Welcome to Real Life Rescues, a podcast that goes behind the scenes and takes an in-depth look into the operational and personal accounts of EMS first responders from Israel's largest fully volunteer EMS provider United Hatzalah. The podcast is hosted by EMT-P (Paramedic) Dov Maisel and EMT-B (EMT) Raphael Poch. Dov Maisel, in addition to being an innovator, volunteer and world-renowned expert in disaster management, has dedicated his life to saving the lives of others and is one of the founders of United Hatzalah of Israel. Formerly an army medic in the Israeli Defense Forces, Dov served as a combat paramedic in four different wars. He has worked as an EMT, dispatcher, ambulance driver and paramedic. In addition to his duties as one of the leading EMS first responders for United Hatzalah, Dov now serves as the organization's vice president of operations. He invented what is now used as United Hatzalah's uber-like GPS -based dispatch system which locates and sends the closest EMT to the medical emergency. Dov lead United Hatzalah's international relief missions in Haiti, Nepal, Houston and Florida, following the devastating hurricanes of Harvey and Irma, and most recently to Surfside, Florida, following the Champlain Towers collapse.   Raphael Poch, in addition to being one of the organization's 6,000 volunteer EMTs, is a member of the organization's ambucycle unit, Psychotrauma and Crisis Response Unit, and serves as the Gush Etzion regional coordinator of the organization's Ten Kavod project, wherein EMTs visit elderly people in their communities once a week to provide wellness checks and social visits to alleviate loneliness. In today's episode, Dov and Raphael will discuss the organization's recent operational agenda to implement mass-casualty incident training to all of the volunteers throughout the country in response to the three large-scale MCI's that took place in Israel this year including the largest civilian tragedy in the history of the country which occurred in Meron on April 30th, 2021. They will take an in-depth look into what parts of an MCI lead to the most confusion and difficulty, how the organization trains to become better at dealing with those critical issues. Later in the episode, they give an in-depth first-hand account of what took place during the Meron MCI and how it was different from pretty much every other MCI out there.

The collapse of the Champlain Towers has been a mysterious and important event in the real estate world, especially for the families deeply affected by the tragedy. It brought to light some of the essential things to note for environmentally-challenged properties; all buildings do degrade and are affected by the elements of nature. Our guest, Linda Olson is a REALTOR® and environment consultant in Florida. This episode focuses on how we can best advise our clients when they are purchasing condominium properties or properties in environmentally challenged areas. In the wake of the Champlain Towers South condominium building collapse, insurance companies are looking to tighten their underwriting requirements on Florida condo association policies.  Policy renewal premiums are expected to increase up to 25% for those that can't show a good building maintenance record.  While the commercial residential market tightens, Florida's homeowners insurance market is going through an upheaval of its own.  One insurance litigation reform measure passed into law is now coming into play in court: presuit settlements.Former Florida Deputy Insurance Commissioner Lisa Miller talks with two professionals on the underwriting and legal side for their insight on market changes afoot and advice for insurance companies trying to navigate the changes.Show NotesThis Florida Insurance Roundup podcast covered two topics that have one thing in common: how to clamp down on rising premiums, rising costs, and excessive litigation expense.  Condominium Association Underwriting:Florida's commercial residential insurance companies are actively looking at how to avoid insuring another condominium building collapse or similar major catastrophe.  The Champlain Towers South collapse in June killed 98 residents in Surfside, Florida.  At least five other high-rise buildings in Miami-Dade County have since been partially or fully evacuated for being deemed unsafe.  Brian Squire, Managing Executive Senior Vice President at Hays Companies, a national insurance consulting agency, said there's a systemic issue at play with how condo buildings are maintained and how their associations are governed.  “You have a board of directors that make decisions on behalf of the association, but then the condominium association's governing documents allow its members to veto the board's decision.  These decisions made regarding the maintenance of these associations, on a lot of cases, are based on cost first, then life safety.  This mindset needs to change,” he said, noting there have been multiple associations who've had decisions levied against them recently.In the wake of the disaster, Surfside officials are moving up building recertifications for occupancy from every 40 years to every 30 years and requiring sign-off by both a structural engineer and a geotechnical engineer checking the foundation and subsurface soils.  But Squire insists the age of the building shouldn't be the sole factor.  “I've seen newly constructed buildings have issues similar to a Champlain Towers.  So we really need to wipe away the mindset that this is only needs to be applied to a 40 year building,” said Squire, who has been in the insurance business for 21 years and is based in the condominium-popular Destin, Florida.In his recent conversations with many insurance companies, Squire said there's many potential new underwriting requirements now under consideration.  They include:  More detailed on-site inspections of buildings annually; Requiring board of directors of buildings to sign affidavits, confirming there are no outstanding maintenance issues; Review of past board minutes; and  Review of condo association financial statements Among the solutions he suggested, is requiring engineering studies of all existing condominium buildings, pre-qualification of underwriting through insurance carriers, and possibly legislative changes.   Squire said associations should be proactive prior to policy renewal, too.  “What's going to make it look better is replacing or maintaining a roof and making sure that you have impact windows.  Those are really the two items that can easily be addressed,” he advised.Host Lisa Miller noted that the Building Officials Association of Florida recently held a summit to address structural safety issues and potential changes with other groups.  They included the International Code Council, the National Institute of Building Sciences, the Building Owners and Managers Association, and the Florida Bar's Condominium Law and Life Advisory Task Force.  Proposed legislation is being drafted as well for the Florida Legislature to consider in its January 2022 session.Presuit Settlements:The new presuit settlement law is part of SB 76, Florida's broader new property insurance reform law that took effect in June.  It requires that insurance companies receive a ten-day notice and demand before a lawsuit is filed by first-parties, such as homeowners or commercial building owners.  And it establishes how carriers need to respond.  Michael Monteverde, an insurance defense attorney with the Zinober Diana & Monteverde law firm, said the purpose was to allow insurance companies to resolve conflicts and reduce Florida's “out-of-control litigation.”  But he said some of the intended benefits haven't played out yet, including whether plaintiff attorney fees, a driver in expensive litigation, will ultimately be reduced.With the elimination of Florida's one-way attorney fee statute that encouraged inflated claims, the new law “creates more of a chess game, to try to get everybody to a place where there is a reasonable number,” said Monteverde, who manages the firm's Fort Lauderdale office.  “Because of the way that the fee provision kind of shifts under the new statute and SB 76, what the insurance carriers can do is they can set up the offers in response to the demands in a way that really kind of dares the plaintiff attorneys to reject the offer, because now we are setting up a situation where the fees are either limited or completely done away with and each party to bear its own fees and costs depending on what you are ultimately able to recover in the lawsuit.”He said the new law also takes away from the incentive for a plaintiff attorney to overly demand.  “So if you have a $70,000 case, there's no reason to come in and demand $600,000 to try to move the needle, because you may just be shooting yourself in the foot based on the way that the insurance carrier ultimately responds to that presuit demand,” said Monteverde, who appeared in a June podcast on how SB 76 works.Monteverde added that it seems most of the policyholder attorneys are trying to comply with the presuit notice requirement “and some of the results have been somewhat encouraging,” but there's confusion whether the law applies to actions filed after the effective date of the law (June 11, 2021) or the policy date.Monteverde also weighed-in on the condominium association underwriting issue, noting past catastrophes, such as hurricanes, have revealed that some associations are not keeping statutorily-required reserves for basic functions.  “If I were advising a carrier, I would say look at your underwriting processes, make sure that people are properly reserving, and make sure that the maintenance funds are going where they're supposed to be because they're turning the insurance policies in some instances into maintenance contracts.  And that's not what they are,” he said.“'Maintenance first' sounds like the theme of this podcast for those that are in the commercial residential space,” concluded host Miller.  “Having impact windows, making sure your roof is intact, and of course, consulting with your insurance professional.” Links and Resources Mentioned in this EpisodeBuilding Officials Association of FloridaSurfside's Ripple Effect (LMA Newsletter of July 12, 2021)Legislature to Review Condo Inspection Rules (LMA Newsletter of July 26, 2021)Insurance Impacts of the Surfside Collapse (LMA Newsletter of July 26, 2021)Who Will Insure Florida's High-Rise Condos? We examine the causes of last month's collapse of Champlain Towers South in Florida. Almost a hundred residents are now confirmed to have died in the disaster, and Steve Rosenthal, who lived in the building, tells us he was lucky to escape with his life. Ana Bozovic is a real estate agent who works near the collapsed block, and discusses the red flags that were raised about Champlain Towers South in the past. And Benjamin Schafer, who is a structural engineer and professor at Johns Hopkins University explains one of the main theories about why the building's structure failed so catastrophically. Also in the programme, as most remaining coronavirus restrictions are lifted in England, the number of cases of coronavirus continues to rise. That's given rise to what's been dubbed the 'pingdemic', where hundreds of thousands of people are being asked to isolate by the official Test and Trace mobile phone app, because they came into contact with someone who subsequently tested positive for Covid-19. Tony Sophoclides is strategic affairs director at UK Hospitality, and explains the impact it is having on the bars, clubs and other leisure venues its members run. Plus, a news agency has been launched in Africa called Bird, which aims to find inspirational human interest and feature stories from across the continent. On the morning of June 24, 2021, Champlain Tower South, a 13-story oceanfront condominium in south Florida, collapsed.  So far, rescue crews working around the clock have recovered 97 bodies from the rubble.  At least a dozen residents still remain unaccounted for as recovery efforts continue.In the last episode of The Blame Game, we spoke with an architect to discuss why this unspeakable tragedy occurred and who, if anyone, was to blame, such as the structural engineer who had found major structural damage in the building following an inspection two-and-half years ago, the architect who had designed the building, and even geotechnical issues which may have compromised the foundation of the building.  In this episode of The Blame Game, we turn our attention to the condominium's board of directors which had been warned about the building's structural issues but never got around to making the necessary repairs. And to help us better understand the role of the condominium's board of directors and its arguable culpability in the Champlin Tower building collapse, we turn to  Mark Foley of the Folson Group, financial consultants for residential condominiums and cooperatives.

In the early morning of June 24, 2021, Champlain Towers South, a 13-story condominium in Surfside Florida, collapsed without warning.   For the past two weeks, rescue crews have been frantically searching through the rubble in search of survivors.  As of this broadcast, 46 residents have been confirmed dead with close to 100 still being reported as missing.Significantly, years before the collapse, a structural engineer had warned the condominium's board that the building was suffering from “major structural damage” and that there was abundant cracking and crumbling of the columns, beams and walls of the parking garage underneath the building.  Despite this grim assessment, the necessary repairs were never performed.  It was only within the past few months, more than two-and-a-half years after the warning, that Champlain's condo board finally secured a line of credit to pay for the multimillion dollar repair work.In this episode of The Blame Game, we'll try to answer the question of who's to blame for the collapse of Champlain Towers South?  Who's legally responsible for what happened and the resulting loss of life?  And to help us answer these questions, we turn to our guest, Michael Shilale, an architect with Michael Shilale Architects.

The search continues for unaccounted people at the Champlain Towers South Condo in Florida as we hear of more red flags that were raised about the building going back to 2018 and even just two days before it collapsed. An engineering consultant indicated in a 2018 report that concrete damage would multiply exponentially over the years, despite residents being told the building was in good shape. Elisha Fieldstadt, reporter at NBC News, joins us for some of the building warning signs. Next, car dealers are selling more vehicles above the sticker price as demand continues to remain high while supply is low. Dealers are loading cars with extra additions and in some cases charging 10,000 over MSRP. Nora Naughton, auto industry reporter at the WSJ, joins us for why dealers are selling cars for so much, the short answer… is because they can. Finally, the Arizona ballot audit could be backfiring on Republicans as polls continue to show that half of voters oppose it, with independent voters opposing it by 18 points. The counting is done for now, but next comes the report which is expected to be partisan. The polls however do show that voters in AZ might not want Biden to run for a second term. Marc Caputo, national political reporter at Politico, joins us for why there is opposition to the audit.   Learn more about your ad-choices at https://www.iheartpodcastnetwork.com

El saldo de muertos por el derrumbe de un edificio cerca de Miami subió el lunes a 11, entre ellos dos venezolanos, mientras proseguía la búsqueda de 150 personas aún desaparecidas y los familiares desesperados. Seis días llevan ya los equipos de rescatistas estadounidenses, con refuerzos de Israel y México, rastreando los escombros del edificio en Surfside, Florida. En pos de explicaciones, expertos analizaban posibles fallas preexistentes en el inmueble de 12 pisos del complejo Champlain Towers, que se desplomó en la madrugada del jueves, a unos 20 kilómetros del centro de Miami. De las ruinas empiezan  a salir las verdades ocultas de este desplome. “Tenemos reuniones informativas dos veces al día con rescatistas, bomberos, policía, incluso con médicos forenses”, dice a RFI la periodista Pascale Bonnefoy se encuentra allí siguiendo esta búsqueda. Su padre, Claudio, tío en segundo grado de la presidenta chilena Michelle Bachelet ,y su mujer son algunos de los latinoamericanos que aún no se han encontrado. “Siempre nos van explicando paso a paso todo lo que están haciendo y lo que pueden y no pueden hacer , y por qué es lento. No es simplemente llegar y levantar un gran pedazo de concreto. Están sacando pedacito por pedacito, hicieron una trinchera por el centro y están buscando por los costados. Han encontrado restos humanos. El edificio es muy inestable, hay toda una sección en la que es muy difícil trabajar. Yo creo que están haciendo lo correcto, aquí hay algunos de los mejores equipos rescatistas del mundo que han trabajado en muchos terremotos y también en explosiones, porque a pesar de que aquí no hubo una bomba, el efecto es tipo explosivo, en el sentido que se cayó verticalmente. No cayó como en un terremoto, que se cae a pedazos por el costado. Esto fue como un derrumbe en que 12 pisos terminaron en tres. Realmente está muy aplastado, así que es difícil”. Un informe sobre el edificio había señalado ya en 2018 "daños estructurales importantes", así como "grietas" en el sótano, según documentos publicados el viernes. "La impermeabilización debajo de los bordes de la piscina y la vía de acceso para vehículos (...) ya superó su vida útil y por lo tanto debe ser retirada y reemplazada por completo", escribió en este documento el experto Frank Morabito, pidiendo reparaciones "dentro de un tiempo razonable", sin señalar un riesgo de colapso. “Lo terrible es que ahora están saliendo los informes de años pasados, donde se advertían problemas de socavamiento, que el terreno se estaba hundiendo dos milímetros por año, que los pilares estaban corroídos, que había que hacer trabajos estructurales importantes y que no se hicieron”, dice Bonnefoy. “Los dueños, es decir la junta del edificio no quería gastar esa gran cantidad de dinero en reparar cosas que no son cosméticas. Ese informe salió en 2018, pero también hubo otro informe en 1999 que ya advertía del hundimiento del edificio. Entonces hay una parte que tiene que ver con la no entrega de la información oportuna para evacuar, reparar los cimientos, los fundamentos del edificio. Y por otro lado, que se está construyendo. Y eso es aplicable a todo lo que está aquí en la línea costera, en terrenos que son pantanoso, son humedales rellenos. El agua con sal estaba entrando permanentemente a los cimientos, no se alcanzaba a secar, no se drenaba y esa sal empezó a corroer los fierros, que después se reflejó en roturas o fisuras en el cemento de los pilares. Eso sí es visible al ojo y no hicieron nada. Hay varios factores uno lo que no se hizo a tiempo y otro la manera en que se construyó”. Las reparaciones en el edificio, construido en 1981, estaban programadas y se habían comenzado obras en el techo. "Habrá una investigación minuciosa y completa sobre los motivos que llevaron a esta tragedia", prometió la alcaldesa del condado de Miami-Dade, Daniella Levine Cava. “Es un momento de mucha angustia y dolor, pero yo creo importante que se sepa como ocurrió esto, que se investigue y se determine las responsabilidades, pero también que se empiecen a revisar los demás edificio”, dice Bonnefoy. “Y eso es aplicable también a Chile, porque en Chile también se está construyendo sobre humedales, sobre el borde costero”. 29 latinoamericanos   Dos ciudadanos de Venezuela están entre los muertos confirmados. Se trata de León Oliwkowicz, de 79 años, y su esposa, Cristina, de 74, ambos residentes en Estados Unidos. Sus cuerpos fueron encontrados el sábado y el domingo, respectivamente, dijo la policía de Miami-Dade. La pareja vivía en la unidad 704 del inmueble, informaron sus hijas Daniela y Gabriela en un tuit. Hay 29 latinoamericanos de los que todavía no se tienen noticias: nueve de Argentina, seis de Colombia, seis de Paraguay, cuatro de Venezuela, tres de Uruguay y uno de Chile. Cristina Oliwkowicz tenía también nacionalidad uruguaya, pero la cancillería de Uruguay dijo que no estaba entre las tres personas de ese país que se siguen buscando. Al menos cuatro canadienses podrían estar "afectados", según funcionarios consulares. Entre los latinoamericanos desaparecidos, estaban Sophia López Moreira, cuñada del presidente de Paraguay, su esposo, Luis Pettengill, y tres menores de edad, así como Lady Luna Villalba, quien había viajado con ellos como niñera, de acuerdo con información del gobierno paraguayo. También era buscado el abogado chileno Claudio Bonnefoy, pariente de la expresidenta de Chile Michelle Bachelet. Su hija, Pascale Bonnefoy, que viajó a Miami para seguir de cerca las labores de rescate, destacó el trabajo "sin descanso" de los socorristas, pero pidió avanzar en las indagaciones. "Solidaridad hemos recibido mucha, y ha sido muy bonito, pero creo que lo que hay que hacer es investigar las causas", declaró a CNN. El presidente estadounidense, Joe Biden, que ya declaró el estado de emergencia que habilita ayuda federal, dijo que su gobierno está listo para "cualquier apoyo o asistencia que se necesite". The account was taken down, but not before a few people opened the file and found hexadecimal representation of a private key for an Ethereum wallet. Crypto - ETH and BTC will probably go down, which then may cause chaos with the Fed because they are trying to harness crypto as a solution for their failed (criminal) organization.
