Investor Q&A: Garden Suites, Ontario Real Estate, Exit Plans & More Today's episode of the Canadian Real Estate Investing Morning Show is a full investor Q&A. Wayne and Gabby answer questions live from Canadian real estate investors about: How to eventually exit a real estate portfolio Capital gains and tax planning When to use a financial planner Ontario real estate investing Variable vs fixed mortgage rates Corporations and rental properties Saskatchewan real estate Garage door replacement costs Assignment deals Edmonton garden suites And how investors can use education to recognize opportunities faster The biggest theme throughout today's show is simple: Ask better questions, get better information, and keep moving forward. What Does an Exit Plan From Real Estate Look Like? Craig asks: What is a realistic exit plan when you're done investing in real estate? Or are you ever actually done? Wayne's answer depends heavily on what the investor wants next. Some investors may want to: Sell everything Convert the portfolio into cash Move into lower-maintenance investments Create retirement income Keep real estate but simplify Hand assets down to family Continue holding for cash flow If the plan is to fully liquidate, Wayne recommends building the plan with the right professionals before selling. That could include: An investor-focused accountant A qualified financial planner A wealth-planning professional A real estate coach who understands long-term portfolio planning The key is knowing what the money is supposed to do after the properties are sold. Don't Forget the Tax Bill Wayne emphasizes that investors should not assume every dollar from a property sale becomes spendable cash. There may be: Capital gains tax Capital cost allowance recapture Legal fees Realtor commissions Mortgage discharge costs Other closing costs If you sell several properties at once, those tax implications can become significant. Talk to an investor-focused accountant before liquidating so you know what your actual net proceeds will be. Selling Is Easy. Planning What Happens Next Is Harder. The mechanics of selling real estate are relatively straightforward. Hire the appropriate broker or realtor. List the properties. Sell them. The harder part is deciding what happens to the capital afterward. If somebody sells a portfolio and ends up with several million dollars, they need to know whether that money is intended to: Grow. Generate income. Preserve wealth. Fund retirement. Support family. Or move into another investment vehicle. The answer should be based on the investor's goals, not a generic product recommendation. Be Careful Who You Take Financial Advice From Wayne also warns investors to be cautious with titles like: "Wealth planner." "Investment strategist." "Financial expert." A title does not automatically mean somebody has real experience. Make sure the person has actual qualifications and understands what you are trying to accomplish. The goal should be building the right plan, not simply moving your money into whatever product that person happens to sell. Kyla and Fabian Complete Their First Assignment Deal Kyla shares a big win during the live show. She and Fabian recently completed their first wholesale assignment. The deal came through a lead-generation system they originally built to find properties for their own fix-and-flip business. Normally they would have purchased the property, renovated it, and sold it. Instead, they recognized a different opportunity. They assigned the contract to another investor for: $10,000. No renovation. No construction risk. No holding costs. No resale risk. Just fast cash. Wayne explains that this is exactly what happens when investors understand multiple strategies. As Barry McGuire says: "If you understand the strategies, you recognize the opportunities." Pivoting vs Giving Up Wayne also talks about why he generally dislikes the word "pivot." Too often, people use "pivot" to describe quitting when something gets difficult. They start moving toward one goal. Hit resistance. Then change direction. Hit resistance again. Change direction again. Eventually they never reach any destination. That is different from recognizing a genuinely better path. Kyla and Fabian were not abandoning their business. They recognized that assigning the contract produced a faster, easier return with less risk. That is not quitting. That is making a better business decision. Garage Door Replacement Costs A live viewer asks about the rough cost of replacing a garage door. Wayne estimates approximately: Single garage door supplied and installed: $2,000–$2,700 plus applicable tax Insulated double garage door supplied and installed: Approximately $2,700–$3,500 plus applicable tax Labour-only costs may vary significantly by contractor and location. These are rough estimates and should be confirmed locally. Would Wayne Invest in Ontario? Another listener asks: What do you think about Ontario real estate? Would you invest there? Wayne's short answer: He has researched it. But he does not personally want to operate a rental-property business there. The biggest issue is not necessarily the individual property. It is the regulatory environment. One of Wayne's core investment fundamentals is investing in a jurisdiction that supports the operation of the business. If the landlord and tenant laws create too much operational risk, that can be enough for Wayne to move on. Real Estate Is a Business Wayne explains the distinction again: He is not simply buying an asset and hoping it goes up in value. He is operating a rental business inside that asset. That means the laws governing the business matter. If the province limits: Rent increases Lease termination Enforcement Non-payment remedies Control over the asset Then that becomes a major part of the investment risk. Ontario Real Estate Is in an "Ice Age" Wayne describes much of Ontario's real estate market as being in an "ice age" right now. That does not mean every market in Ontario is identical. It means affordability has become severely disconnected from property values in many areas. After the pandemic, very low borrowing costs and pent-up demand caused prices to accelerate rapidly. Prices then moved beyond what many households could realistically afford. Now the market needs time to rebalance. Wayne believes the long-term opportunity may return, but affordability, borrowing costs and income all need to move back into a healthier relationship. Garden Suites Explained Another listener asks: How do garden suites work? A garden suite is an additional residential unit built on the same property as an existing house. It can be: Ground-level Above a garage A garage suite A duplex-style garden suite Multiple units, where municipal rules allow The exact rules depend on the municipality. Edmonton's Garden Suite Opportunity Wayne explains that Edmonton currently offers a very unusual opportunity because recent zoning changes allow multiple garden-suite units on certain lots. This allows investors to do something that is not currently possible in the same way in most Canadian cities. Instead of simply building one small backyard suite, investors may be able to create: Duplex garden suites Multiple ground-level suites Multi-unit garage suites Four-plex garden suites Wayne and his team recently completed their first four-plex garden-suite project. Why Wayne Built Edmonton Garden Suites Wayne explains that he began developing this strategy when he saw traditional investment opportunities becoming harder to find. He spent approximately two years working through: Design Zoning Permits Construction Builder selection Cost control Financing Appraisal strategy Rental projections The result became Edmonton Garden Suites. Four-Plex Garden Suites Wayne says the multi-unit model is where the investment economics become substantially more attractive. Rather than building one unit in the backyard, multiple units create much more rental income. Wayne says certain projects may be able to create approximately: $250,000 in equity upon completion with some projects potentially creating even more. He also discusses potential cash flow of more than: $1,500 per month when the right property, development model and financing are used. These results are project-specific and depend heavily on acquisition cost, construction cost, financing, appraisal, rents and execution. Edmonton Garden Suites Is a Limited Window Wayne believes this opportunity exists because of current City of Edmonton zoning rules. Those rules can change. If the city changes the rules in the future, the strategy may no longer be available in its current form. That is why Wayne sees the current period as a window of opportunity. For more information: www.edmontongardensuites.com Should Rental Properties Be Owned in a Corporation? A listener asks: How many rental properties should you own before creating a corporation? Wayne's answer: Zero. For passive rental properties, Wayne generally prefers personal ownership or joint ventures using personal ownership where possible. His view is that corporate ownership often creates less favourable tax treatment for passive rental income. He says corporate ownership can become relevant when an investor can no longer qualify personally or when the structure is required for another reason. Before making any ownership decision, investors should speak with a qualified accountant and lawyer about their specific situation. Variable or Fixed Rates? A listener asks whether they should move out of variable-rate mortgages. Wayne explains that he personally remains in variable mortgages. He does not present that as a recommendation for everyone. The correct financing decision depends on: Risk tolerance Cash flow Portfolio structure Time horizon Future purchases Mortgage terms Personal financial situation Tomorrow's Morning Show will feature investor-focused mortgage broker Keaton Kirkwood to discuss rising fixed rates and how investors can prepare their portfolios. What About Saskatchewan? Wayne says he likes Saskatchewan. He believes Regina and Saskatoon can offer strong real estate and rental fundamentals. But if he compared Saskatchewan with Alberta today, he would still choose Alberta. His reasoning is simple: If two markets are relatively close in quality, Wayne prefers investing in the market that currently produces the strongest overall result. He will continue investing there until that changes. Then he will move to the next market. Here's a simple breakdown.   Sublease (Subletting) A tenant rents part or all of their leased space to another person while remaining on the original lease. Example: A business has extra office space and sublets part of it to another professional. In a sublease: ✔️ The original tenant remains on the lease ✔️ The original tenant is still responsible to the landlord for rent, utilities, and lease obligations ✔️ The subtenant typically deals with the original tenant — not directly with the landlord   Assignment of Lease An assignment transfers the lease to a new tenant, usually with the landlord's approval. Example: A business relocates and transfers its office lease to another business. Life moves through seasons, and God has a distinct purpose for each one. Ecclesiastes 3:1 reminds us that there is a time for every activity under heaven, and Numbers 8 gives us a surprisingly practical picture of this through the lives of the Levites. Their service followed a clear arc: a time to prepare, a time to work, and a time to coach. These three seasons map directly onto the rhythms of our own lives, and understanding them can change the way we approach wherever we find ourselves right now.The preparation season is where foundations are built. Just as David faced lions and bears before Goliath, and just as Jesus spent 30 years of life before His public ministry began, preparation is not wasted time. It is essential time. God is shaping character, building habits, and developing faith that can hold up under pressure. The playing season is where preparation gives way to participation. Colossians 3 calls us to do everything from the heart as something done for the Lord. Your job is a platform, your neighborhood is a mission field, and the season you are in right now is the assignment. A critical reminder in this season is that your identity must remain rooted in Christ, not in your title or your role, because when that role ends, only what is built on Him will remain.The coaching season is not a lesser season but a deeply valuable redirection. Numbers 8 describes how the Levites shifted from doing the heavy work to assisting and guiding others. Moses poured into Joshua. Elijah poured into Elisha. Paul poured into Timothy. Psalm 145:4 calls one generation to declare God's works to the next. The wisdom that comes with age and experience is a gift, and the coaching season is the opportunity to pass it on. No matter which season you are in, the invitation is the same: trust God with it, be faithful in it, and keep your foundation in Jesus Christ, because every good season begins and ends with Him.

Solomon watched the wind and noticed something: it doesn't wander. It has courses. It has circuits. It returns again to its own paths. If natural wind has a course, then the wind of God has a course too. It's not blowing at random. It's mapping something. There are four points on this map, and they build on each other. One leads to the next. Mission. Assignment. Prosperity. Stewardship. M-A-P-S. The wind maps our lives. In this message we walk the whole map: 1. There is a Mission in the Wind (Acts 1:8) Mission is the "what." The wide, unchanging target God is moving all of history toward. A mission you cannot see clearly is a mission you will eventually abandon. 2. There is an Assignment in the Wind (Acts 13:2-4) Your assignment is how you personally fulfill the mission. It has a horizon. It has edges. And that's not a limitation, that's mercy. Stop comparing assignments and ask the Holy Spirit, "Where do you want me?" 3. There is Prosperity in the Wind (Deuteronomy 8:18) Prosperity is not the goal; prosperity is the tool. Money and resources chase vision. Nobody chases a hole. People chase a horizon. 4. There is Stewardship in the Wind (Luke 16:10, 12) The wind looks for a steward before it blows fresh provision. The tithe did not start with the Law and it did not end at the cross. Grace never lowered the bar on generosity. It removed the ceiling. Owners hoard. Stewards release. Mission. Assignment. Prosperity. Stewardship. The wind maps our lives. The wind is with us. AI value creation is not the same as doing more work with AI. That distinction is becoming increasingly important as AI compresses the time required to build, market, analyze, and deliver products. Faster execution can create remarkable leverage, but it can also accelerate activity that was never particularly valuable in the first place. In the second part of Rob Broadhead's conversation with Scott Shagory, that tension becomes a central issue. AI is changing delivery, sales, marketing, engineering, product ownership, and financial planning simultaneously. When everything can move faster, leaders face a more difficult question than "Where can we use AI?" They must determine where value is actually created. Speed becomes leverage only when the work being accelerated contributes to an outcome that matters. About Scott Shagory Scott Shagory is the founder and CEO of the Purple Finch Group, where he helps technology CEOs navigate growth when organizational complexity begins to outpace the clarity that originally drove the business. His work focuses on identifying underlying growth constraints, clarifying where organizations create value, making implicit founder knowledge visible, and helping leaders adapt their strategy and operations as technologies such as AI reshape the business environment. Outside his business work, Shagory is a senior martial arts instructor, an experience that complements his focus on teaching and breaking complex ideas into understandable frameworks. AI Value Creation Begins With the Value Chain Shagory points to delivery, sales, and marketing as areas experiencing significant disruption. Roles are morphing and overlapping, and responsibilities that once seemed clear are becoming harder to define. What does it mean to be an engineer when AI can accelerate portions of development? Where does product ownership begin and engineering end? What should sales and marketing teams prioritize when content, research, outreach, and analysis can all be accelerated? These questions become more difficult because organizations are not simply introducing a new tool. They are changing the speed and boundaries of work across multiple functions at once. The natural response to that pressure is often to do more, but that is precisely where trouble begins. Shagory describes reacting as "the lowest form of action." When organizations feel pressure to keep up, they can launch projects without deciding what trade-offs those projects represent. Every AI initiative consumes something, whether that resource is money, attention, management capacity, employee energy, or opportunity. The systems question is therefore not simply, "Can AI perform this activity?" Instead, leaders need to ask where value is being created and whether accelerating a particular activity strengthens that value. AI Value Creation Requires Clear Trade-Offs The early AI rush encouraged experimentation at enormous speed. Teams pushed products, consumed tokens, worked weekends, and pursued the possibilities created by rapidly changing technology. Shagory describes attending conferences where leaders talked about pushing their teams to produce more and "token max," yet he rarely heard them clearly articulate what the company intended to do and, equally important, what it had deliberately decided not to do. That second decision is where strategy becomes important. AI expands the number of things a company can attempt, but it does not expand attention, capital, leadership capacity, or customer demand at the same rate. Prioritization therefore becomes more important, not less. A company might use AI for generation, categorization, development, customer analysis, or internal automation. Each application may be technically possible, but technical possibility does not mean each one deserves investment. For every proposed AI initiative, identify the customer or business outcome it should improve and what the organization is willing to deprioritize in exchange. This approach changes AI adoption from experimentation for its own sake into a portfolio of deliberate business bets. It also forces leaders to acknowledge opportunity cost. A team spending months developing one AI capability is choosing not to direct those same people, resources, and attention somewhere else. Faster development does not eliminate that trade-off. AI Value Creation Exposes Busy Work Broadhead raises an organizational problem that predates AI: people can work extremely hard without moving customer or company value forward. Employees may be busy every day, completing tasks and generating output, while producing little that materially changes an outcome. AI makes this problem more visible because it dramatically increases the amount of output a team can generate. A team can now produce more code, campaigns, prototypes, research, documents, and ideas in less time. Increasing the volume of work, however, does not prove that the organization has become more productive. It may simply mean that the organization is producing waste faster. Shagory therefore returns to what he calls the linchpins of value creation. Leaders need to understand what the organization does better than anyone else, which activities support that advantage, and where customers actually experience meaningful value. Once those elements become visible, teams have a clearer basis for deciding what deserves acceleration. AI can make an unfocused organization look extraordinarily productive because output can rise long before anyone proves that outcomes have improved. Without that clarity, teams can work at cross-purposes while every individual appears busy. Engineering can accelerate one direction while product moves toward another, and sales and marketing can generate more activity without improving the customer experience. AI does not automatically align those functions. In fact, increasing their speed can make misalignment more expensive. From AI Hype to Organizational Discernment The conversation also identifies an important change in how businesses are approaching AI. The initial phase was characterized by excitement and pressure to move. Organizations feared being left behind, and experimentation itself sometimes became evidence that a company was adapting. Shagory describes the beginning of the year as a period of "token maxing," when businesses were caught up in the excitement, power, and perceived magic of what the technology could accomplish. He now sees signs of a transition toward greater discernment. Companies are beginning to confront harder questions about what their experiments actually produced, what customers gained, which initiatives deserve continued funding, and where automation may not be the right choice. That transition matters because moving quickly up the wrong ladder still leaves the company in the wrong place. As Shagory observes, "Everyone's chasing or moving up a ladder, but it's not necessarily the right ladder." AI may allow an organization to unwind certain mistakes faster than before, but speed does not restore the months, attention, money, and employee energy consumed by a poorly chosen initiative. Shagory also points to the human cost of aggressive experimentation, describing teams working seven days a week as they attempted to keep pace with rapid technological change. That effort can eventually create exhaustion and burnout. For Shagory, employees remain an organization's most important resource, which means a strategy that accelerates technology while exhausting the people responsible for directing it is not a sustainable system. AI Value Creation Must Show Up in the Financial Model Eventually, the AI system reaches finance. As AI becomes embedded in products and operations, organizations need to understand its costs rather than treating the technology as an experimental budget with unlimited upside. Shagory discusses how companies are beginning to determine how inference costs should be measured. Leaders have to consider whether those costs should be understood at an aggregate level, individual product level, or product-channel level because each approach changes what they can see about the economics of the business. These questions matter because unpredictable AI costs can undermine budgeting and forecasting. A product that appears attractive when AI usage is inexpensive can become considerably less attractive when inference grows with adoption. Shagory notes that even a substantial variance in inference costs can create serious problems for a company because finance leaders may no longer know how to forecast what a product or project will actually cost. The underlying financial foundation matters just as much. Shagory describes AI as a spotlight that exposes areas where a business is weak, including fundamentals such as the general ledger and chart of accounts. Poor underlying data does not automatically become useful financial intelligence because an AI layer has been added. The business still needs coherent data if leadership expects technology to provide accurate insight. The more sophisticated the AI system becomes, the more important seemingly boring foundations become. Coherent financial data, meaningful metrics, and clear cost attribution help leaders distinguish genuine growth from expensive activity. Build the System Before You Accelerate It AI creates a genuine opportunity because many established assumptions are being reset. Large companies and small founders alike are reconsidering how products are built, how work is organized, and what customers will pay for. Shagory sees that disruption as a potential leveling field because organizations of different sizes are facing many of the same fundamental questions. The advantage does not automatically belong to the company that uses the most AI. It can belong to the organization that develops greater clarity about where technology creates meaningful leverage. Companies that understand what Shagory calls their "origin of genius," know where value is created, and can articulate their strategic trade-offs have something meaningful to accelerate. Companies without that clarity may simply move through confusion faster. The practical challenge is to connect the system from end to end: customer value informs strategy, strategy determines priorities, priorities shape AI investments, and those investments produce measurable costs and outcomes that inform the next decision. That creates a business system rather than a disconnected collection of AI experiments. AI Value Creation Also Requires Leadership Leverage Shagory's bonus recommendation provides a practical way for founders and executives to apply the same thinking personally: audit their time. He recommends recording where time is actually spent without immediately judging the results. A leader may intend to devote two hours to deep work and discover that the activity repeatedly consumes four or five hours. Another high-priority responsibility may continually receive less attention than expected because the executive is being pulled toward work that is interesting, familiar, or urgent. The audit matters because Shagory describes a founder as the company's "very first professional investor." Money is not the founder's only investment; time and attention are capital as well. Looking carefully at how those resources are allocated can reveal the same kind of misalignment that an organization may discover when evaluating its AI investments. The question remains consistent: Where is the resource going, and is that where it creates the greatest leverage? Conclusion: Faster Is Not the Same as Forward The most important question in AI adoption is becoming less technical. Organizations already know that AI can produce extraordinary amounts of work. The harder challenge is deciding which work deserves to exist. AI value creation begins when leaders identify the few activities that genuinely move the business, make explicit trade-offs around them, measure their economic impact, and use technology to increase leverage where it matters. In some cities, like Houston, Texas, the true extent of this system is a secret. Law enforcement says this is all for public safety - to prevent crime and assist investigations. Critics think it is an invasion of privacy, open to misuse, and a sneaky tool aiding ICE in President Trump's deportation drive. One company is bearing the brunt of the backlash: Flock Safety. Its network of AI-powered licence plate readers spans over 6000 communities, generating 20 billion vehicle scans a month. Vigilantes have been cutting down Flock devices.
