President of Sales and Marketing for Liberty Communities Lurae Davis is in the studio today for today's All About Real Estate segment of Atlanta Real Estate Forum Radio. Joined by co-hosts Carol Morgan and Todd Schnick, the group discusses the builder's upcoming projects and available communities. “Our purpose is to be able to build new home construction that's affordable but keeping the idea simple,” said Davis. “We don't do a lot of bells and whistles in the home, like a lot of upgrades and options, because we want to keep the homes affordable. But I like to say we are giving you the palette to be the artist and put your home together." Davis has been in the new home industry for 23 years with a background in construction. Liberty Communities focuses on building new homes with a simple design that are well-constructed and affordable for consumers. To ensure homes are affordable, Liberty Communities does not typically offer upgrades or customization options to avoid increased costs. The builder encourages its homebuyers to take advantage of the home's simplicity to make the space their own and add personal touches. Liberty Communities has experienced many changes and incredible growth during the pandemic. Currently, there are several new communities across metro Atlanta with move-in ready homes available to close in 30 to 45 days. There are also multiple decorated models open at various communities which are available for touring. Liberty Communities is also in the process of expanding to South Carolina and Alabama. Villages at Harris Creek in West Point, a newer community from Liberty Communities, offers an amazing location just 30 minutes from both Atlanta and Columbus. Residents at Villages at Harris Creek have convenient access to I-85, the Kia Assembly Plant and a growing West Point area with local shopping, dining and outdoor activities. Priced from $247,990, this community is comprised of 54 homes, and offers several move-in ready homes. Started in 2020, Liberty Square Park is the builder's Hampton community which is now adding 90 new homesites. This popular community includes homes with three to five bedrooms, and it offers a great location with close proximity to the Atlanta Motor Speedway. Coming this fall, Southern Hills in McDonough is introducing a new line of homes with an abundance of added features. This community offers about 200 new homesites for buyers. Located near I-75, as well as great local dining and shopping including Tanger Outlets, Southern Hills features a fantastic central location. In Newton County, Liberty Communities has four communities including Twin Lakes which is priced from $277,990 and made up of 90 homes. Also available in the area, Bridgemill provides one or more acre homesites with spacious homes priced from $285,990 that feature timeless brick exteriors and convenient side entry garages. Liberty Communities currently offers great homebuyer incentives up to $4,000 towards closing costs with preferred lenders including New American Funding which the builder partners with. The two companies have been working in conjunction to provide easy homeownership for Southeast buyers over several years. “The thing I really love about New American Funding is they are so creative with our buyers. They make sure to give them different options,” said Davis. The Liberty Heroes incentive is available for healthcare workers, police officers and military personnel. It provides an extra $1,000 toward closing costs. Liberty Communities created a new incentive of $1,000 for Heroes of the Highway which rewards truck drivers that helped deliver much-needed supplies during the pandemic. Ben Powers is the force behind Developing Lafayette, a blog dedicated to reporting new businesses and construction in Lafayette. Driven by a natural curiosity about new businesses and restaurants popping up around town, Ben found there was no easy way to obtain access to information that was public record but not readily available online. Wanting to share information that was on the down-low or "DL," Ben took it upon himself to investigate new business happenings and inform the community about the latest construction projects and commercial developments.
