Break 1: 07.14.22 KIA MOG STORY 1: Regents approve first AI degree program The University System of Georgia has approved its first bachelor’s degree in applied artificial intelligence, launching this fall at Middle Georgia State University’s Warner Robins campus. The program aims to prepare students for careers in industries like health care, business, and cybersecurity, addressing Atlanta’s growing demand for tech talent. With AI playing a key role in areas like supply chain optimization and IT, the program expects to start with 65 students, growing to 168 by its fourth year. STORY 2: State lifts poultry suspension after bird flu outbreak Georgia’s Department of Agriculture has lifted its suspension on poultry activities after extensive testing found no new cases of avian influenza. The suspension, prompted by two bird flu cases in Elbert County last month, had halted poultry sales and events statewide, excluding retail meat and egg sales. Commissioner Tyler Harper emphasized the ongoing threat of bird flu to Georgia’s poultry industry but celebrated the return to normal operations. Over 4,500 tests on nearly 50,000 chickens revealed no further detections, though national outbreaks have contributed to record-high egg prices. STORY 3: Atlanta teen snuck into Apalachee High during school day An Atlanta teen, Herson Galindo, was arrested for trespassing and drug possession after sneaking into Apalachee High School on a bus with his girlfriend, a student there. Galindo, a Tri Cities High School student, was found hiding in hallways and bathrooms before being reported by another student. This incident follows a tragic mass shooting at the school five months ago, which left four dead, and a separate gun-related arrest last month. While Galindo was unarmed, he was found with a THC vape pen and faces multiple charges, including possession of drugs on school grounds. We’ll be right back Break 2: RINGLING BROS_FINAL STORY 4: GOP-led Georgia Senate votes to ban state medical coverage of transgender procedures The Georgia Senate passed Senate Bill 39, banning state health insurance plans from covering gender-affirming care, including hormone therapy and sex reassignment surgery. The bill, passed along party lines, also prohibits state-owned healthcare facilities and physicians from providing such care. Democrats criticized the legislation as harmful, mean-spirited, and a distraction from real issues, warning it could hurt the economy and violate federal civil rights laws. Republicans, led by Sen. Blake Tillery, argued the bill reflects the will of most Georgians and ensures taxpayer dollars aren’t spent on these procedures. An amendment for mental health care exceptions was rejected. STORY 5: House Speaker Burns names interim chief of staff Former Gov. Nathan Deal’s chief of staff, Chris Riley, will temporarily serve as House Speaker Jon Burns’ chief of staff following an accident that hospitalized Terry England, the current chief of staff. Speaker Burns praised Riley’s experience and dedication, expressing confidence in his leadership during England’s recovery. Riley, who served as Deal’s chief of staff from 2011 to 2018, said he’s honored to step in and support Burns’ agenda. Burns assured colleagues that England is improving and will return to his role once recovered. Riley and his family run a small cattle farm in Hall County. The January 24th Tech Connects event will feature Paul Brancato and Moeiini Riley, researchers in the Electronic Systems Laboratory (ELSYS) Test Engineering Division (TEN). Low-Cost Jamming Solutions within Contested Radio Frequency Environments Modern warfare requires the use, control and dominance of the electromagnetic (EM) spectrum has become a critical domain for military operations. With the increasing reliance on wireless communications and electronic systems, the rapidly evolving landscape of electronic warfare (EW) and cyber options requires new solutions to help maintain this dominance. The aim of Paul and Moeiini's research is to investigate the viability and effectiveness of employing a low-cost jamming solution, known as low-cost kitten (LCK), to enhance cyber-EM activities (CEMA) within contested radio frequency (RF) environments.  LCK is a cost-effective variant of GTRI's Angry Kitten electronic attack system that enables dynamic jamming of RF transmissions. LCK uses simple and cheap commercial-off-the-shelf (COTS) technology, and with only small modification, operates within the RF band of ground-based army systems. This provides EW capability to army units that currently do not have this capability. This research also became part of a summer 2024 GTRI Research Internship Project (GRIP), known as Command Post Kitten developed entirely at the Warner Robins field office. GRIP is sponsored by GTRI's Office of the Chief Technology Officer. The focus here was on the development, testing, and evaluation of the LCK in CEMA operational environments, considering factors of affordability, portability, and adaptability for various operational scenarios.

Send us a Text Message.The band Rehab originated in Warner Robins, GA, in the 1970s, with Danny Boone Alexander's musical upbringing playing a pivotal role. Influenced by the music his family played, including Johnny Paycheck's “Take This Job and Shove It,” and memorable experiences like listening to “Sky Rockets in Flight” at the Crazy 8 Race Track during the Bicentennial, Danny's passion for music was evident from a young age. Initially drawn to rock and southern rock, his musical tastes broadened with the emergence of the Beastie Boys, Run DMC, and NWA, cementing his love for hip hop. Danny's first rap performance was at 15 during a high school pep rally, igniting his pursuit of a music career.In his late teens, Danny began working professionally with his friend Denny “Steaknife” Campbell under the name "Prime Suspect." The duo's collaboration led to the formation of Rehab after meeting Jason Brooks. Despite Steaknife's legal troubles, Danny and Jason signed with Epic Records, releasing “Southern Discomfort” in 2000. The album featured contributions from Goodie Mob's Cee-Lo and Big Gipp, as well as Cody Chesnutt, selling over 140,000 copies and reaching the top 15 of the Modern Rock charts with “It Don't Matter.” They toured nationally, sharing stages with Linkin Park and the Kottonmouth Kings during the Vans Warped Tour.Following creative differences, Danny and Brooks parted ways, and Rehab was revitalized in 2005. The band recorded “Graffiti the World” with notable contributors like Bonecrusher, Phil Tan, and Billy Hume. The album was initially released independently until Danny signed with Universal Records in 2008. A collaboration with Hank Williams Jr. on “Sittin' at a Bar” garnered a CMT nomination for Wide-Open Country Video of the Year in 2009. Rolling Stone featured Rehab's renamed single, “The Bartender Song,” on its "Hot List." The charges, stemming from a Woodstock Police Department investigation, relate to an incident on February 26, 2023, in the Towne Lake area. Sierra was found guilty of family violence aggravated assault by strangulation, family violence battery, cruelty to children, and reckless conduct. The jury heard testimony from 11 witnesses during the four-day trial, including the victims, law enforcement officers, and medical professionals. Sierra was convicted on one count of aggravated assault, while the jury found him not guilty on another count and convicted him of reckless conduct on the third. A sentencing hearing is scheduled for May 8. STORY 2: A Farming Family's Legacy in Cherokee's Salacoa Community John Bennett Jr., a longtime resident of Cherokee County's Salacoa community, continues his family's farming legacy in the area. He, along with his wife Joy Adams-Bennett, resides on Salacoa Road, where they raise cattle on their farm. Bennett's family has deep roots in the community, dating back to 1846. He grew up in the area, spent time studying at local colleges, and eventually returned to continue the family's farming tradition. Bennett reminisces about the area's agricultural past, including the transition from cotton and corn farming to poultry production. Despite changes over the years, Bennett remains committed to preserving the rural character of the Salacoa community and passing down the farming legacy to future generations, including his son-in-law who will eventually take over managing the cattle operation. STORY 3: Woodstock Named to Smart21 Communities Woodstock has been recognized as one of the world's Smart21 Communities of 2024 by the Intelligent Community Forum (ICF). The city received this honor at the Smart Cities and Intelligent Communities Conference in Taipei, Taiwan. Woodstock is a semifinalist in the ICF's annual awards program, with the winner to be announced at the ICF Summit in November. The Smart21 communities have demonstrated their commitment to building inclusive economic prosperity, social health, and cultural richness. The original agreement was for a traffic signal warrant study, which determined that a signal is warranted to improve traffic flow. Keck and Wood completed the study and began designing the signal. The amendment covers additional engineering and survey work needed to finalize the signal plans. The design has been submitted to the Georgia Department of Transportation for approval. The county anticipates the signal to be operational by the end of the year, pending GDOT's review. STORY 5: Cherokee County Teen Named Tourette Association of America Youth Ambassador Gavin Letendre, a 15-year-old from Cherokee County, has been chosen as one of 64 youth ambassadors for the Tourette Association of America. He represented the association during National Advocacy Day in Washington, D.C., advocating for policies and services for people with Tourette Syndrome (TS) and tic disorders. Letendre aims to raise awareness and promote understanding of TS, which affects about 1 in 50 school-aged children in the U.S. As a youth ambassador, he received training on public speaking about the disorder. Letendre also educates his peers and local community about TS symptoms and acceptance through presentations at schools and community centers. His efforts contribute to increasing awareness and reducing isolation among individuals affected by TS. Commercial: INGLES 9 STORY 6: Over 40 Miles of Cherokee's Roads Scheduled for Resurfacing or Restriping Cherokee County commissioners approved a $5.7 million construction agreement with Bartow Paving Company for a countywide road resurfacing project, covering approximately 14 miles of county-maintained roads. The project, in partnership with Canton, Holly Springs, and Woodstock, includes resurfacing main roadways like Union Hill Road and Avery Road, along with various subdivisions. Funding, largely from a Georgia DOT grant and Special Purpose Local Option Sales Tax, will cover the majority of costs. Additionally, the county approved a $222,145 agreement with TRP Construction Group for traffic striping on nine roadways totaling 25.8 miles, using GDOT funds and a local match requirement. These projects aim to improve road safety and infrastructure in the county and are slated for completion by September. STORY 7: Private-School Vouchers Win Final Passage from General Assembly The Georgia Senate passed controversial legislation for private-school vouchers, with a 33-21 vote along party lines. The bill limits voucher spending to 1% of Georgia's education funding formula, with a cap of $140 million annually, targeting families earning up to 400% of the federal poverty limit. Proponents argue it aids working-class families, but critics, including Democrats, contend $6,500 vouchers aren't sufficient and divert funds from public schools. The bill also includes provisions on teacher pay raises and pre-kindergarten facilities. We had a special guest join us this Sunday, my pastor, Dr. Owen Bozeman. Owen was the pastor of Central Baptist Church in Warner Robins, GA for over 20 years. Central is the church that sent me and Mitchell to start Mercy Hill. As the pastor of our sending church, he has been a tremendous supporter of Mercy Hill and has played a huge role in the establishment of our church. After God rescued His people from slavery in Egypt, he gave them a set of rules that would define how they were to relate to God. These rules are known as the 10 Commandments and you can read about them in Exodus 20. This Sunday, Owen taught us about the 10 Commandments and how they help us understand how we relate to God today.

Break 1: MOG – PEGGY SLAPPY   STORY 1: Health Department Issues Warning of Possible Hepatitis Exposure at Lawrenceville Restaurant The Gwinnett County health department issued a warning about potential hepatitis A exposure at Lolita's Bar and Grill in Lawrenceville. A server at the restaurant was diagnosed with hepatitis A, and customers who ate there from Oct. 24 to Nov. 7 are advised to contact healthcare providers or the Gwinnett County Health Department for hepatitis A vaccine recommendations. The vaccine is available at the health department with no out-of-pocket cost. Hepatitis A is a contagious viral infection with symptoms like nausea, tiredness, stomach pain, and jaundice. The virus spreads through contaminated objects, food, or drinks, often due to inadequate handwashing.     STORY 2: Respiratory virus outlook in Georgia encouraging State Epidemiologist Dr. Cherie Drenzek reported declining COVID-19 cases as Georgia enters the respiratory virus season, with RSV and flu expected to return to pre-pandemic levels. While COVID-19, RSV, and flu trends show improvement, Drenzek emphasized the combined threat, urging caution. Although deaths and hospitalizations from COVID are at their lowest since the pandemic's start, circulating variants pose a wildcard. While positive RSV tests dropped from 21% to 10%, hospitalizations for infants and young children are a concern. The victims were critically injured and taken to the hospital. The shooting, believed to be domestic-related, occurred after police were dispatched to a domestic dispute call. Washington, who had a prior relationship with the female victim, faces charges including two counts of aggravated assault, possession of a firearm during a felony, possession of a firearm by a convicted felon, and theft by taking. Louise Fox, Niki O'Dea Patel, Nikki Treharne, Clair Todd, and Katie Dove lost their children between 2020 and 2022. They connected on Facebook during their children's treatments and formed the "Forever Moms of Brain Tumor Angels" group. Their skydive helped them feel closer to their children in heaven. The funds raised will support brain cancer research. Jim Jacobi, president of Parkland Communities, joins the Atlanta Real Estate Forum Radio podcast to share an overview of the company, the benefits of renting and upcoming communities coming soon to metro Atlanta. Founded in August 1928, the club aims to foster a love of nature, particularly flowers and birds. They engage in community activities, including teaching gardening to children at local schools and bringing plants and flowers to nursing homes. The Marietta council, comprised of 22 garden clubs with approximately 600 members, collectively owns and maintains the Marietta Educational Garden Center, an estate with an antebellum home gifted to the council in 1966. The club continues its mission of education and conservation.   STORY 3: Thinning offensive line puts wrench into KSU's plans   Kennesaw State's football team has faced challenges with its offensive line due to injuries this season. The original plan was to redshirt many players as the team transitioned into Conference USA and the Football Bowl Subdivision. However, multiple injuries, including those to starting center James Dawson and right tackle Seaburn Hines, have forced adjustments. While Dawson and Hines may return later in the season, Coach Brian Bohannon and his staff will have to shuffle the offensive line in the meantime. They remain committed to their plan but acknowledge the need to adapt as injuries affect the lineup. Comstock, a newcomer to distance running, aims to pursue the sport in college while emphasizing education.   Meanwhile, North Cobb's volleyball team secured a significant win against Walton, ending a six-match losing streak dating back to 2014. Nikol Antova's 20 kills played a key role, putting North Cobb at the top of the region standings alongside Walton and Cherokee, with a 30-8 record.   In softball, North Cobb's Leah Byrd shone with 3-for-4 hitting and five RBIs in a 17-2 win against Kennesaw Mountain. Kennedy Sylvester's two-run homer contributed, maintaining North Cobb's undefeated 16-0 record.   Lastly, Pope dominated with a 12-0 win over Johns Creek in softball, led by home runs from Marie Zeigler and Kailey Martin and a perfect game pitched by Ellie Paley. At the same time, last night, you made money… as you slept.   Are you living the life that you were created to live?   Your big ideas, your grandiose hopes and ambitions that you promised yourself that you would follow through on someday… have they turned into fears?   Even ones that you had as a child - like to be an astronaut or a firefighter. Today, it might simply be that you would have quit your soul-sucking job by now.   Maslow's Hierarchy of Needs - how many are you fulfilling? All five? There are five levels. The base level are your… What are you doing to be the most that you can be?    With financial freedom, you can control your time and have a chance at living the life that you were created to live.   How do most people think of financial betterment? In a faulty way, like…   If you get your hair cut at home and brew your own coffee at home, you figure you could save 6 bucks a day.   Hey, Men's Fast-Pitch Softball at the Moose Lodge is still free. Oh geez. So that's why it's your entertainment?   You could save a whopping $80 on flight tickets by adding an extra layover on your trip itinerary.   Or… it's buy-one-get-one free week on Hillshire Farm brand bacon at the supermarket.   Alright, how do you know that all those things right there don't move the meter in your life? It's because, ask:   How many times would you have to do that activity - like add an unnecessary flight layover - in order to acquire wealth?    None. It doesn't apply. You could practically do that an INFINITE number of times and you wouldn't acquire wealth to create the time to live the life you want.   But how many times would you need to add a flight layover in order to make you MISERABLE? There IS a number. There is a certain number.   Doing those trivial things only helps ensure that you stay at a soul-sucking job.   Because rather than taking your time - a zero-sum game - rather than HAVING your time engaged in expansionary activities, you were focused on contracting.    You were focused on where there's a low upside rather than activities that have an upside with no ceiling.   Another way to ask if the activity is expansionary and moving you toward financial freedom is: Did you overcome FEAR in fulfilling that task?   Yes, it's an inconvenient truth that facing & overcoming fear is what makes you grow.   Did you overcome fear when you brewed coffee at home or got some stupid discount on grocery store bacon?   What are the activities you do that move you toward financial freedom - not debt-freedom - but financial freedom & overcome fear & grow.   That's an activity like:   Making your first home a fourplex with an FHA loan… or repositioning your dead equity, like Caeli Ridge & I discussed here two weeks ago… or buying an income property across state lines… or learning how to become a savvy private lender… or finding out how to become an accredited investor.   Are you living the life that you were created to live?   Now you've got some examples, some milestones, and some checkpoints so that you'll know if you're either on the right trajectory - or hopefully - if you've been listening here long enough… you're living that life… now.   Why would you live one more day of your life “below your means” than what's absolutely necessary. That should only be a short-term life mode.   Don't live below your means, grow your means.   Live the life that you were created to live.   But the major media channels stir up so much fear - and even niche ones - that it can often paralyze, even some clear thinkers.   Despite the fact that today's real estate appreciation rates are quite normalized and modestly growing, some people still have unfounded fear over real estate.   And non-doers are always trying to time the market… and timing the market doesn't work.    Here's what fearful permabears are concerned about. It's always something in real estate.    In 2012, it was “Shadow inventory”. Remember that? Never came to pass, just like most of this stuff.   In 2013, the fear was Boomers are downsizing   In 2014: Rates spike   In 2015, it was a PMI recession   In 2016, it was vacant units. Ha! A terrible miss.   In 2017, it was, look, nominal home prices are above the pre-GFC peak. Yeah, so what? They should be.   In 2018, it was 5% mortgage rates. That was the fear.   In 2019, I actually don't remember what the fear was that year. That was a fairly uniform year but people stirred up fear about something in order to get clicks. Call it a recession.   In 2020, it was the pandemic   In 2021, it was fear of a forbearance crisis.   In 2022, the fear was rising mortgage rates will cause a housing price crash and there's a collapse in sales volume.   In 2023, what's the fear? Are we back to recession fears again?    Gosh, people have been steadily forecasting that for 12-18 months now, it still isn't here, and it still isn't on the horizon either, as job growth numbers keep beating expectations.    If you're waiting to invest in the most proven investment of all-time - real estate, or even something else like gold or bitcoin or stocks - if you're waiting until the uncertainty dissipates, then you'll never be investing again for the rest of your life.   About the only certain thing in the investing world is persistent inflation and the fact that people are going to need a good place to live.   I invest in the certainties, not get paralyzed with uncertainty.   This way, we don't get too caught up in the latest investing fad, often like stock investors do.    In 2017, it was anything around “blockchain.” In 2021, it was the “metaverse.” In 2023, “AI” is the term that's instigated a Pavlovian response from investors salivating over the potential hundreds of billions in value that could be unlocked by the new technology… until that gets oversold. There IS some opportunity in some of those things, but as soon as people lose money in them, they revert back to principles. In a lot of ways, we stick to principles here, even if some of them are countercultural principles - like FF beats DF. Keep your debt & get more of it. More debt means you own more RE.   US house prices have stabilized and are heading up. They've gone from modest declines or steady prices… to modest growth in most regions.   That's the summary from my latest "light reading" duty—FHFA's Monthly Housing Report. It's released every month.   Some highlights from the latest one, all stats through February, and with nominal pricing… Every division east of the Mississippi is up 5% to 8% annually The Pacific division, which was hurt most, saw a 3% decline National home prices are up 4% And this index covers 400+ American cities Spring numbers will be factored in soon. Since it's property-buying season, appreciation rates will likely rise.   Like I've stated before and am becoming really somewhat known for talking about in the industry. In fact, just last week, I was in Arizona and shared this on Ken McElroy's show - the housing crash is a 100% certainty. That's because it already happened.    It was a housing supply crash three years ago, which prevented a price crash.   So then, let's look at some of the best appreciating markets in the US here, just the quick, Top 10.    And notice how widespread the national HPA is. It really just excludes the western third or western quarter of US states.   The market with the 10th most appreciation - and this is all YOY, through Q1 per the NAR:   Santa Fe, NM up 12% 9th is Hickory-Morganton, NC up 12% 8th is Appleton, WI up 12-and-a-half per cent 7th? Milwaukee-Waukesha-West Allis, WI. Up 14%. I'm doing some rounding here. 6th is Oklahoma City, up 15% Elmira, NY - hey I grew up near there - is up 15%. That's 5th.   4th is Burlington, NC up 15% YOY 3rd is Warner-Robins, GA, up 16%  2nd is Oshkosh-Neenah, WI at 17% #1 in the nation is… the Kingsport-Bristol area, which spans Virginia & Tennessee. Up 19%   I'm going to discuss apartments in a minute. But they are the 10 US areas with the largest single-family home price increase annually.   In the Information Age, a bad reputation will follow you around like your cat, internet tracking cookies, and a song that you can't get out of your head.   Apartment reputation scores are a broad measure of renter satisfaction.   It's amazing to see how closely they track the macro trends that impact tenants and property managers (PMs).   What I'm referencing here is J Turner Research's Online Reputation Assessment scores from today, and going back to March 2020.   This is a very telling pattern here.   Spring - Summer 2020: COVID descends. Lockdowns are here. Reputation scores plummet. PMs struggle to rapidly adjust to a new era where renters live and work inside their units 24/7. Everyone started using Zoom. Maintenance techs could rarely even go inside units for repairs.   Entropy ran rampant. Parents didn't know what to do with their children. Fear reigned. Common spaces closed. Neither tenants nor PMs were happy.   Then, in the…   Fall 2020 - Summer 2021: This was the boom period for apartments. PMs have solved for the new era, adopting new technologies and new strategies. They also re-open amenity spaces and in-unit maintenance.    Hey, foosball in the clubhouse is back. Apartment demand surges, and reputation scores go back up.   Late 2021: Apartment occupancy rates hit record highs. PMs again wrestle with on-site staffing shortages. Could ultra-low vacancy and still-robust leasing traffic put so much strain on property managers that reputation scores start to drop again?   Nope! Because in…   Early 2022: Reputation scores climb back up to new highs again. PMs once again adjust to the rapidly evolving climate, many leaning on early-to-mid phase adoption of centralization tech and management practices.   Mid - Late 2022: Apartment reputation scores inch back again. That's when consumers saw peak inflation—including renewal rent increases.    At the same time, demand (for all housing types, not just apartments) slowed down and you didn't see the high rent growth that you had. This puts more strain on PMs.   Inflation hit everyone, with big price hikes in property insurance, taxes, maintenance, turnover, labor, and utilities.   Early 2023: Apartment reputation scores are on the rise again, hitting new highs. Consumer inflation is cooling, while vacancy rates and leasing traffic return to more normal levels.   Some semblance of normalcy has finally returned.   At the same time, new tech adopted in the pandemic era proves to have long-term benefits to both tenants and managers.   In recent years, PMs have focused on resident satisfaction, so it's no coincidence that reputation scores keep improving.   Now today, as an investor, changes are that you have a low LOSS TO PURCHASE.   What's a “loss to purchase”. Your tenants are leaving to go buy something very often.    You, as an investor in either single-family rentals or condos or apartments - you can retain residents right now because it's so hard for them to go off and buy their own starter home.   Why's that? Well, it's not just the higher mortgage rates. It's that fact coupled with the fact that credit availability is still tough.    As you know, you need to have a lot of good documentation & income & assets to get a loan. That keeps your rent-paying tenant in place.   In 2005, we were in the opposite condition. Back then, tenants fled my units. I had a hard time retaining tenants in 2005. Why?    Because it was so easy to get a loan, you could just lie about everything on a mortgage application and no one even checked the accuracy. Bloated appraisal values even came flying in.   That's why my rental property tenants kept leaving. It seems like it was always to buy a first-time condo back in 2005.   Today, you can retain tenants. Georgia Gwinnett College's School of Education has launched an online Autism Endorsement Program for licensed teachers and certified professionals. The program aims to improve the knowledge of professionals in teaching students with autism spectrum disorders. The program includes nine hours of training delivered online, and it is approved by the Georgia Professional Standards Commission. GGC introduced the program due to the rapid increase of students with autism in Gwinnett County K-12 schools, with an increase of about 1,400 students from 2013 to 2020, according to school systems data. Students who graduate with a Bachelor of Science in special education will earn a special education teaching license and autism endorsement. Mill Creek junior Aidan Banfield committed Tuesday to the University of North Carolina football program. The 6-foot-3, 285-pounder was named Offensive Lineman of the Year by the Touchdown Club of Gwinnett last season after helping the Hawks to the Class AAAAAAA state championship. He was a first-team all-county and All-Region 8-AAAAAAA selection, and earned all-county and all-region honors as a sophomore. He also has been an all-state selection the past two seasons. Banfield, who maintains a 4.0 GPA, had offers from a number of Power Five programs, including Georgia Tech, Duke, Pittsburgh, Virginia, Vanderbilt and North Carolina State. The Georgia United Foundation has awarded scholarships totaling $25,000 to six high school seniors who plan to attend college or technical school in 2023-24. Among the winners are Akili Smith of Parkview High School and Myra Ehrenberg of Ehrenberg Family Home School. The scholarship program is designed to encourage creativity and community engagement among higher education-bound students through video submissions. Georgia United's CEO Debbie Smith said the scholarship initiative has helped distribute $363,000 to 247 scholars during its 29-year history.  Dillon Bennett broke the Parkview boys soccer program's record for career assists Thursday in the Panthers' 5-1 win at Hilton Head, South Carolina. Bennett had a goal and two assists, which moved him past the previous school record of 32 assists, held by Blake Brettschneider, a former standout at South Carolina who played pro soccer for six years, two in MLS. John Charlton, Simon McDonald, Brian Beltran-Perez and Carlos Garcia  also contributed in the victory for Parkview. Seckinger High School in Georgia won its first-ever state championship at the GHSA Class AAAA State Literary Championships in Warner Robins. Three members of the school's literary team – Grace Kang, Phoebe Yoon, and Kaylee Oh – tied for first place with a team from Heritage-Catoosa in the Trio singing competition. The Seckinger trio sang "Hotato Koy" by Ro Ogura and "Song of Miriam" by Elaine Hagenberg to secure the win. The school, which opened its doors only last August, finished 15th overall among 24 teams in Class AAAA. Greater Atlanta Christian and Buford, both located in Gwinnett, also won top spots in their categories. Activist sues to block "Home Rule" map

A long-awaited legal challenge to Cobb County's bid to keep Commissioner Jerica Richardson in office arrived Tuesday in the form of a lawsuit from east Cobb activist Larry Savage. The suit, filed in Cobb Superior Court, alleges the county's purported use of “home rule” powers to draw its own commission district lines is flatly illegal and should be tossed out. The lawsuit is the first move to challenge the county since its Democratic commissioners voted in October to replace a Republican-backed district map — one which was signed into law by Governor Brian Kemp and draws Richardson out of her seat mid-term — with one drafted by state Representative Erick Allen, a Democrat from Smyrna. Allen's map, which was never voted on by the legislature, would keep Richardson within her District 2. Both maps are set to take effect January 1. If the GOP map stands, both sides agree, Richardson would immediately become ineligible for office. Richardson and the county have maintained Allen's map is law until a judge says otherwise. But Republicans argue the county is legally out of its depth and that the General Assembly is the only body which can draw commission districts. Indeed, Secretary of State Brad Raffensperger's office sent a letter to the county last week saying the home rule effort was “very likely an unauthorized exercise of authority.” Savage's lawsuit hews closely to arguments made by state Representative  Ed Setzler, a Republican from Acworth, a co-sponsor of the GOP map. Citing a letter from Stuart Morelli, an attorney for the legislature, calling the county's action unconstitutional, Setzler asked the county Board of Elections earlier this month to affirm the state legislature's map as the law of the land. The suit names the Board of Elections and Elections Director Janine Eveler as defendants. Daniel White, the board's attorney, said he had no comment on the lawsuit. He told the MDJ last week the board was unlikely to take a side on the issue. Star players come and star players go. It's the nature of business in Major League Baseball, or any sport, for that matter. That doesn't make the departures any easier for fans, who have invested time, energy and money into their heroes on the diamond. This rings especially true for Cobb County's native son, Dansby Swanson, the all-star shortstop for the Atlanta Braves who became a free agent after the 2022 season. Swanson, a Kennesaw native and Marietta High School graduate, finalized a seven-year, $177 million deal with the Chicago Cubs this week, bringing an end to his seven-year tenure with the Braves. For some, like Braves fanatic Sam Matthews, the retired senior pastor of Marietta First United Methodist Church, Swanson's departure brings back sour memories of other stars leaving Atlanta. He said he grieved when his childhood hero, Eddie Matthews, was traded to Houston back on New Year's Eve of 1966.  He had hoped the hearts would win out in the case of Swanson. Perhaps the Braves would offer him more money than they had planned to, and Swanson, who had a breakout year in 2022, would consider taking less than other teams were willing to offer. Swanson's signing with the Cubs brings to mind another high-profile free agent departure from the Braves: Freddie Freeman, who, after 12 seasons in Atlanta, signed with the Los Angeles Dodgers in March 2022. At The Battery Atlanta on Thursday, the MDJ spoke to Atlanta residents Michael and Amber Vestal on Swanson's decision to pack his bags for the Windy City. Amber Vestal, originally from Marietta and a Lassiter High graduate, will miss Swanson's flashy plays on defense. Michael Vestal will miss Swanson's “cohesive influence” and reputation as a great teammate. However, neither of them think Swanson is a generational shortstop. In fact, the Vestals said they were more disappointed about losing Freeman last year than Swanson. At the Battery on Thursday, Sara Wilton and her mother, Christy Wilton, of Johns Creek, offered their take, lamenting that the departure of Freeman and Swanson means the Braves lacked what they call “clubhouse guys.” As partial season ticket holders for the past few years — the Wiltons catch most Friday games — they grew fond of the shortstop. Christy Wilton praised Swanson for being dynamic as a gifted infielder who also delivered time and again offensively. Sara Wilton noted that the Braves All-Star second baseman, Ozzie Albies, will be back this season. Plus, she and her mother Christy noted, third baseman Austin Riley and reigning National League Rookie of the Year Michael Harris II are signed to long-term deals — and the future is strong, even without the hometown hero. Shannon Reed never considered welding as a career. An inmate at the Cobb County Adult Detention Center, she thought her criminal record destined her to a life of minimum-wage work while trying to support her four children. But the Realign ReStart welding program changed that by providing her with the knowledge and skills to become a welder. Upon her release from detention, Reed will put her new skills to use at Weiler Forestry, a forestry product manufacturer. Reed is one example of an inmate in the ReAlign ReStart program. WorkSource Cobb held a ceremony for graduates of the welding and GED programs Tuesday at the Cobb County Adult Detention Center, where 11 inmates graduated from the welding program and one graduated from the GED program. The ReAlign ReStart program is an initiative for inmates in the Cobb County Adult Detention Center to receive education and training, and begin a new career after their release. Eighty percent of inmates do not have a high school diploma or a GED diploma, said Sonya Grant, president and CEO of Cobb Works. The program helps provide education and skills for future employment in hopes of lowering recidivism rates and providing inmates and their families a better future, said Grant. Grant started the ReAlighn ReStart program in the Cobb jail in 2017. Technical colleges cannot keep up with the high demand for welders. The ReAlign ReStart program is helping fill these positions. In the 100-hour program, instructor Scott Edison meets with the inmates five days a week at a mobile welding station in the jail. There, they learn basic welding skills in hopes of earning an American Welding Society certificate. In the midst of the holiday season, gas prices locally and nationwide are at their lowest level in months, with the Georgia average finally dropping below $3 per gallon. Cobb gas prices have dropped a full 37 cents since November 21, a few days before Thanksgiving, according to AAA. Since then, the statewide average is down 41 cents and the national average is down 56 cents. Gas prices in Georgia hit a record high in mid-June, reaching an average of $4.49 per gallon, but have steadily declined since then. AAA attributed the slide in prices to reduced crude oil costs, which are about $50 per barrel lower than they were in the spring. Among the nine gas stations the MDJ tracks in Cobb, none posted prices higher than $3 per gallon as of Tuesday, according to data from GasBuddy. Atlanta, Savannah, and southeast Georgia's Fort Stewart are the state's most expensive gas markets, AAA said, while the Catoosa-Dade-Walker county area, Albany, and Warner Robins are the cheapest. But some of the relief Georgians have been getting as of late is set to dry up, as Gov. Brian Kemp's final suspension of the state gas tax is set to expire January 10. The 29.1-cent tax has been suspended since March, when the Russian invasion of Ukraine spiked oil prices worldwide. The East Cobb Quilters' Guild, celebrating their 40th anniversary this year, is proud of its long history of community service. Its members freely give their time and energy to create quilts, placemats and pillowcases for donation to area charities. Often gathering in small groups to sew, members also benefit from the friendships that develop and deepen while these projects are created. In 2022, the Guild donated a total of 1,362 items to local organizations: 348 quilts for Cobb County DFCS, for children who have been taken into foster care; 552 pillowcases for Ryan's Case for Smiles, for children in hospitals in the Atlanta area and around the state of Georgia and 462 placemats for Cobb County Meals on Wheels, for older adults and disabled individuals who receive home meal delivery. Matthew Holtkamp has only a couple of weeks left to enjoy a pre-elected office life, but there was some official business he had to take care of on Friday night for his soon-to-be new position. He had to be sworn in. New commissioners typically hold their swearing in ceremonies sometime in the December before their term officially begins. This time it was Holtkamp's turn, after he defeated outgoing Commissioner Marlene Fosque in last month's general election, and the ceremony was held at the Gwinnett County Historic Courthouse. And, in true Gwinnett County commissioner fashion, Holtkamp evoked the often-mentioned “Gwinnett Standard” county mantra as he addressed supporters at the swearing-in ceremony. Holtkamp will be the only Republican on the five-member county commission when he takes office in January. In his post-swearing-in remarks, he thanked the Gwinnett Republican Party executive board for supporting his campaign. But, Holtkamp did get support from across the political aisle at his swearing-in ceremony. Two Democrats who will soon be Holtkamp's colleagues on the county commission, Chairwoman Nicole Love Hendrickson and Commissioner Kirkland Carden, attended the ceremony. Hendrickson and Holtkamp are both members of the Rotary Club of Gwinnett. As Holtkamp addressed attendees at the ceremony, he recalled moving to Gwinnett from Ohio in the 1980's and having to learn how things worked in Georgia, and also some of he local vernacular. A roller coaster of a first half and Georgia's highest scoring state championship football game ever left the Mill Creek High School players both exhausted and jubilant Saturday. They had just made history in multiple ways on a foggy night with misting rain at Georgia State's Center Parc Stadium. The Hawks won the first state football title in school history with a 70-35 rout of previously unbeaten Carrollton, giving Gwinnett its third straight state champion in Class AAAAAAA. Their 70 points broke the state record for most points scored by one team in a state final according to Georgia High School Football Daily records, besting the old mark of 62 set by Valdosta in 1971 and Warner Robins in 2020. Mill Creek finished 14-1, pushing past the school record for wins in a season by a game. It wrapped up a completely dominant postseason with another convincing victory, putting an exclamation point on a run that featured the Hawks dealing out the mercy rule of a running clock to their first four playoff opponents. The showdown of nationally ranked teams — Mill Creek is Number 18 by MaxPreps and Carrollton is Number 20, while Carrollton is Number 20 and Mill Creek is Number 24 by USA Today — featured a first half of each team landing shots with the big play. Two of the Hawks' early scoring plays were on special teams that had them up 28-14 after the first quarter. Carrollton which hadn't allowed more than 28 points in a game all season, never got the deficit to single digits after the first quarter despite 529 yards and five touchdowns from freshman quarterback Julian Lewis. The Hawks hit the 70-point mark with a nine-play, six-minute scoring drive, set up by Jamal Anderson's fourth-down sack. Kevin Mitchell's 48-yard TD run with 1:36 left in the fourth quarter capped the scoring and made Mill Creek the eighth Gwinnett school to win a state football title in Georgia's largest class, joining Brookwood, Collins Hill, Grayson, Norcross, North Gwinnett, Parkview and Peachtree Ridge. Gwinnett high school football continued its impressive run with Mill Creek's championship. At least one Gwinnett team has won a state football title in 15 of the past 17 seasons. A Navy veteran who went on to work for the Veterans Administration and participated in several community groups has received a recognition from the Daughters of the American Revolution. The Philadelphia Winn Chapter of the Daughters of the American Revolution recently presented a DAR America 250 Commendation to Terry Edward Pyatt Manning. Manning was recognized for roles he filled in the the armed forces and Veterans Administration as well as roles he filled in the community. He served in the Navy from 1967 until 1970 and left the military as a petty officer first class. He later went on to work for the Veterans Administration, where he eventually became the auditor-in-charge. But, he was also president of the Friends of the National Archives Southeast Region, is a member of the Gwinnett Historical Society, co-founded the Gwinnett County Genealogy Study Group and gives lectures on early American history, which he does while wearing colonial attire. Manning, who is married to Philadelphia Winn chapter member Virginia Manning, is also involved with groups that work with the DAR. He is a member of the Button Gwinnett Sons of the American Revolution, the Atlanta Sons of the American Revolution, the Georgia Society of the Sons of the American Revolution and is the Senior President of the Allen Howard Society of the Children of the American Revolution. Northside Hospital will be building more of the new tower at its Gwinnett campus right away than previously announced, in a move that will make the Lawrenceville site the largest campus in the Northside Hospital system in 2025. Officials from Northside said the Georgia Department of Community Health gave them the green light on Wednesday to add seven more stories onto the construction that is gearing up for the new inpatient tower that is being built at the Gwinnett campus. That will put the tower at 17 stories, which is the height it was always intended to eventually be, all in one go at construction rather than in phases as was previously planned. It will add 146 patient beds at the hospital, and put Northside Gwinnett at a total of 696 beds. The tower, when completed, is expected to compete for the title of being the tallest building in Gwinnett County, at a height of 257 feet and six inches. Its closest competitor for the title, local officials had said in the past, would be the Sonesta Gwinnett Place Atlanta hotel, which has at least 15 floors. Getting the permission to build additional seven floors means the tower will not be built in stages, as had been the plan at one time. With state authorization granted, Northside officials now only need the blessing of the Federal Aviation Administration — since the hospital is near Briscoe Field and the tower will be more than 200 feet tall — to proceed. The hospital system has already filed paperwork to get the FAA's blessing, and is expecting an answer soon.   When former Gwinnett County Commission Chairwoman Charlotte Nash was a young girl growing up in the Harbins area, farming was still king. She recalls a time when eastern Gwinnett was truly rural — even though it's less developed that other parts of Gwinnett today, Nash is quick to point that she does not believe it's really rural anymore. When she thinks of the area being rural, she thinks of the farmland that used to be widespread in eastern Gwinnett. In fact, she remembers there being more farmland than forests in the Dacula area back in the day. Nash was one of several dignitaries, including Governor Brian Kemp and current Gwinnett Commission Chairwoman Nicole Love Hendrickson, who attended Rowen's groundbreaking ceremony, which was held on a field on Drowning Creek Road on Friday. The 2,000-acre research-oriented “knowledge community” mixed-use development, located between Dacula and the Gwinnett-Barrow county line, has been in the planning stages since it was first announced in 2020, in Nash's final year in office. It is expected to take decades to build out, but it is projected to create at least 100,000 new jobs in eastern Gwinnett, according to Rowen Foundation President Mason Ailstock. The agricultural innovation aspect of Rowen in particular will likely have a major impact across the state since, according to the Georgia Department of Economic Development, agribusiness is the state's largest industry. Buford's wrestling team won the 18-team Aaron Kirkland Invitational on Saturday. The tournament honors former Buford wrestler Kirkland, who died in an October 2021 car accident. The Wolves finished ahead of runner-up Rockmart, third-place Mount Pisgah, fourth-place Creekview and fifth-place Etowah. Buford's D.J.
