Our Global Head of Thematic and Sustainability Research Stephen Byrd unpacks how major investment themes for 2026 are increasingly interconnected, generating gains for investors.Read more insights from Morgan Stanley.----- Transcript -----Welcome to Thoughts on the Market. I'm Stephen Byrd, Morgan Stanley's Global Head of Thematic and Sustainability Research. Today – how our 10 big thematic predictions are playing out and driving global markets. It's Monday, April 20th at 11:30am in New York. Back in January, we laid out four key themes – AI & Tech Diffusion, the Future of Energy, a Multipolar World, and Societal Shifts. And we laid out 10 specific thematic predictions about forces shaping 2026. It is really striking to me how quickly the landscape has shifted and how significant these trends have become in just a short period of time. Even more striking is how these mega secular themes are converging. AI is driving unprecedented demand for compute and energy. Energy is becoming a strategic priority for nations. And geopolitics is shaping access to both. So, let's start with the most important development: the acceleration of AI. Now we expected strong progress in terms of large language model development, but what we're seeing is really a step-change upward in capability. And this is driving an extraordinary surge in demand for compute. Global AI usage has jumped sharply with weekly usage; and we measure weekly usage in terms of how many tokens are used. Tokens are really a measure of small units of text. It's a fairly standard measure of demand for compute. That token usage has risen by about 250 percent just since early January, from 6.4 trillion tokens a week to 22.7 trillion; pushing us into a world where compute demand exceeds supply. This is one of the defining investment stories of 2026, and I see a lot of alpha generation, around this opportunity. Now, at the same time, AI is reshaping the labor market. We estimate that automation or augmentation will impact 90 percent of occupations; so almost every job will be affected. But the effect is not binary. So we recently assessed the impacts to employment in five sectors where we believe the impact of AI adoption could be the biggest. And on net we see a 4 percent job loss, driven by 11 percent of outright elimination of jobs. 12 percent of jobs that were not backfilled, partially offset by 18 percent of new hires. So the real story is transformation. AI is changing how work gets done, reshaping roles rather than simply replacing them. But AI does not operate in a vacuum. It runs on energy. And that's the second major shift since January. We now estimate global data center power demand could increase by nearly 130 gigawatts by 2028, with the U.S. potentially facing a 10–20 percent shortfall in power availability needed to support that growth. That's why the Future of Energy is such a central theme. AI growth is directly tied to energy availability, cost, and infrastructure, and increasingly, to national policy. And that brings us to the third major development: geopolitics. We certainly did not anticipate the Iran conflict, but it has had a significant impact on energy markets, including supply disruptions that have rippled across global energy systems. And more broadly, we're seeing a global push towards national self-sufficiency; this is a big driver for many years to come – in energy, critical minerals, and technology. And this clearly aligns with our Multipolar World theme, where countries are prioritizing control over key economic inputs. This shift is likely to be a major driver of markets not just this year, but well beyond. These big structural forces are already showing up in performance. The thematic categories that we developed that are aligned with our key themes were up 38 percent on average in 2025, outperforming the S&P 500 by 27 percentage points. And year-to-date in 2026, they're still ahead by 12 points. The strongest areas reflect exactly these dynamics: AI infrastructure, energy security, defense, healthcare, and emerging areas like humanoid robotics. So what's the takeaway from revisiting our predictions? The biggest changes in 2026 are not happening in isolation, but at the intersections of our key themes. AI, energy, and geopolitics are no longer separate stories. They are now deeply interconnected forces shaping the global economy. And understanding those intersections may be the key to understanding markets and generating alpha for years to come.Thanks for listening. Laurent and Gerard sit down with Paul O'Donnell, Partner at SchrodersGreencoat, a fund manager that has invested more than €13 billion and controls over 400 renewable energy assets across Europe, the Americas, and Asia. Paul has spent 17 years at Greencoat and became Partner in 2022, following Schroders' acquisition of the platform, which itself was acquired by Nuveen in 2026. Greencoat has a distinctive structure, as it manages listed vehicles—historically known as YieldCos—designed to provide stable dividends to investors through long-term infrastructure assets. The discussion begins with a deep dive into the evolution of the renewable energy sector over the past 10–15 years. The market has shifted from portfolios primarily backed by government-supported contracts to a more dynamic growth strategy built on active portfolio management, trading, power purchase agreements (PPAs) with hyperscalers, and the hybridisation of assets. A key milestone in this evolution has been the push toward vertical integration, illustrated by partnerships such as the Greencoat collaboration with CATL. The conversation also explores the growing convergence between energy investors and real estate or digital infrastructure investors, particularly in the financing of datacenters. Energy supply and cooling infrastructure are becoming increasingly critical components of data centre investment strategies. While off-grid solutions are sometimes feasible in the United States—typically involving off-grid power combined with on-grid gas—such options remain very limited in Europe.Datacenters geography is also evolving. First-generation facilities were typically located close to major load centres and urban demand hubs, whereas second-generation developments are moving further away from large cities to areas where land and power availability are more abundant. This shift is driving strong interest in brownfield sites, including former coal plants, steel mills, and refineries. The transition from a pure yield model to a growth-oriented strategy has been well received by the market, particularly after several years of lacklustre share price performance. This approach mirrors the playbook seen at Quinbrook and Intersect and is increasingly viewed as the winning strategy in the current market environment.

Lew Oliver, founder and principal of Lew Oliver, Inc., joins Host Carol Morgan on the Atlanta Real Estate Forum Radio podcast to share his perspective on traditional neighborhood development and the long-term value of thoughtful planning. What does “timeless” really mean in today's housing market? For Oliver, timeless design is not rooted in architectural trends or short-term market appeal. Instead, it is a disciplined approach that places the town — not the individual building — at the center of every decision. A truly timeless place accommodates a wide range of people, lifestyles and life stages while maintaining coherence and character over generations. Oliver often looks to older, storied cities around the world for inspiration. Oliver said, “The things that made these iconic towns were that the buildings were absolutely stunning and well designed and executed, and they shaped the entire community in ways that just single houses could never do.” That philosophy extends beyond massing and layout to the finer points of design. Oliver emphasizes the importance of architectural detailing that feels generous and intentional, with buildings that contribute to the public realm rather than retreat from it. In well-designed towns, staircases, porches and facades extend into streets and plazas, reinforcing a sense of shared space and civic life. Materials also play a critical role in achieving longevity. Local materials are often preferred because they weather gracefully over time, gaining character rather than appearing dated as styles change. Timeless places resist easy categorization because they are grounded in enduring principles rather than fleeting tastes. What is traditional neighborhood development? At the heart of Oliver's work is traditional neighborhood development (TND), a planning approach that prioritizes people, relationships and daily experience over traffic counts and lot yield. “Traditional neighborhood development means that the placement and the detailing of the buildings support creating great places and great streets that prioritize the pedestrian over the car.” That shift in priority has cascading effects on how communities are planned and built. Elements such as rear-loaded alleys, narrower streets, front-facing porches and carefully proportioned setbacks serve as essential tools for creating social streetscapes, allowing homes and buildings to engage the sidewalk directly. In contrast, auto-centric environments often place buildings behind parking lots and wide roadways, making meaningful interaction nearly impossible. In those settings, scale is dictated by speed and vehicle movement rather than human perception, frequently resulting in isolation despite physical proximity. Walkable streets and well-defined public spaces naturally encourage casual encounters — neighbors meeting on a porch, residents stopping to talk on a sidewalk or people lingering in shared green spaces. Oliver describes these everyday interactions as foundational to building trust, belonging and community resilience.
