Chris Grablutz Chris Grablutz has worked in the solar industry since 2010 with a wide network of great solar professionals and deep roots in northeast solar markets. His work in commercial, industrial, and utility scale solar has been focused on the technical aspects such as design engineering, construction management, QA/QC, Testing, and Operations & Maintenance. With a degree in Applied Physics and engineering background, Chris is a very detailed, logical, and process driven leader. Chris was also a NCAA Division I wrestler and grew up working for a family-owned construction company, which has contributed to his work hard attitude. In 2010, he entered the solar industry as a Project Engineer at Pfister Energy, a New Jersey based EPC firm. Chris supported commercial PV designs. Project and construction management came naturally to Chris from his upbringing in a family-owned construction firm. Chris managed the solar installations on multiple school district portfolios, UPS distribution facility, Teterboro Airport hangers, low and moderate income (LMI) apartment complexes, and building-integrated PV (BIPV) and building-integrated solar thermal systems at Camp Lejeune Marine Base in North Carolina. As the Director of Field Services at PV Pros and Pure Power Engineering, he led the creation of a commercial PV installation division. Chris grew the team to over 30 in-house employees with Job Site Safety, Technical Training, Quality Control, Staffing, and Project Management under his purview. In 2016, he led a start-up effort to transition from regional commercial construction into a national technical services firm, providing Operations and Maintenance (O&M), Owner's Engineer, and Independent Engineering. As the Director of Business Development, Chris's team led the sales of over 1GW of Owner's Engineer, Independent Engineer, and commissioning agent. His team's O&M sales included over 200MW of long-term O&M agreements. The O&M division completed multiple large service projects including PV system removal & re-installations. Kevin Blanchard, CEO of Downtown Development Authority ("DDA") and Downtown Lafayette Unlimited ("DLU"), and Jessica Hauerwas, Executive Director of DLU, join Discover Lafayette to discuss their organizations' missions, focus and programming. The two organizations work together to preserve and enhance Downtown Lafayette's place as the heart of Acadiana, providing resources for businesses, developers, and community members to keep Downtown Lafayette thriving and successful. DLU was formed in the November 1983 as a 501(c)(6) nonprofit organization as the oil bust was causing people to relocate, as a mechanism to reinvigorate downtown; DDA was created in 1992 by Louisiana legislation not long after and is supported by a dedicated tax of 15 mills paid by downtown property owners. Kevin was hired to take over the helm of the two organizations earlier this year upon the departure of Anita Begnaud, who served as Downtown Lafayette's CEO for the past several years. He brings rich experience to the table, having served as Executive Director of the Lafayette Public Trust Financing Authority, COO for Southern Lifestyle and Development, and Chief Development Officer and Public Works Director at Lafayette Consolidated Government under the Joey Durel Administration. He practiced as an attorney with the Onebane Law Firm, was Editor-in-Chief of the Louisiana Law Review and covered government and politics as a reporter for The Acadiana Advocate newspaper. Jessica was hired in November 2023 to oversee DLU's day-to-day operations and promote downtown as an economic driver, cultural epicenter and key element of the region's quality of life. She leads its fundraising strategies, nurtures relationships with the organization's members, donors, and partners, and works on programming DLU's events (such as Bach Lunch, Downtown Alive, and Lunch and Learn) and helps downtown businesses promote their own events. Jessica previously worked in marketing and operations with Acadiana Center for the Arts and had served as president of the DLU board. Family friendly programming is a key focus of Downtown Lafayette, as it not only provides wonderful entertainment for our community, but it serves to drive people downtown who may not have experienced its growing attractions. DDA and DLU are working to have people see downtown as a safe neighborhood, "as a great place to feel free to play, get entertained, work and live," says Kevin. Downtown Alive is celebrating its 40th year Longtime goals of Downtown Lafayette have focused on the construction of residential spaces to attract permanent residents and achieve infrastructure improvements supporting the needs of a vibrant downtown. A residential market study commissioned by DDA shows a demand for 1,000 residential housing units in the downtown area over the next five years. New properties recently completed downtown include the Vermilion Lofts, The Lofts at the Municipal Apartments, and the Monroe Apartments. Building downtown brings its own unique challenges as the streets were built in the late 1800s and properties were placed on postage-size spaces. Kevin explained that there is a higher cost to the developer in repurposing these existing older sites, but the benefit to the community is great as existing infrastructure is utilized and the increased density creates a bigger tax base. "I am so optimistic about where we are in Downtown Lafayette. In 2016, we had a 5,400 person capacity in our downtown bars. Today, that number is 3,000. In 2017, the moratorium on bars was lifted and a conditional use process was put in place. It has promoted a health, active nighlife situation. Six or seven years ago, there were 19 restaurants downtown; now, there are 29." says Kevin Blanchard. Private individuals are seeing the benefits of donating dollars to downtown, and one shining example is the new 6,000 square foot, $1 million state-of-the-art Playground at Parc Sans Sou...

Adam Daigle, Business Editor of the Acadiana Advocate, joined Discover Lafayette to discuss the biggest news stories of 2022. The top five stories give our community great hope for the future, even with inflation dampening the economy. The #1 story of the year is the phenomenal growth in South Lafayette led by the developments in the second phase of the Ambassador Town Center near Costco in South Lafayette at the corner of Creek Farm Road and Ambassador Caffery Parkway. Expectations are that Dave & Busters and the popular Topgolf are on the way. Also in the works are Jet Coffee, luxury apartments, and a discount tire retailer. The #2 story of the year is the opening of the Lofts at the Municipal in Downtown Lafayette. Offering 68 units, the site is at the former federal courthouse, police station, and library. Adam says, "The successful completion of this project showed everyone that Lafayette can do hard things." The project required a new sewer lift station installed with the help of the Lafayette Public Trust Financing Authority and historic tax credits which made the numbers work for the developers. The Lofts at the Municipal opened in April 2022. Located at 124 E. Main Street in downtown Lafayette, the Lofts offer 68 high-end rental units with a pool, workout facility and much more. It offers walkability to all things downtown, a much-needed amenity for the continued growth of downtown. The #3 story is the sale of LHG Group to UnitedHealth's Optum health service business for $5.4 Billion. LHG was started by Ginger and Keith Myers who are originally from Palmetto. Ginger saw the dearth of options for home health care and the couple built LHC into a powerhouse in 37 states, with 700 employed here in Lafayette. Adam shared that UnitedHealth has plans to invest considerable resources into LHC to further prop up the company's success in the home health arena. The #4 story of 2022 is the local real estate market. For some time, interest rates were so low people could get a loan for next to nothing while sellers got top dollar for their listing. With interest rates being raised frequently by the Federal Reserve as a means to tamp inflation, there has been a dramatic cool down in home sales. We're now seeing fewer buyers and fewer pending sales as we close out 2022. Adam reports that there are more and more single-family rentals coming onto the market, some in nice gated communities with their lawns being maintained. The #5 story is the opening of the new Lafayette Regional Airport Terminal. This project is a shining example of how a community can come together to fund and build a much-needed facility as our new, modern and spacious terminal. Lafayette parish taxpayers passed an 8-month, 1 cent sales tax with helped the community match state and federal dollars. With no debt, the new airport terminal will serve our community's need for years to come. Stories to watch out for include the explosive growth of SafeSource Direct in Broussard. The pandemic brought to light the dependence of the U. S. on Chinese imports such as masks and other PPE items. SafeSource responded to the need to provide American-made products and in partnership with Ochsner Health and Trax Development has grown beyond expectations. With its newly FDA-approved gloves, up to 2200 employees are projected to be on board when the current expansion is underway, a huge jump from the originally estimated 1200 employees. The company's success is tied to other industries such as chicken plants and others who have a need for masks, aprons, gloves, etc. Another emerging story is the site selection for a new Performing Arts Center in Lafayette. Everyone knows the old Heymann Performing Arts Center needs to be replaced, but the question is where does it go? Starting with the da Vinci surgical robot, already on the market for over a decade, the area now includes specialist fields such as the automatic transfer of patient blood pressure monitoring data to hospitals and AI-assisted artificial gene synthesis (gene printing), which is able to rapidly compile DNA sequences and produce biopharmaceuticals. While attending a discussion forum by the Industrial Technology Research Institute in Taiwan last month, major pharmaceutical company Merck & Co predicted that revenue from AI-related health care alone — which currently stands at about US$600 million — will grow to around US$20 billion by 2026. At last month's launch of the updated Apple Watch, Apple revealed that the device now supports a heart rate monitor and wrist sensor and represents a significant step forward for the wearable device. This year Apple has signed agreements with more than 90 hospitals across the US so that patients can use their mobile phones to access their own medical records, making it possible for users to bring their medical history with them wherever they go. In this episode, we discuss our first-ever immersive installation: A Conversation in a Clearing, which brings the Tree Speech podcast to life, allowing audiences to engage with trees and reflect on their relationship with nature and the environment. Combining audio narrative storytelling with a physical representation of a peaceful, winter clearing in the woods, the installation allows visitors to actively relax and settle into a peaceful place where their minds and hearts may feel at ease. The Western Avenue Studios and Lofts have an event on the first Saturday of every month called “open studios,” when the public can come see all the incredible art happening in Lowell, Massachusetts. Here are our tips for cleaning out the decedent's home and getting it presentable for sale. Identify the estate clean-out problems For example, did the decedent die recently, or has some time passed? Sometimes folks become ill and move into a facility, leaving their home behind. We often see these homes in disrepair (leaks, mold, gas shut-off, rotting food, etc.). Alternatively, if the decedent was living at home and died suddenly, then there may not be so many issues. Remember, in New York, you won't be able to get into the house right away after someone passes. You will need to get permission, and that process should be built into your timeline. Next is the amount of clutter. This depends on the square footage of the home. Was the decedent a hoarder? How much are the heirs taking with them? Whatever the heirs take will reduce the amount you have to clear out. Lastly, are there property-specific issues? We've discussed in the past how New York co-ops are a very unique animal! Lofts can present specific issues, as well. Make sure you take into account elevator access, permission from the Board, etc. when you develop your clean-out plan. Find the best clean out service for your estate There are two types of services: clean-out and cleaning. Clean-out service means the big, burly dudes who carry out the furniture, etc. A cleaning service provides vacuuming, wiping, dusting, etc. The best service for an estate situation does it in one shot. Work with a team who is experienced in sizing and estimating the deal and is big enough to provide crew and trucks to handle it in one day. There's no apartment in New York that can't be handled in one day with the right team. We had a recent bad example: GotJunk sent 1 truck and 2 small guys for a 2,500 square foot loft! There was a lot of stuff, and we had to do the clean-out over two days. That's two days of cost, as well as inconveniencing the other neighbors in the building. Second, make sure the service is reputable and insured. Buildings will require a COI (Certificate of Insurance); they won't let anyone in to do the job. Co-ops and neighbors also appreciate well-manned crew. They don't want bubble wrap and tape littering the halls and elevators. Keeping the common areas clean goes a long way in maintaining the relationship with the neighbors and co-op board. Lastly, a good clean-out service will get the home broom clean. They not only clear out the junk but actually bring in the broom to clean. We've dealt with some clean-out companies who left bits of extension cords and zip-ties and tape on the floors. While it may not be a big deal, it does shift the burden and cost on to the next step: the cleaning service. How to choose a cleaning service The goal is not to clean the home so someone can move in and eat off the floor. You need to have the home presentable for sale. A sell-able condition may mean different things for different situations. If you are selling to the typical retail buyer, then you should get the home as pristine as possible. However, if you know the home will only attract investors, broom-cleaning is fine. If the house situation is borderline toxic, you may need a professional crew. For example, there could be bodily fluids from the decedent's death. Or maybe the level of mold in the bathroom or kitchen is dangerously high. If you encounter these situations, you can search for a local crime-scene cleaner. It might sound extreme, but they can provide a next-level cleaning service. We'll discuss how to sell a loft in probate. This is yet another type of apartment that is unique to New York. We've talked about co-ops in the past, which seem mind-boggling to many people (even New Yorkers). What is an artist-in-residence? It is too much to cover in depth, so this is a link from Street Easy, a local real estate blog: https://streeteasy.com/blog/sohos-artist-in-residence-law-101/ To live in a loft that has been converted from commercial use, the buyer is supposed to be an artist who lives in their studio. In other words, a work-living space. Not that many people are professional artists, but buyers may be required to be a “certified” artist. This impacts probate by sorting through paperwork to confirm that the decedent was an artist-in-residence. This requirement also limits your pool of buyers. There's a process to get certified as an actual artist by the City of New York. As with any bureaucratic process, apparently there are lots of workarounds. And there must be, because I've never seen an actual artist living in these multi-million-dollar lofts. Note that there is an income requirement; you can't just make finger paintings and declare yourself an artist. It's a niche issue, so make sure to work brokers who have deep experience. Otherwise, you will end up wasting a lot of time and limiting the number of potential buyers. Cleanout: the elevator problem Many of these were warehouses converted into lofts. That means there is not a traditional lobby with an elevator. The elevator goes directly into the living space. There is a key to each floor, so the elevator won't randomly go to someone else's loft. While this living situation is cool and unique, it leads to some issues from the executor's perspective. For example, when you are using the one elevator that leads to all the floors, you are denying the other residents use of the elevator while you are cleaning out the decedent's loft. This is not unique to probate; it happens when anyone moves in or out. It's just one more twist for the executor to deal with. We experienced an odd situation where we didn't have the key to the door that led from the elevator to the loft. The locksmith drilled, held the elevator door open with one hand, and then had to undo everything to let someone else on. Then he had to start over again to help us. The positive side is that these elevators are huge, since the lofts used to be warehouses. You can fill it with stuff and might only need two or three runs before giving the elevator back to the rest of the building. Unique layouts of New York City loft apartments There are no rooms; just a huge open space! You can get an architect and a contractor to put up some walls, but in its raw form, it is just a huge open warehouse floor. Again, this is not unique to probate, but to anyone selling a loft. You'll have a narrow set of buyers who are interested in living like that. Executors, since you have many other things to worry about, make sure you are working with a broker who is familiar with selling these lofts. Lofts are very unique, but plenty of buyers love the space and uniqueness. And as a double-whammy, many of these lofts are co-ops, as well! So, you may deal with extra problems and rules.
