That's according to a third-quarter survey of CPA decision-makers in business and industry. Optimism is rising, along with projections on revenue for the coming 12 months. Also, inflation is no longer the top challenge chosen by respondents. Following a surge in many types of violent crime in 2020 and 2021 that has only recently begun to ebb in some places, many state legislatures, especially in southern states, have passed or are considering policies that are designed to result in longer periods behind bars for those convicted of serious violent crimes. Policy proposals include imposing or lengthening mandatory minimums, removing parole eligibility in certain cases, and requiring that a high percentage of the sentence be served behind bars (often referred to as “truth-in-sentencing”). However, there are also countervailing trends in states like California. Determining the right approach to sentencing and time served raises several questions:What is the proper balance between uniformity and discretion and the degree of influence exercised by legislators versus prosecutors and judges?To what degree is the focus on the length of the sentence or period of incarceration, as opposed to certainty that a significant percentage of the sentence, whatever its length, be served behind bars?Given that elderly individuals have the lowest recidivism rates, would we be shortchanging public safety if we allocate too much prison space to those who committed a heinous crime decades ago as opposed to those who are in the midst of a crime spree involving less serious offenses and have failed at diversion and probation? How do we know whether a jurisdiction is efficiently allocating correctional resources to maximize public safety or perhaps is spending too much or too little on corrections?Should the inquiry at parole solely be a forward-looking one which assesses future risk, as is the case in Michigan due to reforms a few years ago, or should paroling agencies also consider whether further punishment is warranted?What are the merits of concurrent versus consecutive sentences in light of the Lara case that was argued before the Supreme Court in March? In this episode, Jeffrey gathers with the community of Sir Richard Branson's Necker Island to give a presentation on the existentiall threat that has been brought on by GMO 2.0. Some of the points he covers: At this point in time we now know that 51% of Americans and 48% of the world's consumers now believe that GMO foods are unsafe. This is critical because this is the tipping point IRT has been working towards for the last 25 years. There are 3 main threats to heatlh in the production of GMOs that we need to be concerned with: -> The creation of GMO foods causes massive collateral damage in the DNA which can lead to allergens, toxins, carcinogens, and new diseases. -> Some GMOs are created to in order to withstand sprays of Roundup which would normally kill them. That Roundup is absorbed into the food that we eat and Roundup has been named as a probable carcinogen by the Internation Agency for Reasearch on Cancer (IARC) -> There are certain types of GMO corn that produce a toxin that will kill insects when they eat the corn. We eat this toxin when we eat the GMO corn and this toxin has been known to poke holes in human cells which can lead to leaky gut. The outright lies, deception and rigged research that Monsanto/Bayer has committed over the past decades in order to change public policy at the FDA in favor of GMO foods. With new technologies such as CRISPR, gene editing has become easy and cheap to perform. With these technologies readilly available a high school science student could create an organism that could wipe out species. And much more.

They took to the streets, after the governing party Law and Justice politically controlled Constitutional Tribunal - for which the EU launched infringement procedures - and ruled to further restrict the already oppressive abortion law. The government calls the protests disrespectful to democratic decision making; the protesters are demanding the governing party to leave altogether. The tensions keep raising, with 30 October set to be the date for the “battle for the capital”. Another piece of our conversation, which I actually thought was really interesting, is that M&A strategy that Rob Porter has put together with Research America to drive 16 successful acquisitions in just a five-year period of time. I can give you a hint as to what the solution is: It’s all about core values, fit, and culture. Enjoy. [00:37] My guest today is Will Krieger, Research America. Will, thanks for being on the Happy Market Research Podcast. [00:44] Thanks for having me. [00:45] So, we’re live today at MRMW in Cincinnati, Ohio. Have you been to this show before? [00:51] I have. First time was last year. [00:53] OK, got it. And are you from... I know Research America has an office here, right? [00:57] We do. Yeah, we’re in Blue Ash. If you know Cincinnati. So, northern Cincinnati. And I am from Cincinnati. I’ve been here, born and raised in Cincinnati, which is not at all uncommon in the Cincinnati area. [01:10] Yeah, I had an employee from here. So, my previous business partner, Jayme Plunkett and I, hired out of his graduating class out of Stanford. And one of them, Alex (I forget his last name now), but was native Cincinnati. And one of the things I found out about the community is, it’s kind of like if you’re born here, you stay here. [01:31] Exactly, and I’ve stayed here. [01:33] Yeah, that’s right. That’s great, though. [01:36] Family’s a big part of that. [01:36] It is. [01:38] Right. You’ve got the whole family here. It’s hard to break away from that. [01:41] It’s about those core values, I think, too, right? You have like the similar world view on what’s important and that helps at a corporate level or support that at a corporate level is... If you go to a different environment, they might not think that those same values are important, and so driving you to do different behaviors that aren’t supportive. [02:00] Very true, very true. [02:02] Which is nice about Research America, thinking about that business as... I know Rob Porter, the CEO, very family-oriented individual. That’s nice to have that little consistency. [02:13] Absolutely. Every company that we’ve acquired (maybe we’ll get into that) has that same kind of set of core values, if you will: Collaboration is a big one; integrity; several others. We all have the same set of core values, which helps us mesh together as a team. [02:37] Yeah, I love that. And that’s one of the things I’ve been picking up more and more with successful companies, is that the intangible, the community that’s created inside of the organization is more important that the assets that are sold. And my these is that (and this isn’t like some Ah-ha moment that anybody’s going to have; this is well documented) is that the one piece of intellectual property that we have that keeps us differentiated in the marketplace is the relationship with the customer, right? And if you can drive that relationship internally, it’ll naturally be an extension externally. [03:12] Mh-hmm, I agree. I would add it’s the relationship with the customer and the relationship you have with one another, right? In order to do your best work, I think it’s critical to have a team that can really gel well together, come up with great ideas,

A Real Estate Agent's Guide to Performing a Comparative Market Analysis. Get a lead and set your first meeting with them. Reasearch the home before this meeting. Be ready to answer all questions about the process and the home from the seller. Set up your Agency Disclosure Form and your Marketing Presentation. Go to your first meeting and get your Agency Disclosure signed. This is a must here in Massachusetts. Tour the home, ask questions, and pay attention to the seller when walking around. Ask what the seller has in mind for a price. Talk about yourself, your Marketing Plan, and best points about your services. Schedule another meeting a few days away and go create the CMA. Do your homework, research more, and know the property and market at that moment. If you look and sound like you are prepared and knowledgeable on the property and the history of sales in the area then you will land more listings.
