They fall into 4 categories: project information, third party reports, borrower information and guarantor information. Additionally he talks about the importance of a guarantor's brief summary, why and how you should be organized when sending the docs and the importance of real estate education. The CMHC MLI program offers scaling flexibility to encourage the preservation and creation of affordable, accessible and climate compatible units. It focuses on providing term financing to apartments and multifamily buildings in Canada and facilitating construction. You can go up to a 95% LTV (loan to value) on your construction project and can benefit from an extended amortization as long as you meet certain requirements that fall into the categories of accessibility, affordability and energy efficiency. These projects are, on a macro level, learning experiences. His main goal is to go bigger; build an entire neighborhood that can house families and immigrants so they can create memories. His experience can help you too. Learning from the experience of others can help you identify red flags or even avoid them, and provide you with useful tools and information. Axel talks about the importance of working with an architect instead of a “dessinateur'', the negative effects city permit delays have on his projects and the importance of making the city and stakeholders understand that the biggest impediment to new dwellings coming on the market is working with the city. In regards to his second project, he dives deep into how to treat contamination and the whole decontamination process, the importance of getting a lot of quotes, all what's needed to get the project fully approved to start with construction and the positive effects that the actual slowdown in construction has on his project. But what I would say is, that's trying to get into too many different things.
