Building homes in factories can save money and time – so why has prefabricated housing struggled to gain traction in the U.S.? Scandinavian countries use it for more than 40% of their housing production, whereas in the U.S. it's less than 4%, according to a 2023 report from consulting firm McKinsey. The Bay Area has produced some big winners and losers in the prefab space. In the past decade alone, several startups launched amid fanfare only to shutter and fail to deliver housing at scale. But, other developers and manufacturers are making a dent in the housing market. Vallejo-based Factory OS has delivered close to 3,000 homes in the last five years and can now build up to 1,000 units per year. We'll talk about why prefabricated housing remains a promising, but challenging piece of the housing production pie. I'm a little unsure of the best way to frame this introduction. In some ways, this is a story of embracing climbing for all the right reasons. Pursuit of technical mastery and love for the outdoors over the gamification of grades and emphasis on physical training. On the other hand, this is also the story of early adulthood in the modern era. The narrative to pursue something like climbing full-time is strong in the outdoor world. But most I encounter eventually find that climbing alone leaves us yearning for meaning and purpose. My guest today, Tyler Karow, spent nearly three years on the road pursuing climbing. Today he balances considerable climbing achievements with a secondary passion for building and a desire to be a part of the solution to America's affordable housing crisis.Karow is a 29-year-old climber known for his big wall accomplishments in Yosemite, Patagonia, and around the globe. His resume includes a ground-up free ascent of Golden Gate (5.13a) on El Cap, and Yosemite's Triple Crown in under 24 hours, only the eighth time this feat has been achieved. Notably, Karow climbed the Triple while working a full-time (plus) job. He holds a B.S. in Civil Engineering from the University of Southern California and is a licensed civil engineer and general contractor. With this background in engineering and construction, he envisions a career helping to build prefabricated tiny home communities. This emerging approach to construction helps to reduce the cost of new housing and more efficiently add supply to a stressed housing market.This episode is an Oreo of sorts, with a focused discussion of Tyler's climbing achievements and work/life balance in the beginning and end. The Port of Portland and Hacienda Community Development Corporation are teaming up on a project using mass timber to create prototypes for modular housing. Mass timber is a high-strength engineered wood. The state Legislature awarded the organizations a $5 million appropriation to work on the project. Curtis Robinhold is the executive director of the Port of Portland. Ernesto Fonseca is the CEO of Hacienda Community Development Corporation. They join us with details.

Join me as I take an in-depth look at how our current Mayor of London has failed to deliver on his pledge to build 80,000 new homes a year, despite receiving a record amount of money. Life is incredibly challenging right now and for many this is only heightened by the fact our most basic human needs are not being met, moreover, considered a priority by those that lead us. We face a housing crisis in our capital that is compounded by our current economic emergency. Our leaders have failed to act once again, and the lack of direction does little to promote prosperity or confidence. 67% of Londoners see housing as the key issue we faced as a society, something Sadiq Khan seized upon with his manifesto. And yet since becoming mayor in May 2016, the building of only 34,515 homes has even started, with a mere 12,000 of those having been completed. Promise after promise falls by the wayside and all of this amidst a backdrop of accusations that our government has failed to deliver investment. The need for housing has increased exponentially. Population in the capital has been growing by 1.1% on average annually since 2012. This equates to 96,000 additional people each year. OUR MAYOR HAS FAILED IN HIS PROMISES TO BUILD AFFORDABLE HOMES FOR OUR CITIZENS We must address this problem as a matter of urgency, particularly as we head into 2021 and the challenge of reigniting our battered economy and the austere times we currently face. Affordable housing for our key workers, the police force, teachers and transport employees is a must and the prerequisite of any thriving metropolis. We need a change of leadership, a change of direction and fresh hope at a time when each is severely lacking. Caldwell-based company indieDwell specializes in building modular housing using shipping containers. More than 50 modular homes have been constructed on the land where Hogan’s Alley once stood to house predominantly Black and Indigenous people. Lama Mugabo is a member of the Hogan’s Alley Society. He talks about the housing project, the history of the neighbourhood and the systemic racism Black people faced then and now.

Nick Fulford has a background of over 20 years in sales & marketing. In 2017 he quit to set up the a modular housing concept, nHouse, together with award-winning architect, Richard Hywel Evans. As an industry new-comer, Nick is attempting to revolutionise an enormous market - the housebuilding market. 184,000 homes were built in England in 2016/17 so it's a big opportunity to play for, and there's government commitment to significantly increase this number. Set against the backdrop of a stretched traditional housing delivery industry, there's a clear need for innovation. The nHouse is a spacious, affordable and contemporary two storey, three-bedroom modular home. The house is made using off-site construction techniques. It can be delivered and set up to any site across the UK within five months of order. Once on site, the nHouse can be ready for occupation in three days. After I visit the newly unveiled nHouse prototype, Nick and I discuss what the nHouse is and he believes there's a gap in the market. We talk about the nHouse's market position and why the team believe there is a gap in the market; both from a customer and a delivery perspective.
