Happy New Year! We kick off 2024 with Holly Clarke - a Johns Hopkins grad. Holly is gearing up for her 2nd Olympic Trials next month and is excited to bringing more experience and miles to the line with her. To get to the 2020 trials, Holly took off 30 minutes from her time going from 3:12 to 2:42. During that time she realized she was under fueling and worked to properly fuel her body for a big breakthrough. The key for Holly has been having a community around her. After graduation, she took time off of running but when she moved to San Fransisco she joined the Impala Racing Team. Being around teammates and others training at a high level has inspired her to keep the dream alive after graduation. At Johns Hopkins, she came in not on the varsity lineup and worked her way into the top 5 her junior and senior year. She was a part of two national champion teams but has mixed views of her time in college. She developed an eating disorder - which she talks about in the episode. In this episode of The MHP Broker's Tips and Tricks podcast, Maxwell Baker, president of The Mobile Home Park Broker, interviewed Kevin Caiacci, a closing attorney who represents multi-family and mobile home park investors and sponsors. Here Are the Show Highlights: Kevin Caiaccio is a closing attorney who works with Robinson Franzman in Atlanta and represents investors and sponsors in the multi-family, and specifically mobile home park sector of commercial real estate. (Max, 1:21) Kevin graduated from the law school at the University of Georgia in 1995 and has specialized in commercial real estate transactions for most of 28 years. (Kevin, 1:48) His primary focus has been on multifamily housing transactions, and a subset of that--mobile home park transactions all over the country. His focus is on trying to make sure deals happen, rather than stifling deals. (Kevin, 2:30) Kevin cautions investors and sponsors to remember that, in the vast majority of deals, they're using other people's money as part of the capital stack, so they have to stay in compliance with the various loan covenants and obligations. (Kevin, 4:46) For instance, if it's a Fannie Mae loan, there might be limits to the number of park-owned homes you can have in the deal. Other lenders might mandate tenant protections. You must be aware of all such regulations and restrictions regarding the lender portion of the capital stack. (Kevin, 5:31) When you take investment money from other parties, whether it's a corporate syndicate or family and friends, you have a fiduciary duty to act diligently and invest that money prudently. (Kevin, 6:08) Sponsors should also remember that no one wins every deal. Some go bust, and when they do you end up with unhappy investors. There's always a threat that they'll sue you as the failed sponsor, so it's imperative that you've acted prudently every step of the way. (Kevin, 6:40) Kevin writes operating agreements for investment partners that clearly spell out the rights and disclose the risks to all parties. (Kevin, 7:25) There's no guarantee that you won't be sued for a deal that goes south, but a well-written operating agreement can help reduce the risk. (Kevin, 7:59) Kevin sees more uncertainty in the market today than has been there in many years. The value of real estate has steadily climbed since coming out of the Great Recession in 2010. Even the pandemic didn't create much of a shock to the system. (Kevin, 9:48) But today, a couple factors have created a heightened sense of uncertainty. Steadily rising interest rates and questions as to when they'll come down and how this will impact rent growth have shaken the market despite very low unemployment figures. (Kevin, 10:33) Another negative point is the insurance situation, especially in Florida. Increased hurricane activity of late has disrupted insurance markets. Despite all of this, and the confusion in the capital markets, business is still going strong and transactions are still getting done. Kevin's clients are bullish on the markets, at least in the mid-term. (Kevin, 11:29) As a broker, Max has seen lost titles to park-owned homes as a common challenge for sellers. (Max, 12:32) Some park owners don't keep great records, and sometimes the titles to older homes or those bought through affiliates can get misplaced and need to be retitled. Sponsors need to be aware of this problem upfront and address title access as soon into the transaction as possible. (Kevin, 13:15) Do this before going to close because the lenders will be sure to ask for all titles, and it will disrupt the timing of the sale if you don't have them. There are title service companies that will help get homes retitled. (Kevin, 14:14) Another due diligence challenge is utility deposits, some of which can be as much as $20,000. (Max, 14:45) As with title acquisition, the issue of deposit money must be addressed during early due diligence. Buyers should not feel pressured to close quickly, as the seller wants. Make sure you've first handled all loose ends such as questions related to titles and deposit money during well before the close. (Kevin, 15:36) Just make sure all of these questions get answered before the transaction deadlines so as not to put your earnest money at risk. (Kevin, 16:22) Proration issues can cause problems at closing, too. That's money collected and held by park owners for taxes, insurance, homeowners fees or other purposes. It's important that park owners hold these funds in segregated accounts so it can be properly handled during a sale. According to data from the international Air Transport Association, total traffic reached over 90% of pre-pandemic levels this year as demand for air travel picked up. Foreclosures across the U.S. are on the rise and nearing pre-pandemic levels, according to real estate data firm ATTOM. ATTOM's midyear foreclosure activity report found that foreclosure activity has been gradually increasing over the last few quarters as COVID-related policies have ended. Across the U.S., 0.13% of all housing units foreclosed in the first half of 2023. Foreclosures are up 13% from the same period in 2022 and up 185% from the same period two years ago. “Similar to the first half of 2022, foreclosures activity across the United States maintained its upward trajectory, gradually approaching pre-pandemic levels in the first half of 2023,” Rob Barber, CEO of ATTOM, said in a statement. Dr Tony Garcia talks about the book he jointly authored with Ian van der Waag on the Great War roles of roles played by the South African prime minister, General Louis Botha, and his deputy, General Jan Smuts during the Great War. These were very different men and they appealed to different audiences. Botha's nuance and emotional intelligence complemented Smuts's intellectualism. Thrown into a world conflagration in August 1914, Botha and Smuts – facing internal rebellion and the threat posed by German troops on their borders – led South Africa's Union Defence Force, and often commanded from the front. South Africa's campaigns began badly. The campaigns in German South West and East Africa started with reverses at Sandfontein in September 1914 and Salaitia in January 1916. However, Springbok soldiers of all backgrounds proved resilient, and the later campaigns were marked by near uniform success. The “first-battle” experiences had reshaped thinking and led to better leadership and command at all levels. Both Botha and Smuts commanded in the field. Steadily, the South African army they commanded – benefiting from wartime training, sometimes in the field – gained resilience, experience, and battle-hardiness, adapting to the conditions of the campaigns and the demands of the tasks. South Africa's campaigns were complex and divergent, starting with the invasion of neighbouring German South West Africa – to neutralise the radio stations and so aid security in the South Atlantic. Suddenly suspended following the outbreak of the Afrikaner Rebellion, the campaign recommenced in January 1915. Following its conclusion, an infantry brigade, raised for the Western Front, was diverted to Egypt before facing near annihilation at Delville Wood. Reconstructed more than once, the brigade was accompanied by a field ambulance and general hospital. The South African deployment in France included two brigades of heavy artillery, a signal company, a railway company, and Auxiliary Horse Transport Company, and several South African Native Labour Contingents. At the same time, a large South African force, fighting alongside troops from British Africa and India, broke German resistance in East Africa, and a brigade of field artillery and later the Cape Corps served in Egypt and Palestine. In addition, more than 6 500 South Africans served in the British Army, the Royal Flying Corps, later the Royal Air Force, and on ships of the Royal Navy. Although lionised during the war by a British public hungry for heroes, there is a different side to Botha and Smuts. Shunned by Afrikaner nationalists at the time, they have remained divisive figures. Responsible for the enactment of the Land Act of 1913, which shaped South Africa's socio-economic and political landscape, Botha's statue in Cape Town was vandalised in 2015 and 2016. Behind his charming, attractive façade, and Smuts's stoic machine, were two very human, imperfect, and quite probably inconsiderate, men. Together they provide a wonderful lens through which to examine the potent forces of the early twentieth-century world and the country they hoped to forge. Myopic compatriots had constrained their plans; but it was the outbreak of war in 1914 that offered the most significant opportunities and brought the most adverse challenges. They fought insurmountable odds, and achieved great victories, at home and abroad, but also made startling errors, and, ultimately, in classical fashion risked being crushed by the weight of the world they tried to create. The 800 square foot, 2 bed/2 bath condo was listed and within 45 minutes of the listing going live on December 22, they received a booking for $2,500 for a check-in only 2 days later on Christmas Eve! They received another booking directly behind that one and decided to go all in and try one full winter season. They took all of the earnings her parents made on the rentals and bought a 2nd property in the area, which Natalie also manages as well. During the renovation of the 2nd property, the neighbors approached her about managing their rentals and Natalie eventually went full-time managing multiple short-term rental properties in the Big Bear area. Originally Dutch-Canadian, Steer credits a chance encounter with Joseph Gordon-Levitt and his family on a cruise ship for piquing his interest in acting. Steadily working his way up the ranks from roles in independent film to national exposure, you can catch Fedor in a number of television shows, including the aforementioned "Hill House," and "Bloodline," plus Fox's "Sleepy Hollow" and "The Gifted," as well as "Graceland," "America's Most Wanted," "Your Worst Nightmare," and films such as "Killroy was Here" and "American Animals." He also has a recurring role on "Evil" on Paramount Plus. Fedor has a diverse range of life experiences. My guest this week is Dr Vera Tarman who is a specialist in addiction behaviour and treatment. Dr. Vera is internationally recognized for her education in and publications on various areas of addiction and more specifically food addiction. She's had her own issues with alcohol but when she stopped drinking she started eating until her weight rose to 250lbs.. it was the eating addiction that “brought her down” as she puts it… In this episode:- Vera had a difficult childhood. Her mother was an alcoholic who died when Vera was just 15..and her relationship with her father was not good so she left home at 17 She was “floored” by the speed of her mother's decline and vowed that she would never drink However she did take drugs – she mentioned LSD and pot but also stresses that this was back in the 70's when drugs were not as toxic as they are today By the age of 19 she had switched from drugs to alcohol in spite of the vow she had made Within a couple of years the alcohol had taken hold and she would always drink to get solidly drunk She stopped drinking to get through college but when she stopped drinking..she started eating – and it was the food that “brought her down” as she puts it Her eating had nothing to do with enjoyment – she was making herself numb, eating and purging..- she described it as “frantic” and with hindsight can see that her addiction to alcohol had simply transferred to her eating habits… there is so much sugar in alcohol of course Dr Vera describes alcohol as sugar on steroids! In her 20's she was stuck in the dieting yo yo – losing the weight and then gaining it back - eventually gaining 100 pounds – she was bulimic She reintroduced alcohol to her diet and tried to control it – as she says back then she had no idea of the peace of mind she could gain by ditching it altogether. Steadily her weight increased to 240 lbs – she kept losing weight and regaining it and it wasn't until her late 40's that she had a breakthrough…. That was when she accepted that treat sugar was an addiction – she couldn't have a little now and again, she would have to quit completely.. Over the course of the next few years she went on to lose 60 or 70 lbs After the sugar she quit flour (bread muffins pizza etc) and lost another 80 lbs and finally she quit grains and lost the rest of her excess weight – never gaining it back She describes losing the weight as a great relief as it had been making her miserable in so many ways and she never felt healthy or well In fact these days she stresses that addicts mustn't fear living a life of deprivation … you are living a life of deprivation now …so reach out and get help and find freedom We talked about the fact that with alcoholism we can quit alcohol completely but obviously we have to eat some food – Vera made the very interesting point that she hasn't quit food but she does quit food products – processed food Vera's approach of gradually shutting out various food groups is an interesting one – when I asked her what she DID eat she listed some of them – yoghourt, cheese, salmon, meat, vegetables She spoke of her pleasure in eating these foods and doesn't feel at all deprived…as she put it she doesn't have to eat bread or sugar any more, she can enjoy real food instead – her palate has switched from craving sugar and carbs to appreciating healthy foods Vera is not a cook but stresses that its quite easy to eat well – as an example yoghourt is easy to make and so are roasted veg I explained that we give our community advice to eat fresh fruit rather than candy if they are craving sweet things in early sobriety If you'd like more info on the science behind this advice then listen to Tribe Sober podcast episode 31 from January 2021 to hear nutritionist Mary Ann Shearer Vera described addiction as “a craving which leads to an obsession that then becomes difficult or impossible to stop” We should ask ourselves “Am I obsessed with something that is affecting my life negatively?” She explained how we can go from enjoying a gentle buzz to wanting a drink to needing a drink – needing more and more to get the same result… Continual use of alcohol can “flatten” our dopamine receptors so we eventually need alcohol just to feel normal. Dr Vera explained that some people get a more intense buzz of pleasure when they begin to drink and that… If your dopamine receptors are naturally “flat” you may need something to feel ok I asked Dr Vera how we can boost our dopamine naturally – before addiction our dopamine is “built in” – it's about anticipation and looking forward to the next thing We all have a natural curiosity that makes us want to try new things – that's why we encourage Tribe members to get a project to keep the dopamine triggered We agreed that social support was essential in early sobriety– we can't just isolate and watch tv – we have to connect with others and keep that dopamine perking! That's why a project that connects you with other people works so well We talked about using sugar and alcohol to numb our feelings and the fact that.. Junk food and alcohol will release endorphins which block pain and that's why it can numb our feelings Sleep – Vera says alcohol destroys our sleep structure and it can take as long as a year for normal sleep patterns to resume We talked about menopause which Vera described as a storm of hormones (like being a teenager again) – She also said that it's a time when many women put on weight – they become very sensitive to carbohydrates and even if they were controlling their weight then they were younger it's like a switch has been flipped…. We are more prone to weight gain when we hit menopause – especially if we are drinking! We talked about bariatric surgery and the fact that many people do become addicted to alcohol when they have addressed their weight issue with this surgery Vera explained that one glass of wine will be equivalent to 3 after this surgery so it's not difficult to become dependent… There are a lot of negative side effects to this surgery so it should only be used if the weight has become life threatening – far better to tackle the eating We talked about the fact that alcohol is now linked to 7 different types of cancer and also Alzheimers – sugar and alcohol are are also linked to Alzheimers Vera's Advice is to accept that you have a condition, something has happened in your brain to cause this addiction – it's not your fault – educate yourself – books, podcast – accept you'll have to stop – whatever you've been trying hasn't worked so get some help – You heard her stressing the essential need to join a community so please check out Tribe Sober – we've got the tools and the group support to get you on track…. Max McClure is SVP Underwriting & Reinsurance at Steadily, having made the inspired jump from traditional insurers to a high-growth insurtech. Steadily is an insurtech that is bringing fast, affordable landlord insurance to rental property owners. Steadily focuses exclusively on US-landlords as a niche, which is overlooked by bigger insurers as "product 50/100". It is a tech-forward solution, where all of the co-founders were landlords prior to founding the company. The CEO was able to exit his prior company and invest the proceeds into building a new style of insurance for landlords. Max recognizes that bigger organizations would take months to do what Steadily can achieve in only a few weeks. For example, how legacy platforms understand concentrations of risk reactively, vs. Steadily being able to proactively create features around that to create better underwriting. The issues in landlord insurance are the use of 1990's products without a digital interface. Steadily can underwrite in 10-minutes online versus having to email back and forth with an agent for weeks. From a profitability perspective, Steadily managing this as a niche enables them to dig in much deeper and tailor the offer than an insurance manager with 50 different products. Additionally, the regulatory environment ensures a supply of information that is sufficient for Steadily to add judgment, validate and extrapolate conclusions into creative solutions. As Steadily grows, it has begin adapting its steep upward trajectory and ensure it can accommodate high growth while maintaining outstanding profitability and customer experience. Max talks about how they've found true product-market fit, where the brand and market are now established and landlords find them vs. having to do 'sales'. He also discusses the future of underwriting, claims and profitability, the flaws of specialist tech models and how understanding the underlying business is the most critical skill of all. Building your list starts with the first subscriber. That's right, you don't have to have the big list from the get-go, you can get there gradually. And what's more important is that you're building your list with the right people. So, take your time building your list. Think of the right people that you want to connect with and make those connections to build your list, slowly and steadily, and with the right people. Remember, it all starts with that first person and then from there, slowly and steadily grow that list of the right people that are interested in what you do, are interested in the programs that you offer and interested in the transformation that you're promising.
