Despite geopolitical uncertainty and trade tensions, the US economy remains strong, says our latest guest on the AFIRE podcast: Moody's Chief Economist Mark Zandi, the recipient of the Consensus Economics 2024 Forecast Accuracy Award. “So far, the data shows yellow flares everywhere,” Zandi observes. “But no red flares yet.” In conversation with AFIRE CEO Gunnar Branson, Zandi shares his views on the way trade tensions will affect the broader economy, as well as US commercial real estate specifically. Menopause Whist Black Season 5 Episode 10! The Finale! Our guest this week is Dr Zandile Ndlovu @zandi__ndvolu. Zimbabwean, Dr Zandile Ndlovu is the daughter of political activists who fled Rhodesia in the sixties. Zandie worked in D&I within the financial sector before bringing her considerable expertise and passion for equity and equality to her current role as Head of Consulting of an award-winning HR advisory firm. She was recently awarded her doctorate (WOOP!) which explores the phenomenon of ‘inclusion' in order to create organisational cultural shifts. Zandi thought she had dodged a peri-menopause bullet for a few years until she found herself developing obvious symptoms - especially the dreaded hot flushes. But it was at a party where a friend mentioned how she was managing her own menopause that Zandi started to take steps towards her own care. ‘Zandi' offers some insight into her menopause experience touching on the following topics: The validation in seeing herself reflected back on TV Reconciling childlessness and perimenopause Speaking up and the power of sisterhood Private vs NHS menopause care Her unexpected love of running. …and so much more. THE BLACK MERMAID Zandile Ndhlovu is the founder of The Black Mermaid Foundation, an organization dedicated to changing mindsets and bringing people (particularly for Black and Brown people) closer to the ocean. She is South Africa's first Black free-diving instructor and through this work, Zandi is providing equitable access to nature and showing that our beliefs about the ocean can coexist with exploring its depths. Our conversation is an exploration of how she came to this work and how it has evolved over the years. Zandi's story is one of resilience and transformation. Before becoming a free-diving instructor, she was navigating racism in corporate South Africa. After exiting this world, she used her experiences as a catalyst for change, leading her to establish her own consultancy. And that was just the beginning. In today's episode I'm chatting with Zandi Ndhlovu – an ocean explorer, South Africa's first Black woman free diving instructor and the founder of the Black Mermaid Foundation. Zandi discovered free diving when she was 28, and fell in love with this beautiful practice and the underwater world. Ever since she's been using her voice to advocate for more diversity and access in the ocean space and change the narrative that black people don't belong in the ocean.Through the Black Mermaid Foundation she started in 2020 in Cape Town, she teaches local kids how to swim and helps them discover the wonders of the ocean through snorkeling. She told me how she realised that working with kids had a much broader impact on the community, as they come home from a snorkeling adventure and tell their parents all about what they have learned and discovered that day. She also said that kids are the leaders and decision makers of tomorrow, and so by getting them to understand the ocean, they will learn to love it and want to protect it. I'm doing something new on this week's episode of the Own Your Business Podcast. Done before on video lives over the past few winters, and even a couple times in early 2022 on the podcast, and we've had great responses from the audience. I'm folding them into the content calendar over the next several months because it's helpful to hear the transformation people go through to get from where they are to where they want to be. Information is good. Don't get me wrong. But the hills people climb and hurdles they have to overcome make it interesting. And show us that success doesn't happen overnight. Everyone struggles. Including me! And my clients, when they first come to me. It takes courage to ask for help. The three hardest words for any business owner or boss are often, I don't' know. Cavedan has Frog Stew on the brain, and the craving won't go away until he does his darnedest to convert Yargle's 18 power into damage applied directly to the face. He's been rummaging around in the bulk bins pulling out every copy of Cragganwick Cremator, Morgue Burst, Voldaren Thrillseeker, and Manifold Key he can find, with a little help from Goryo's Vengeance and Shadowspear. For a card with no text, Yargle and Multani allows a surprising number of Modern brews. Meanwhile, Lawson Zandi has been on an insane quest of his own. Lawson is a full hundred matches deep with Windbrisk Heights brews in Modern, and while he has yet to post any 5-0s, he's been winning at a steady 67% clip. It is the primary public voice of the FHLBank System and its function is to represent the positions and views of its members to Washington, DC policymakers. The FHLBank System was created by the Federal Home Loan Bank Act of 1932 as a government sponsored enterprise to support mortgage lending and community investment. The System is composed of 11 regional banks which are privately capitalized and owned as cooperatives by their members. Their regional distribution enables each bank to focus on the distinct needs of their individual communities.While only financial institutions may belong to a FHLBank, people everywhere benefit from them. Each year, the FHLBanks provide access to billions of dollars in low-cost funding to approximately 6,600 of America's banks, credit unions, insurance companies and community development financial institutions. Without access to FHLBank advances, most members would find it difficult to support lending within their community. FHLBanks carry out their core mission of providing liquidity by raising funds in the global financial markets, then lending that money in the form of “advances” (loans) to members and local communities. The new paper from Jim Parrott and Mark Zandi is an opening salvo in what will likely be a high-stakes battle over the future of the lenders. The FHLB system has come under fire in recent weeks for loans made to now-collapsed financial institutions Silicon Valley Bank, Signature Bank and Silvergate Capital Corp. FHLB loans come with favorable interest rates due to implied US government backing, despite the banks being cooperatives owned by financial institutions. Critics say they can encourage risky behavior by financial firms.However, Parrott, a former Obama administration housing adviser, and Zandi, chief economist at Moody's Analytics, said on Tuesday that the FHLBs are vital sources of liquidity for financial institutions and act as a “first responder” in crises. If anything, the system should be expanded, they said in an Urban Institute paper. “Without the FHLBs, these downturns in the economic cycle would have been significantly more painful, with greater swings in the cost and availability of credit, exacting greater damage on the economy,” they wrote. In this Real Estate News Brief for the week ending September 17th, 2022... what the job market says about recession, why home prices might be peaking, and how much lot prices have contributed to high home prices.Hi, I'm Kathy Fettke and this is Real Estate News for Investors. If you like our podcast, please subscribe and leave us a review.Economic NewsWe begin with economic news from this past week. Moody's chief economist, Mark Zandy, says “we're not even close” to a recession right now. He spoke at the National Multifamily Housing Council's fall meeting last week. He says it's difficult to even think we're in a recession with such great data on the job market. We've got high job creation numbers, a high number of unfilled positions, a high “quits rate” which means that employees feel confident about quitting one job to find another, and a low number of layoffs. (1)He also says it's likely that GDP numbers will be revised higher, and the average homeowner has about $185,000 in equity with money in the bank. According to Zandi, the only part of the economy that is unhealthy right now is the federal government's debt. But he also says the government has a triple-A rating so he isn't worried about that.One thing he did warn about is the impact of monetary tightening on the housing market because housing costs are a big part of the Consumer Price Index. He says: “The Fed is telling us, ‘We have to raise interest rates,' but this is complicating the situation significantly because now many are having a harder time affording to pay rents. This has or will cause ‘demand destruction' and people will soon have to begin dipping into their bank accounts.”And we did get some big numbers in the latest report on the CPI. The government says the index was up .1% in August, which isn't much, but the core rate was up a worrisome .6%. That's double the increase from July. The Fed considers the core rate a more accurate gauge of inflation because it omits volatile food and energy prices. (2) The annual core rate rose from 5.9% to 6.3% while the overall CPI came down from 8.5% in July to 8.3%.The Producer Price Index also showed al .1% increase in wholesale prices, but the core rate was only up .2%. That brought the core rate down from 5.8% to 5.6%, and the overall rate from 9.8% to 8.7%. (3) Zandi is predicting that inflation will fall to 4% by the end of next year.Consumers are feeling more confident about the economy. The University of Michigan's consumer sentiment survey shows it rose to 59.5 which is a 5-month high, mostly because of lower gas prices. Prices for just about everything else are higher. Consumers are expecting to see a sharp decline in prices over the long term, however. The survey shows they expect to see it drop to 2.8% over the next five years. (4)The big economic news will come from the central bank in the days ahead. Many economists Fed officials to hike the overnight lending rate by a hefty .75% to fight inflation. But some economists say the Fed may go higher than that, with a rate hike of 1%. The last time the Fed raised rates by that much was in 1982. (5)Mortgage RatesMortgage rates rose above the 6% level last week. Freddie Mac says the average 30-year fixed-rate mortgage was up 13 basis points to 6.02%. The 15-year was up 5 points to 5.21%. (6) In other news making headlines...Are Home Prices About to Peak?We could be getting close to a peak in home price growth. Although prices are still rising, the annual rate of growth fell to 11.7% for the week ending September 10th with a national home price median of $435,000. (7)Prices have been growing but slowing at a rate of 15 to 16% in July and 13 to 15% in August. The September numbers represent a substantial slowdown.. Realtor.com's chief economist, Danielle Hale, says: “the rate (of home price growth) took a notable step back this week to the lowest pace since January.” It's also the time of year that home price growth typically slows. In fact, Realtor.com says the best time to buy a home is the end of September. Prices are expected to be about $20,000 lower than they were in June.The latest housing trends also include a 13% drop in new listings, an extra six days on the market, and an average mortgage rate that is now above 6%.Home Lot Prices Still Heading SkywardContributing to high prices for new homes is the cost to purchase buildable lots. The National Association of Home Builders recently issued a report for last year that shows six out of nine census areas hit new records. (8)The NAHB says the national median is now $55,000 per lot with the most expensive lots in New England. They were almost four times as much as the national median, at $200,000. That's mostly due to low-density requirements and larger lots for single-family homes. Lots along the West Coast were the second most expensive with a median of $143,000. Remember, these lots are also smaller than lots in other parts of the country. The Mid-Atlantic had a median of $90,000 and the mountain region had a median of $75,000. The South to South Atlantic and East South Central had the lowest price growth for lots.Declining lot prices were found in a few places including the West South Central, which includes Texas, and the East North Central areas. Many of those who opposed lockdowns for the pandemic, predicted that the policy — if normalised — could one day be taken advantage of by opportunistic political forces to deal with almost any crisis. It was, as Lord Sumption once suggested, a potential pathway to authoritarianism. “If we confer despotic powers on government to deal with perils, which are an ordinary feature of human existence, we will end up doing it most or all of the time,” he wrote in November 2021. Well, we are now facing just such a crisis. And there is a not insignificant chance that lockdowns might be revived, not just as a knee-jerk reaction to cope with a prevailing health crisis, but also, troublingly, an economic one. The monkeypox health scare may have failed to get traction, but as Covid cases begin to rise again, the slow beat of pro-lockdown messaging is beginning to circle again in the mainstream media. For now, the public remains far from receptive. But this could change as soon as energy shortages and supply chain issues begin to bite this winter, which they surely will. The public has already been primed to believe that lockdowns were great for generating energy savings. We saw the evidence of that with our own eyes. Traffic jams disappeared. Oil prices went negative. Air pollution reversed. In the face of late Soviet-style chaos on the streets, unconstrained inflation, not enough electricity to heat the homes of the vulnerable, the prospect of order emanating from the “temporary” suspension of a market economy might seem appealing. It’s even easy to predict the messaging that might feel compelling: ‘Stay Home. Don’t queue. Save Energy.’ Or, ‘Bread and energy is cheap if you stay home!’ But here is why we must not fall for this line of logic. Planned economies are what got us into this mess to begin with. Covid, the war in Ukraine and sanctions against Russia may have all added accelerants to the fire, but the smoulders were burning ever since the 2008 global financial crisis nearly brought down the system. It’s just that the consequences of papering over the flaws in the system rather than properly addressing them only became visible in late 2021. It took 70 years for the communist system to fall apart under the weight of its own capital misallocation. We’ve managed to achieve it in about 14 years. At the heart of the problem is the poorly thought-out subsidisation of negative-sum business models propelled by excessive cheap money in the system. In the communist period, this sort of misdirection was the fault of state bureaucrats who had no idea about what people really wanted. This time it’s been driven by deep-pocketed Western venture capitalists who became convinced that outsized rents from monopoly interests could compensate for short-term non-profitability. That’s not to say the market economy is perfect or free of its own negative externalities. It definitely needs political guidance and a moral backbone to stay on course. But locking people down is not the answer. This only addresses the symptoms, not the cause. Our best path out of this mess is to keep the system as free as possible so that the people themselves can innovate their way out of trouble. Necessity, as they say, is the mother of invention. Allowing human ingenuity to thrive in a free system is our best chance to solve our economic woes. Wow… terrifying stuff. As the British government, along with many others of wealthy countries, have all but abandoned coronavirus restrictions, the WHO director-general Dr Tedros Adhanom Ghebreyesus has said the pandemic is “nowhere near over”. It comes as new ONS figures have today showed that more than 200,000 people in the UK have had Covid-19 recorded on their death certificate since the pandemic began. Infections and hospital admissions are once again on the rise, driven by the coronavirus subvariant Omicron BA.2. Experts have warned that new variants can re-infect even those with some form of antibody immunity, in a matter of weeks. Amid a spike in Covid transmission and increasing hospitalisations, Dr Ghebreyesus urged governments to “deploy tried and tested measures like masking, improved ventilation and test and treat protocols”. "I am concerned that cases of Covid-19 continue to rise - putting further pressure on stretched health systems and health workers," he said. One of the more concerning variants and subvariants being tracked by the WHO was BA.2.75, nicknamed the centaurus. Scientists believe the Covid strain, which was first discovered in May in India, may be able to spread rapidly and infect people regardless of immunity from vaccines and antibodies. Governments were now facing several “interlinked” challenges around their response to coronavirus, Dr Ghebreyesus said, including the Omicron sub-variants and reduced testing and sequencing. He went on to explain that there was a disconnect in Covid-19 risk perception between scientific communities, political leaders and the general public. Another challenge was communicating risk and building community trust in health tools, as well as public health social measures like masking, distancing and ventilation, he said. The pandemic was “nowhere near over”, he said, adding that we were in a better position than at the beginning of the pandemic to push back. While progress had been made in the form of tools preventing hospitalisations and deaths, these should not be taken for granted. Dr Ghebreyesus urged governments to regularly review and adjust their Covid-19 response plans based on changing situations. The idea of restrictions being brought back in the UK was raised on Tuesday if an increase in cases worsens the backlog facing the NHS. The WHO’s warning came just days after a SAGE advisor blasted the Tories for failing to take the urgent action needed to stop huge numbers of hospitalisations and unnecessary deaths. "Now, how can she feel like America has her back?" James said. "I would be feeling like, 'Do I even want to go back to America?'" James later took to Twitter to clarify his comments. "My comments on 'The Shop' regarding Brittney Griner wasn’t knocking our beautiful country," he tweeted. "I was simply saying how she’s probably feeling emotionally along with so many other emotions, thoughts, etc inside that cage she’s been in for over 100+ days! Many of those who opposed lockdowns for the pandemic, predicted that the policy — if normalised — could one day be taken advantage of by opportunistic political forces to deal with almost any crisis. It was, as Lord Sumption once suggested, a potential pathway to authoritarianism. “If we confer despotic powers on government to deal with perils, which are an ordinary feature of human existence, we will end up doing it most or all of the time,” he wrote in November 2021. Well, we are now facing just such a crisis. And there is a not insignificant chance that lockdowns might be revived, not just as a knee-jerk reaction to cope with a prevailing health crisis, but also, troublingly, an economic one. The monkeypox health scare may have failed to get traction, but as Covid cases begin to rise again, the slow beat of pro-lockdown messaging is beginning to circle again in the mainstream media. For now, the public remains far from receptive. But this could change as soon as energy shortages and supply chain issues begin to bite this winter, which they surely will. The public has already been primed to believe that lockdowns were great for generating energy savings. We saw the evidence of that with our own eyes. Traffic jams disappeared. Oil prices went negative. Air pollution reversed. In the face of late Soviet-style chaos on the streets, unconstrained inflation, not enough electricity to heat the homes of the vulnerable, the prospect of order emanating from the “temporary” suspension of a market economy might seem appealing. It’s even easy to predict the messaging that might feel compelling: ‘Stay Home. Don’t queue. Save Energy.’ Or, ‘Bread and energy is cheap if you stay home!’ But here is why we must not fall for this line of logic. Planned economies are what got us into this mess to begin with. Covid, the war in Ukraine and sanctions against Russia may have all added accelerants to the fire, but the smoulders were burning ever since the 2008 global financial crisis nearly brought down the system. It’s just that the consequences of papering over the flaws in the system rather than properly addressing them only became visible in late 2021. It took 70 years for the communist system to fall apart under the weight of its own capital misallocation. We’ve managed to achieve it in about 14 years. At the heart of the problem is the poorly thought-out subsidisation of negative-sum business models propelled by excessive cheap money in the system. In the communist period, this sort of misdirection was the fault of state bureaucrats who had no idea about what people really wanted. This time it’s been driven by deep-pocketed Western venture capitalists who became convinced that outsized rents from monopoly interests could compensate for short-term non-profitability. That’s not to say the market economy is perfect or free of its own negative externalities. It definitely needs political guidance and a moral backbone to stay on course. But locking people down is not the answer. This only addresses the symptoms, not the cause. Our best path out of this mess is to keep the system as free as possible so that the people themselves can innovate their way out of trouble. Necessity, as they say, is the mother of invention. Allowing human ingenuity to thrive in a free system is our best chance to solve our economic woes. Wow… terrifying stuff.
