De Brabantse songwriter woonde in Austin, schreef met de groten der aarde en heeft liefst zes nummer 1-hits op zijn naam geschreven. Chris and Clif Poston, principals with Traton Homes, join host Carol Morgan for this week's Atlanta Real Estate Forum Radio episode. In this podcast segment, they discuss the growth of townhome development and what is available in the Atlanta market. What makes townhomes so appealing in today's home market? The demand for townhomes has increased as homebuyers desire smaller homes near community centers and local attractions. With home prices consistently rising, affordability is a driving force for buyers and the perk of landscaping and exterior maintenance being included in their monthly HOA fees is enticing. Clif Poston said, “We've got townhouses near a lot of different smaller municipalities, but I think it's a lifestyle allowing people to choose a smaller home and kind of giving up a little bit of space and maybe some yard space to be able to have accessibility to the local areas that they want to be in.” Traton Homes also utilizes amenities, such as dog parks, pools, cabanas and pickleball courts, to bring a sense of togetherness to the residents in its townhome communities. What is the demand for townhomes in comparison to single-family, detached homes? Townhomes are taking over the urban housing market because of higher development costs. People want to live close to dining, shopping, recreation and medical centers, but it is difficult to build affordable, single-family homes in the city. “The rising cost of development is because in the closer in areas, you're using somewhat of the leftover land, which drives higher development cost,” said Chris Poston. “So, there's not tracks of land available to go put nice, detached subdivisions in.” “A while ago, our slogan was changed to ‘Altogether More' and that encompasses altogether more of everything, value and design,” said Chris Poston. “So, I think we look at it as saying we're going to offer you a good price in an area, but we're also going to give you some of the key design features that maybe separate us and put us in a different spot.” Clif Poston emphasized that many home shoppers don't have different expectations for townhome residences versus single-family homes, except for square footage. Many are still looking for open-concept floor plans, great kitchens and large owner's suites, which are typical in both townhomes and single-family homes. “I don't know if people really change with what they want,” said Clif Poston. “I think that people just can kind of reframe and adjust their expectations as the product gets a little bit smaller and those spaces get a little bit more confined.” Tune in to the full interview above to learn more about townhome communities in metro Atlanta. Texas songwriter and front man of the band Uncle Lucius, Kevin Galloway grew up on the Gulf of Mexico, next to chemical plants and refineries. His father worked on one of those plants. When Kevin is just thirteen years old, a horrible accident almost kills his father. ‘He shouldn't be alive, but he lived by a miracle.' The blue collar story is the inspiration for one of the bands biggest successes, Keep The Wolves Away. The song even brought the band back together after their breakup when the song appeared on the TV-show Yellowstone.Fans of Townes van Zandt and Guy Clark better get to know Kentuckian Dalton Mills. Start off with the bluegrass sounds of his home state Kentucky, combine that with the phrasing and songwriting of one of his biggest inspirations, Guy Clark, and you get close to Dalton's music. The first time I heard this tune was on Ricky Jay's collection of songs about cards and card players. Subsequently, I heard Steve Earle's story about how, when he was playing some dive for 4 or 5 people, Townes Van Zandt stumbles in and starts heckling him. It's Outlaw Country lore: Townes demands Earle play Wabash Cannonball- repeatedly. Finally, Steve demurs, claiming not to know the song, but lays this - Towne's own lyrically impossible gauntlet, line perfect, on his drunken hero, and thus begins a legendary friendship. The words fly by so fast here that it's hard to follow the narrative, which upon some study, reveals a poignant tale of a royal pair of Anthropomorphic, married playing cards doing battle through the avatars of Mud and Gold - a couple of hapless gambling addicts. The overall message being that winning and losing are matters of destiny, dictated by the fates, and beyond our control, so you might as well keep raising the stakes. Townes, an acknowledged tortured genius whose untimely death at age 52, left behind a sumptuous body of work, kept raising his stakes, living his addict's life as though his demise was pre-ordained. Even with this song, which he claimed was not written by himself, but by a “giant pencil in the sky”. Is it odd that Mr Mudd and Mr Gold would qualify as a “sunny” song? Not to me. Maybe that's because I loved Ricky Jay's winking panache, and he introduced it to me. Plus, Townes's break-neck torrent of lyrical showmanship is a thrill ride, and I smile as my brain endeavors to keep up with the writer's masterstrokes. Also, a good, ripping yarn will always bring a smile.

Nach ihrem sehr erfolgreichen Debütalbum "Come Away With Me", für das die Sängerin und Pianistin Norah Jones fünf Grammy-Auszeichnungen bekommen hatte, hat sie 2004 ihr zweites Album "Feels Like Home" rausgebracht. Die Erwartungen an die Platte waren da natürlich sehr hoch. Das zweite Album ist für Künstler oft das schwierigste. Vor allem, wenn das erste Album so erfolgreich war wie "Come Away With Me" von Norah Jones. Mit dem zweiten Album müssen Künstler oft beweisen, dass sie die Aufmerksamkeit wirklich verdient haben und, dass sie gekommen sind, um zu bleiben. Sie haben damit aber auch die Chance, sich als seriöse und erfolgreiche Künstler zu etablieren. Das hat Norah Jones definitiv geschafft. Ihr zweites Album ist mit etwas unter 10 Millionen Einheiten zwar nicht ganz so oft über die Ladentheke gegangen wie ihr Debütalbum, aber dennoch: Platz 1 in Deutschland, Österreich, Schweiz, England und Amerika – inklusive mehrfacher Platinauszeichnung in allen diesen Ländern. Alleine die Zahlen sprechen schon dafür, dass es sich bei "Feels Like Home" um einen Meilenstein der Popgeschichte handelt. Für SWR1 Redakteurin Nina Waßmundt gibt es aber noch andere Gründe, warum die Platte das Prädikat "Meilenstein" verdient hat: "Weil Norah Jones auf diesem Album einen ganz einzigartigen Musikstil aus Pop, Jazz und Country erschafft [...] und Norah Jones lässt diese beiden (Jazz und Country) wirklich ureigenen, amerikanischen Musikrichtungen verschmelzen. Der perfekte Soundtrack für einen gemütlichen Sonntag", sagt SWR1 Musikredakteurin Nina Waßmundt. Nicht nur von den Musikstilen her schafft Norah Jones es auf ihrem Album "Feels Like Home" Dinge hervorragend zu verschmelzen. Das klappt auch ganz hervorragend auf der emotionalen Ebene. Ein Mix, den man so wirklich nicht oft findet in der Musikwelt. "Es ist auch irgendwo zwischen melancholisch und gut gelaunt. Es ist etwas, das man selten hat. Dass Sängerin und Pianistin Norah Jones eine echte Künstlernatur ist und das kreative Chaos liebt und lebt, das kann man schon an ihrer Wohnung sehen. Und während andere Sängerinnen gerne lauter werden und beim Singen mehr drücken, lehnt sich Norah Jones in ihrer Stimme zurück und behandelt sie wie ein Instrument und gibt auch den anderen Instrumenten Raum, ergänzt Nina Waßmundt. Ein gutes Beispiel dafür ist auch der romantische Song "What Am I To You?". Für SWR1 Redakteurin Jessica Pfeiffer sticht Norah Jones aus der Masse der Popsängerinnen der 00er-Jahre heraus, weil für sie die Motivation, Musik zu machen, offenbar eine ganz andere ist. Während viele Künstlerinnen nach dem großen Erfolg und der großen Bühne streben, ist es bei Norah Jones eher die pure Leidenschaft zur Musik, die sie antreibt: "Das hört man aus ihren Liedern raus, das hört man aus ihrer Stimme raus." Neben den klassischen, ruhigen Norah Jones Nummern, in denen vor allem ruhige Emotionen im Fokus stehen, gibt es auch Songs, die etwas Schwung reinbringen und zumindest auf den ersten Moment wie ein Fremdkörper auf dem Album wirken. Dazu würde auch der Song "Creepin' In" passen, den Norah Jones mit Countrylegende Dolly Parton singt. Bei einem näheren Blick wird aber schnell klar, dass auch diese Nummer perfekt auf dieses Album passt. Zum einen bringt die schnellere, beschwingtere Nummer etwas Dynamik auf das ruhige Album und zum anderen ergänzen sich die tiefe, ruhige Stimme von Norah Jones und die deutliche höhere von Dolly Parton ganz wunderbar. Außerdem passt diese Country bzw. Bluegrass Nummer auf das Album, weil Norah Jones selbst aus Texas kommt und wenn ihr Album schon "Feels Like Home" heißt, dann darf auf der Platte einer Texanerin auch keine Countrynummer fehlen. Principals Chris and Clif Poston with Traton Homes join the Atlanta Real Estate Forum Radio podcast to discuss the company's history, new construction opportunities and market conditions. The Poston Brothers sit down with show host Carol Morgan to discuss staying competitive in the homebuilding industry. In 1971, Traton Homes was founded by Clif and Chris Poston's father and uncle when the two were developing a community. After the initial hit of the oil embargo, the duo had to build their way out of a surplus of lots. Fifty-three years and 15,000 houses later, the family-owned building company is run by Clif and Chris alongside their father and uncle. Clif Poston said, “It's been a good ride for us…It's a good family business environment.” With such a rich company history, Clif remarked that balancing the traditions from 53 years of building with the demands of today can be a challenge. Sticking to their roots and taking a more conservative approach has resulted in over 50 years of success for the builder. Traton Homes began a new chapter a few years ago by opening its first active adult community. Following the tremendous success of the first community and several others, the builder is preparing to celebrate the opening of a few new 55+ communities! The company has also expanded its building region to the Florida Panhandle. Clif Poston said, “It's kind of a different market down there. It's been fun getting some [communities] done organically down there.” The company works hard to stay on top of today's hottest amenity and design trends to encourage prospective buyers to purchase in a Traton Homes community. Chris Poston also shared that the company entered the build-to-rent sector as a seller and a fee builder and met great success! Traton Homes will construct 1,300 homes across build-to-rent and for sale with the new company venture this year. A detached Jewel Box community, Avenbrook recently celebrated its first closings at the end of 2023. Other exciting new additions to the Traton Homes portfolio include Courtyards at Traditions in Cumming, Bluffs at Bells Ferry in Marietta, Townes at South Main and the second phase of East Park Village in Kennesaw,  Riverwalk Place in Gwinnett, Winsome Park in Woodstock, Westpark Place and Old Mill Preserve in Powder Springs and Wilkins Walk in Mableton.
