Founded in Japan in 1946 by Masaru Ibuka and Akio Morita, Sony has been a fixture in popular culture for the better part of eight decades–think WalkMan, Playstation, and Watchman. Today, Sony does about $90 billion in revenue globally, with 109,000 employees. It holds an incredible 95K patents, but it had humble beginnings; Sony's first product was a rice cooker. Maya has worked at Sony for the past 13.5 years, with about six months in her current role as Head of Marketing. After earning a degree from UCLA, Maya started her career in a talent agency before going to Sony Pictures for three years. From there, she had stints in two PR agencies, and ultimately returned to Sony in 2011. We introduce Ferret, a new Multimodal Large Language Model (MLLM) capable of understanding spatial referring of any shape or granularity within an image and accurately grounding open-vocabulary descriptions. To unify referring and grounding in the LLM paradigm, Ferret employs a novel and powerful hybrid region representation that integrates discrete coordinates and continuous features jointly to represent a region in the image. To extract the continuous features of versatile regions, we propose a spatial-aware visual sampler, adept at handling varying sparsity across different shapes. Consequently, Ferret can accept diverse region inputs, such as points, bounding boxes, and free-form shapes. To bolster the desired capability of Ferret, we curate GRIT, a comprehensive refer-and-ground instruction tuning dataset including 1.1M samples that contain rich hierarchical spatial knowledge, with 95K hard negative data to promote model robustness. The resulting model not only achieves superior performance in classical referring and grounding tasks, but also greatly outperforms existing MLLMs in region-based and localization-demanded multimodal chatting. Our evaluations also reveal a significantly improved capability of describing image details and a remarkable alleviation in object hallucination. 1) 51.4% to 48.6% win in Run Off by 95K votes. When they had the General back in November Warnock bested Walker by 49.4 - 48.5 1A) Warnock gained 2 points while Walker gained only .1%. The marginal Republican base stayed home while Warnock voters turned out. 1B Democrats outpaced Republicans by 200K votes in pre-election day voting. 1C Polling was pretty accurate on this race. Insider Advantage nailed it exactly. 2) Why did he win: Metro Atlanta DeKalb County 87-13 Clayton County 89-11 Fulton county 77-23 Gwinnett County 62-38 Cobb County 60-40 3) Analysis: Walker was a first time candidate with non transparent baggage that turned off some conservative voters. The negative Trump effect - we'll explain Walker campaigned thinking he could win a larger % of black vote. A HUGE miscalculation. Residency in the state? Outspent 3 to 1 by Democrats Marginal Republicans did not vote for Walker and some shifted their vote to Warnock. Now they will suffer the consequences. Did race play a role in lower than expected rural turn out? 4) Media influence - Fox news did not even show Warnock victory speech instead running a Gutfeld show. In Other news: 5) NDAA moves closer to reality - The National Defense Authorization Act. We'll discuss what is in it and what is not. 6) 1-6 committee sends over a criminal referral to the DOJ. 6A) Trump company found guilty of tax fraud in NY court. 7) Rep. Andy Biggs to challenge Kevin McCarthy for Speaker after losing by 85% to 15% in the first vote. Why are Republicans the party of stupid? 8) Federal Reserve continues its balance sheet run off reducing it by $95B per month. The U.S. total Debt to GDP ratio is at 420%. Not good.

Hello everyone, welcome back to the podcast. In this podcast episode, we're going to talk all about creative financing. Specifically, we will be breaking down the three main types of creative financing: seller financing, wrap mortgage (also called a wrap-around mortgage), and Sub2 mortgage. When you hear the words “creative financing”, you need to understand that is an umbrella term for seller finance, wrap mortgage, Sub2 finance, etc.; all of those terms are in the realm of creative financing. Many times people confuse seller financing (us included!) with these very specific, and different, types of financing.  Seller FinanceLet's first break down seller financing. Seller financing is when the seller lets a buyer buy them out over time, and the property has no debt on it. You can negotiate the terms to be exactly how you want and it can be much quicker to close, especially with rising interest rates, to benefit both you as the buyer and the seller. A seller finance deal has a purchase price, a down payment, a monthly payment, and a specific term length. Wrap MortgageThe second type of creative financing we're going to discuss is a wrap mortgage or wrap-around mortgage. Think of a wrap mortgage as a seller finance deal, but with debt on the property. With the purchase of the property and you are taking your mortgage and wrapping it around the existing debt on the property. An example of this would be this: think of a property with a $95K mortgage on it. You come in and buy it for $105K, which wraps around the initial mortgage and whatever the difference between the mortgage debt, and the purchase price is the equity that the owner has. Just like a seller finance deal, a wrap mortgage has a purchase price, a down payment, a monthly payment, and a specific term length.Sub2 MortgageThe last type of creative finance we're going to cover is the latest buzzword, Sub2. Sub2 is essentially the same thing as a wrap mortgage, except you're not giving the seller any equity. Also with a Sub2, you're not preparing any documents that show that you are owning the house, like you would with a mortgage. An example of a Sub2 would be if you are taking over someone's house, it means that you are taking over the existing loan. Say the loan is for $95K, which is a $600 payment, you take it over at $95K. In the $600 payment, the seller basically gets to walk away with their hands clean. Maybe they had a super distressed property, maybe they moved out of the house three years ago and they've making been making two mortgage payments and they're just ready to be done. For whatever reason they're willing to let you take over their mortgage and just walk away. The difference is that you don't draw up a mortgage agreement stating who is purchasing the house from whom, for $X per month for X number of years. That document is what would protect the seller down the line if they decide to go get another house in terms of showing a DTI (debt to income ratio). With a Sub2, there is no seller protection and no mortgage documents outlining payment terms/schedules.  To summarize…Creative financing is the umbrella term. Seller finance is when a seller sells a debt-free property and the buyer pays them back over time. A wrap mortgage is the same thing, however, there's an existing piece of debt that the buyer takes over and they pay it back over time. Sub2 is the same thing as a wrap mortgage, except for there are no mortgage documents that protect the seller from DTI requirements. If you have any additional creative financing questions feel free to shoot us an email or DM us on Instagram.Catch you in the next episode! Resources:MTR Free TrainingConnect with us on Instagram

Welcome to Winnipeg's Real Estate Market update for March 2022 Here we are at the beginning of March, and let's take a look at the housing market first, then the condo market. On March 1st, we had a total of 366 houses available for sale.  That's up a little from the 306 we had a month ago, but well below 577 on March 1st last year. The main segment of activity continues to be in the 250k to 500k range where we sold 236 during Feb., and only have 157 available on March 1st. Welcome to Winnipeg's Real Estate Market update for March 2022   Here we are at the beginning of March, and let's take a look at the housing market first, then the condo market. On March 1st, we had a total of 366 houses available for sale. That's up a little from the 306 we had a month ago, but well below 577 on March 1st last year. The main segment of activity continues to be in the 250k to 500k range where we sold 236 during Feb., and only have 157 available on March 1st. They will make your life a living hell, too. They need to stop being jerks!✔️ Running on the hamster wheel of consumerism and "keeping up with the Joneses" will keep you trapped in Corporate America. I've lived long enough to see Gordon Gekko go from vilified yuppie who demonstrated 1980s excess to hearing him give the most cogent explanation of the burst housing bubble of the late 00s I've ever heard. Eric Bieniemy doesn't want pity for not getting a head coaching job and Todd Bowles says when we stop calling them black coaches that will be a step forward. But only 4 minority coaches out of 32 and 70% of the NFL is Black. We aren't moving forward fast enough.WNBA stars like Candace Parker making 95K a season. The disparity with NBA salaries is alarming. I know the WNBA doesn't have the sponsorships deals and TV contracts of their big brother but no wonder women have to play year round to make a living. The WNBA is a great product. They should be compensated better then they are currently.

Hello again and welcome to the next episode of Level Up, the podcast that focuses on leadership, self improvement and continued growth throughout our everyday lives.  I'm Jose, your host and I am joined by my co-host, and the CEO of All-American Lumping LLC, one of the fastest growing national 3PL Logistics and Freight Handling companies in the U.S., Crystal Garcia. Last week we discussed "Defining Success"…how we define success for ourselves.  What that looks like for us as individuals and we also touched on failure and what that looks like as well.  You can't have one without the other, right? Today we are going show you how you can be a "Goal Digger".  Not a Gold Digger.  But a GOAL DIGGER  So first thing's first, what the hell is a GOAL Digger? Read Excerpt: Neffi, a blogger posted in the Buzz Blog that… A “GOAL digger” …is someone who is ambitious and clear of the things they want. Goal diggers have dreams, goals and aspirations for independence, success, and their version of happiness. They “dig in” and do the work to become the person they strive to be. Being a “GOAL digger” is all mindset. It's the basic of setting goals for your life and doing what it takes to achieve them. Whether they are goals set in your education, your career, your personal life, or some other area. You are setting goals for whatever it is you desire that will define success to you. Tackling obstacles and burdens that may get in your way, being determined, persevering, sometimes a little suffering with blood, sweat, and tears. A GOAL digger never stops working towards their goals. What have you done to get better today? Q: What do you think about Neffi's definition of a Goal Digger? Goals provide you with direction, purpose and motivation.  They are the destination in the your mental GPS that allows to see where you want to go in life or business.  Without goals, you're just aimlessly moving through life, business is just one sale after another without any true purpose.  This can be frustrating if you are trying to achieve something specific. This typically ends in frustration, disappointment and in severe cases, depression. Q: How did you overcome that obstacle and how were you able to double your earning potential in just a few months?   Q: Have you ever tried to achieve something without having a specific goal in mind?  What happened and how did that play out?  One of the three critical criteria for being a Goal Digger, is that a Goal Digger sets VERY, VERY SPECIFIC goals.  The more specific the better.  A vague or wishy-washy goal is nothing more than a desire.  A lot of people have heard about SMART goals, SMART being: S-Specific, M-Measurable, A-Attainable, R-Relevant, T-Timebound Another way to look at it is through the PURE format which is: P-Positive, U-Under your control, R-Right sized, E-Ecological Q: How do you set goals to achieve what you want to achieve in your personal life?  Professionally?  In business? Example of weak goals (Desire)  I wanna new car  I wanna bigger house I want a better job I want to lose weight Example of strong goals  I want a 6-Series Covnertibel BMW M3 I want a 4 BR home in Manteca with a pool and it must be close to a good school I want a position as an Operations Manager for Walmart making $95K a year with good bennies I want to lose 30 pounds of fat and gain 10 pounds of muscle, dropping my waistline from a 42 to 32  When goals are not quantifiable how can you assign value? I want to be happy as I was when I was in college Q: Have you ever set a goal without a timeline?  Did you achieve that goal?  Have you ever over achieved a goal that you set that was too low?  What did you learn from the process?Example of poor timelines  One of these days  Eventually Next year Putting your goals in writing is a great way to commit to yourself what you intend to accomplish.  People who write down their goals are almost 42% more likely to achieve their goals. Q: Do you commit your goals to writing?  What does that look like?  How often are they revisited?  Do you only do this for business or also personally?  How has this impacted your success? Journaling Balanced Scorecard Strategic Objectives  Q: Have you failed to achieve a goal you set?  Why did you fail and what did you learn from that failure?   Read Quote:  Darren Hardy says, "If you are not making the progress that you would like to make and are capable of making, it is simply because your goals are not clearly defined"  Q:  Either of you set goals got 2021 yet?  What will that look like? As we bring the infamous 2020 year to a close in just a matter of weeks, many of you will begin setting the same old new years resolutions you always set.  You know, Lose weight, save money, travel more, etc.  We've all done it. This year, I challenge you to do a few things differently.  Take out your pen and paper or write this down in a note app: Set a simple theme for the year.  This year our theme is Health and Wealth.  Last year it was "Show up and Be Present" in honor of one of Crystal's very close friend that passed.  (Crystal can add) Your theme can be what ever 1 or 2 things are most important for you that you plan on focusing on.  Use this theme to align your decisions throughout the year.  Regularly discuss your theme with you power circle and hold each other accountable when you are not acting in alignment of that theme.Set SMART and specific goals that align with your WHY and your values.  For example, my WHY is family.  My value is also family, one of my goals for 2021 is going to be to visit my son in Texas in February of this year.  I am also going to take go on a family vacation to Costa Rica in July of this year, if COVID allows.  Write your theme and your goals for this year down.  If you are able too, I recommend purchasing the "Living Your Best Year Ever" journal, designed by Darren hardy.  You can purchase it on Amazon for about $35, the link is provided below.  It will definitely help you fine tune your goal setting process and allow you to become a better GOAL DIGGER.  But just writing it down on paper in notebook or on a note app like OneNote, or even sending yourself an email with your goals outlined, you will have a greater chance of accomplishing that goal.  This year, set the right goals and make sure the goals are right for you. ★ Support this podcast on Patreon ★

So many are languishing in low paying jobs, unable to get ahead. See the Clark.com story on jobs that don't require college degrees and pay at least $70k per year. The Bureau of Labor statistics provides the data. The number one job - Air traffic controller - does require 2 years of training and retirement at age 55 - $125k per year. That may be too stressful for many. Job number 2 - Logistics (transportation, storage or distribution) manager at $95K. Police department supervisor - wages vary by location - $90K on average. See the full list including required training and education.  A Bankrate survey reveals that more than 1/3 of those who have lent money to or cosigned for family or friends, have suffered financially with their credit ruined, money lost and/or the relationship damaged or destroyed. True example: Someone who cosigned for a friend's vehicle later had to pay for a repossession for a vehicle that had no benefit from, which ruined their credit for years. If you lend money to a friend or family member, think of it as a gift. Do not expect to get paid back. If they were good for it, they'd use a bank. Secondly, don't ever cosign a loan unless you can afford to deal with the consequences if the borrower chooses not to pay. And make sure you're aware in real time whether the payments are being made on time. If not, step in and pay, because you're fully legally responsible, no matter what.  At January's CES convention Clark reported on app-based toothbrushes. It seems that both children and adults generally do an inadequate job of brushing. Expect to see app-based toothbrush systems peddled over the holidays. These systems vary but generally monitor and guide brushing. Prevention is key. This could save you dental trouble. Also, dentist are migrating to precisioned designed, near perfect 3-D printed crowns, which can be completed in one visit. If you are lucky, these sites will have the exact salary that you can expect from the company you are applying to. This is typically only the case for larger companies that have a lot of salary data. Your goal is to "pass the rock" back to the interviewer each time they ask what is your salary history.Provide a rangeMany times, you are going to have a lot of success just using the two steps listed above. However, as good of a negotiator you become, there is always a hiring manager that is a little bit better. This means, there are occasions that you will need to provide a range first. You should have already determined a range that you are willing to accept before the interview.Everybody knows that this question is going to come with a little bit of negotiation. When giving your salary expectations, avoid stating a single number. Don't say, "I would like to make 80,000 per year." If that is the truth, then at least say "I would like to make 80,000 - 95,000 per year."
