation forces. And after these things, we are not appointed to wrath where we face tribulations. 3 (1h 3m 9s): Yes. Jesus said we'll face tribulations. We'll fix face afflictions prosecutions. Yes, possibly even more suffering than, than we've known here in the States. And the others are going through. And that will, those things will continue to sanctify us. But God did not appoint us to wrath, but to obtain salvation through our Lord, Jesus Christ, who died for us, that whether we wake or we sleep, we shall live together with him, therefore, comfort one another and Edify one another, just as you're also doing only the father knows that time. And that hour of when he gets to tell his son Jesus, to come for us, to come for his bride an amazing day, that's going to be, let me pray. 3 (1h 3m 55s): And then we'll bring up the worship band. Lord, may we be filled with the hope and excitement of your eminent return as our savior? Is there a groom is a kinsmen Redeemer. We, as a church being bought with a price Lord, you've set us apart. I look forward to that coming day. Lord, when you'll blow your trumpet and you'll gather us as, as your bride, continue to refine us, continue to purify us, continue to make us Holy Jesus name. We pray. 3 (1h 4m 36s): Amen. Thanks. Church 1 (1h 4m 41s): Let's stand as we were Jesus' name of Jesus. 1 (1h 5m 30s): each moment. 1 (1h 14m 58s): Thank you for this time. 0 (1h 14m 60s): Or it's all that you want to do in our hearts this day. 1 (1h 15m 5s): Give us eyes to see your name. Events like Australia's Twenty20 World Cup with a crowd of 90,000 in March suggest a long way. In episode four of our Sport Integrity Australia podcast ‘On Side’, we discuss parity in sport - where we’ve come from and what still needs to be done - with one of our greatest sportswomen Heather McKay, one of our greatest basketball coaches Carrie Graf and up-and-coming basketball star Keely Froling. We also chat to Baseball Australia’s General Manager Performance Pathways & Player Development, Michael Crooks, about the sport’s challenges – funding, match fixing, differences in anti-doping in the Major League - and creating pathways for young athletes dreaming big in the US. Finally, we talk to Gold Coast Commonwealth Games heroes Eloise Wellings and Madeline Hills who, along with Celia Sullohern, created one of the highlights of the Games when they waited for Lineo Chaka at the finish line, and triple Olympian Bronwen Knox answers the question “If one person in a team tests positive, does the whole team get tested?” A leading advocate for the equality in sport, Graf says there needs to be a shift in the thinking of what is a Return On Investment “rather than just commercial and eye balls”. “I was a little girl who grew up when there wasn’t any role models and you couldn’t aspire to work as a professional athlete, as a coach,” she says. “l was fortunate to have a professional coaching career for 20-plus years, I think we’re certainly seeing a shift that little girls can look on TV and look around the media and go ‘wow, I could do this a job’, and that that is a legitimate job but I still think there is a long, long way to go.” Froling, who has two brothers currently playing in the National Basketball League, says she often compares the rewards. “I look at what the boys get and what they’re doing and I think, ‘oh, it’s so annoying’ … we work just as hard if not harder than them and aren’t rewarded in the same way.” It’s certainly a long way from when McKay, a winner of 16 British Opens in a row, competed as an amateur, having to take two months off work without pay simply to play. As an amateur she says she played “for fun” and without the pressure athletes’ face now. “Today the pressure is there, the big money’s there, so when the money is there, certainly there is going to be a lot of pressure because you’ve got to perform and that’s really the difference between today and in my time. It’s their full-time job.” With significant contracts up for grabs for young baseballers overseas, Crooks is trying to develop right path for talented young players. “Managing the workloads and expectations for these young players is really, really critical to make sure that they get the most of their opportunity when they do finally get over to the United States as opposed to sending them over as a 16-year-old with no support mechanisms, no safety nets for them and basically leaving them to the wolves so to speak to try and survive in what is an incredible cut-throat world of professional sport,” Crooks says. In our From The Highlight Reel segment Australian 10,000m runners Eloise Wellings and Madeline Hills relive an act of sportsmanship that was beamed around the globe. “We were just doing what we would always do in any other race and it just so happened that there was a whole lot of cameras and a whole lot of people watching,” says Wellings, who concedes her own run was “one of the worst” of her career. “It takes vulnerability to finish a race like that for Lineo when things aren’t going well to run the last three laps on your own. She founded the Love Mercy Foundation in 2009 and has since impacted over 100,000 local Ugandans through health & agriculture programs. She is a strong Christian & has stated that she missed out on the Sydney 2000 Olympics due to an injury and thought God was punishing her. She went to church with a school friend and began to understand God's love for her. She stated, 'Once I found Jesus I was free to use the gifts He had given me and it didn't matter if I succeeded or not.' Wellings also missed out on the Athens and Beijing Olympics due to injury. However, she states, 'All of my disappointing results and disappointing injuries and heartbreak missing 3 Olympics, there was always this belief and faith that my identity is in Jesus and that's my foundation. When you've got that, you can't be shaken. Eloise grew up in a family of runners and, while watching the Olympics at the age of 10, set the goal to become an Olympian. By 16, she had qualified for her first Olympics; the Sydney Olympic Games in 2000. But sadly, Eloise’s early career was beset by injuries. As one article I read so painfully wrote, ‘it would be 12 years, 11 stress fractures and 3 failed attempts later’ before she finally made her Olympic debut at the London Olympic Games in 2012. Eloise and I recorded this conversation in midst of the Covid-19 crisis and so that’s where we start our conversation today - with how she’s navigated the impact of it with two small children at home and how it’s affected her training and her attempts to qualify for the 2020 Tokyo Olympics (now being held in 2021). Eloise is also the co-founder of an extraordinary organisation called the Love Mercy Foundation which she co-founded with Ugandan Olympian and former child soldier, Julius Achon that works to empower communities in Northern Uganda to overcome poverty caused by the horrors of war. The glamorous Swiss resort is famous for attracting big names - but should the Treasury be leaving Davos to the skiers?  The conference has always been a controversial one; at $52,000 per ticket, one does wonder whether it really fulfils the Forum’s mission of “improving the state of the world”, or if it is just another gathering of the ‘champagne’ elite. The image of government cosying up to billionaires and big business is not new- isn’t it time to break away from this forum of apparent rent-seekers? Dr Richard Wellings, the IEA’s Deputy Research Director discusses his take on the event, as well as the growth of the ‘crony capitalism’ it is associated with. The IEA’s Darren Grimes asks him how he thinks we can deal with this issue, and the powerful ways in which a free-market economic approach can help.
