Luke is the Founder of Website Rental Coaching (WRC), a digital agency that trains people in the rank and rent online business model. The goal is to give them greater control over their work/life balance and create wealth. WRC's program has financially empowered clients across various professions by educating them on SEO, lead generation, and client sourcing. While several have earned passive incomes to match and replace their 9-5 salaries, many earn thousands each month as a side hustle. Over the past decade, Luke has built 100+ rank and rent websites that organically generate tens of thousands of high-quality business leads every month across 73 niches and 48 states in the US. Businesses that rent these sites have been able to automate customer acquisition and eliminate advertising costs while increasing their rate of growth and expansion. Luke has also been able to branch out to acquire local businesses, to which he applies his lead generation expertise to scale them for a big exit later. In 2023, he notably purchased Mr. Ding-A-Ling for $1.7M, raising the ice cream company's valuation to $2.2M in just a few months. Luke's journey as a digital landlord started with his own search for financial autonomy as an unfulfilled 9-5er in the corporate world. He set about using his digital know-how and, in just six months, built an SEO-powered portfolio that generated high revenues. Today's guest is Susie Jackson, a finance and pricing mentor for freelancers from the U.K. Susie helps freelancers figure out how much to charge and how to manage the financial side of our businesses so we can earn a decent living doing what we love. Susie is also a freelance copy editor and a Spanish-to-English translator specializing in academic texts for the social sciences. Susie likes that she's able to build her business around her energy levels. She also builds in one weekday per month to get out into nature, which is critical for her mental health. A few years ago Susie became a financial and pricing mentor. Her dad was in banking, so she grew up with healthy conversations and lessons about money. She began offering her “Charge with Confidence” group program in 2020. Susie doesn't like the approach that many people take: setting their rates based on industry averages or what other people charge. There's no guarantee that those rates will cover your needs, which can result in a feeling of helplessness and defeatist attitude. And that often means that clients are dictating what they can charge. Susie believes we as service providers should be setting our own prices—and do so based on what income we need, not what we think our customers can afford. Not every client is going to have the budget to pay your rate. That's normal. If you're never hearing ‘no,' you could probably be charging more. Value and affordability are two different things. Susie recommends including two options when submitting a quote or a proposal. One quote should align with their brief, but then include a second quote at a lower rate, which requires them to compromise on something. “A negotiation is a compromise.” Providing two (or more) choices is much better than saying, “I'm open to negotiation,” which Susie never recommends saying to a potential client. Before pricing a project, we need to do some groundwork. The first thing is to understand your financial needs for both your business and personal expenses and then know what your minimum financial goal is—and then also set an aspirational goal. You also need to figure out how many hours you can realistically do paid work without burning out. We tend to overestimate our available hours, and the only way to beat this is by tracking time, which helps us see what is realistic and sustainable. Susie also talks in detail about when and how we should think about increasing our rates. She also gives advice on what language to use with clients when raising your rates. Susie chimes in to the debate of whether we should put our rates on our websites. Susie recommends a “profit first” system, which is based off the book “Profit First: Transform Your Business from a Cash-Eating Monster to a Money-Making Machine” by Mike Michalowicz. The book wasn't written for freelancers, but Susie goes into detail of how she's adapted this philosophy for her business. Susie also talks about how to track our proposals, projects and finances. Susie does not believe that people are inherently bad with money. I recommend the book “The One Thing”. I try to remember that just because something is urgent, doesn't mean it's a priority. I choose one theme for a day: “Marketing Mondays”, “Finance Fridays”, etc. I also put non-negotiables onto my schedule first.How have you structured your fine art photography packages to be both profitable and rewarding? (16:40)Editing - I started physically setting a timer to limit the time spent editing each image. I also started editing from further away and not zooming in so close, rather focusing on impact.I also structured my photography packages so I could charge well and have less clients, and give each client more quality time. I know exactly what my max clients per months are.How many images do you provide? (25:43)20.My standard photography package includes an 8x8 album for $1800, and then digitals for $700 more. You can overdeliver in other ways than just providing more photos. You can perfectly prepare your clients for their sessions by creating structures in your business to best serve them. I create regular videos to keep the excitement levels up. It's not about the number of pictures they get. There are clients out there who want a one-stop shop.How do you draw inspiration when you're feeling low? (32:47)When I am planning the session with clients, I ask them to write down how they want to feel when they see their images. I draw inspiration and motivation from their answers and strive to create that for them. I always try to create at least one “goddess image” or a set of images I do just for myself.What is your process when you have a new idea? (39:03)I get a lot of ideas from music videos. These artists can take the story of a whole movie into a 3-minute video. I then see how I can take that video and translate it into one image, one photo that tells the whole story. I am going to be explaining to you all about the profit and loss statement, so what a P&L is, Um, how they work and in order to do that, I'm actually going to be walking you through an excerpt of our Profit Rx textbook. So a P&L, or a profit and loss is also often referred to as an income statement. That's like the more official term for most accountants, but I like P&L, because it's shorter to say, and also, profit and loss is pretty clear as to what it is that we're covering a profit. A Profit & Loss, or P&L for short, is created by and for your own company. It's typically not submitted anywhere. The P&L shows a snapshot of income, expenses and profit. If prepared correctly, it shows your self-employment income from that business. So in our book I have a snaps shot of a P&L. I'm going to kind of describe it to you, since obviously you cannot see it.

On this episode of the podcast I share how I increased my credit score by 100 points in 6-8 months. I think it's important that we as business owners get more comfortable sharing more about our personal finances. Everything from profit to saving for taxes to how much we pay ourselves and how this all relates to our personal finances like our credit scores, our savings, our emergency fund, our retirement savings, our loan repayments, our credit cards, etc. They're very taboo topics so I've found the best way to discuss them is to start sharing. To give you my background with credit, my journey started my freshman year of college when someone offered me a credit card. I signed up thinking there were no consequences. Luckily I only used it to buy my books, so about $1,000. But I didn't have $1,000 to pay it back so my credit score immediately tanked and stayed there for about five years. When I got to law school I had a car loan my mom was co-signed on and I think I made that payment on-time about 60-70% of the time. On-time payments are the biggest factor for credit score. According to Credit Karma, 99% on-time is considered fair and 97% is not so great and anything under that is considered poor. Even now, I'm at about a 94% on-time with my payments. My big tip is to pay on time because late payments stay on your report for seven years. I wasn't always checking my credit score when it was at its lowest, but the lowest I ever checked it at was 520. About a year ago I made a conscious effort to start raising my score and it was sitting between 520 and 540. Right now I'm sitting at about a 650. Not great, but it's gone from poor to fair and will reach good in the next few months. To raise my score, there are a few things I've done. My first big jump to over 600 was when I opened a secure credit card which is where you pre-pay your credit card limit. I put a streaming service on auto-pay on the card to keep it active at a low amount because I did not trust myself with credit. Once I hit 600 I was able to start getting non-secured credit cards and I applied for the Capital One Quick Silver card which comes with rewards. My score went up a little bit more. I also paid off an AT&T bill in collections from years ago. This led to my score peaking in March of this year at 644. Two months later my score went down to 595. This spring was rough for my business so I was putting more on my card which caused my score to drop even though I was making payments on time and didn't have anything in collections. No mistakes were being made but my utilization percentage (how much of your credit card limit is being used) was at about 70%, much higher than the 20% I'd been keeping it at. Last month it went back up to 640 and I'm expecting it to go up even more because since then I've paid off all the credit card debt thanks to my 10k in 10 days challenge. My goal is to keep my credit limit below 20% and not more than I can afford to pay back. In my student calls we talk about credit, what order we should pay things off, is it worth opening a new credit card, do you even want to have a credit card (the Dave Ramsey method would tell you no). I think credit cards can be a useful tool if used responsibly. I would love for you to share your credit goal in the Braden's Besties Facebook group. Filipinos love free stuff, even in getting financial advice. But is free advice really for free? If not, then how much does free advice cost? Also, why would you pay for a piece of financial advice if you can watch YouTube videos and a lot of Financial Advisors offer it for free? Here's the thing…. Consumers need to understand that Financial Advisers who offer free advice are intermediaries and are not doing charity. They are are compensated by financial companies via commissions. If they are giving "advice", they get something out of the products sold. It is still fine if the product sold is suitable, but sometimes, it is not. There lies the catch. There is always that angle of conflict of interest that one needs to be aware of. You really don't know whether what they are selling to you is really good for you or good for them as a commission-generating sale. On the other hand… There are those who are fee-only advisers or “fiduciaries” who are legally obliged to act in your best interest. They usually charge a flat salary or fee or receive a cut (1 percent is typical) of the assets under management. Because of the compensation structure, these advisers are seen as having fewer conflicts of interest than commission-based advisers. Fee-only advisers are rare in the Philippines, and I know that there are still a lot of commission-based advisers who truly have the heart to help their clients. So in this somewhat controversial topic in the Financial Services Industry, I have invited Mr. Aya Laraya.
