In this episode of the Financial Freedom with Real Estate Investing podcast, I sit down with two of our Deal Maker Mentoring students — Ryan Kindred and Russell Cannon — who broke free from the grind and did something most people only talk about: they bought a 240-unit self-storage facility and raised $1.9 million to do it.Ryan and Russ didn't grow up in real estate. They weren't born entrepreneurs. But they took action, surrounded themselves with the right people, and now they're building a portfolio that's changing their lives forever.Whether you're a high-income earner ready to pivot, or a burned-out investor trying to scale, this episode is packed with real talk, tactical steps, and one heck of a comeback story.Key TakeawaysFrom the Corporate Grind to Full-Time InvestorsRyan was managing $200M in power systems. Unlike traditional social media, the fediverse operates without a central authority. This creates a unique set of challenges and opportunities for how it's governed. Luckily, there are thoughtful stewards who want to see decentralized social media succeed in the most human — and humane — fashion. Two of the most prominent are Erin Kissane, a writer and researcher working on new networks, and Darius Kazemi, a senior engineer at the Applied Social Media Lab at Harvard University. Earlier in 2024, the pair researched and wrote a 40,000-word report on governance in the fediverse. Now they are deep in other projects designed to move the fediverse forward, including Erin's new studio devoted to network work and Darius' Fediverse Schema Observatory (software built to enhance the ecosystem's interoperability while being sensitive to user data). Matt Murray and Jake Muzzin will not play this season due to injuries. While 3 other players will miss the start of camp due to injuries.Next we get into whether we'd like to see the Leafs stack their talent all together or if we'd like to see them "spread the wealth". Meet Jesse Appell, an American performing Chinese language stand-up in China. Jesse grew up in Boston and is a graduate of Brandeis University. His Fulbright Scholarship brought him to Beijing where he studied a type of comedy called Xiang Sheng, which became famous during the Qing Dynasty. Jesse's unique path has put him in situations few Americans have ever encountered. When I look at Jesse's efforts, I think of the quote from Eric Sevareid, the CBS war correspondent who became a household name during WW2. Sevareid once said, "Next to power without honor, the most dangerous thing in the world is power without humor." Jesse's efforts are helping many in China realize the important role humor plays in a high function society. In this episode we cover…How a 9 day vacation to the States turned into 3 years being locked out of ChinaThe approval process Jesse goes through to perform stand up shows in ChinaThe differences between what Ameicans and Chinese consider funnyHow the Chinese perceive Jewish peopleHow Jesse's three year long exodus from China led him to create a tea company and the largest tea drinking page on all of Tik TokThe years Jesse spent studying Xiang Sheng under the mentorship of a famous masterWhy the tea district in Beijing should be a the top of your travel listThe reason we in America think about tea all wrong and how tea drinking might be the solution to our nation's loneliness epidemicThe chinese word he thinks should make its way into the American lexiconBuy Jesse's tea: https://jessesteahouse.com/ (discount code: SearchForDaas) Tik tok: @yourteaguyInstagram: @whatxisaid

These days, the word mindfulness has become a buzz phrase but very often people don't know what the word actually means, much less how to practice it. One simple definition of mindfulness is the ability to see what's happening in your mind without getting carried away by it. The benefits of doing so are vast and profound— from decreased emotional reactivity to being more awake to what's actually happening in your life.Today's guest Joseph Goldstein talks about a classic Buddhist list called the Four Foundations of Mindfulness, which lays out various techniques for developing mindfulness within your practice.Goldstein is one of the premier western proponents of Mindfulness. He co-founded the legendary Insight Meditation Society alongside Sharon Salzberg and Jack Kornfield. He also wrote a book called Mindfulness: A Practical Guide to Awakening. In this episode we talk about:The historical context for the four foundations of mindfulness Why he thinks the Buddha loved listsWhy the Buddha placed mindfulness of the body first on the listThe steps to mastering mindfulness of the bodyThe meaning of the word embodied and how that's different from our usual mode of being in the worldHow and why to do walking meditationsWhat are feeling tones and why are they importantPractices for cultivating mindfulness of mindThe mantras that Joseph uses when teaching Full Shownotes: https://www.tenpercent.com/tph/podcast-episode/joseph-goldstein-483-rerunSee Privacy Policy at https://art19.com/privacy and California Privacy Notice at https://art19.com/privacy#do-not-sell-my-info.

One of the biggest mistakes people make is that they think of email as one to many. Like they're putting up a billboard but if you write your emails like you're writing to one person, you're writing to a friend, and you just say it out loud, that could be such a difference maker and engaging your audience. About James Hipkin: Over a 40-year career, James worked in marketing and advertising at a high level. Since 2010, he has built his clients' businesses with digital marketing.James is an accomplished, forward-thinking marketing professional. His clients included Sprint, Apple, Wells Fargo online bank, Nestlé, and Toyota. They appreciate his practical, no-nonsense approach. He has scars and many stories to share. His stories are always valuable and entertaining. His humor and infectious good-natured approach to marketing are fun and practical. But he never loses track of what's important. Marketing, done well, creates value for customers and the business. In this episode, Jennie and James discuss:A company's website is its most valuable digital assetHow page load speed affects user experienceThe importance of pulling a customer listThe pathways conversationStop calling it a sales call.Key Takeaways:It is through your business/company's website that you can get your message across to your best prospects and differentiate yourself from your competitors. Therefore, focus on the problem of your audience on your website to engage them, so they'll let you offer a solution. An important factor in determining trustworthiness is page load speed. Slow-loading pages lead to lower customer confidence and trust, resulting in lower conversion rates for your business. You can use a spreadsheet to organize your customer list based on types of customers and categories if your company has been around for a while. By doing this, you will very quickly determine who your best customers are, which will also indicate who your best prospects are.You have to accept as a marketer that the majority of people aren't going to see what you're saying. But when they do see it, you have to say the right things, you have to catch their attention because you understand the problem they have suddenly uncovered - that's where mapping the customer journey becomes so vital. Stop calling it a sales call because nobody wants to be sold. You should instead attract them at the top with messaging that resonates with where they are on their journey, cultivate a relationship with microtransactions, and close the funnel with an enrollment conversation to ensure that you're supporting the customer's journey.“90% of sales of loyalty problems can be traced to a flawed sales process, and the website is one of your best platforms to support that sales process. Because in this world, everybody is going to the website before they talk to you, they're looking for confirmation that you understand their problem and if you can do that, then the engagement conversation becomes an enrollment conversation versus a sales call.” – James HipkinGift: Book Your Six Seconds or Less Website Audit: https://inn8ly.com/six-second-website-audit/CONNECT WITH JAMES HIPKIN:Website: https://inn8ly.com/Twitter: https://twitter.com/jhipkinLinkedIn: https://www.linkedin.com/in/jameshipkin/ CONNECT WITH JENNIE:Website: https://badassdirectsalesmastery.com/Email:  jennie@badassdirectsalesmastery.comFacebook personal page: https://facebook.com/jbellingerPLFacebook podcast page: http://facebook.com/BadassDirectSalesMasteryFacebook group for Badass Crew: https://facebook.com/groups/BadassDirectSalesMomsInstagram: https://instagram.com/BadassDirectSalesMasteryPersonal Instagram: https://instagram.com/jenniebellingerLinkedIn: https://linkedin.com/in/BadassDirectSalesMasteryShow Notes by Podcastologist: Angelica RaycoAudio production by Turnkey Podcast Productions. EPISODE SUMMARYMy guest today is Grace Yi, who recently completed her freshman year at Boston College. During high school, Grace had a lot of stress and anxiety when it came to assessing her social fit on campus and where she should apply. In this episode, she shares how she overcame her doubts and offers advice and encouragement for you and your teen. This episode is the second of a four-part series on building your teen's best-fit college list.EPISODE NOTESWhen looking for a college that will be a good fit, there are certain things to keep in mind that will be non-negotiable. Is it a good fit academically? Financially? How does it fit your teen's chosen career path? But what about social needs? As we work through this series on building your teen's unique college list, we're going to explore how to find a social fit both before and after college life begins.I loved getting Grace's perspective on what college social life can be like. So often, our high schoolers get overwhelmed with all the things they need to be doing in order to be the right fit for their school. Often, classes and extracurriculars are chosen based on how they will fit into what schools are looking for. But Grace reminds us that a school should fit you as well. Social life should be fun, and it's okay to experiment with different clubs and activities. I've known Grace and her family since she was in high school, and her journey hasn't always been an easy one. I'm so excited to be able to catch up with her now that she is on the other side, with a full year of college already behind her. We talk about some of the things she thought would be important to her that now are not such a big deal and some things she never expected. So as you're making your college list, don't forget about social fit. We can get so caught up in academic and financial standards that it can be easy to overlook what a college can offer socially. Take some time to find out about the social opportunities that are available on campus, whether it be sports, clubs, Greek life (or lack of it), student groups, proximity to town or a city, etc.I hope you enjoy this second installment in our series on creating your college list.Highlights How your teen can overcome a fixed, rigid mindset Social considerations for your college listThe benefits of a Gap YearWhat your teen can do once on campus to find their fitMeet Our GuestGrace Yi is a Cincinnati native and a graduate of Saint Ursula Academy. After embracing a gap year, she's found her home away from home at Boston College and living her best life. Listen on…the Flourish Site, Spotify, Apple, In September, I'm hosting my complimentary parent masterclass, four common mistakes to avoid when choosing a college major. Kopke wines are sourced and produced in Quinta São Luiz, one of the most important estates in Douro region. This 300-acre estate has 220 acres planted to traditional Portuguese grape varieties, such as Touriga Nacional, Touriga Franca, Tinta Roriz, and Tinta Cão. There are also small plots of Tinta Barroca and Souzão. Trav Bell, aka The Bucket List Guy, is on a mission to help 10 million people lead purposefully fulfilled lives. But, his career didn't exactly start that way. Growing up in a seaside town in Victoria, Australia, Trav excelled in swimming and surfing and went on to study physical education in college. He fell in love with the coaching aspect of physical training and eventually became one of the first people to franchise personal fitness training studios in Australia. After 16 years, he realized that he was disconnected from the purpose behind his mission and left the business. Trav is candid about his struggles with mild depression and finding his purpose after closing down his business. He discovered positive psychology, neuro-linguistic programming, and life coaching, which eventually led him to launch his career as a motivational speaker. He knew he wanted to help people have more meaning, purpose, and fulfillment in both their work in their life. About eight years ago, he posed a question during a speaking event: What wakes you up in the morning? He had a lightbulb moment in that same session when someone in the audience referred to him as ‘the bucket list guy,' and he developed his brand around that idea. Trav now runs the Certified Bucket List Coaching Program, is the author of The Bucket List Blueprint, host of The Bucket Life List Podcast, and has checked ‘TedX speaker' off his own bucket list! They're also algorithm-proof, because we all know that Amazon and Facebook can change how they do things at any time. There's a mindset that goes along with building and maintaining an email list, and that's to be your own best customer. Figure out what your customers would like to see the most in an email and offer them something great in exchange for their email address. Start with the end in mind when you're building your plan.  Plenty of great tools are out there to help build a great list, and a lot of them are very affordable. I share some of my favorites and talk about the pros and cons. I also talk about ways that can get you set up with a solid list and audience in the fastest way possible. What's Inside:Why having an email list is so importantTools I use to build and maintain my listThe fastest way to build a high-quality email list

On this episode, Jacob talks with one of the truly great marketers out there, Andrea Palten. They talk about being good in business, building an email list, marketing during a pandemic, data and privacy, and more. Again, Be Good in BusinessDon't ghost people. Communicate! Create a trustworthy brand. We're all humans. Your clients will understand. Just communicate with them. Tell the truth.Building an email listThe bigger your list, the bigger your income. When someone gives you their email address, they are telling you that they trust you. You own your email list. Not the people, but the list. You don't own social media channels, but you do own your email list. Email marketing is a great way to keep yourself top-of-mind.Create a weekly big piece of content. This could be a blog post, podcast, YouTube video…You can then repurpose that piece of content in your email list each week. When you're consistent, people will trust that you're always there and that you aren't going away. Create a lead magnet - a free piece of content that requires that people give you their email address. Don't Spam or Ghost! There are two extremes. Sometimes, you sign up for an email list and get WAY too many emails. Other times, you sign up and never get an email. Then out of the blue you get a sales email. Don't do either! There's a happy medium here. Send emails at least every two weeks. Weekly is the best. Some unsubscribing is okay. Shoot for an unsubscribe rate of 2% or less. GIVE VALUE. Give 4 times before you get. Send 4 emails giving tips and ideas and then 1 email selling your product or service. How has marketing changed during the pandemic?Andrea is moving to more storytelling in her email marketing. Consumer behavior is changing. People are more interested in brands and want to connect with the people and businesses they work with. We are more lonely than ever. We've all been burned with politics and social issues. Be real. Show up as you. Be authentic. Data and PrivacyMake sure you have a privacy policy on your website. Make sure you have terms and conditions and disclaimers. Be transparent in the way that you use customer data. Only collect the data that you actually need. Pay attention to laws like GDPR. Stay on top of the news and be aware of what's happening. Show upShow up on social media and in your newsletterBe real and authentic. Respond quickly when people reach out. Give a lot of grace and patience. Replay Who I Help All tips, advice, and suggestions in this, and all BlogAid posts and tutorials, are intended to empower DIY site owners who are serious about making money with their sites and are not on hosting that is restrictive in what you can and can’t do with your site and hosting setup. If you have any doubts about what type of host you are on and if the tips I give will work there, see this post on What is Managed Hosting? BlogAid Happenings If you’ve been following me for a while you know that I’ve been in a state of overwhelm with site service requests since this spring. A big part of that overwhelm has been from the sheer volume of emails I get, as I’m spending way too much time on non-billable hours with folks that are requesting services I don’t even offer, or gathering more info for the services I do offer.  So, I spent this week doing something about it. All New Site Services Pages I want to send a HUGE thank you to Michelle Phillips of Codefetti for her webmaster expertise on every service we both offer. That, combined with her awesome copy writing skills uniquely qualified her for revamping and/or creating all of my Site Services pages. She knows exactly what goes into performing each service. The Site Services page now has blurbs for each service I offer with a link to read more. And each one of those pages now better educates and vets the potential client so they have a clearer idea of what the project entails, including their parts of it. I also created all new service requests forms for each of the services, instead of combining forms for multiple services, and that will also help clarify and vet the potential client with the kinds of info we need to do the project. On top of that, I put a “before you apply” notice above the Site Audit request form to ensure folks know that this is a partnership and DIY site maintenance education type service rather than a “dump it all on the tech” type service.  I want to thank all of my site audit clients who shared their comments and suggestions in our private Facebook group for the wording of that info above the request form. They have a unique perspective on what it’s like to need that service, and the info about, and the questions they had about it. BlogAid does not offer on-demand fix-it services One of the reasons I have been getting a string of ill-fitting clients is that too many of them don’t read what is on the services page. They just pull the trigger and contact me for services I don’t even offer. Most often that happens with the site audit request form being used for a troubleshooting bug hunt for something that is broken...

#009: Why is having a continuously growing email list so important to both your business and your impact as a conservation visual storyteller? This is a really, really important question to be asking right now. Imagine that you're documenting a conservation issue that's near and dear to your heart. And a really time-sensitive problem pops up. Maybe there's a legal decision that's about to take place, or a critically important nonprofit is losing funding. And you know that if you could get 500 signatures on a petition, or 200 people to call their state representatives, or 100 people to donate $5 so that you can get out into the field with your camera to document what's happening ... that it would make a huge difference in turning the tide on your conservation issue. You might have tried putting call-outs like this on social media and gotten nothing but crickets back.Imagine if instead, you could put a call out and people actually saw the message, and took action. That's the power of a well-nurtured email list. And that's why I spend an entire episode walking you through step-by-step how to create, grow, and consistently connect with your email list. Even if you are an amateur photographer, or you’re barely getting started. Even if you’re a pro who primarily does assignment photography. Even if you don’t yet know why on earth you’d use a list or what on earth you’d email about…You absolutely need to be building an email list right now. I've talked about how too many conservation photographers lack a marketing game, and that affects how impactful your work can ever be. If you’re going to implement one single strategy that all marketers know is critical to business success, I hope you implement a mailing list. It will make a difference in your reach, your efficacy, and even your income.By the end of this episode you'll know exactly what makes an email list can be so valuable, and you'll know exactly how to get yours up and running with gusto.Inside of this episode is the foundational information you need on starting and growing a thriving list of people who are willing to listen, engage, and financially support your work. Some of the tools in this series might be difficult to visualize in your mind, so I’ve put together examples of each tool that you can use in your context on my website. Head to mcurtis.co/clarity to find worksheets for each tool as each episode is released. What is the Eisenhower Box?A simple structure that helps you understand the urgency and importance of each task on your listThe basic analysis is broken into four categories Urgent and Important: Stuff you should get done right awayNot urgent and Important: Great stuff to get done, but you have some time to accomplish it.Urgent and Not Important: This stuff is stressful–there is a lot of pressure with these projects, but they aren’t as important as others may make them out to be.Not Urgent and Not Important: These are just plain old time wasters. What does the Eisenhower Box do?The Eisenhower Box helps you understand reality. When we have a lot on our plate, we begin to feel like everything is a crisis. The reality is that it isn’t. And that’s what this tool helps us see. It helps us course correct our emotional response to our workload. What does the Eisenhower Box not do?The Eisenhower Box doesn’t actually do any of the work for us, sadly. It just helps us know what is important. Let’s walk through the sample Eisenhower Box togetherContextHigh production life as a graphic designer in a churchProjects coming in all the time - some last minute, some not. No constant turnaround timesThe world begins to blur at this point, and the weight of the design load can lead to burnout. This tool works at every level of the organization. When I say to myself “I feel so busy right now”, that’s the trigger for me to pull this out. The same goes when someone says they are feeling overwhelmed. Great. Let’s assess reality together.
