V Senci vzniká zaujímavý projekt pre malých podnikateľov Small Business Units na predaj a prenájom. Ide o moderné priestory s flexibilným využitím už od 220 m2. V podcaste portálu Nehnuteľnosti.sk o nich hovoril duchovný otec projektu Valter Vrškový.V podcaste sa dozviete: prečo majú malí podnikatelia problém nájsť reprezentatívne priestory na Slovensku, pre aké typy podnikateľov sú Small Business Units určené, ako ekologické riešenia znižujú prevádzkové náklady, ako vyzerajú samotné priestory Small Business Units, ako sa dajú financovať a ako sa cenovo pohybujú priestory pre malých podnikateľov, za koľko mesiacov sa klient môže nasťahovať do nových priestorov.Na Slovensku chýbali moderné priestory pre malých podnikateľovKoncept tzv. Small Business Units sú v zahraniční bežnou praxou. Valter Vrškový hovorí v podcaste portálu Nehnuteľnosti.sk o tom, že konečne dozrel čas, aby mohli tento koncept priniesť aj na naše územie. „Myslím si, že dlhodobo na Slovensku neexistujú priestory novostavby. Všetci malí podnikatelia hľadajú priestory v existujúcich družstvách - starých nehnuteľnostiach. Ich priestory nie sú reprezentatívne. Nie tu nič za posledných 30 rokov, čo by vyhovovalo podmienkam západného štýlu alebo podmienkam nejakej vyššie úrovne týchto priestorov.”On sám sa inšpiroval v Austrálii, kde niekoľko rokov žil a kde sú pre malých podnikateľov vytvorené oveľa lepšie podmienky na ich uplatnenie. „Takmer každé okresné mesto v zahraničí má takýto areál logistiky a služieb. Je to vyslovene až nutné. Na Slovensku sa nejako na to pozabudlo. Až teraz nastal ten čas, aby sme takéto priestory vedeli ponúknuť aj malým podnikateľom.“ Podnikateľské priestory s rozlohou od 220 m² do 680 m² na predaj a prenájom sú vhodné pre rôzne podnikateľské činnosti, ako sú skladovanie, výroba, poľnohospodárske činnosti, montáž, služby a distribúcia produktov.Exkluzívne obchodné priestory v Senci sa dajú upravovať na mieruO moderné a praktické podnikateľské priestory je veľký záujem. „Klienti, ktorí nás oslovia a idú na obhliadku hotového skladu alebo objektu, tak sú veľmi prekvapení, lebo vidia, ak si spravili prieskum v okolí Bratislavy do 50 kilometrov, že takýto produkt nenájdu. Všetkých 5 objektov bude rovnako vizuálne vyzerať, rovnaké farby, rovnaké výkladové strany. Vždy je polovica haly presklená, kde je to administratívne zázemie a druhá polovica je garážová brána a vstup. Všetky sú identické,” pre predstavu priestorov vysvetľuje Vrškový.Zároveň Vrškový dodáva, že sa snažili pre malých podnikateľov pripraviť aj praktické ekologické riešenia na chladenie či vykurovanie. „Navrhli sme tepelné čerpadlá. Skladová plocha aj administratívna plocha sú oddelené a môžete si ich nastaviť presne podľa teploty, či už v lete alebo v zime, ktorú potrebujete. Čiže na týchto tepelných čerpadlách - na spotrebe elektriny sa určite najviac ušetrí.” V prípade záujmu je možné nainštalovať aj fotovoltaiku. „Na strechu vždy robíme predprípravu na fotovoltaiku, keďže ten trend tu je. Jednotliví klienti, prípadne aj s našou spoluprácou, si tam vedia umiestniť...

Forrest grew up around the car business but he found his real passion in rodeo. The Elder name was known in East TX for their dealership but not known for rodeo. Forrest found some buddies that got him roping and after he went to his first rodeo one weekend he was hooked. After pursuing rodeo through high school and college he realized he was also going to have to get some kind of job also so he went back to the dealership to start at the bottom as a salesman. He had to learn a whole new set of skills to be successful in this area. Forrest was also able to move up and learn all the aspects of the business. Eventually this led him to be able to open his own dealership, Elder Cedar Creek. I'm Josh Cooperman and this is the September 2024 installment of the Convo By Design Icon Registry featuring another absolutely incredible creative who appeared on the show not once, but I think this gentleman has been on the show 4 times over the past 11 years in every way possible. He has been on a panel, featured in an individual interview, been part of The Showroom series. He's incredible. This months inductee is an amazing talent a gentleman and a friend. Timothy Corrigan. I met Tim for the first time, I believe it was 2017. I went to his Los Angeles offices and we spoke about so many things and that is the episode I wanted to share with you today as we induct Tim into the Convo By Design Icon Registry. Somethings you should know about Tim. First, he is one heck of a person. He is one of those people you feel like you've known your whole life from the moment you meet him. Second, he already had a stellar career before design in the advertising industry. He led international operations for Saatchi & Saatchi's Bates Worldwide prior to opening his eponymous design firm in 1998. For reference, Bates Worldwide, in 1998, had billings in excess of $7.7B and operations in 70+ countries with 156+ offices. One of the interesting things Tim and I talked about was the Bates Worldwide concept of the USP. Unique Selling Proposition. A concept you see offered everywhere but rarely understood. The idea is that wherever there is competition, one must find the differentiator, the thing that makes them stand out. Something that none else offers. That idea that competitively sets you apart. That others in the field don't offer. There is far more to the concept but in a world where every designer is an “award winning” designer, Tim allows the work to override the accolades. The irony is not lost on me. To be talking about how it's not about the accolades, while bestowing accolades, the point is that Ti has always understood his USP, he launched his firm knowing what he wanted, while perhaps not sure how he was going to do it, stayed true to himself and the work and accolades followed. Tim is strong willed, sure of his design ideas and doesn't seem to have anything to prove. Another reason why I am so fond of Tim Corrigan and so happy to install him as this months inductee to the CXD Icon Registry.
