Welcome to the Managing CRE Risk podcast with Jeremy Goodrich. Today, we have a seasoned investor with us, Agostino Pintus. Agostino is a multifamily investor, syndicator, and entrepreneur who really figured out how CRE can work best. In this conversation, we talk about how to diversify your portfolio thoughtfully and intentionally, how to make safe investments, and the difference between fear and risk. Learn more about Agostino and his journey at shineinsurance.com/managing-commercial-real-estate-risk! “I want to make sure that the deals that my investors and I are getting involved with are good, safe deals.” 04:33 At the beginning of the conversation, Agostino explains what the word risk means to him. According to him, the level of risk people take is rooted in their fear. To eliminate fear, we have to educate ourselves and start with lower-risk deals. Agostino diversifies his deals to make them overall less risky. His 3 different asset classes have 3 very different types of returns. His assets classes are: Stabilized multifamily properties. They fix up value-add B and C class properties and hold on to them for cash flow. The investors get a quarterly return. Development deals. This is either ground-up or redevelopment. The investors get a quarterly return after the property is leased. Single-tenant Net Lease assets. These are corporately backed by publicly traded companies and therefore safer investments. The investors get a monthly return. Cash flow is crucial for Agostino when evaluating a deal. Appreciation is just an added value. That is why he invests in Cleveland because it is a good cash-flow market. “Fear comes from a lack of understanding. When you spend the time understanding what's going on in a market, and you build the right relationships, you can mitigate that.” 23:18 Agostino doesn't charge an acquisition fee on any of his deals because he wants to be competitive for his investors. Our guest today is Agostino Pintus an investor in the Cincinnati area. In this episode, we talk about how to structure a business and dig deep into the importance of having the right mindset and how to manifest success in your real estate investing work. I was a C-level executive at a publicly-traded company. Looking at it now, it did give me an advantage about setting up structures.” 04:03 Agostino was very entrepreneurial from a young age. However, due to his family, he started his career in corporate America. He became a C-level executive and it gave him an advantage in setting up structures and creating strategies. He also learned a lot about people management and how important it is to have the right team. Agostino's advice on how to build the right relationships in your work life, no matter what level you are in, is the use the “Rule of 33.” This means to split your time into 3 segments and spend 33% of it with people above you, 33% with people below you, and 33% with people on the same level as you. For most people, spending time with people on their level is the most comfortable, but not getting out of your comfort zone blocks growth. “Just because you love your job, doesn't mean your job is gonna love you back.” 26:34 According to Agostino, the most important thing for a successful business or life, in general, is to have the right mindset. Working in a W2 job is like a drug because people get addicted to the money, and even though they are constantly worried about their job security or don't like the job, they can't quit. Agostino had to make a conscious decision to change his mindset about his career and step out of the “Matrix”. He chose to do real estate in order to achieve a more free life. His biggest mindset shift was when he went from single-family to multifamily. It took a lot of sacrifices. However, now his life is truly purpose-driven. 32:18 Agostino's advice on how to work on your mindset: Read a book a week, or at least read as much as you can. Write down your goals every morning. Create affirmations for yourself, visualize, and repeat them every day. Spend time to understand why humans do what they do. Consciously work on creating better habits for yourself. am a former C-Level technology executive that lost it all. After going through the near death of my mother, the IRS putting liens on everything I owned from a failed business and a brutal divorce, I was wiped out. I was spiritually, financially and emotionally broken. However, it took me making a decision to succeed and commit to my purpose. And I did just that. I recommitted to my education. As someone that went through an undergrad in engineering tech and two masters degrees, I was no stranger to school. I just learned all the wrong things. Instead, I studied the wealthy. This meant studying sales, psychology, emotional intelligence - all those things needed to conduct business and win deals. All this, in combination with a stoic philosophy, is what lead me out of the darkness. Today, I am a real estate entrepreneur that has built a portfolio of multifamily real estate valued at $30MM.
