Businesses should do well with reduced regulations going forward Reducing regulations saves companies both time and money and time is always money. Starting in 2025, it is expected that for every new regulation that goes on the books, 10 regulations must be eliminated. I was unaware of what is known as the congressional review where a new President along with Congress can undo certain rules that the previous administration put on the books in the last few months. At this time, we're not sure which ones will be eligible for elimination, but you will likely see some rules that perhaps made no sense to many people could be reversed in 2025. There could be a fight brewing between California and the federal government over some of these changes in regulations and California could lose their waiver and authority to ban the sale of new gasoline powered cars by 2035. The federal government wants control back over the auto industry, and does not want to allow states to come up with separate rules. That could ease pressure on both the auto companies and consumers as well. One that I'm not sure on is eliminating bank watchdogs like the FDIC. I like the idea of pulling back on the regulations, but maybe this is one that should be controlled not eliminated? Be prepared in 2025 for many changes in business, I believe most will be helpful.    History has proven in the recent past that tariffs can cause problems in the economy and the markets as well. We have talked for the past month or so that we have been lightening up on our investments, which does not mean we went to 100% cash but a more reasonable level of around 20% in cash and 80% invested. A big reason for this is I believe currently the markets are incorrectly ignoring what the potential tariffs will do in the short term. It was only about six years ago when we had tariffs and that caused disruption in supply chains and rising manufacturing costs along with declining profits for some corporations. Our trading partners did not simply give in to the demands. Looking at China in particular, in September 2019, an additional $113 billion of tariffs were imposed on top of roughly $50 billion of tariffs that were already in effect. Each time the tariffs were raised, there was retaliation from China. This began to cause wild swings in the stock and bond markets. It is important as well for investors to understand when tariffs were imposed in 2018, the economy was doing well. That was because of recent tax cuts that reduced the corporate income tax from 35% down to 21%, which was a 40% decline. Now in 2025 there are no big tax cuts that the economy and businesses are benefitting from, which could hurt corporate profits in the short term. There is a potential tax relief bill that must go through Congress, but that would not be felt by anyone until the summer or late fall of this year. No one knows for certain how long it takes tariffs to benefit the economy because last time the world and trade fell apart as Covid changed everything. So for now, we will just have to wait and see how long it will take before the United States sees a benefit to tariffs, which I do believe long-term they are a good thing. With some potential short-term headwinds from these trade conversations, I think it's important to not be overly aggressive with your portfolio and to make sure you're holding strong businesses with low valuations that do not rely heavily on overseas trade.   Liquor sales are declining and the bourbon boom seems to have passed It used to be investing in alcohol companies like Brown-Forman, who is famous for Jack Daniels, and other alcohol companies was a relatively safe investment over the long-term. But it appears that peoples liquor cabinets are still full from the Covid years when they over bought many types of booze for drinking at home and they still have a good amount of that alcohol left. No help to the industry is the anti- obesity drugs, the legal use of cannabis and some people switching to non-alcoholic drinks. The recent warning from the US Surgeon General recommending alcohol bottles should have a warning label on them about cancer could also hurt sales temporarily. We can't forget about the tariffs that are coming as this will likely be another heavy weight on alcohol and bourbon sales and profits. While writing about the decline in bourbon sales, I thought I would go to my bar to see if I had any bourbon to try. I took a shot of it and it burned all the way down. I personally don't know why Bourbon is so popular in the first place. With that said I guess maybe others are agreeing with me, US whiskey sales declined 1.2% in 2023, which was the first decline in 21 years. In the first nine months of 2024 there was additional drop of 4%. Your bigger distillers have the balance sheets to whether the storm, but your smaller craft distillery companies are beginning to close. I do believe this will probably change course maybe not in 2025, but perhaps come 2026 more distillers could quit the business, which will leave room for the big companies to pick up that slack and see their sales and profits increase.   What Really Matters when Getting a Mortgage When getting a mortgage, everyone's top priority is to get the best rate. However, it is equally as important to understand what it took to get that rate.  When you get a mortgage, there are origination costs called points that you can buy to reduce your mortgage rate.  In other words, you can buy down that rate for a cost, and this typically doesn't get analyzed correctly.  Let's consider an example using current market rates. For a well-qualified buyer, the par rate is about 6.75%, meaning there are no added point costs.  If the borrower wanted, they could pay a point, which costs 1% of the mortgage balance, in exchange for a lower rate of 6.375%.  On a $600k loan, this point would cost $6,000.  The question is, how long would it take for the interest savings from the lower rate to recoup the additional $6,000 point cost?  In this example assuming a 30-year mortgage, it would take almost 3 years.  That may not seem like a long time, but in the current interest rate environment, most experts agree that mortgage rates will be coming down at least slightly, especially within 3 years.  This means if you forgo paying the point and accept the higher rate and higher accompanying monthly payment, as long as you are able to refinancing into a lower rate within 3 years, you will come out ahead.  On the contrary by paying a point, you believe that right now mortgage rates are at their lowest point for the next 3 years, which is a strong stance to take.  I believe there will be opportunities to refinance into lower rates, meaning the overall cheapest way to structure a mortgage now is with a higher interest rate.  You can even take this a step further by accepting a rate above the par rate in exchange for credits from the lender that can be used to pay closing costs and some of the mortgage interest.  In our $600k mortgage example, taking a rate of 7.125% would come with approximately $7,500 of credits.  A rate of 7.125% might look expensive, but as long as you can refinance within 3 years, that rate option gives you the lowest overall cost of borrowing.   Companies Discussed: Costco Wholesale Corporation (COST), Oracle Corporation (ORCL), The Walt Disney Company (DIS) & General Dynamics Corporation (GD)

Swen Nater has one of the most unlikely paths to success. He was born in the Netherlands where he spent several years in orphanages. When he came to America as a boy, Swen fell in love with the game of basketball. Despite never playing in high school, he became an All-American at Cypress College, a two-time national champion at UCLA, and he played 12 years professionally. He is the only player in history to lead the ABA and NBA in rebounding. When Swen's playing days were over, he went on to coach Christian Heritage College to a national championship. In this interview, Swen talks about his difficult childhood and the journey that led him to play professional basketball. He shares the leadership lessons he learned from his legendary leader at UCLA – Coach John Wooden. Swen talks about Coach Wooden's approach to time management, giving feedback, discipline, conditioning, and the tremendous care he showed for his players. Swen finishes the interview by talking about the mentorship he received from Coach Wooden in the decades after playing at UCLA. Swen Nater still holds the California Community College single game rebound record at 39. After becoming a community college All-American, Swen played for two undefeated, national championship teams at UCLA. He went on to become the ABA Rookie of the Year, a two-time All Star, and led the league in rebounds and field goal percentage. When he jumped to the NBA, Swen led the league in rebounds, becoming the only player in history win both the ABA and NBA rebounding titles. After playing basketball, Swen Nater became athletic director and head coach at Christian Heritage College where he led the Hawks to a national small college championship. Swen is author of five books including "You Haven't Taught Until They Have Learned.” Swen has been inducted into the Orange County Hall of Fame and The San Diego Hall of Champions Hall of Fame. Swen is currently a buyer for Costco Wholesale.

That includes people who are actually thieves, but their feelings aren't all that important since they're actually stealing,The problem — and it's a big one — is that many of the ways retailers fight theft make honest customers feel like criminals. That starts with small things like Walmart (WMT) - Get Free Report and Costco Wholesale  (COST) - Get Free Report employees checking your receipts when you leave their stores. Yes, they do it to everyone, but it's still not a pleasant feeling for honest folks worried that they may have missed or improperly scanned an item at self-checkout. It gets uglier, however, when companies use sneaker techniques to cut down theft, specifically at self-checkout.In Walmart's case, the retailer has technology that allows a store associate to shut off a self-checkout. The worker is not supposed to tell the customer that they're suspected of theft. Instead, the worker is to pretend that it's a technical problem.That's a strategy that inconveniences honest people and creates a grey area. Let's talk about the liquor that comes in hot, and leaves us even hotter – sizzling with a well-paletted spice on the tip of our tongue and a soothing warmth in our bellies. I'm talking about tequila, baby. The tip of the iceberg in the Mexican spirits world. Some of the best are distributed right from San Diego. In fact, Happy Half Hour brings on an old friend who's expanded his company's rotation since his last feature in 2020. CEO Gaston Martinez of IZO Spirits saw his one stop mezcal leave people craving more from his Durango-based distillery and heart grown message captured in every bottle. Following its launch, backed by seasoned marketing executive and co-founder Linda Belzberg three years ago, Gaston knew they were destined for greatness – expansion. After curating a mezcal that was consumed on a hypnotic level, yet still competed for space with larger moguls, IZO had to change the game in order to keep up. Here are a couple of updates on IZO since they were here with us last. Soon after its initial debut, their mezcal made its way into the bulky hands of Costco Wholesale, where it reached its biggest audience and gave the team the leg room needed to create other lines of spirits. Their most recent venture: a sotol that takes 15 years to harvest from the plant. Gaston takes pride when describing the sustainable and old world traditions they use to grow and ferment their sotol, as well as all of their other batches. He brings a little piece of home into every step of the process, capping it off with an onyx stone topper mined and shaped straight from Durango, Mexico. “Durango is kind of a small town, but I want to bring it to the world,” he says. The evolving brand continues to stride up the ranks by collaborating with Cut Water, who uses IZO mezcal in its canned cocktails distributed around the world. With Valentine's Day just around the corner, you can find IZO's latest product, Sotol, in the sweet and tangy “IZO Cupid” at George's at the Cove right on La Jolla shores. On today's show we are talking about what impacting labor markets and how that can affect real estate. In the food and beverage industry we're seeing a massive shortage of workers. The question is, where did they all go? We saw in the most recent statistics for the past month a trend that has been underway for much of the past six months. In November, the US enterprise employment report shows that 263,000 new jobs were created and that unemployment remains at a low 3.7%. A large percentage of jobs hired were in the travel, leisure and hospitality industry. What does that mean? It means hotel staff, restaurant staff, retail staff, flight attendants have been hired in record numbers. While we have seen major job losses in the tech sector at with 10,000 google, 11,000 at Facebook, Twitter of course, and major layoffs at Amazon. In the past week alone some of the more notable announcements have been layoffs of 400 people at reverse mortgage funding, 1500 at H&M, Doordash, 1250, Global Foundries 800, Wireless Advocate, up to 1800 inside Costco Wholesale stores, Morgan Stanley, 1600, Blue Apron Holdings, 10% of corporate workforce. Intel corporation let go 300, 100 at corporate headquarters and 200 in Santa Clara. Hewlett Packard is expected to lay off 4000-6000. I've only listed a handful of more notable layoff announcements in the past week. There are certainly many, many more. But frankly, having me list layoffs for five minutes will get boring. I think you get the point. So are these people showing up as unemployed? Well no, they're not. Almost all of these will have received a severance package and they won't appear on the unemployment rolls for months. Many of the job losses are higher paying corporate jobs. Some of the job losses are in retail with H&M and Wireless Advocate. But most are high paying white collar jobs. The hiring is also happening in ways for restaurants to stay in business. Der MDax , der Index der mittelgroßen Werte, beendete den Tag mit plus 0,4 Prozent auf 31 100 Zähler. Heute wird der Dax im Plus bei 14 028 Punkten erwartet.Heute werden die Einkaufsmanagerindizes für den Dienstleistungssektor für Deutschland und die Eurozone gemeldet. Außerdem stehen die Erzeugerpreise sowie die Arbeitsmarktdaten für die Eurozone an. Erwartet wird ein leichter Rückgang der Arbeitslosenquote von 7,0 auf 6,9%.In den USA werden neben den wöchentlichen Erstanträgen auf Arbeitslosenhilfe der ISM-Service-Index und die Industrieaufträge veröffentlicht.Am Abend gibt die Deutsche Börse die Veränderungen in den deutschen Auswahlindizes bekannt. Die asiatisch-pazifischen Märkte wurden am Donnerstag gemischt gehandelt, da die Anleger die Risiken im Zusammenhang mit der Omicron-Covid-Variante bewerteten.Als Kursstütze erwiesen sich  in New York und Frankfurt  zunächst die Aussagen des US-Pharmariesen Pfizer sowie seines Mainzer Partners BioNTech, demnach der gemeinsame Corona-Impfstoff gegen die neue Mutante zwar weniger wirksam als gegen bisherige Varianten.Der Leitindex Dow Jones Industrial schaffte es in den letzten Handelsminuten noch ins Plus, das am Ende 0,1 Prozent auf 35 755 Punkte betrug. An den beiden Vortagen war der Dow um mehr als drei Prozent gestiegen. Der marktbreite S&P 500 verbuchte am Mittwoch ein Plus von 0,3 Prozent auf 4701 Punkte. Für den zuletzt bereits stärker gestiegenen technologielastigen Nasdaq 100 ging es mit 0,4 Prozent noch etwas weiter aufwärts auf 16 394 Punkte.Im Verlauf wurden die Verluste größer: Der Dax verlor am Ende 0,8 Prozent auf 15 687 Punkte. Er ging so in der Nähe des Tagestiefs aus dem Handel. Bislang hat er in dieser Woche aber 3,4 Prozent zugelegt. Der MDax verlor zur Wochenmitte 0,4 Prozent auf 34 704 Punkte. Costco Wholesale reports strong fiscal Q3 earning after market close on Thursday. Howeer, stock fell more than 2% on Friday, despite analyst acclaim for the retailer's fiscal third quarter. Costco's profits per share increased to $2.75 from $1.89 the previous year, while total revenue increased 21.5 percent to $45.28 billion. Nonetheless, several analysts were delighted with Costco's performances, and several boosted their price forecasts. Costco stock is up 1.2 percent year to date and around 24 percent in the last year. In early Friday trade, the stock was down 1.9 percent.

Against all odds, Swen never quit believing in his dream of playing in the NBA. I hope you enjoy Swen's inspiring message about believing, putting in the work, and focusing on dreams we want to achieve. He even shares some dark times as he discusses the death of his daughter and living in being physically and verbally abused by his Step Dad. This is a powerful message, I hope you enjoy! Born in the Netherlands, Swen Nater immigrated to the United States at age nine through a series of events that ended on the Hollywood stage where Swen and his sister, Renee, were reunited with their parents and little brother, Ibo, on national television. Swen had never seen a basketball until he came to the US. As a junior in high school and the second-tallest student in the school at 6'4”, Swen tried out for the basketball team and was cut. He didn't try out as a senior. Grown to 6'9 and attending Cypress College, California, Swen again attempted to make the team and this time he was successful. However, he didn't play much his freshman year. But, after a lot of hard off-season work, Swen became a Community College All America, player of the conference, leading rebounder in the state setting a record of 39 (still a California record) in one game, and numerous other honors, the greatest of which was a scholarship offer to UCLA where John Wooden was head coach and they had already won six national championships. While with the Bruins, Swen played behind the great Bill Walton and saw limited playing time, two minutes per game. However, impressive performances at the Olympic trials and the Pizza Hut All Star Game resulted in Swen becoming the only player ever to have not started a college game and yet be drafted in the first round of the NBA. Swen chose the ABA, became Rookie of the Year, a two-time all star, and led the league in field goal percentage and rebounding. After three seasons, the ABA merged into the NBA and he jumped to the Milwaukee Bucks where he set an all-time record (still standing) for defensive rebounds in half a game at 18. He also pulled down 33 rebounds that game, still a Milwaukee Bucks record, and scored 30 points. That put him into the NBA's “30-30 Club,” in which there are only six members. Swen was traded to the Buffalo Braves for the first pick in the draft. After a year, the Braves moved to San Diego and became the Clippers where Swen led the NBA in rebounds and set the team record for double-doubles (double-digit point and rebounds in the same game) in a season. Swen is the only player that led both the ABA and NBA in rebounding. When traded to the Los Angeles Lakers, Swen backed up Kareem Abdul-Jabbar and the team played in the NBA finals against the Celtics. After his basketball career, Swen Nater became head basketball coach at San Diego Christian College where he led his team to the NCCAA national championship. Next, he took a management position at the corporate office of Costco Wholesale in Washington Swen Nater knows how to personally connect with an audience. Through humor, wit, poetry, and personal stories, Swen motivates, encourages, and empowers others to fully realize their potential. Global market research firm Ipsos aims to help answer those questions with the Consumer Health & Safety Index, a new benchmarking tool to evaluate how retailers across seven sectors — including grocery — are operating during the coronavirus pandemic. The study includes a poll of 2,000 U.S. shoppers to find out which COVID-19 safety practices they deem most important, followed by “mystery” shopping trips at thousands of stores across 45 major U.S. brands to gauge compliance with health and safety measures. Nick Mercurio, executive vice president and service line head of U.S. channel performance at Ipsos, told Supermarket News in a podcast that grocery rated highest among retail sectors in coronavirus health and safety. Whole Foods Market, Costco Wholesale and Trader Joe’s were the top overall retail performers. “These three brands clearly outperformed among the 45 brands across the seven industries by a significant margin. In fact, grocery was the highest-performing industry in total, when you look at the composite scores for the index and also the individual behaviors,” Mercurio explained. “Across all of the brands, grocery represented three of the top five and seven of the top 10 [performers]. Brands that sell food — including clubs and big-box stores — were among the top 10 performers, really head and shoulders above the other industries.” Also rated highly were Walmart, Aldi, Publix, Sam’s Club, Safeway, Target and Albertsons. Other grocery retailers examined included Giant Eagle, Stop & Shop, BJ’s Wholesale Club and dollar stores, all of which also performed well. “Across the board, there was consistency and high performance from grocery retailers,” Mercurio said. Still, among all the retail sectors studied by Ipsos, there’s room for improvement in COVID-19 health and safety, particularly when individual store locations and different geographies are taken into account, he noted. For example, the “mystery shops” uncovered shortfalls in employees wearing face coverings and/or gloves, availability of hand sanitizer or handwashing solutions, plexiglass shields at checkout lanes, staff actively cleaning areas of the store, and shopper capacity limits in stores. Why does this matter? Ipsos found that 61% of consumers are still delaying returning to brick-and-mortar stores on a regular basis for fear of catching the virus. “In the research we conducted, 62% of shoppers said they would stop shopping at a retailer if they were not taking health and safety seriously. So there’s a really high potential defection rate and very little margin for error if you don’t get it right,” Mercurio said. “But if you do, there’s definitely a chance to not only grow your market share, but also your share of wallet and profitability.”

Wall Street analysts predicted the demise of Costco Wholesale not that long ago, believing it had no chance against Amazon. But Costco and Sam’s Club are doing well. In fact Costco is booming. People willingly pay membership fees. The Krazy Coupon Lady reports that consistently across items, Costco and Sam’s Club are 10 to 15% cheaper than Amazon. Many use both warehouse clubs and Amazon. Though Costco offers savings, they also offer temptation to buy more. Clark’s answer: Not cart. Hands only shopping limits the purchase and preserves the savings. Outstanding credit card debt has gone up roughly 50% in the last 8 years in the U.S. A Wallethub survey reports more than a third of card users have maxed out their credit cards. Another third are afraid of doing so. This is NOT good for your long term financial health. The average card carries an interest rate of 16 – 18%. Buying on credit when you can pay the bill in full monthly is great. But maxing out your credit card costs you big in interest and demolishes your credit score. Seriously think this through before you pull out a credit card and charge it. Clark reported on his experience going from a professional home burglar alarm to a self-install system. Clark chose Ring and took 3 hours to install it. Monitoring works out to $8 a month when paid annually. Feedback centered on privacy issues with Ring, owned by Amazon. Back to the drawing board. Independent alternatives are getting good reviews. Google’s Nest and Simplisafe charge around $300 a year for monitoring. Kangaroo - Kangaroo Home Security | Simple and affordable alarms and sensors rotates specials and like Ring, costs around $100 a year for monitoring. Kangaroo’s equipment is comparable, but independent from giant ecosystems. TechHive reviews Minut Smart Home Alarm - a very different system using heat technology. Instead of arming the doors and windows, it senses intruders to trigger the alarm. Minut monitoring is $8 a month, sold around the world – quick and easy to install. Traditional supermarkets are experiencing a resurgence as a preferred destination for grocery shoppers, Jose Gomes, North America president for dunnhumby, said in an SN Off the Shelf podcast. Dunnhumby recently released its third annual U.S. Grocery Retailer Preference Index (RPI). The study by the global customer data science firm, whose U.S. office is in Chicago, examined the 60 largest retailers in the $700 billion U.S. grocery market to identify which ones have the strongest combination of consumer emotional sentiment and financial performance. This year, H-E-B came in at No. 1, toppling Trader Joe’s, which dipped to No. 2 after finishing first the previous two years. Market Basket cracked the top five, coming in at No. 4 and pushing last year’s second-place finisher Costco Wholesale to No. 6. Amazon (No. 3) and Wegmans Foods Markets (No. 5) held onto their spots from a year ago. Rounding out the grocery retailers in the top quartile of the 2020 RPI were Aldi (No. 7), Sam’s Club (No. 8), Walmart (No. 9), Publix Super Markets (No. 10), WinCo Foods (No. 11), Fresh Thyme Farmers Market (No. 12), Sprouts Farmers Markets (No. 13) and ShopRite (No. 14). Lowes Foods saw the biggest year-over-year gain, climbing to No. 26 from No. 31. Dunnhumby’s research focuses on seven “pillars” shaping the consumer emotional connection to a grocery retailer and its financial performance: price, quality, digital, operations, convenience, discounts/rewards and speed. The RPI stands out from other retailer rankings because it rates companies on a composite of financial success, emotional bond and performance on customer preferences.

Swen Nater is a former player on two UCLA national championship teams coached by John Wooden. Swen never lost a game at UCLA and helped contribute to the Bruin’s eighty-eight game win streak. Swen’s role was to help develop All-American Bill Walton. He fulfilled his role perfectly and, in turn, Swen became nationally recognized when Walton claimed, “Swen is the best center I’ve played against all year.” That label, and the honor of becoming the Most Valuable Player in the Pizza Hut All-Star Game after his senior year, helped him become a first round draft pick. Swen is the only player in history to never have started a college game as a senior and be drafted in the first round. He was the ABA Rookie of the Year in 1974 and went on to a long career in the ABA and the NBA. After his playing days, Swen taught at Christian Heritage College while also serving as the school’s athletic director and men’s basketball coach from 1985 to 1995. In addition to writing and speaking frequently, Swen is a business professional with Costco Wholesale. Swen and Coach Wooden are co-authors of John Wooden’s UCLA Offense (2005). The economy added 94,000 non-farm payroll jobs last month down from the 170,000 added in October. As a result of strong employment growth in household survey, the unemployment rate was steady at 4.7%.Oil prices increased, as the U.S. government lobbied international powers not to back down on OPEC's second-largest producer, Iran, over its nuclear program. December's consumer sentiment index, from the University of Michigan Consumer Sentiment Report, hit 74.5 in December, down from the prior month's reading of 76.1. Economists expected December sentiment to hit 75.0. It's the second lowest level since 1992. Macrovision Corp. (MVSN) said it will buy television listings provider Gemstar-TV Guide International Inc. (GMST) for $2.8 billion in cash and stock.JetBlue Airways Corp. (JBLU) will start offering limited e-mail and instant messaging services for free on one of its planes next week as airlines renew efforts to offer in-flight Internet access.In Forex News The yen headed for a weekly fall against 14 of the 16 most-active currencies after a rally in global stocks prompted investors to buy higher-yielding assets with funds borrowed in Japan. The yen fell against the dollar and equity markets in Asia and Europe rose today after an announcement by U.S. President George W. Bush to freeze interest rates on some subprime mortgages, easing concern that defaults will hurt the worlds' largest economy. Canada's dollar rose for a second day after a government report showed employers added more jobs last month than economists forecast. The currency rose 0.6 percent against the U.S. dollar. New Zealand's dollar headed for its third straight weekly gain on the prospect interest rates will stay high as the nation's central bank battles inflation. Reserve Bank Governor Alan Bollard left the official cash rate at a record 8.25 percent yesterday, saying annual inflation may exceed the bank's 1 percent to 3 percent band until March 2009.
