Episode Summary: Meet today's guest, https://www.linkedin.com/in/walkerinteractive (Lauren Walker), Senior Director of Account Strategy at https://www.inman.com/ (Inman), currently based in Durham, North Carolina. In this episode, I sit with Lauren, raised in the western suburbs of Chicago, already with a passion for writing while growing up. She talks about her work as a copywriter and content creator. Top Takeaways:  "Even though an individual agent will join a big organization… they're still a solo operator, and at the end of the day, they're responsible for their own business." - [Lauren Walker] "Real Estate is phenomenally intimate as an industry setting." - [Lauren Walker] "My word for 2018 has been 'Conversations,' and when I talk to people, they need to be talking to people about real estate." - [Bill Risser] "You're not creating, you're documenting, and that takes the pressure off." - [Lauren Walker] "I strongly feel that you shouldn't limit yourself to just influencers in Real Estate; otherwise, you're just going to be a copy of somebody." - [Lauren Walker] Episode Highlights: [00:28] Intro [00:51] Meet today's guest, https://www.linkedin.com/in/walkerinteractive (Lauren Walker). [03:20] Why Lauren chose to settle in Durham, North Carolina.  [05:43] About Lauren's copywriting.  [14:45] Lauren shares her challenges moving into the Real Estate space.  [17:02] Lauren talks about her role at Inman. [19:20] The value of relationships in the world of Real Estate.  [21:10] Is blogging dead? [24:08] Lauren shares some of her favorite content creators.  [28:08] Lauren's advice to new agents. [29:12] How to contact Lauren. Episode Notes:  Lauren's father had initially moved to Durham while she was in New York, and she only went there to pay him visits. Following the events of 9-11, she considered moving out of New York and was surprised at the options available in the beautiful environment of Durham, North Carolina. This encouraged her to leave New York and finally settle in Durham.   As a copywriter, Lauren uses words to get the desired result from people. Since high school, she has always written with hopes to make a living from it. Lauren shares the learning experience at Sarah Lawrence College, New York, where she honed her writing because the courses demand a considerable amount. This helped her secure a job in the marketing department of the "Readers Digest" magazine even before she graduated.  Around the year 2000, Lauren started her marketing and design firm, "Walker Interactive," with her husband, a web designer. Together they designed websites for solopreneurs and famous Olympic athletes. Lauren was also a consultant and contractor for IBM for over 13 years. She also worked with the marketing team on the website.  Lauren talks about her challenges moving into Real Estate, the first of which was having a lot to learn as she adapted to the Real Estate language. This meant more reading, and she also had to talk to people generally to understand their difficulties and needs before discussing real estate with them.  Discussing her role at Inman, she explains it is a unique one that involves helping advertisers and sponsors uncover how they can be most effective at Inman by strategic creativity.  Lauren explains that blogging is not dead, however even with little interest in writing, people still can be encouraged to create content by first identifying their interests using a voice memo app to document as they go through the day and creating content based on those interests. "I find the most underused tool that is on everybody's phone is the voice memo app" The most important thing is the story, and it can be told in different ways, whether it's through writing, videos, or pictures.   Having conversations centered around real estate is pivotal; this is particularly well articulated by sharing events and discussing...

Today, I am blessed to have here with me Lauren Sambataro and Renee Belz. Lauren and Renee grew up in a health-driven family that prioritized the fundamentals of wellness and self-care (don't worry, there was lots of mac n' cheese and peanut butter and jelly sandwiches!). Their father, Gene Sambataro, The Original Biohacker and pioneer of Holistic Dentistry, taught them the importance of individualization and experimentation from a very young age. Coming together as health entrepreneurs, Renee a Certified Nutritional Consultant and Holistic Lifestyle Coach with a Master's degree in Nutrition, and Lauren, a Broadway performer, Corrective Exercise specialist and Functional Health Coach, feel a strong passion and drive to not only share each of their journeys towards wellness, but their strategy and motivation to discover our unique bodies through the world of biohacking. Their podcast, the Biohacker Babes, aims to create insight into the body's natural healing abilities, strengthen your intuition, and empower you with techniques and modalities to optimize your health and wellness. In this episode, Lauren and Renee reveal how they got into the biohacking space. Then, we jump right into why stabilizing blood sugar levels is critical for your weight loss journey. Lauren and Renee also discuss other essential tools for your overall health journey, like increasing thermogenesis, building lean muscle mass, and supporting fatty acid metabolism. Lastly, Lauren and Renee speak about the importance of decreasing inflammation in your body to enjoy the efforts of biohacking. 90 Day Detox Program with Ben Azadi, Dr Mindy Pelz, Dr Daniel Pompa & other detox specialists. They joked that he was doing bizarre things in the living room. Their dad was experimenting and open to ways that affect his biology, health, and longevity. He would utilize vibration plates and infrared saunas way before they became popular. Eventually, they started paying attention to their own bodies and started to notice what biohacks work best with their bodies. “Now I'm 34, and I feel better now than I did when I was 24.” -Renee   [10:15] Renee and Lauren Give Their Definitions of Biohacking The definition of biohacking changes all of the time. In fact, there's a lot of misconceptions about biohacking. However, biohacking is more for women than men because women are more complex. Biohacking is disrupting a pattern. It also is anything that helps you control your biology. Plus, biohacking can come from two different directions. You can biohack your way out of an illness, or you biohack your way into a thriving lifespan. Biohacking will optimize the aging process. [15:00] Why Stabilizing Blood Sugar Levels Is Important For Losing Weight We have stressors coming at us left and right, not just from food but from emotional stuff and environmental stuff. Renee and Lauren have both really gotten into the blood glucose testing because it is a huge variable that's overlooked. We are designed to be fat-burning machines and go extended periods of time without food. Just like you need exercise recovery, you need recovery from eating. Blood sugar is a sign that there's inflammation in the body. Nothing in the body will be in balance if there is inflammation. When we have too much glucose, we end up storing more fat that we end up burning. [17:20] All About Increasing Thermogenesis In The Body We rarely experience extreme temperatures. When we hit cold temperatures, it helps us to tap into the fat to actually burn. Shivering and cold plunges can increase your thermogenesis – your ability to burn fat to keep you warm. Green tea extract is a supplement that can also help increase your thermogenesis. Humans had to learn how to survive in thirty-degree weather. If we use these genes to our benefit, we can become fat-burning machines. [19:00] How To Support Fatty Acid Metabolism & Why It's Critical A lot of people have mitochondrial dysfunction. Sadly, our mitochondria are under attack. With mitochondrial dysfunction, you're not able to burn fat the way that we're designed to. Carnitine can be really helpful in adjusting that mitochondrial dysfunction. Organic Acids Test is great to look at your fatty acid metabolism. [22:35] The Best Ways To Increase Lean Muscle Mass Through Exercise The best way to increase lean muscle mass is to lift heavy things. Women should not be afraid to lift heavy things – we need muscle. Plus, muscle is great for brain health, longevity, and mood. Renee likes to use creatine and amino acids to help increase lean muscle mass. The more muscle mass you have, the easier it is to burn fat when you're just sitting around. [29:45] Some of The Best Ways That You Can Reduce Belly Fat To reduce belly fat, you have to remove inflammation. One way to reduce inflammation is by cutting out industrial seed oils. You really have to pull back on all of these chronic stressors. Once you have reduced the stress, then you can get in there, move things around, and make some changes. If you're skipping the fundamentals, then no biohack is going to work. [31:20] Why Poor Vagal Tone Will Lead To Brain Fog Vagal tone is a measure of cardiovascular function that facilitates adaptive responses to environmental challenges. If you are in sympathetic overdrive all day, you will suffer from brain fog. A lot of people don't realize they're in this sympathetic state all day. Our bodies aren't meant to be in that state all the time. It's our fight or flight mode - all the blood goes to our arms or legs, so we can run or fight. To support the vagal tone, you can gargle, hum, or sing. [36:50] Neural Inflammation Can Also Be Causing Your Brain Fog Chronic inflammation throughout the entire body is aging us; it's making us feel sick, tired, and fat. Our brain can be inflamed as well as other parts of our body. If your brain is inflamed, your gut is inflamed. Plus, you will have brain fog. So, target inflammation from a whole-body perspective. To control inflammation, stop ingesting these industrial seed oils. [42:00] Actionable Steps You Can Take Today To Decrease Your Toxic Load Look at your personal care products and find more natural and organic products. It's the same thing with cleaning products. Find more organic products to clean your home with. Look at the EWG website: https://www.ewg.org/ On the EWG website, you can look up how toxic the products are that you buy. Clean water will be critical to decrease your toxic load – find a reliable filter. Then she did some ads in the magazine. Before she knew it, it had snowballed to ad after ad in multiple magazines. She went to her CPA and realized she spent a lot of money she shouldn’t have—but she just didn’t know.  She advertised on social media the organic way and was featured in some local publications. She decided to go with an old-fashioned billboard—which paid off in a big way. Contractors called, builders called, and clients called. It was targeting the local market and staying top-of-mind.  Lauren was intimidated by social media but didn’t reach out to Darla or anyone else. She also tried building a DIY website. She quickly learned that if you aren’t an expert in any of these areas, you should hire an expert. A better website leads to more people on your page and a lower bounce rate. A bad website can become an easy “no” for a potential client. If your website doesn’t look good, how can your design be good? Designer by your side Lauren will do a consultation with potential clients to determine what they’re looking for. She offers a “designer by your side” package for those doing projects on their own but want a little professional advice. She offers a “concept-to-completion” service for someone building a home. She also offers a “furniture mart concierge” package where she takes a client to Furniture Mart and helps them choose the right pieces for their home.  They’ve all been successful services, but she gets the most revenue from her concept-to-completion service for new home builds. She works directly with two different builders who pay her a percentage to work with their clients. Lauren has learned she wants to concentrate on doing full-service projects—or she’ll run herself ragged. When did Lauren decide it was time to hire? What position did she hire for? Steve and Lauren are the founders of Home On Your Terms and are based in eastern Connecticut. Steve serves as the company’s Acquisitions Director and loves crafting up creative solutions for sellers, while Lauren works as Sales Director and enjoys helping deserving buyers achieve their goal of home ownership. When not working on their own business, they are mentoring other investors who wish to learn the terms of the niche of real estate. In their free time, they are with their two young children and two dogs. Steve can also be considered a Cornhole connoisseur, so you may find him outside perfecting his form. Lauren is a huge fan of “The Office,” so she may or may not quote some of her favorite lines while on a call with you. What you’ll learn about in this episode: How Lauren and Steve work to help business owners buy or sell homes through their “terms deals”, and how they’ve brought their background experiences into their work Why owning a business and buying a house presents unique challenges that make it harder to qualify for a traditional mortgage, and how terms deals can be the ideal solution How terms deals, which have been around since the 1800s, are often an overlooked niche within real estate, and how these deals provide alternate solutions to big problems Why a terms deal can help a business owner quickly sell a home and get out from under the obligations to that property, freeing funds that can be put back into the business Why a terms deal is the ideal way to sell for someone with little-to-no equity in their home, or for someone who wants or needs greater monthly cash flow Why these deals can be a great way to avoid high real estate agent fees and guarantee that you can put the full equity of your home in your pocket Why Lauren and Steve specialize in creative solutions to meet the needs of both buyers and sellers, and why flexibility is a key feature of terms deals Steve and Lauren walk through the process from start to finish and offer example deals to illustrate how terms deals can result in more money for the seller How a part of the buyer process involves a pre-qualification check and a thorough credit repair process if necessary to get them mortgage-ready Why Lauren and Steve feel passionately about helping connect buyers and sellers who have unique challenges and finding mutually beneficial solutions Resources: Website: http://homeonyourterms.com/ Facebook: www.facebook.com/homeonyourterms Instagram: www.instagram.com/homeonyourterms/ Twitter: @HomeOnYourTerms Additional Resources: Free Executive Leadership Summary report from Predictive ROI: https://predictiveroi.com/research Sell With Authority by Drew McLellan and Stephen Woessner: https://amzn.to/39y7x13 Predictive ROI Free Resource Library: https://predictiveroi.com/resources/ Stephen Woessner’s LinkedIn: www.linkedin.com/in/stephenwoessner/

If you haven’t listened to my interview with Alex back in Episode 227, after you listen to this one with Lauren go check Alex’s episode out because it’s one of the most downloaded episodes of this show (and I’m sure this one will be just as downloaded!) How Lauren overcomes her fear of putting herself out there. What led up to Lauren’s first hire on her team. Advice if you are struggling to get traction in your side hustle. The belief Lauren had to change about herself to get where she is today. My favorite quotes from Lauren: “I think the biggest hurdle is honestly just getting started, whether it's starting your first business, whether it's creating your first product, whether you're creating your first YouTube video or podcast” “It's important to keep moving and just to keep trying stuff out, if something doesn't work, then scrap it and try again.” “Keep taking action. If you keep moving forward, at some point, you're going to get there and you're going to get there quicker.” Bio: Lauren is a former CPA turned blogger, and she and her business partner, Alex Nerney, started their first blog in the health and wellness space. After earning six figures with that blog in their first year, they started Create and Go, where they teach others how to start and monetize their own blogs. Today’s show is about an important topic that isn’t talked about very often. We’ve all heard of morning sickness, but there is a much more severe condition called hyperemesis gravidarum. It brings all-day nausea and vomiting and can result in significant physical and emotional effects. Lauren Harris is a married mother of three kids who lives in western Massachusetts. She’s a licensed mental health counselor who owns the Center for Perinatal Wellness. Lauren is also the Western Massachusetts Regional Coordinator for Postpartum Support International. In today’s show, Lauren shares her story of hyperemesis gravidarum (HG) through three separate pregnancies. We’ll hear how she learned of her condition and dealt with for a very long time with little support. Lauren also shares about her struggles with postpartum anxiety, along with how her experiences propelled her into the field of perinatal mental health. Show Highlights: Lauren’s story of her surprise pregnancy at age 22 with her daughter, Natalie, now 13 At eight weeks, Lauren was hit with incredible nausea that kept her vomiting up to 12 times each day; she was unable to keep food/liquids down, but was told it was “normal.” There were four separate times that Lauren was hospitalized for IV fluids due to dehydration; she lost 40 pounds during the first 20 weeks of her pregnancy. She was frustrated that no one took her seriously, and she couldn’t work or function each day, which put a financial strain on their family. Late in her pregnancy, she was prescribed Zofran, which was the only thing that would help. Her parents helped pay the out-of-pocket cost at $90 per pill; Lauren had to take three pills daily for several weeks. What it felt like to be told that her extreme sickness was “normal” Why Lauren had the conversation with her mother about terminating her pregnancy How HG affected Lauren’s work as a mental health counselor How Lauren met the emotional challenges to keep going day by day After a 23-hour induction, her perfectly healthy baby girl was born, weighing 8 lbs. 11 oz. Why the birth was followed by a D & C because of a hemorrhage Four years later, Lauren was pregnant with her second child; she had similar nausea and vomiting but felt much more supported by her medical team With her third pregnancy, she took more care with rest and hydration but experienced much more postpartum anxiety The irony was that as the HG improved with each pregnancy, the anxiety issues became worse How Lauren coped by using therapy and medication Why Lauren was propelled into perinatal mental health work by her personal experiences Lauren’s practice has three clinicians now but is looking to expand soon because the need is so great What Lauren learned about HG and herself Resources: Email Lauren: lauren@laureneharris.com Lauren’s practice: www.cpw.care Find the Center for Perinatal Wellness on Facebook

Lauren Berlingeri is a former fitness model turned integrative nutrition expert and sauna entrepreneur – and a bona fide badass. She’s taken on Navy SEAL hell night, squared off in an MMA bout, boxed at Gleason’s gym, trained with New York City firefighters, and withstood the intensity of NASCAR. But a vicious case of cystic acne pushed Lauren to explore the world of wellness. During this journey, she discovered infrared saunas – and the first time she stepped in an one was life changing. Through all her physical and nutritional training, nothing else made her feel so good or in tune with her body. Infrared saunas give you the calorie burn (and high) of a workout out while simultaneously calming your nervous system, detoxifying the body, boosting your metabolic rate, and triggering the happiness response in your brain. The result is a rejuvenating experience that leaves you feeling euphoric and healthy. The experience not only helped heal Lauren’s cystic acne, it also inspired her to open HigherDOSE, a NYC spa focused around next-level health and wellness therapies that heal the body and get you high naturally. The only downside is that these things are huge, and not everyone is lucky enough to live in a city like NYC or LA with locations like HigherDOSE. That’s why they partnered with Dr. Raleigh Duncan, founder of our friends at Clearlight Saunas, to create the Infrared Sauna Blanket. It feels like a warm hug and offers all the same benefits of the sauna, but at a fraction of the size and cost so you can use it at home or while traveling. If you’re struggling with your health, can’t wind down after a day in our hectic world, or just need to try all the greatest biohacking tech, do yourself a favor check out this conversation with  Lauren Berlingeri. Ep 44 Lauren Cascio: How Abartys Health is Upgrading the Insurance Industry

Crossing Borders with Nathan Lustig

Play Episode Listen Later Jun 12, 2018 51:07

The US healthcare market loses up to US$750B in fraud and inefficiencies every year. The insurance industry is famously bureaucratic and relies on antiquated technology to communicate with healthcare providers and patients. My guest today is Lauren Cascio, co-founder and COO of Abartys Health, a health insurance tech company that created a system that allows seamless data flow and communication between insurers, doctors and patients in Latin America and the United States. Lauren was selected by Walmart as one of Puerto Rico’s most promising business leaders, made the Caribbean’s 40 under 40 list, and was a finalist for the Forbes 30 under 30. Lauren is also proud to have delivered the winning pitch at SXSW's ReleaseIT competition in 2017 and Parallel 18 Accelerator's Investor Choice at the 2017 Demo Day. While Lauren didn’t originally set out to become an entrepreneur, she has always loved taking risks and learning from her mistakes. We talk about her decision to teach herself how to code and what she’s learned from starting and scaling a business in Puerto Rico. We also discuss the Puerto Rican startup ecosystem and why it can be an advantage to growing startups. Abartys Health: Bringing technology and health insurance together Lauren’s “do-it-yourself” attitude was a big part of the inspiration for Abartys Health. After teaching herself to code as a distraction from her divorce, Lauren became obsessed with connecting her newfound passion for technology to her interest in the health insurance industry. Her tip for founders who are teaching themselves programming: learn enough to get by until you can hire someone who knows what they are doing. Listen to this episode to hear more of Lauren’s advice for teaching yourself tech skills from square one. The benefits of operating a business in Puerto Rico Puerto Rico is the middle-ground between Latin America and the United States. It boasts a tax regime and standard of living that make PR an ideal location to start a business that straddles the two regions. Abartys operates in Latin America and the US, meaning Lauren and her co-founder, Dolmarie Mendez, have to understand how sales cycles differ between the US and Latin America. Just getting into the office of an insurance company in Latin America might require several coffee or dinner meetings, while the process in the US might be faster. Find out how operating from Puerto Rico helps Abartys Health do business across borders in this episode of Crossing Borders. What Lauren learned from the Parallel 18 accelerator Parallel 18 is an equity-free accelerator program in San Juan, Puerto Rico, that works similarly to Start-Up Chile. After Lauren turned in the application on the last day, she and her co-founder went through an intense acceleration program where the mentors “tore apart” their marketing, logo, and business model to push them to grow faster. Abartys Health recently received a round of funding with support from Parallel 18’s follow-on fund. Listen to the episode to how Parallel 18 is helping build Puerto Rico’s startup ecosystem by investing in companies like Abartys. Healthcare is beginning to feel the effects of developments in artificial intelligence and data accessibility, despite its history as an antiquated industry resistant to change. Abartys Health is changing how population data is managed and utilized in the insurance industry using technology that brings more transparency and efficiency into the industry. Listen to the rest of the episode to hear why Lauren and Dolmarie are expanding Abartys into Latin America, and where Lauren thinks the healthcare industry is going next. This episode is a long time coming – I’m sitting down with the catalyst of the Life Stylist podcast and my partner in crime at the School of Style, Lauren Messiah. If you dress the right way, you can fit in anywhere... but if you really own it, you can carve out your own space. That’s exactly what Lauren does, and that’s what makes her such an incredible entrepreneur. As a personal stylist, Lauren is dedicated to helping women fundamentally change their relationship with clothing so that they can take out the BS and completely transform themselves, from the outside in. What does your wardrobe communicate to other people? Hell, what does it communicate to yourself? How does our style affect our identity? Our energy? The practice enables Lauren to keep writing and to get a break from the things that are blocking her at the same time. That’s just one of the amazing tricks Lauren has found to make her more productive and to keep her creativity flowing. You’ll want to hear this one. Lauren Salisbury is the founder of Something In Her Ramblings, a travel blog aimed at inspiring women and solo travelers to explore the open road. A California native, she has found the best way to get to know a region of the world is to live there, and with that in mind has worked in four countries. While earning a bachelor’s degree in journalism from the University of Maryland, she wrote for NBC News and spent six months living in Melbourne, Australia. After graduating, she moved to Florida to work in Public Affairs at Walt Disney World Resort. In 2013 she took a leap of faith and left her settled existence in the United States behind to teach English in Madrid. During this year she fulfilled her goal of visiting 25 countries in her 25th year of life. Lauren’s next adventure takes place in Costa Rica, where she is currently living in the rainforest and working as Social Media & Marketing Manager for Outward Bound. What We Cover: Lauren got her start traveling with her family, road tripping across the country. How travel changed Lauren, giving her - a self-described introvert - a desire for connection with other people and opening her mind to the possibility that she can live abroad whenever she wants. How Lauren finds housing when she arrives in the places she wants to live, like Melbourne and Madrid. Why Lauren went to Spain to begin with, and wound up living as the only girl with people she didn’t know. How she went to 25 countries in 1 year, and how taking on this quest led her to find life-changing experiences and create an amazing legend for herself.
