Craig has an eye patch, Sam is ill. Things Discussed: Season Grade: A. Exceeded expectations, put up a banner, Sweet 16 after getting hosed by the committee. Dusty May is good at this: Michigan is really good in the last five minutes. They found guys they can use in ways other schools wouldn't have thought about. Knows how to put a roster together, which is critical in an age when you have to remake your roster every year. Why you have to rebuild your roster every year: The portal system isn't good for anyone. It's unfair to blame Dusty May (Tom Izzo!) for recruiting over Tre Donaldson because that's the game right now: they needed shot creation and went and got it in the portal. But this sucks for fans who lose the excitement of players getting better, sucks for schools that have to be constantly recruiting their own guys and everyone else's, and sucks for the players who have to transfer all the time. NCAA needs a holistic reboot based on contracts, and rewarding schools—perhaps with greater NIL cap space—for retaining and graduating their players. Are fans losing interest? They say they are, but it hasn't shown in the metrics yet. Maybe that's what has to happen? Craig: They need a collective bargaining agreement, and there's nobody to bargain with, and that's more than a year or two away. Michigan 2025-26: They have guards, need at least one more center and probably want to add another bench shooter (says Brian) or a starting four (Seth) because Johnson has a high foul rate. Depends which center they get and if he and Johnson can be on the court at the same time. Have Goodman to play some four, Grady to be that guy off the bench possibly. Nimari: Played very well down the stretch, was creating a bit as well. Big Ten Coaching Carousel: Think we won, think it's weird that everybody ended up in not the spot they were going. This time nobody made a bad hire: Nedved is a good fit for Minnesota, DeVries makes sense for Indiana, we like Buzz Williams (kind of a Harbaugh). Want to play at Penn next year to say hi to Fran and the Palestra. During the break: Craig grades all the NCAA Tournament officials. Football: Wide receivers got larger, McCulley sounds like he's going to be WR1 and nobody else is close. Still looking at a 6'5" guy in the portal. Need contested ballers and TEs this year to take pressure off Bryce Underwood. OL may be dodgy; they moved Link to LT and El-Hadi to LG. Like all the assistant coaches they added, hoping for a big 5th year from Crippen. Babalola? He might be a next-year guy because he's pretty raw. Defense: I need to make the Groves thing clear: I'm excited about Falcons on the roster but it's mostly a bit, and I don't want people to think my excitement over these guys is just that. Mangham is getting mention as a starting safety. Rod Moore's injury is holding him out in spring, which makes me nervous, but that could just be a precautionary thing. Quietest spring ever? The reporters are focusing on recruiting.
Host: Meng Tian

The Defensive Line Starts at 1:00 Brian says we're not allowed to cackle through this or be hype the whole time, but we spend a lot of time talking about what to expect from Mason Graham and Kenneth Grant before getting into their depth. Benny has a road back to health but should have his breakout year about now. After him it's iffy, since Etta had to move inside. Pierce is Just a Nose for now. After them…not much. Edge should be deep and excellent again. Josaiah Stewart is younger than Derrick Moore and was in the process of turning into a complete Amoeba edge. Moore is on his way to Tacodom and the NFL Draft. TJ Guy has been waiting forever. Think part of the reason Etta moved was because they like Cam Brandt a lot. [The rest of the writeup and the player after THE JUMP] 2. Hot Takes and Linebackers Starts at 47:18 We are buying the Barham hype, yes. Because of practice and film and the talk. Hausmann was a nickel in high school and never lost that agility, played along with the starters last year and wasn't a drop. Think Rolder's end of the year isn't fair, that his freshman year was more telling. Seth likes Jaydon Hood, the last of the Don Brown backs. Cole Sullivan will probably be good but don't want to see too much of him this year. 3. Secondary Starts at 1:12:38 This Will Johnson fellow, maybe you've heard of him. Can't afford an injury so no he can't play receiver and return puts you sickos. Was injured last year so this year could be special, or he could be avoided as Jyaire Hill gets his feet under him. Good news that he's moved up, always needed time to mature. Still younger than most of the freshman, and played safety in high school. Backups are the transfers-Hall has drawn comps to Wallace But Fast so that's your #3 guy—Seth thinks he's Gemon Green. Kechaun Harris could play too. Ricky Johnson might need a year. Safeties took a hit losing Rod Moore but Makari Paige will be nice and forgotten, Quinten Johnson had his light go on and we're glad they fished him out of UDFA'dom. Think the transfers will take time to learn the defense but should be in a regular rotation—Mangham is another Sabb, blow up next year. Zeke Berry won the nickel job over McBurrows, which is impressive. Will be more of a blitzer, won't be Sainristil, but they went portal shopping for safeties because they wanted Berry in the slot that much. Brandyn Hillman has a role as the hybrid if they want to go 4-3 against running QBs again. 4. Special Teams and Wink Starts at 1:34:57 Tommy Doman might never punt again but he's good at it; the consistency is coming with age. Dominic Zvada is another good portal kicker, has two years to play, missed all of his bad ones early last year. Returns will be fun with Semaj. Wink is going to blitz because that fits the personnel. Things Discussed: Seth: FBS needs to take the season off to celebrate the recent champions and digest all of these changes. They're not surrender cobras anymore; that's just relaxing. VICTORS: bigger project than we thought, 95% written now. Yes you can still order one (I'm making 10,000, about 8,400 sold). QB: Wish we'd seen more of Orji last year; saying he's the ideal leader, how consistent can he be with the throws. Don't count out Davis Warren. RB: Jordan Marshall news is good for Jordan Marshall; they don't need him yet so if he's breaking into the lineup we've got a Corum on our hands. Need to see more 2RB with Mullings blocking because he got the Block of the Week three times in 25 attempts, including the one where he lit up Dallas Turner in the Rose. WR: Semaj is WR2 we think. TE: Loveland is going to split out wide a lot (watch the Rose again). OL: Best you can be after replacting five (six!) starters. Do they have eight starters or four? Think Crippen/Anderson is a Barnhart/Trente situation. RT? Might not like what they have from Gentry and Persi, might just be a good sign that Evan Link is coming on. El-Hadi, Crippen, Hinton are Old Wisconsin replacements. DL: Benny should be at his takeoff year, haven't talked about him because he was injured. Hearing the right things on Pierce: he can be not moved. Etta can penetrate, but neither can do both. Etta's position is like hearing Mike Morris is moving to DT: he can do it, but he'll be undersized, and it means they don't like any of their options past that. Kirby Smart is complaining about his 4th DT too. Cornerback: Jyaire Hill probably rounds into a star over the course of the season, coaches are impatient for it to happen now. Aamir Hall is a find; Ricky Johnson is a loose cannon needs a year. Safety: Need four, have four. Mangham will come along, is your new Sabb. Q-Jo will start earlier in the season but expect Walker to come along and rotate with Johnson. Berry: Different player from Sainristil, think having him means you go man more often and let Wink blitz more.
Things Discussed: DBs from the portal: went from no depth to great depth. Both pairs complement each other: Johnson can tackle, Hall can cover. Mangham incredible ceiling, Walker extremely high floor. Relitigating retaining Harbaugh: can't ignore that he was expected to go to the NFL after winning a national championship a year ago. NCAA/Petitti were hostile, sure, but blaming Warde is overplaying the hand. Break: Silly Buckeyes. Settling House: Schools acting like getting the confs to sign off matters; what matters is whether the players agree to it. Getting involved with private equity/FSU getting some sort of loan. At some point you need collective bargaining or it's not going to end.

What a whirlwind day for Michigan State and Jonathan Smith as the Spartans kick things off with a big commitment from transfer cornerback Ed Woods out of Arizona State. But then, MSU transfer portal departures kept rolling with Geno VanDeMark, Jaren & Jaden Mangham and Ethan Boyd all submitting their names to leave on the portal's final day. Summary: In this episode of The Perfect Property, Juli talks again with CPA John Mangham. John, known as “The 1031 Guy,” has been in real estate in Atlanta since the mid-80s. He's an expert on the topic of this episode, which is buying or selling properties using 1031 exchanges. If you're not sure what a 1031 is, it allows you to sell investment properties to reinvest and potentially save money on taxes! As John discusses, there are four essential elements to a 1031 exchange: tax savings, investment property, time frame, and equal or greater value. He goes into detail on these four requirements and covers what qualifies as an investment property, how to understand the “equal or greater value” rule, and what exactly “like kind properties” are. John also talks about what you need to know about doing 1031 exchanges in different states. What You'll Learn: · Who is the audience? (0:49)· The four essential elements of a 1031 exchange (2:55)· What qualifies as an investment property? (9:57)· The “equal or greater value” rule of a 1031 exchange (13:47)· What are “like kind properties?” (15:31)· Selling and buying in different states (19:41)· Review of the four essential elements (22:12)· One thing investors need to know about 1031 exchanges (23:18)· How to contact John and talk about 1031 exchanges (25:19) Key Points:“Our audience would be anybody who owns real estate that is not their residence or a pure vacation, personal use property. It's properties that they've invested in and they may have inherited the property, they may have received it 10 or 20 years ago, they may own it in conjunction with siblings… There's a big gain in those properties. So, when we look at our audience, it's the investor and even people who don't think of themselves as investor.” “The average 1031 exchange will start and complete in 62 days.”“From closing you have 45 days to pick out what you're going to buy.” “If there's one practical piece of advice that I give everybody in dealing with these time periods: start shopping. Shop early, shop often, and start shopping before today, before today's closing.”“If we have a rental house and its been rented for a year or more, a couple or a few years, that starts to completely comply with the rental definition, the ‘held for investment requirement.' Also, do you have multiple properties?... All of that sets the pattern that you're an investor.”“A vacation home, in and of itself, if it's purely personal use, if it's only a property that you and your family go to, the vacation home won't qualify for a 1031 exchange.”“Equal or greater is if you want to save all the taxes. If you go slightly under, it's not the end of the world. In fact, if it's a really killer deal, then I would suggest that's the way you ought to do it.”“When we say ‘like kind,' you can interchange ‘like kind' and ‘investment property' because that's really what all of this talks about.”“Because it's federal tax law, the 1031 exchange applies anywhere in this country.”Links: John's Phone Number: 404-352-1031John's Email: jmangham@starker.comJuli's Email: juli@theperfectproperty.comJuli's Phone Number: 404-668-8975 (call or text)The Perfect Property Website. www.theperfectproperty.com

Summary: In this episode of The Perfect Property, Juli talks with CPA John Mangham. John, known as “The 1031 Guy,” has been in real estate in Atlanta since the mid-80s. He is a fulltime real estate broker and knows all about the topic of this episode: opportunity zones. Juli and John talk about what opportunity zones are and what a great investment they can be! John explains where the idea of opportunity zones came from and how these investments can benefit homeowners and investors. He also covers 1031 exchanges, explaining what they are in layman's terms and how they relate to opportunity zones. You'll also hear John and Juli discuss Atlanta's market when it comes to opportunity zones. What You'll Learn: · What is an opportunity zone? (0:31) · Stock and bonds versus opportunity zones (1:20)· Who created the idea of opportunity zones? (2:55)· The opportunity zones around Atlanta (3:50)· How to find opportunity zones (4:27)· What is the benefit for homeowners and investors? (5:37) · Are opportunity zones good for the average house-flipper? (10:17)· How have opportunity zones been defined? (11:04)· What happened in southwest Atlanta during the downturn? (13:44)· Opportunity zones are long-term (20:55)· What is a 1031 exchange? (22:31)· Are people using crowdfunding for opportunity zones? (30:25) · Looking at the opportunity zone maps (32:40)· Who is the perfect candidate to buy in the opportunity zone? (33:34)Key Points:“The opportunity zones allow investment coming from non-real estate arenas.”“There's never really been an opportunity, so to speak, to transfer money out of the stock market arena into the world of real estate until now. And the incentives that have been put in place for people to transfer their profits from stock market gains is this OZ (opportunity zone) fund opportunity.” “The idea is we're transferring money out of a stock market deal or a stock market sale where there's profit and those capital gains can be put in opportunity zones.”“It's a benefit to investors; it's a benefit to the risk-takers who choose to invest their money in these blighted or non-performing areas.”“The benefit to homeowners will not be a direct tax benefit, but rather the benefit that happens if they live in an opportunity zone is that that zone is going to get an injection of capital.”“30310 became recognized nationally as the second-hardest hit zip code in the country.”“It has drawn people who have typically been investors in equity and bonds (stock market investors), it has drawn them to start looking at real estate.”“Making an improvement to what you buy is part of the regulation.” Links: Juli's Email: juli@theperfectproperty.comJuli's Phone Number: 404-668-8975 (call or text)The Perfect Property Website. www.theperfectproperty.com Opportunity Zones www.arcgis.com John's Email: jwmangham@gmail.comEpicity Real Estate Services: www.epicity.com
June 16th, 2019 - 4PM Exodus Series
In this episode we are joined by the charismatic Greg Mangham. Founder and Chief Executive of an inspiring new charity called “Only A Pavement Away”, Greg has a wonderful way with words. He tells, with great humour, the story of his rise through the ranks of the hospitality and leisure industry. "If you could drink it or bet on it, I was there” is the phrase he uses to describe the early part of his career. That was all before walking through The Strand in London one night with his wife, Gill and a throwaway comment regarding the number of homeless people sleeping on the street on the pavement around them. Not lost on the fact that the hospitality sector that he knows and loves has a massive shortage of workers and seeing the people around him without a home, without a job and without hope, Greg immediately put an idea into action to help people off the streets and into employment in hospitality. The idea grew wings and after gaining the early support of some key movers and shakers, Only A Pavement Away was born. Greg has since sacrificed and closed down his successful consulting practice and Gill has given up most of the space on her dining room(!) to make room for this inspirational movement that had its inaugural conference at The Hospital Club in March 2019. Sit back, relax and be inspired by this amazing story that continues to grow by the day. Smash The Box is a personal development business.
