On August 5, 1996, 43-year-old Jennifer Myers was working alone at the Tailfeather Art Gallery in West Manchester Township, PA. Just before 11 AM, a man walked in, pulled a gun, and demanded money. The robber was interrupted by an unexpected delivery and fled, but he was quickly identified as a man named Kevin Dowling and arrested. But as the trial approached, Jennifer was found brutally murdered in the very gallery she worked. Police were convinced Kevin was the killer, but he had an alibi so airtight it seemed impossible—timestamped footage showed him fishing miles away on the day of the murder. This is a generalised statement but what I've found along my travels in my life and in my career is that most women have this superpower and it's that they have the superpower of not owning their superpower!   If you're a woman reading this right now? Ask yourself how many times you've dismissed or downplayed your own superpowers by saying something like "Isn't that normal? Everyone can do what I do."   Funnily and sadly, the answer to that question is NO.   Not everyone can do what you do in the way you do it. The only person that can do that is YOU.   On this episode, I chat with Jennifer Myers on: Own your superpowers - it's important! Ask for feedback - it can help you to identify your superpowers and grow Why self-responsibility, self-leadership and communication improve the we (team) and the me (individual) Get clear on what success means to you rather than what you've been sold it means Plus so much more!⁣   Jennifer is a Certified Leadership & Business Coach, International Trainer and Speaker and Author. ENTREPRENEUR INTERVIEW: Life Doesn't Have To be Hard Introducing Jennifer Myers Jennifer Myers is our guest today to share her insights into running a successful business without that business running you. She is the founder of Gener8 Leadership Solutions, and also one of the 90 Day Divas, a coaching business she shares with two other ladies that all have been through the ups and downs of business and can ease the way to a better life. Which is exactly what she wanted but just a few years ago was a long way from experiencing what she now teaches. As she says “I've got an amazing personal story to share that totally suits YOUR philosophy – that life and business doesn't have to be HARD! As a matter of fact, I've just contributed to a book that will come out this month and my contribution is titled ‘Life Doesn't Have to be Hard.'  One night in early 2009 after a manic day, my husband and I looked at each and basically said ‘Our life is totally running us – not the other way around. How did it get like this?!' We knew the balance in our lives had gotten skewed, and we knew we had to do something about it ASAP. How The Dots Joined Up For Jennifer To make a long story short(er), just 10 months after that ‘OMG' moment, we had sold or given away everything we owned, packed 3 suitcases and 3 large boxes (talk about learning the difference between ‘need' and ‘want!) and purchased 3 one-way plane tickets to New Zealand without ever having visited there before. What started as a ‘let's see if this works' move turned into a new way of life in a new country, and we've never looked back! She has now been a Certified Business and Leadership Coach and Trainer for over a decade now where she helps develop leaders and teams learn how to communicate more effectively I often encourage my clients to step outside their comfort zones when it comes to activities that will help them take their businesses forward, and it's so rewarding to watch them grow and develop! So when business is simply a series of decisions that we take to grow and establish our reach, why do most people never consider the impact on their own personal lives? And what would she say was the biggest learning curve as she finally decided that “Life Doesn't Have To Be Hard”? Well lets find out as we bring onto the show to start joining up dots with the one and only Jennifer Myers.

The longest-reigning sovereign is being mourned by many around the globe, we hear some of these reactions from people beyond her realm. The BBC's correspondent in New York Samira Hussein tells us more. The coronation of a new British monarch will bring big changes, like the minting of new coins in the United Kingdom and other Commonwealth nations. But how soon will we see the portrait of King Charles III in banknotes and coins? We ask Serge Pelletier, member of the Royal Canadian Numismatic Association. The end of the second Elizabethan era has created a demand for memorabilia related to the Queen. We talk to Jennifer Myers, owner of a British products shop in New York. From memorabilia to new banknotes and coins, the death of the longest-reigning monarch will bring changes beyond the United Kingdom. The BBC's Samira Hussein tells us about the reactions in the United States to the demise of Elizabeth II. As Great Britain says goodbye to their monarch, demand for souvenirs related to the Queen has grown. We hear more from Jennifer Myers, owner of a British products shop in New York. The portrait of Queen Elizabeth II has appeared in at least 33 currencies, a world record. How soon will royal mints around the world begin to produce new coins with the image of King Charles III? We ask Serge Pelletier, member of the Royal Canadian Numismatic Association. India has recently opened up its space sector to private players, with nearly 60 start-ups signing up to participate in commercial space programmes. The BBC's Arunoday Mukharji reports. As the cost of energy rises, calls for a global response and a big focus on markets outside of Russia grow. We talk to Majid Jafar, Vice-Chairman of the Crescent Group and CEO of Crescent Petroleum.

On this episode of the Real Estate Fight Club Podcast, Jenn and Monica are going to talk about the topic: if you are a top producer, what is next for you?Today's tiebreaker is Jennifer Myers from the Agent Grad School company, a training platform for agents to have a six-figure business and have a life without a team. Tune in for all of the great information and opportunity.   Episode Highlights: As a real estate agent, if you have done it for several years in a row, and you are a proven talent, and this is your business, and you are producing maybe not 100 deals a year, but you're like a good 20 to 30 deals a year.  The reason you are not having success is that you are on the wrong path. You are trying to follow someone else's way, says Monica. What is a top producer doing in this industry? Every time Monica gets to know an agent and asks what their business goal is for this year, they say something lile, ‘40 deals'; And if she asks where they got that number, they say, "I did thirty last year, so I figure I should do forty now." Some people think that they should be their own brokers, but they forget about their life. What do you really want? Why did they start this business?, asks Jenn. Monica asks Jenn, when somebody has hit that stride where they are making enough money to make themselves happy, and support their family or they are the professional real estate agent, what does she think is next for them? If people don't know the difference between profit and revenue, look it up because it is a humongous difference. Building a team talent is going to be your problem because if you bring on a buyer's agent who is a rockstar in work, he will leave you within six to twelve months because he will realize he can do this on his own, says Monica.  People don't realize that there is an expense per person, and you have to take into account what staff you are hiring for that person, what time are you taking away from you that you would normally be generating leads because that is going to be the first thing to go. Some teams make more money, but you need to figure out how much you spend to make that money and how much you compromise your life. Monica says that if you need to stay where you are, you need to stop listening to what others are saying and ask yourself, If you are on the right path and doing more things to make money? Monica has a team of 149 agents, and she has zero liability around that. She is not carrying a broker's license and will not be dragged to court and lose everything because eXp is carrying that liability. If you make more money just from what you are already doing, that is a higher return on investment. Jennifer Myers, today's tiebreaker, opened her own brokerage and teaching agent school during the recession in 2008, when Agent Grad School was born. It was originally supposed to be like the little training in her little ten-person office, but now it's across the country. Success always focuses on the balance between our business and life. You are allowed to be successful real estate-based agents and have a life, and you also are allowed to be a successful real estate agent and not want more or need to do more.   3 Key Points: You can argue the benefits of eXP, but with eXP, there is a new way to leverage. There is a new way to build a team without liability, and it rolls without the majority of the responsibility of spending a ton of money, says Monica. The perfect buyer's agent will produce for you. What should it look like? There is a new opportunity in this industry, and it's a viable, fast-growing, massive one, and the reason growing fast is that agents walk with their feet, and they go where they get to keep more money.     Resources Mentioned: Jenn Murtland LinkedIn | Facebook | (513) 400-1691 | Website | Instagram https://jennifermurtland.com/Vault/ Monica Weakley website | LinkedIn | Facebook Real Estate Fight Club Podcast  Facebook page | Instagram | YouTube Jennifer Myers email - jennifer@agentgradschool.com https://podcasts.apple.com/us/podcast/confessions-of-a-top-producing-real-estate-agent/id1337188302 https://agentgradschool.com/     Thank You To Our Incredible Sponsor Partners (Get Great Discounts with these links) Coach John Kitchens - www.mygrowthscore.com, https://coachkitchens.com/ Ghostpostr - https://www.ghostpostr.com/ (Get It For FREE!) Real estate agent success means going through early challenges, learning and persevering to achieve clarity and focus. Hear insights about: How Jennifer struggled to find her path to real estate agent success, and how she had trouble landing clients in the early days Why the biggest challenge Jennifer was facing in the start of her career was convincing others why she would be the right partner to help them find a home Why doing everything she had been trained to do still wasn't enough to land clients, and what changed that allowed her to finally achieve real estate agent success What steps Jennifer took to identify and share the value proposition she was offering, and how changing her mindset first was the key How Jennifer identified who she was best equipped to help and how she was best able to help them Why leaning into who you already are will take you farther than trying to find a “persona” you think you should be presenting Why going through your early struggles is a necessary step that can teach you valuable lessons, and why focusing only on first-time homebuyers can help you get started Real Estate Agent Success Especially when you're just starting out as a real estate agent, everything can feel like an overwhelming uphill battle. How do you land your first clients as an untested and unproven agent? What value can you offer to differentiate yourself from more established agents? Finding real estate agent success in the early days can seem impossible. That's the challenge Jennifer Myers faced early in her career. She was stuck in a cycle of being unable to land clients because she hadn't worked yet, and even after doing everything she had been trained to do to get leads, nothing was happening for Jennifer. That's when she knew she needed to take a different approach. In this week's episode of the Pursuing Freedom podcast, Jennifer shares how narrowing her focus, leveraging her wisdom and personal experiences, and identifying the kinds of people she was best positioned to serve gave her the breakthroughs she needed to kickstart her career. I know you'll find Jennifer's experiences helpful in achieving your own real estate agent success, especially if you're stuck in the same catch-22! Achieving Early Real Estate Agent Success Means Changing Your Mindset After hustling and doing everything she could, Jennifer was still struggling to land her first clients. That's when she realized that she needed to see things from a different perspective. She hadn't closed a deal as an agent before, but she had gone through the experience of being a first-time home buyer. Plus, she had wisdom and experience to draw from. By choosing to narrow her focus to first-time buyers, Jennifer was able to do those first crucial deals. That had a ripple effect, because not only did it give her valuable experience, it also earned her loyal clients who would return when they were ready to upsize to a larger home later. This allowed Jennifer to position herself as a trusted partner and begin growing her reputation and experience. “Niching Down” is About Choosing Who You Can Best Serve On the surface, the idea of narrowing your focus might seem like you're closing doors to opportunities. But in reality, by choosing a target audience that best aligns with your personality, your experience and your natural talents, you can actually create new opportunities you wouldn't have discovered otherwise! Jennifer Myers changed her mindset, began pushing through her own fears, and got the ball rolling in what would quickly become the real estate agent success story she'd dreamed of. Today, she shares her own experiences and insights with other agents, helping them achieve the success they want as well. About 5,000 young people are currently experiencing it in Los Angeles County. The reasons vary from abuse and conflict in the home... to housing and economic insecurity experienced by entire families. Now, after more than a year of a pandemic, advocates worry those numbers could climb. Already, many of these youth carry trauma from their childhoods into their homeless experience, and that instability of being on the street and unhoused only compounds the fear, stress and anxiety that many feel.  What happens when you move around a lot and can't form stable relationships? Lack a permanent place to stay, or any kind of consistency? How can young people push through that with the right treatment, and what support is needed from the city to the county to the state to help them get there?  These are the questions we discussed during an event last Thursday, examining the intersection of youth homelessness and mental health. It was produced in conjunction with Call to Mind, American Public Media's initiative to foster new conversations about mental health. We bring you an edited version of that panel discussion here.  Take Two is joined by three young women who had experienced homelessness in their teens and three clinicians working with homeless youth in Los Angeles.   Guests: Angela M. Sanchez, Alumna and Board Member of School on Wheels, Inc. Today’s guest is Jennifer Myers. Jennifer’s story is straight out of a Netflix series, especially if you’ve ever seen Narcos or Ozark. As a recent and innocent college grad, Jennifer soon found herself involved in one of the biggest Marijuana drug trafficking operations in the United States. After her wild journey of illegally moving millions of dollars of marijuana and eventually getting caught and being sentenced in prison, a new calling and life trajectory was being birthed. After Jennifer learned about our country’s massive incarceration problem, especially with nonviolent offenses, her passion to be an advocate for women in prison and youth with incarcerated parents led Jennifer to co-found R.I.S.E. to Empower, a nonprofit dedicated to empowering girls and women to make positive choices. Their work with at-risk, teen girls led to their program being accepted into San Diego U.S. Federal Probation’s reentry initiative, where they facilitate high-risk women recently released from Federal Prison. Jennifer is a TEDx Speaker, ghostwriter, federal prison consultant, and author of the award-winning memoir, “Trafficking the Good Life.” Jennifer is incredibly inspiring and I’m so excitd for you guys to hear this one. On today’s episode I’m welcoming back a student of mine to the podcast. The last time Jennifer Myers was here, she was talking about how realtors can grow their business with Facebook and Instagram ads, but this time is different. We’re talking about how she took her business online and launched her very first online program, and what Jennifer had to get past to make it a success. Paid traffic is important, but they’re just one piece of the puzzle in order to have a successful business, and as you’ll hear you need to have things like the right mindset, positioning and the ability to communicate your value proposition to get to that next level. Once Jennifer had these things in place, she finally launched her online program for the first time and did $30,000, with an email list of just 350 people at that time. Jennifer had a lot of mental blocks she had to overcome to take her business online though after building such a successful realty brokerage over the last number of years, which you’ll find out today. This is a case study that so many of you are going to be able to relate to and benefit from. Jennifer is creating the type of business she wants to have, on her own terms, and transforming the lives of so many other real estate agents in the process! Before we start the show, I’ve got something to ask. How do you listen to this podcast? Is it in the iTunes app, Stitcher, Spotify or maybe iHeart Radio? Do you listen to it at regular speed, or maybe like me you listen to your podcasts at 1.5X speed? I want to know! Take a screenshot of you tuning in to The Art of Paid Traffic, and include it on your Instagram Story, while tagging me, @RickMulready!  Want to win a 30-minute strategy session with me? I’ll be drawing one winner at random each month, and all you have to do is give me your feedback on this podcast over at http://rickmulready.com/messenger, telling me what you’d like to hear more of - including topics you’d like to see covered, guests, style and frequency of the show! On the Show Today You’ll Learn: The moment that first pushed Jennifer towards the life she really wanted to live and the steps she took to transition to an online business How she was able to sell program at $5,000, and why having a small group of students register for the first launch has been a huge benefit to her What struggles she faced in taking her business online, and what the process of creating and launching her first course looked like One important thing she decided early on to get really intentional about How Jennifer emailed a list she hadn’t reached out to in 6 months, and what her messaging and offer to them looked like Who she attracted to purchase her first course and the changes she’s making next time to target a different audience

This is an episode that’s been a long time coming, and it’s a topic I get asked about a lot. Today’s episode is for real estate agents as well as people wanting to manage Facebook ads for realtors. If you fall into neither category, don’t turn this off, because there are so many principles in this one that will be relevant for multiple types of businesses. So why did I want to do this episode? I think real estate agents tend to be stuck in the ways of traditional marketing, and they often aren’t open to hearing about new and more effective ways to market their real estate businesses. You’ll be hearing lots of strategies for positioning yourself as the “go-to” real estate professional in your area, or if you have a Facebook ads business, the person who is best suited to help real estate agents sell their listings and attract buyers to list with them. I’m doing something a bit different today, as I’ll be teaching for the first half of this episode and then I’ve invited one of my Accelerator Group Coaching students to share her expertise with us in the second half. Jennifer Myers is a Realtor in the Washington, DC area, and she owns an extremely successful real estate brokerage there. She’ll be revealing the three phases of marketing your real estate business and her formula for repeatable, consistent growth for real estate professionals. Jennifer is also sharing the 5 big mistakes that she sees people in this industry doing wrong when marking their business, so this is definitely an episode you’re going to want to listen to! On the Show Today You’ll Learn:   What successful real estate agents are doing to rise about the competition and the importance of embracing video marketing as a strategy The different types of ads that would be good for a Realtor® to use and what a Facebook ads manager working with these professionals will need to do to attract them as clients How Jennifer’s business looks a lot different now as opposed to 15 years ago when she was first starting in real estate The ways she was able to look outside of the real estate industry to learn successful marketing practices to use in her business Why you really need to niche down – and how to do it the right way The reason you need to be consistent, and why trying to focus on multiple platforms is a big mistake What Jennifer means when she says that your marketing doesn’t end when you have the client - and a very surprising statistic that backs this up

When I tell people I’m originally from Upstate New York, it typically comes with a qualifier: an extra “up” tacked on as an awkward prefix to create Up-Upstate New York. If I just stick to regular, old “Upstate,” there’s a good chance people will assume I’m talking about some place in Westchester County. It’s a never-ending discussion, trying to figure out non-specific geographic boundaries, but the real reason it has importance is because it paints the picture that there is so much more to New York than its namesake city. The area where I grew up offers plenty, and for generations, its drinking culture was based around wine produced in the Finger Lakes. Craft beer was Genny Cream Ale or Saranac Black Forest, a beloved Schwarzbier. But in recent years, the idea of what beer is and can be has rapidly changed as local production has come to be defined by small businesses. As I visited my hometown of Geneva, New York this summer, I was excited to see how the beer scene has changed. One of the more recent additions was Bottomless Brewing, barely outside Geneva’s limits, built inside an old dairy barn and located amongst rolling farmland so ubiquitous for the area. Its name connects to the “bottomless” depth of nearby Seneca Lake, one of the bodies of water connected to the region’s Finger Lakes name. I sat down with Jennifer Myers, head brewer, and one of the founders, Tom Thompson. Jennifer is something of a veteran of the very young Finger Lakes beer scene, having worked in beer for seven years and acting as brewer for six of them. Over the course of our interview, you’ll hear Tom pop in and out - a natural part of being the one running a business - as he takes care of opening the space, welcoming customers and tending bar. It was actually a good example of what it takes to run a small business: you’ve got to be a jack of all trades at all times. Throughout our conversation, the three of us talk about what it takes to open a brewery and, most important, change minds and succeed in a region where some people are still figuring out what “craft” beer means to them.
