In this episode, we tackle one of the most frequently asked questions I encounter as a mortgage broker: "How can I purchase a property without a deposit if I'm already a homeowner?" We clarify that the answer largely depends on the equity you have in your current home. For those unfamiliar, equity is the difference between the market value of your property and the amount you owe on your mortgage. However, not all equity is usable, and we explain the distinction between total equity and usable equity. Using a practical example, we discuss a hypothetical couple, John and Lisa, who own a property valued at $1.2 million with a mortgage of $500,000. This scenario reveals that they have $700,000 in equity, but due to lender restrictions, they can only access $460,000 as usable equity. We emphasize that pulling equity from your home is not "free money"—it's essentially borrowing against your asset, and it comes with its own set of responsibilities. We then explore the potential outcomes of John and Lisa's choices over a 25-year period. They can either do nothing and let their property appreciate, or they can leverage their equity to invest in additional properties. We calculate the potential growth of their investments, assuming a conservative 7% annual growth rate, and illustrate how their portfolio could grow significantly over time. The discussion also touches on the importance of understanding the tax implications of property investment. We clarify that while capital gains tax is a consideration, the goal should be to generate income and wealth, not to avoid taxes. Subsequently, David joined Help the Hospices, now known as Hospice UK, where he spent 13 successful years. He held roles as Director of Income Generation and later as Deputy CEO, allowing him to play a crucial role in engaging with member hospices across the nation. In 2012, David took on the role of CEO at Shooting Star Chase, a children's hospice service formed through a merger. His tenure was marked by the following achievements, including the accreditation of both hospices as 'Outstanding' by the Care Quality Commission (CQC). Under his leadership, the hospice expanded its services, significantly enhancing support for children and families in need. Today, David serves as a respected freelance consultant, collaborating with a diverse range of voluntary sector clients on multifaceted projects. His expertise encompasses various areas, including income generation, governance, and stakeholder management. David's insights extend to the governance of charities, where he has observed the challenges faced by trustees, especially those who have excelled in other sectors and find themselves navigating leadership and HR issues. HOW THE BUSINESS STARTED Still working a day job, Jarrod Rodgers considers himself an “extreme hobbyist”. Completely self-taught, Jarrod deals in woodworking, commision work, and also chainsaw milling. Chainsaw milling was something that Jarrod stumbled into almost by accident. When asked by a client for a “live edge” coffee table, Jarrod made his way to the local slab supplier. When they couldn't meet the slab needs for the project, Jarrod decided to start producing his own. A miller was born. INCOME GENERATION & WOOD SOURCING With a day job, Jarrod has to manage his time extremely well and limit the side projects that he takes on. Aside from this constant balancing act, living in a “tree desert” also creates more hurdles for Jarrod. It's only through time spent on scouting areas, working with local tree services and wood shops, social media, and continuous networking with other millers, that he is able to source the wood that he needs to continue producing. THE VIRAL VIDEO Jarrod also has one of the highest viewed chainsaw milling clips online. Turns out, it was a video he almost didn't make. After debating to himself, he decided to go ahead and film it. As the video posted to Youtube, he thought about what great exposure it would be if he could at least get 10,000 or so views. However, after his 30-second video went viral (15,000,000 views), Jarrod was left speechless. Not only did this video open business avenues for Jarrod, it's also been key in creating awareness and interest in the chainsaw milling world. People now come to Jarrod on his Youtube channel to ask different questions about milling products and techniques, to which Jarrod happily responds, sometimes even telling the stories behind the products he's created. FUTURE PLANS Future plans include growing his Youtube channel and Instagram while expanding his business. He also hopes to expand his storage space as he's currently running out of room! Jarrod also plans to continue using Youtube as a means to answer questions people have about the work he does and the products he uses. Using social media as a way to connect with people, while also giving them a glimpse into the milling world, is something that he enjoys and hopes to continue.
