His early exposure came from a DJ friend of his brother, leading him to dive into the world of music production. After a brief hiatus, Mateus returned to the scene between 2018 and 2019, performing at various events and starting his own music production. He released a track with MINILINE, a Colombian record label, and has been influenced by both local Brazilian friends and international DJs. His favorite genres are Minimal Deep Tech and Tech House, and he's grateful for the support he's received from peers in the industry. Saeed Younan is a world-class globe-trotting DJ, recording artist, sought-after remix producer, and the head of his own label, Younan Music. Over the last two decades, the veteran DJ / producer has been a key player in the house & techno global movement. Music has been at the core of DC-based Saeed Younan's life since he can remember. He dates his love for music back to when his family left his home of Baghdad, Iraq in 1981. Growing up amidst a war, Saeed turned to an old tape recorder and European radio shows to pass the time. Music remained a source of inspiration for him as he learned to play drums and other instruments during his childhood. When he moved to America, he decided that music was his passion and inevitably pursued it. No doubt in mind, it paid off. Today, Saeed is a world-class globe-trotting DJ, recording artist, sought-after remix producer, and the head of his very own Younan Music. Over the last two decades, the veteran producer has been a key player in the house and techno movement in the USA and a true artist in the global dance scene.

We have an interesting this day in legal history entry for today, on this day, May 16, in 1868 President Andrew Johnson was acquitted in his impeachment trial. President Johnson was Abraham Lincoln's running mate in the 1864 election and was a sop to the south – prior to sharing a ticket Lincoln had never met him. After the Civil War, President Johnson clashed with Congress over the reconstruction of the South. He vetoed legislation aimed at protecting the rights of former slaves, leading to tension and disagreement with his own party. In 1868, the House of Representatives impeached Johnson, accusing him of violating the Tenure of Office Act by removing the Secretary of War. The trial then began in the Senate, where Republicans held the majority, but Johnson was acquitted because not enough senators supported his removal. Johnson's presidency was marked by his opposition to political rights for freedmen and his lenient reconstruction policies. He served out his term but faced significant opposition from Congress. Johnson later returned to the Senate, serving for 3 months before dying in 1875. He is frequently ranked by historians as among the worst American Presidents, with his predecessor Abraham Lincoln typically taking the top spot. Those are difficult shoes to fill, I suppose. All the same, not a great guy. Wells Fargo has agreed to pay $1 billion to settle a class-action lawsuit brought by shareholders. The lawsuit accused the bank of making misleading statements regarding its compliance with federal consent orders after the 2016 scandal involving unauthorized customer accounts. Shareholders alleged that former CEO Tim Sloan and other executives provided misleading information to Congress, investors, and the media, painting a more positive picture of their interactions with regulators than was accurate. The settlement funds will be distributed to investors who purchased Wells Fargo stock between February 2, 2018, and March 12, 2020. This settlement follows previous settlements related to the bank's fake-accounts scandal in 2016 and a shareholder settlement in 2018. In 2020, Wells Fargo agreed to pay $3 billion to settle US investigations into consumer abuses.Wells Fargo to Pay $1 Billion in Class-Action Lawsuit (1)Silicon Valley Bank (SVB) removed a disclosure metric called economic value of equity (EVE) from its year-end 2022 financial statement, just two weeks before the bank's collapse in March 2023. For the past decade, SVB had provided this metric to demonstrate how interest rate fluctuations would impact its financial health. The removal of EVE, which was expected to show a bleak picture of the bank's situation amid rising rates and depositors withdrawing funds, raises questions about the role of the bank's auditor, KPMG LLP. The financial statement offers no explanation for the removal, and KPMG has not commented on the disclosure changes. USPAP and What's Omitted?  What does that mean?  Really, we mean what's omitted from your appraisal and report.  It is true, you should omit very little from the appraisal, as well as from the report.  Why?  A sale is not a comparable sale unless it has the same highest and best use as the subject.  So, appraisers cannot omit those analyses.  How about neighborhood analysis? Fannie Mae wants answers to thirty-six questions about the neighborhood.  There is nothing about the neighborhood the appraiser can omit from the appraisal or the report.  USPAP's SR1-6 calls for a complete reconciliation.  So, no, the appraiser cannot omit that, either.  Then, just what can the appraiser omit? USPAP and What's Omitted refers to unnecessary stuff.  What is unnecessary stuff in a real estate appraisal and report? You can probably omit the analyses of the Income Approach if you're appraising your basic cookie-cutter house (although not always).  Most assuredly, you do not need a level-C or -D market analysis to appraise credible a single family residence. According to USPAP, you can omit pictures, too, since there is nothing in that document calling for them to be part of the appraisal or the report.  So, yes, there is stuff you can reliably omit from your typical GSE appraisal.  But let's also talk about omitting the really necessary stuff. Read your report carefully, please.  USPAP and What's Omitted refers to stuff you should not omit from the appraisal or the report.  When you listen to this podcast, pay attention to what the State of Alabama did.  This appraiser chose to omit from the report a summary for the analyses and market support behind all the adjustments.  Omission of these analyses and rendered the appraisal not credible and the report misleading.  To omit something this simple violated USPAP.
