Every value-add lever does one of two things — push the income up, or compress the yield down.Renovations alone don't create value in commercial. The renovation is the enabler. The real uplift comes from the lease, the tenant and the structure of the deal underneath it.A tired, disengaged landlord is the biggest signal of opportunity. Expired leases, below-market rents, poor maintenance and a "favours to mates" rent book are where manufactured value lives.Case study 1 — Commercial office: Bought for $1.42M generating just $30K a year. A $500K spend took market rent to $162K. Valued at $2.7M at a 6% cap rate. A ~$780K uplift above the all-in cost.Case study 2 — Mixed-use high street: Bought off-market for $1.1M at a 5.7% yield. A $100K renovation and lease restructure lifted net income by $20K. Re-rated at a 5% cap rate to $1.64M.Case study 3 — Suburban shop strip: Bought for $1.02M on $60K net rent. $120K spent on long-overdue repairs and professional management. Rents lifted to $115K, valuing the asset at $1.916M on a 6% cap rate (and ultimately sold at the peak of COVID at an outlier 3.3% yield).Beware the "unicorn" outcome. Tom is clear that the COVID-era sale was a one-off driven by macro conditions. The repeatable part is the income transformation — not the cap rate windfall.The biggest mistake commercial investors make is drift. This episode kicks off with Tamara being very proud for returning an amazon purchase for the first time ever. To be fair it was a purchase bought in desperation after cleaning up puppy poop on a white carpet. Tamara wrapped up her weekend by cleaning and officially moving out of her old apartment. Rheannon's excitement for the week was buying a new car! The big question has been to keep the fancy gold rims that the car came with or to switch to a more boring color. Tamara tends to air on the side of less fancy, but the gold rims are growing on Rheannon and most of her family. Rheannon shares about her anxiety of watching someone climb a building live on Netflix. Tamara hasn't watched it yet, but is interested in watching it. In this episode of the Jewish Inspiration Podcast (Mussar Masterclass, Gate of Forgetfulness), Rabbi Aryeh Wolbe explores the trait of forgetfulness as a dangerous flaw in both this world and the next. Forgetfulness leads to broken commitments, forgotten debts (even a penny must be recorded), and lost opportunities for mitzvot. He advises creating systems/reminders (notes, ledgers) to compensate, avoiding borrowing if forgetfulness is chronic to prevent embarrassment or transgression, and reviewing affairs diligently.Rabbi Wolbe emphasizes forgetting good deeds (to avoid arrogance) while remembering sins (to repent), and forgetting wrongs done to us (to forgive) while recalling our own harms to seek forgiveness. He stresses constant remembrance of Hashem's presence (like a king holding a Torah scroll) and using forgetfulness positively—forgetting worldly distractions during prayer to connect simply with Hashem. The chapter concludes that mitzvot are lights removing darkness; forgetting them wastes chances to illuminate the world. The intent seems to be a return to the Monroe Doctrine by increasing the United States military presence in the Western Hemisphere, taking on the drug cartels, enhancing border security, making trade deals that are better for the United States, and enhancing American energy production. That’s not the worst high-level take on the NSS, but a look at the actual document is illustrative. The NSS states as its purpose: To ensure that America remains the world's strongest, richest, most powerful, and most successful country for decades to come, our country needs a coherent, focused strategy for how we interact with the world. And to get that right, all Americans need to know what, exactly, it is we are trying to do and why. A “strategy” is a concrete, realistic plan that explains the essential connection between ends and means: it begins from an accurate assessment of what is desired and what tools are available, or can realistically be created, to achieve the desired outcomes. A strategy must evaluate, sort, and prioritize. Not every country, region, issue, or cause—however worthy—can be the focus of American strategy. The purpose of  foreign policy is the protection of core national interests; that is the sole focus of this strategy. One of the more interesting (but not surprising) pieces of this NSS is the overt and robust return to the Monroe Doctrine, an early 19th-century policy intended to restrict further European colonization of the Western Hemisphere and to ensure American dominance in that region. The modern take on this doctrine by the Trump administration uses American power by employing both internal and external security measures. The NSS states: American policy should focus on enlisting regional champions that can help create tolerable stability in the region, even beyond those partners' borders. Republican leadership planned Thursday to kick-off the procedural process to confirm 88 of President Donald Trump's nominees in a bloc vote, but were initially thwarted by Democratic Colorado Sen. Michael Bennet, who challenged the package for violating Senate rules. When Republicans refiled the package later on Thursday, the conference included an additional nine nominees, bringing the total to nearly 100.  The Senate has confirmed 314 civilian nominees as of Thursday evening, according to a tally by the Senate Republican Communications Center. The 97-member bloc would bring the Senate to more than 410 civilian confirmations in the first year of Trump's second term. “That far outstrips total confirmations by this point in President Biden's term, and in President Trump's first term as well,” Thune said Thursday. Thune also said that Senate Republicans have virtually cleared the nominations backlog. Before Republicans changed Senate precedent to allow for certain nominees to be confirmed in groups, more than 150 of the president's picks were awaiting floor consideration. The Senate approved a 48-member nominations package in September and an additional 108 of the president's picks in a single group vote in October.
