Amidst evolving economic indicators and shifting market sentiments, the Bank of England's (“BOE”) latest Decision Maker Panel survey indicates a moderation in both inflation and wage forecasts. The survey highlights a decline in year-ahead own price inflation to 4.1% in the three months to March, down from 4.3% in February, suggesting a slight easing in price pressures. Similarly, one-year ahead Consumer Price Index (“CPI”) declined to 3.2% from 3.3%, while three-year ahead CPI stood at 2.7% versus the previous 2.8%, indicating a tempered inflation outlook. Moreover, the survey reports a year-ahead wage growth of 4.9% on a three-month moving average basis, coupled with an annual wage growth of 6.4% in March, reflecting a gradual slowdown in wage growth momentum.While the UK economy continues its recovery trajectory, the pace appears to have eased slightly, particularly within the services sector. Struggling with Amazon's 8032 error? This error can be frustrating and hinder your ability to grow your sales on Amazon. But fear not, in this video, we will provide you with a step-by-step guide on how to fix this error and avoid it in the future.Step 1: Identify the reason for the errorThe 8032 error occurs when you try to add a child or move a child to a new parent. The error can also occur if there is a phantom parent that you don't have access to.Step 2: Delete the current parentTo resolve the 8032 error, you need to delete the current parent. It has been very well reported that many mortgage holders will soon be paying much higher interest rates when their fixed rate terms expire. It is estimated that $478 billion worth of fixed rate mortgages are due to expire in 2023. In addition, borrowers may also have to navigate the end of an interest only term, which typically apply to investment loans. This blog sets out our advice on how to navigate these changes. What are your options? Fixed rate expiry If your fixed rate is maturing, you have two options. You can re-fix your interest rate for another term or allow the interest rate to roll over onto a variable rate. Current fixed rates range between 5.39% and 6.10% p.a. for owner-occupiers and 5.69% to 6.70% p.a. for investors (terms between 2 and 5 years). Variable interest rates range between 4.75% to 4.90% p.a. for owner-occupiers and 5.30% to 5.50% p.a. for investors on interest only repayments. As such, fixed rates don't look attractive for a couple of reasons.Firstly, it is very likely that we are at or close to the top of the interest rate cycle. So, there's limited value in paying a premium (i.e., a higher interest rate) to protect yourself against potentially higher interest rates in the future. This chart shows that the interest rate yield curve over 5 years is relatively flat i.e., it implies that RBA's cash rate won't change much over the next 5 years. Fixed rates may become attractive again when/if the yield curve inverts because it reduces the banks term borrowing costs and allows them to offer more attractive fixed rates. Until that happens, we typically recommend rolling over onto a variable interest rate. Interest only term expiry Navigating an interest only term expiry is not always straightforward. Usually, all mortgages have 30-year terms. If you elect to initially repay interest only, your loan term typically consists of a 5-year interest only term plus a 25-year principal and interest term. Contractually, the bank doesn't have to offer you another interest only term – they can insist that you repay principal and interest for the remainder of the loan term. You have two options; request another interest only term or agree to repaying principal and interest. There are two common matters you should consider being (1) cash flow and (2) interest rates. The advantage of repaying interest only is that you minimise your monthly commitment. You might want to do that either because you want to divert cash flow elsewhere such as repaying your (non-tax-deductible) home loan or so that you can take advantage of an offset account, as explained here. The downside to interest only loans is that they attract higher interest rates. In 2017, the banks began charging higher interest rates for interest only loans to dissuade borrowers from requesting them (at the time the banking regulator was concerned that 40% of new loans were interest only). Interest-only loans attract a higher interest rate of 0.26% p.a. (on average) compared to principal and interest investment loans (or a 0.55% p.a. premium for interest only home loans) – that is the premium you pay during the interest only loan term. Consider your whole portfolio: some questions to ask yourself We suggest reviewing your whole mortgage portfolio at one time instead of reviewing loans individually. Doing so ensures that you achieve the best overall outcomes. 164 – Wouldn't it be great to be sitting with Christ in heavenly places?Have you ever just wanted to get away from all the struggle, the challenges, and the busyness of daily life? Sometimes it seems the cycle of events never stops and we don't have time to just be still and feel God's presence as much as we'd like to. I have certainly felt this way many times. But a phrase from Ephesians has been coming to me the last week or so which has given me a lot of comfort: “sit together in heavenly places in Christ Jesus.” Ephesians 2:6That actually sounds pretty good doesn't it? To sit in heavenly places in Christ.But how on earth do we do that? Or, how in heaven do we do that, I should say. How can we get there, sitting in heavenly places?In this week's episode I explore what this means:The verb tense indicates that God has already made us sit in heavenly placesIt's not just way off in the futureTo sit in heavenly places is part of our spiritual inheritance as co-heirs with ChristIt is spiritually true now, we just can't see it looking through a distorted lensWe need to accept the fact we are heirs to the kingdom and that we deserve this inheritance because God has ordained it for us, and us for itWhen we look the the lens of God's grace, we can see more of our divine heritageBefore we can completely accept our divine inheritance we must give up a sin-oriented mindset that sees everyone, including ourselves, as miserable sinnersJesus looked at people through the lens of what's true in the kingdom of heaven and saw them "sitting with him in heavenly places."Take a moment right now, and open your spiritual vision to see yourself sitting in these heavenly places we've been talking about. Quit looking through the smudged and cracked lens of a world full of sin. Look at yourself, and everyone you meet, through the lens of God's grace, God's divine influence in your heart.This is not something to do just once or twice. It begins with that. But it's a daily practice. It's a mindset shift. The more you look through the lens of grace, the more grace you'll see everywhere you go. All offerings and donations made for World Mission Sunday become part of the Holy Father's Universal Solidarity Fund. This fund is a lifeline for struggling missionaries and the communities they serve across Africa, Asia and Latin America, where over 1,100 mission dioceses are found. As these dioceses form and grow, so do their needs. On top of this, mission dioceses are often in remote areas devastated by war and natural disasters, or where suppressed communities are just opening up to the life-saving message of Jesus Christ.This is why World Mission Sunday is so important. It offers young dioceses the financial and spiritual assistance they need to help their men, women, and children to survive and thrive.
